As Malta Sotheby’s International Realty celebrates its fifth anniversary and presents the fifth edition of our Portfolio, we reflect on the elements that brought our plans of success into fruition—our team, our island, our brand, and of course our network.
The Sotheby's International Realty network continues to expand worldwide, with offices located in luxury markets within metropolitan areas and destination communities around the globe. This year, we embarked on an initiative to generate more referrals amongst our partners in the EMEIA region- branches in Europe, the Middle East, India, and Africa. The brand achieved over 1 billion euros in closed sales referrals in 2017, and we strove to ensure that these relationships kept flourishing. We attended regional meetings in Greece, Vienna, and Switzerland, unique opportunities to cooperate with our EMEIA partners and discuss closer collaborations between us. With this year’s conference in South Africa we will continue to foster partnerships with our affiliate offices while promoting our Mediterranean Maltese Islands.
I feel it is important to note that while Malta’s citizenship by investment program is a positive contributor to the country’s economy, it has a relatively modest effect on the islands’ real estate market. Our healthy real estate climate can be attributed to the economic growth of Malta, the fact that we have attracted upwards of 35,000 foreign workers in need of a residence, and Malta’s commitment to attracting foreign investment- forging the way in cutting-edge industries such as Blockchain and cryptocurrency, placing Malta as the first nation in the world to regulate Blockchain, earning recognition as the “Blockchain Island.”

I have been passionate about interior design for as long as I can remember. To me, it’s not just about making things look beautiful, but also about crafting practical homes that work for my clients’ individual lifestyles.

One of the most famous hotels in Paris, the Hotel Lutetia, is reopening its historic doors after lengthy renovation work. The family business was started by Niki’s father, Pierre, when he founded Strand Marine in the early 90’s with the importation of the all-american Larson boats. These, as Niki explains, were perfect for introducing families to local boating in the 1990s. By 2006, Pierre, Niki and his brother, Matthew, had opened a state of the art showroom, repair centre and office under one roof to promote their company ethos of ‘service first’.
2007 saw the establishment of Esprit Yachting representing Azimut/Benetti Group which is Italy’s leading luxury shipyard for the last 18 consecutive years, following a business courtship since 2005. As happens with good partnerships, the bond strengthened and led to serious discussions with Azimut for the potential design and build of a new yacht marina in Malta.
Fast forward to 2017 and the opening of the stunning Marina di Valletta – a 250+ berth marina and set beneath the bastions of Valletta, Malta’s capital. Complete with the latest amenities, teak decking, a luxury finishes, full security and 24-hour Concierge services and luxury club house which is to be available later this season. This is no ordinary marina with its stunning backdrop of Valletta’s bastion walls and quick access to the bustling, cosmopolitan city centre.
Once the pontoons were installed, the Marina’s impact on everything, from yacht berth sales, currently at 60% occupancy, to the elegant Msida Road revetment (boulder breakwater) and landscaping was substantial. This phase of the development has taken just nine months. The strategy is to keep a significant number of the berths for yachts in transit, to encourage spontaneous visitors to Marina di Valletta. Niki is delighted with the plans for the Clubhouse – an extremely elegant glass cube - which will provide both necessities for sailors and guests as well as a luxury restaurant and marina facilities. In the interim there are plans underway for a pop-up bar.
As Niki says, ‘Once our clubhouse is complete we will be Malta’s premier yachting destination and we will work hard to make sure we stay at the top of our game.’ With final completion scheduled for mid 2019, clearly much more is still to come.

Maltese furniture has become increasingly sought after over the years for more reasons than one. A love for well-crafted furniture is prevalent in Malta with domestic interiors permitting rooms dedicated to exquisite pieces that receive the admiration of all who enter. Some of these date as far back to the beginnings of the Order’s stay on Malta under the rule of Grand Master Philippe Villiers de L’Isle-Adam, when continental influences started to alter the styles and techniques of local furniture production together with the country’s art and craft traditions. The Knight's, up until their last days on Malta under the rule of Ferdinand von Hompesch, enriched Maltese culture with fine pieces of furniture. It was needed to embellish churches, monasteries, palazzi, private dwellings, and the auberges that were constructed in Valletta and in towns beyond the capital.
Cabinet makers travelled to Malta when the Knights of St. John settled here to work for some of Europe’s most affluent nobleman, guaranteeing the development of good taste according to the most recent fashions. The involvement of Maltese artisans is regrettably not well documented. Early Maltese furniture was made of red deal and pine timber imported from overseas as these were not locally available. Fruit wood, from ever-present citrus trees, olive wood, and cedar wood that was found in Malta was used to veneer furniture pieces and create the beautiful intricate patterns they are renowned for. During the Knight’s period some chairs and side tables would be constructed out of walnut, the only solid wood to be used, but this inevitably increased the cost of such pieces, prices that are reflected up until today in their contemporary value. Early pieces are valued within the range of 60,000 and 100,000 euros.
All 17th Century Maltese cabinets rest on bun feet, flattened spheres that elevate the cabinet off the ground without interfering with the harmony of the overall design. A photograph shows an elaborate and rare specimen of an early 17th Century Maltese knee-hold altar bureau resting on eight bun feet.
In the 1700s, when French influences from the court of Versailles began to change the previous dominance of styles imported from Italy, cabriole legs were introduced. This hallmark of eighteenth-century furniture elegance was a key feature of the French Bombe style. A fine example of an eighteenth-century chest, veneered in olive and fruit wood inlay, standing on cabriole legs is pictured here. The trend in furniture and interior decoration that was prevalent all over Europe in the eighteenth century also found its way to Malta.
In the Victorian era design was imparted lesser importance as heavy mahogany furniture became more widely available. This more serious pattern in the development of European furniture was a reflection of shifting political and economic currents, wherein functional-
ity was given priority over other considerations. The idiosyncratic style of Georgian furniture in the 1900s was bulky and gaudy, containing none of the refinement of the furniture produced during the Order’s almost 330-year stay on Malta.
The timelessness of the many types of Maltese furniture makes it adaptable to any form of interior; traditional and modern, domestic and public. Each piece bears the mark of its time; fashion, skill, and function are all combined to elevate them beyond their utilitarian purpose. The thought and labour that gave birth to antique Maltese furniture is to be admired, especially in an age of mass-produced items which lack the robust wealth of their ancestors. The steadily-rising prices of antique furniture on the local market make it a worthwhile and secure investment. Pieces from the Knight’s period are becoming increasingly rare to find as their appreciation by collectors and the general public continues to grow.

From a very young age my late brother Julian P. Zammit and I were drawn to the love of cars by my late father Francis. Before we were old enough to have a driving license our courageous Dad had no issues in entrusting us to drive his pride and joy… a 1962 V8 Rolls Royce Silver Cloud 2, which he had bought from HR Owen in Sloan Square, London in June 1969. At the time, when traffic and road rage was non-existent, we enjoyed manoeuvring this car in open grounds at Ta’ Qali on Sunday morning’s when Julian was only 9 and I was 12. Thankfully, the RR was automatic, had power steering and its front bench seat could be set for us to reach the brake and gas pedals. What was and still is so impressive is its long bonnet and unique mascot that defines the Flying Lady – The Spirit of Ecstasy.
As young boys, we bought numerous Classic and Thoroughbred Car Magazines. We shared many dreams together of one day owning a few collectable classics. I used to flick through the pages, photos, marques and was always especially keen to monitor prices. My brother on the other hand would read each magazine cover to cover with no exception. Julian had an elephant memory and was like a walking encyclopaedia went it came to cars and most other things. My Dad bought my first car, a 1963 Facel Vega 111 convertible, when I was only 17. When Julian turned 17 my Dad bought him his dream car… a 6.3L V8 Jensen Interceptor. At the time Malta only allowed the importation 2 Litre cars yet Julian was determined to own one. We eventually had to sell it. Its 5 TRO number alone would cost a fortune today. Thankfully, I still own my Facel.
Over the years and especially during the past decade interest in Classic Cars has grown tremendously. Naturally, this enthusiasm has been fueled by the rise in the number of aficionados and collectors. Furthermore, more and more have realizing that historic and classic cars can be a viable asset. Such popularity is totally evident by the extraordinary prices being reached at caliber car auctions.
The glorious Ferrari 250 GTO, of which only 39 were produced between 1962 and 1964, was in the early 70s selling for over its purchase price of $18,000 according to Hagerty’s Brian Rabold. In 2002 the Ferrari 250 GTO built for Sir Stirling Moss was sold for $8.5 million. In 2014 the desirable 1962 Ferrari 250 GTO Berlinetta sold for a record price of $38 Million. This year at RM Sotheby’s annual collector car sale in Monterey, California the Ferrari 250 GTO set a new world record of $48.4 million, this being the highest price ever achieved at such car auctions. Another batch of 25 cars that included Lamborghinis and Ferraris went for $67 million, the most ever paid for a single car collection.
There are many investment opportunities available in the middle segment of the classic car market too, these cars are both more affordable and useable and are known as modern classics. Cars such as the Porsche 928, Mercedes 107 SL and Volvo P1800 have seen tremendous gains at auction recently and the trend is set to continue. There is a caveat to all this however as the market demands excellent examples with good history
and provenance, only cars fitting this criteria will be solid future investments. The best part of course is that these cars are so useable, and as investments can be enjoyed and driven by enthusiasts regularly.
The appreciation in the value of classic cars has by far surpassed the more traditional investment such as property, equity, art, antiques, coins and wine. These have notched considerable gains according to the Knight Frank Luxury Investment Index, however these other acquisitions are still miles apart when compared to classic cars. For example, in 2017 wine offered investors a three per cent return over 12 months. Watches, four per cent. Coins, ten per cent. Classic cars 28 per cent.
As an automobile enthusiast, it gives me immense pleasure to see that the Maltese and Gozitan people have taken up this hobby seriously. Collecting cars is extremely rewarding in several ways. Firstly, cars make a great talking point. One makes numerous friends across the globe who share the same passion. Whether one drives these classic cars regularly, or even admire them whilst hibernating in a garage, the pleasure for me is almost equal. Yes, from time to time they require restoration and the need to search for rare parts, etc., but even that challenge can be satisfying when the final acquisition is made. My hope is that my passion is instilled to my son and daughter’s children.

As things stand today when purchasing a property in a foreign country or even one’s home country the buyer relies on the need of having payments settled and cleared by a financial intermediary such as a bank.
We all have heard the famous buzz word of the year – maybe of the next decade. Blockchain! The technology which we all hear about brings about a new way of doing business. What makes Blockchain technology so interesting is that it can be applied across a multitude of different areas, from identity management to intellectual property rights, patents and trademarks to voting and supply chain management just to mention a few. Malta is not only taking the lead to become the blockchain island but it is also applying it to various sectors including education, healthcare and property.
The greatest difficulty in a property transaction is transparency. Why? Because the buyer and seller are dealing with a number of intermediaries. Blockchain technology which supports trusted transactions through a shared network, allows for the immutably of information and allows for the safe passage of monies and transactions.
The first advantage of applying Blockchain to the real estate market is that sellers will be able to place the details of their property on the blockchain and thus give buyers access to one decentralised database, which database would contain all available properties not only on the local market, but also internationally, identifying who the actual owner of such property is.
The fact that a worldwide distributed and decentralised database is established gives the necessary infrastructure and scalability to perform efficiently. On the other hand, a seller, will have access to all necessary information in relation to the buyer, and as a result of the ability to exchange information in a quick and efficient manner, transactions will be frictionless and less time consuming.
Another advantage of using a blockchain based solution would be that all deeds or titles of acquisition would be held on the blockchain. The actual blockchain could be a hybrid – i.e. a mix of private and public ledgers which would allow certain information to be available
to all parties whilst the more sensitive information is retained from public eyes. The information placed on the blockchain will allow for the easy identification to land/title owners. The system will verify that the deed of acquisitions held are valid and legitimate which could end years if not decades or centuries of disputes in relation to ownership. When a sale of a property or land takes place, the buyer is registered as the new owner of the property. There shall exist a record of the transfer of such property and proof of new ownership, including the title deed showing the passage of the property. Such a transaction will be recorded through the use of a smart contract, which will be entered into between the buyer and seller.
Within the rental market, the application of blockchain and smart contracts can facilitate the process of vacating a property, whereby upon the tenant leaving the property and all is in order (or else damages are to be settled) in accordance with the terms and conditions of such rental agreement, the smart contract can automatically execute the agreed terms and respect the rights of either party.
Another way in which property deals can be facilitated is through a new payment mechanism. As things stand today, purchasing of a property in a foreign country or even ones home country the buyer relies on the need of having payments settled and cleared by a financial intermediary such as a bank. If the property is being bought overseas one would need to convert his/her currency into the currency of the seller. Through blockchain technology – digital currencies could easily solve such an issue as payments would be settled directly between the buyer and the seller.
This is a reality which Malta is already embracing. It was recently announced that Malta will have an application that will allow notaries to record promise-of-sale agreements on the blockchain. This will allow local notaries to be informed in real-time when a property has been sold, which will thus remove any possibility of human error.
