For most of us who climbed the ladder during the 80’s and 90’s, it was mandatory to read and understand the principles of Dale Carnegie’s How to Win Friends and Influence People if you wanted to be successful. A homeowners association is the very essence of being in the business of people. So, it still seems imperative to apply the Mr. Carnegie’s simple principles in our daily lives, both personally and professionally. We certainly all want to be successful at life as well as our careers. The first 10 of the 30 principles say a lot: 1. Don’t Criticize, Condemn or Complain 2. Give Honest, Sincere, Appreciation 3. Arouse In The Other Person An Eager Want 4. Become Genuinely Interested In Other People 5. Smile 6. Remember That A Person’s Name Is To That Person The Sweetest And Most Important Sound In Any Language 7. Be A Good Listener. Encourage Others To Talk About Themselves 8. Talk In Terms Of The Other Person’s Interests 9. Make The Other Person Feel Important - And Do It Sincerely 10. The Only Way To Get The Best Of An Argument Is To Avoid It.

Communication versus Misinformation We are early into the year and coping with the cold. Burr….I’m glad February is a short month. This month’s article is two-fold. First, to call out the benefits of good Communication, and provide an update on our communication plan. Second, I want to speak about the harmful effects of misinformation to our HOA community. Effective communication within an HOA is critical for fostering a cohesive community, ensuring residents are wellinformed, and creating unity. COMM-UNITY. It starts with clear, transparent, thoughtful COMMUNICATION that then builds UNITY. Starting November 1st of last year, the LPOA entered a 6-month contract with Checklist Media, to begin implementing a communication strategy. So many great things have been accomplished. Here is a high level summary - a more complete update will be provided in the February 8th Board Meeting. The communication plan is part of our overall Strategic Vision Plan and supports the mission statement of the LPOA (referenced below).

Website

If you haven’t visited the LPOA website recently, I encourage you to check it out – LPOA.com. Checklist Media, in collaboration with our website vendor, Matchstick Websites, and Staff, have made many changes to improve the functionality of the website as well as the customer experience. Some notable additions: • Blog – added to increase accessibility to important announcements. • Community Feedback – “comment cards” are now on-line so residents can provide feedback to the Board and submit requests to Staff for questions & issues. • News Section – this allows for easy access to Board documents, Ripples, Blog and FAQ’s • Transparency – like the City of LS, a transparency tab has been added where more detailed information on specific topics will reside. • LPOA/LHC Financials – all financial documents have been loaded on-line. • Calendar – the calendar functionality under the “Events” tab has been improved and will display important dates – board and committee meetings as well as activity events.

Social Media

The LPOA Facebook page is active again, along with LinkedIn. These posts are meant to promote our community and amenities in a positive fashion.

Board Information

Improved descriptions have been added to board agendas; board summaries have been created and are being shared in a timelier fashion prior to the publishing of the official board notes.

Committee Information

Interviews have taken place with Committee Chairs and each committee will have information added to the website stating their purpose and goals. Overall, lots of positive, factual, information is now easily accessible, and the work is ongoing. This transparency is foundational for a thriving community. It fosters trust among residents, promotes a sense of UNITY and facilitates informed decision making.

Board of Directors’ Meeting Actions taken January 11, 2023 In contrast, my second point addresses how misinformation can erode trust, create division, and hinder the community’s overall well-being. It can also erode the mission statement of the LPOA – “To maintain and enhance the property values of its members and promote the development of a desirable residential community through projects, programs and services.” Here are a few examples, taken from various HOA articles, on the negative impact of misinformation in the context of an HOA. 1. Erodes Trust – Misinformation can erode trust among HOA members, leading to conflicts and strained relationships within the community. Disputes may arise, making it challenging for residents to work together on common goals or address shared concerns. 2. Property Value Impact – False information about a neighborhood can negatively impact property values. Potential homebuyers may be deterred by a community with a reputation for discord and interpersonal conflicts. 3. Deterioration of Community Spirit – Misinformation can undermine the sense of community and shared identity. Residents may become less engaged in community activities, leading to a decline in the overall quality of life within the HOA. In conclusion, it is crucial for all of us to recognize that freedom of speech, while a valuable right, comes with responsibilities. Creating an environment where individuals can express themselves, without resorting to the spreading of misinformation, is essential for fostering a healthy and thriving COMM-UNITY. The Board and Staff have heard the request for transparency and have responded. Please remember that we are all members of the LPOA, and share a responsibility to the association, and to each other, to ensure that our mission statement is upheld. Thank you for entrusting me with the privilege to serve as your LPOA/LHC president; together, let’s build a stronger, UNITED COMMUNITY.

ARB/ARC Information ARB/ARC deadlines are the 1st and 3rd Monday of every month. The meetings are the 2nd and 4th Tuesday at 6:00 pm. All meetings will take place at the Community Service Office, 735 NE Lakewood Blvd.

Lakewood ID Renewal

Work Request Form Notice

All residents that are 6-20 years of age need to renew their Lakewood Picture ID cards—as those cards have expired as of December 31, 2023. Please note that renewal cards are $5 each, and require the owner or co-owner of the property to fill out an updated Resident Information Form on site at the LPOA Main Office between the hours of 8:30 a.m. and 5:00 p.m., Monday thru Friday.

We have available a work request form to address common grounds issues or repairs. These forms help our maintenance team address issues in a timely manner and keep track of them for future resident inquiries. To report a maintenance issue, please call the Community Services Office at 816-373-4343 or email Ann at ann@lpoa.com for Staff to write a Work Request on your behalf, or download by going to lpoa. com/maintenance and clicking “Work Request Form”. We appreciate your understanding and cooperation!

Owners and Co-Owners DO NOT have to renew their cards. All occupants 21 years and older living in a residence they do not own will need to provide proof of residency by showing the address on their driver’s license matching the property address of the Lakewood property. They can then renew their Lakewood ID.

Sidewalks and bike lanes that connect neighborhoods, and a broad range of social clubs and committees. It’s fun to live and play in Lakewood! To keep Lakewood thriving and moving forward, we need all homeowners to participate and become involved. “Joining” may not be your style, your mojo, but there is a simple, yet profound way you can help enrich and strengthen our

community. And the time is now. Become an informed homeowner. . . and vote! The LPOA Election Committee organizes and oversees the process that elects/re-elects board members. Board members are responsible for working together to make decisions regarding financial, infrastructure, and maintenance issues for LPOA (Lakewood Property Owners Association) and LHC (Lakewood Holding Company). Board members represent a wide range of ages, professional experience, lifestyles, and outside interests. But they share an important thread— appreciation for Lakewood and a commitment to make thoughtful, open-minded decisions in the best interest of all homeowners. It is a demanding position that requires thick skin, an open-mind, and an honest heart. It helps to be a willing listener and learner. It takes a significant time commitment to study the issues and numbers, engage with the community, and work as a team. Board members deserve our appreciation and respect. Three individuals will earn a board seat in the 2024 election. All of us, however, have a role in the election process. Participating in the 2024 election process is as simple as being an informed voter. LPOA and the Election Committee will offer several opportunities to help you decide which candidates you believe will make the strongest board members.

Participate in the following events: • Attend monthly board meetings to stay updated on issues facing Lakewood. • Wednesday, March 13, the Election Committee will host a Meet & Greet the Candidates event. This social evening will offer homeowners an opportunity to meet and mingle with the candidates, asking questions 1:1 or just getting acquainted. Bar service will be available for purchase. • Two weeks later, March 27 is the date of the annual Candidates Forum. In this venue, a moderator will pose homeowner-submitted questions, giving each candidate a timed opportunity to respond. There will be no questions from the floor, so be sure to submit your questions ahead of time. This event will give you a first-hand insight into how the candidates think, speak, and interact, and their creative and pragmatic approaches to solving problems and enhancing residential life in Lakewood. • Then. . . the big event! VOTING for your choice of three individuals will again be done on-line beginning Tuesday, April 2 at 8:00 a.m. To maximize voter security, Lakewood utilizes Vote-Now.com, a proven, trusted, and secure national firm. Voting will close Monday, April 8, 2024. Winning candidates will be introduced at the LPOA Annual Meeting and seated at the following board meeting.

Together, let’s make 2024 the year we find ways to process opinions with civility, trust, and respect, and strive to create a thriving future for this beautiful community. Lakewood together.

Three seats open for election in 2024 Board of Directors Election There are three (3) Board of Directors seats up for election in 2024 ---- AT LARGE Representatives. All three seats are for three-year terms. If you are interested in committing yourself to a rewarding experience in service to your community and would like to play a role in the future of Lakewood, then you might want to consider declaring your candidacy for one of the open Board of Directors seats. However, the decision to serve on the LPOA Board of Directors is not yours alone. Those who will benefit from your leadership ---- your Lakewood friends and neighbors ---- will determine who represents them. Each year, during the annual election, LPOA members cast their ballots for the candidates they feel can best serve the community. Those members who take the time to vote deserve an excellent slate of candidates to choose from. That means qualified candidates --- LIKE YOU --- need to declare their candidacy for the 2024 election. Election to the LPOA Board of Directors is also election to the Lakewood Holding Company (d/b/a Lakewood Oaks Country Club) Board of Directors. LHC is a wholly owned subsidiary of LPOA and therefore governed by the LPOA Board of Directors. Any LPOA member, in good standing, who is interested in running for one of the three open Board of Directors seats may pick up a “Petition for Candidacy” at the LPOA offices (651 NE St. Andrews Circle) beginning January 31, 2024. Completed petitions (with at least 20 signatures of LPOA members in good standing), candidate questionnaires and pictures must be filed in LPOA offices by 5:00 p.m. on March 6, 2024. Please note the Election Timetable preceding this article. In order for the Election Committee to certify an interested LPOA member as a candidate on the 2024 ballot, the candidate’s petition, questionnaire and picture must be returned to LPOA offices not later than 5:00 p.m. on March 6th. All items on the “Candidate Questionnaire” should be answered. This information will be printed in April Ripples.

Pilates Club

Pilates has returned to the Augusta Room for meetings. Tuesdays 5:30 - 6:30 p.m. Barre Pilates/mat Pilates Wednesdays 8:00 - 9:00 a.m. Barre Pilates/mat Pilates Barre class size and space is limited because we use chairs for stability which take up a lot of room so check with Cathy prior to attending to confirm availability. While Barre requires reservations, spots are often open but please first check by calling or texting 816-305-0632 or email lakewoodpilatesclub3@gmail.com. Friday PIYO does not use chairs and is walk in. For all classes multiple modifications are cued so everybody from beginners to advanced benefit. Signed waivers are required prior to attending first session.

Sail & Paddle Club

The Lakewood Sail & Paddle Club is celebrating its 21st year of providing “On The Water” access for Lakewood residents. Family – $75/yr includes personal use for your family and your guests with you. Stitchers Club

The Lakewood Stitchers Club meets the second Thursday of each month in a residential home, from 1:00 - 4:00 p.m. Feel free to bring your knitting, crocheting, needlework, or other portable craft. Join us in a neighborly chat, while seeing all the creative ideas. If you would like to learn to knit, crochet, or learn any other needleart, we are happy to provide personal instruction as well. Tennis Club

The Lakewood Tennis Club has concluded this year’s activities. See you in the spring. Occasionally, we will play on Thursday evenings at the main courts weather permitting. (50 degrees or warmer). Online Forms Notice We have begun to overhaul our online forms! Previously non-functioning online forms have been repaired and are listed below: – Modifications to Phone Directory – Digital Ripples Form – Home Watch Form

(Note, the New Hire Application online form is still undergoing fixes, so any interested applications should come into the Lakewood offices to pick up paper copies.) We have also created new feedback forms! One for the Board of Directors which is a way for you to submit comments or concerns on specific agenda items, or leave a general feedback; and one for Staff to answer questions. As always, if you wish to talk with office staff more readily, you can always call from 8:30 a.m. - 5:00 p.m. Monday through Friday. If you ever have a question, concern or comment you can now submit it conveniently and easily from our website. Additionally, with the fixes and changes to online forms, residents will receive copies of their submissions each time. This will help speed up response time from staff and provide a better record of submissions. As website changes continue, we will relocate online forms to different sections so they are easier to find. Once this process begins, we will be sure to notify residents of those changes as soon as possible.
