DID YOU KNOW? During 2018-2019, more than 25% - 27% of the U.S. population lives in a community association. And the trend for homeowner associations, condominium communities and house cooperatives is growing. According to the Community Associations Institute, an estimated 66% of all new home construction in 2020 will be built in one of these three types of planned communities, also known as a Homeowners Association or HOA. Why the growth? There is more value than meets the eye for homeowners associations. According to the Community Association Fact Book, there are several reasons. • HOAs adds market value of just over $6.288 trillion dollars. • The Residential Fixed Investment component contribute from 3.3% to 3.8% to the GDP, while the Homeowners Associations component contributes 12% to 13%. These vary according to the nation’s economic cycles. • In measuring the economic impact of community associations, it’s important to note that associations: o Pay local, state and federal taxes o Support and create local jobs o Pay twice for certain local government services o Reduce the burden of local government because they provide some services normally provided by local government, including maintenance of common facilities and property such as parking lots, lighting, parks/recreation amenities and community services o Enhance real estate values in a broad manner o Protect lender collateral o Utilize the governance and managerial energy of elected boards of directors and volunteer committee members
