This is certainly the case with the redevelopment of the former Typhoo Tea building. The 84,001 sq ft [NIA] custom-built biodiversity centre which will be the BBC’s new Birmingham home when it is completed in 2026.
The locally listed landmark building in Bordesley Street will be one of the city’s first net zero carbon in construction office buildings and it is on target to achieve a BREEAM rating of ‘outstanding’ and an EPC ‘A’ rating.
The detailed planning application has been submitted to the city council and represents the first phase of a wider masterplan for the surrounding area. It’s an exciting scheme that has captured the imagination of Birmingham’s residents, visitors, and commuters. You can read more about it on the next page.

In the spotlight to deliver BBC’s new Digbeth factory home
Stoford is proud to be spearheading the multimillion pound scheme that will see the BBC relocate from its current Birmingham home in The Mailbox to the historic former Typhoo Tea factory in Digbeth. A planning application has been submitted for the new 84,001 sq ft custom-built centre on Bordesley Street, which the BBC hopes to move into in 2026. This landmark will be one of Birmingham’s first net zero carbon in construction office buildings and will house several BBC editorial teams, including The Archers, BBC Asian Network, BBC Newsbeat, BBC Radio WM and Midlands Today.
Stoford is fully committed to conserving the historic building, which dates back to 1929 but has been left empty for decades. The team is working with The Gooch Estate, Glenn Howells Architects, BDP, Turley and several public sector partners to deliver the development, which is on target to achieve BREEAM ‘outstanding’ and an EPC ‘A’ rating.
Stoford is also preparing a comprehensive vision for the wider area and intends to submit an outline planning application by Q2 2023. The development is served by multiple public transport connections, including a new tram stop on New Canal Street, HS2’s Curzon Street terminus, and the existing Birmingham coach and Moor Street railway stations.
Over the next decade, Stoford will deliver up to 800,000 sq ft of new residential, office and hospitality accommodation around the new BBC centre, with more than 10 acres of underutilised land around Typhoo Wharf and the adjoining canal basin transformed into a new mixed-use neighbourhood.
Grant Associates is designing the new landscape and urban realm, which will create a new canalside quarter centred on the canal that used to bring tea in and out of the original Typhoo building.
Birmingham’s residents, visitors, and commuters are genuinely excited at the prospect of the BBC making its home at such a recognisable and prominent building.
Typhoo Wharf is a significant opportunity, which will not only catalyse reinvigoration of the wider area, but will also help to kick start further private and public-sector investment into Digbeth’s built environment and transport connections.

Stoford seals deal with expanding adhesive manufacturer
Stoford has let a new high specification industrial/ warehouse unit in East Devon within weeks of practical completion.
Leading adhesive manufacturer Forgeway has announced it is recruiting for additional people to join its team after signing a 15-year lease on the 28,500 sq ft unit at Exeter Logistics Park.
The building has been built to an EPC ‘A’ rating and BREEAM ‘very good’ and the site benefits from onsite trim trail and outdoor gym areas, including bodyweight exercise equipment.
It was developed speculatively by Stoford in partnership with Urban Logistics REIT on a 55-acre site in Clyst Honiton, which is owned by the Church Commissioners for England.
We are very pleased with our new facility, which provides additional high-quality internal and external space. It is an excellent, easily accessible location, with a well-designed road feed network, which makes it a very positive experience for our logistics providers, many of whom are from the EU.

Stoford has revealed plans for a fifth new development at its thriving Exeter Logistics Park scheme in Clyst Honiton. It has submitted a planning application on behalf of an end user for a new high specification industrial/ warehouse unit of 42,500 sq ft.
The proposed new development will be built on a 3.30 acre plot owned by the Church Commissioners for England and reflects the scheme’s already impressive sustainability credentials.
Stoford will target BREEAM ‘very good’ and an EPC ‘A’ rating, as well as net zero carbon in operation, with features including:

Work starts on North West’s biggest warehouse scheme
Stoford has begun construction of a new state-of-the-art logistics development that is set to create new jobs in the North West.
A new 667,000 sq ft UK parts distribution centre is being built at West Road, Hooton Park Airfield, on behalf of global automaker Stellantis Group.
Frasers Logistics & Commercial Trust is forward funding the development, having acquired the freehold for a total consideration on a completed basis of £101 million. The building has been pre-let to Peugeot on a 15-year lease and is the biggest single cross-docked warehouse to be developed in the North West this year.
This is a modern, purpose-built distribution building that will create new jobs and deliver significant economic benefits.
Sustainability has been a key factor throughout the design process, with consideration given to minimising embodied carbon and reducing the building’s energy consumption. The development forms part of the expansion of Ellesmere Port and will ensure the longevity of Hooton Park as a significant employment site.”

Stoford is targeting the highest level of building sustainability certification for the new development, including BREEAM ‘outstanding’ and an EPC ‘A’ rating. It will be certified as net zero carbon in operation for the base build works.
The building will also feature photovoltaic roof panels, rainwater harvesting, LED lighting and an energy monitoring system. There will be an external wellbeing area, as well as bicycle storage and EV car charging points to encourage sustainable forms of transport to the new building.
Winvic Construction Ltd has been appointed as contractor to deliver the works, which are scheduled for completion in the second half of 2023.

Approval for phase two of Redditch Gateway scheme
Planning approval has been granted for the second phase of development at a multi-million pound logistics and manufacturing scheme near Redditch. Stoford will speculatively develop two net zero carbon warehouse units at Redditch Gateway, which will deliver almost 450,000 sq ft of new industrial and logistics accommodation.
The new units will comprise 160,208 sq ft and 286,328 sq ft respectively and will be developed on the southern side of the 78-acre Redditch Gateway site, which is fully serviced and delivers a 9.5 MVA power supply.
Construction of phase two is programmed to start on site in February 2023.

Schools dig in for daffodil planting in Redditch
Children from two West Midlands schools have helped to improve the environment in their local community, by taking part in a daffodil planting event organised by Stoford.
Hundreds of bulbs were planted along Far Moor Lane in Redditch, adjacent to the site of the logistics and manufacturing scheme, Redditch Gateway.
Green-fingered school children from Mappleborough Green C of E Primary School and Mappleborough and Winyates Preschool, joined volunteers from Stoford during two days of planting.
The initiative was supported by Whiting Landscape Limited and organised in collaboration with local Redditch resident, Len Quartly.
It was brilliant to see so many children enjoying the experience, despite the wet weather, and we look forward to welcoming them back next year to see the flowers in bloom.
As with any development we deliver, we are always keen to explore ways of contributing to the betterment of the local community and environment. We are hugely grateful to both schools for their support, as well as local residents and partners, who have made the event such a success.

Job-creating production plant one
of five new units at Spa Park
Stoford has handed over a new purposebuilt production plant in Leamington Spa that will create more than 100 new jobs. Plastics manufacturing company Berry Global has taken receipt of a new 166,859 sq ft unit at the multi million pound Spa Park off Tachbrook Road, close to the A46.
The new pre-let development benefits from strong sustainability credentials including an EPC ‘A’ rating and BREEAM ‘excellent’ and has achieved net zero carbon in construction.
The final phase of development at Spa Park will deliver four new speculative units comprising 151,650 sq ft of office, R&D, production and distribution
accommodation. All four units will be available for occupation in Q1 2023.
Spa Park is a multi-let business park scheme that has been developed by Stoford and BlackRock.
The joint venture partners have recently agreed a deal with leading electric vehicle charging network supplier, Zapcharged, to create 26 new EV charging stations on the site, which will be available for public use, alongside outdoor gym space for staff wellness.
Spa Park is being marketed by retained agents CBRE, Bromwich Hardy and M1 Agency and the contractor was Benniman.
Berry is a global leader in plastic and recycled packaging products that has chosen to invest in a new bespoke recycling facility at Spa Park. Its arrival has created many new and highly skilled jobs in the region and further compliments the strong list of existing occupiers at the business park.

Planning submitted for phase two of Liberty Park, Lichfield
Plans have been put forward to Lichfield District Council for the final plot of land at Liberty Park, Lichfield.
Stoford and leading European owner and manager of logistics real estate Logicor propose to develop either a single 283,000 sq ft industrial logistics building or two separate units of 80,000 sq ft and 150,000 sq ft. Both options will target BREEAM ‘excellent’ and an EPC rating of ‘A’, as well as net carbon zero in operation, and will include integral office space and parking.
Stoford has been appointed development manager for the scheme, further extending its association with the 32-acre site, which dates back more than two decades.
If the planning application is approved, work could start on site as early as Q2 2023.
Phase one of Liberty Park, Lichfield was developed in 2019, with two industrial/logistics units of 115,000 sq ft and 48,000 sq ft developed on the northern part of the scheme, both of which are now fully operational. Avison Young and CBRE are retained as letting agents at Liberty Park.

Swedish engineering company Sandvik Coromant has taken receipt of a new purpose-built headquarters in the West Midlands.
Stoford has completed work on the first phase of the 18,015 sq ft building on the A456 Manor Way in Halesowen, which will become a high-tech innovation centre for metal cutting.
The scheme benefits from strong sustainability credentials, including BREEAM ‘excellent’ and an EPC ‘A’ rating, with features including photovoltaic roof panels and rainwater harvesting.
It replaces a redundant warehouse building with office accommodation that is in the process of being demolished as part of the second phase of development, which will deliver new car parking and EV charging points.
The development has been part funded through a £5 million commercial loan by West Midlands Combined Authority (WMCA) and secures Sandvik’s future at the site, where it has been based since 1958.

Stairlift specialist chooses Stoford for new Andover site
Stoford has been appointed to deliver the new Andover premises of international stairlift company and lift services’ manufacturer Stannah.
A new 90,000 sq ft factory is being developed at Andover Business Park in Hampshire, which will streamline Stannah’s production process and bring some of its supply chain in-house.
Comprising more than 23,500 sq ft of solar panels, the sustainable development will save about of 203 tonnes of CO2 emissions per year.
Stoford has appointed Benniman as contractor and anticipates completing the new building in summer 2023.
New state-of-the-art £100m storage centre for Pets at Home
Stoford has completed construction of a purpose-built warehouse unit in Staffordshire, on behalf of the UK’s leading pet care business, Pets at Home. The new state-of-the-art national storage and distribution centre is part of the first phase of development on a 70-acre site at Stafford North Business Park, close to junction 14 of the M6. One of the largest single-let transactions in 2022, it delivers a gross internal floor area of 670,000 sq ft, with an additional 100,000 sq ft of expansion land available, if required. There is also a nature walk and dog walking areas on the site for use by staff and local residents.
The BREEAM ‘excellent’ facility was forward funded by Tesco Pension Fund and is expected to employ more than 800 people when it opens in Q1 2023.
It benefits from an additional £9 million investment in the local road and utilities infrastructure, including a new roundabout on the A34 at Redhill, north of Stafford.
Stafford North Business Park has potential future capacity for a further 1.5m sq ft of space.
This is a highly specified and sustainable national distribution facility, with a first-class design that will enable Pets at Home to better serve its customers across the UK.
The significant investment that has been made in the infrastructure at Stafford North Business Park will also allow us to develop the location into one of the region’s leading employment sites, creating and sustaining local jobs in Staffordshire.

The evolution of Worcester Six Business Park continues
It has been another busy year at Worcester Six Business Park as buildings are completed, funding secured and steps being taken to forward the southern extension.
The UK headquarters for ZwickRoell, global supplier of materials testing machines, has been handed over.
The 19,849 sq ft bespoke office unit will house office staff and there are plans to build a further 10,000 sq ft assembly unit, which could create new jobs for the manufacturer.

Work is due to complete in Q1 2023 for the 180,121 sq ft bespoke unit for Alliance Flooring Distribution. A subsidiary of Victoria PLC, which offers a UK wide storage, cutting and distribution service for both soft and hard flooring, it is moving its operations from Kidderminster to Worcester Six.
The build of the unit will be net carbon zero in operation and will feature extensive electric vehicle charging points and photovoltaic panels on the roof.
Stoford is also creating two new ponds to further improve the green infrastructure on the business park, provide an attractive setting and also introduce new habitats for wildlife.
Cabot 38, a speculative unit being constructed after Stoford secured funding with Cabot Properties, the international private equity real estate firm, is also well under way.
The 37,800 sq ft unit, including 4,000 sq ft of offices, is expected to be completed in April 2023, and will benefit from photovoltaic roof panels and will achieve EPC ‘A’. It has been specified to suit a range of occupiers and has E(g), B2 and B8 planning consent. Stoford was also pleased to announce a dedicated bus route now services the Worcester Six Business Park, providing a sustainable transport alternative to the private car.
The W6 minibus runs four buses a day, Monday to Saturday, from Worcester Crowngate.
And Stoford’s commitment to improving the environment and green space at Worcester Six has resulted in the installation of a swift tower. It has a builtin call system that will help to attract these birds when they are in the UK, between May and August.
Swifts are amber listed as a Bird of Conservation Concern (BoCC), with their number declining by 53% between 1995 and 2016.

Work completed on Portion Solutions’ purpose-built production warehouse
Stoford has completed construction of a new 123,000 sq ft high-specification warehouse and manufacturing unit in Telford.
Portion Solutions, a UK-based leading food packing manufacturer, has taken possession of the new purpose built production warehouse building a 6.72-acre plot at Hortonwood 40 off the A442.
The manufacturer is combining its production and distribution operations at the new facility, securing the future of its existing workforce and creating new employment opportunities.
The building is expected to be fully operational by spring 2023.
Work has begun on British Salt warehouse
Building is under way for a new warehouse for British Salt, the UK’s leading salt manufacturer and part of Tata Chemicals Europe, after funding was secured for its construction.
Stoford signed a funding agreement with global alternative asset manager ICG, for the 184,493 sq ft state-of-the-art warehouse in Middlewich, Cheshire. It will enable British Salt and Tata Chemicals Europe to store the high purity salt and sodium bicarbonate products manufactured at its three sites in the county. The new unit will also enable the business to streamline its packaging and supply chain operations.
The funding agreement is the first between Stoford and ICG and the new warehouse, at British Salt’s existing manufacturing site, will support Tata Chemicals Europe’s existing operations, store products destined for the food and pharmaceutical markets, and support its future business plans.
The building is expected to be completed by July 2023.
Starting works on this strategically important warehouse for British Salt is great news. The business has ambitious plans to invest in the region it has called home for more than 50 years.

How Stoford is future-proofing Exeter Logistics Park
With the environment at the front and centre of all construction developments, it is not just a “nice to have” consideration - and greenwashing will not cut it. Stoford is serious about its commitments to the environment - and the attainment of Planet Mark demonstrates the business’s aims to reduce carbonemitting activities by 5% every year.
Exeter Logistics Park is a Stoford scheme that goes above and beyond the minimum sustainability requirements in many areas. Considerable effort is made to make sure the entire site is future proofed. That has meant ensuring more EV charging points can be added when required, by installing the necessary ducting in the car parks during initial construction, and constructing green roofs to the outbound offices, depending each unit’s layout/configuration.
Through the generation of onsite renewable technologies, in particular photovoltaic solar panels, Stoford can to achieve in excess of 10% carbon reduction at Exeter Logistics Park compared to baseline building regulations. Stoford does this as part of its commitment to doing more to make developments more sustainable.
Other measures include minimising water consumption, a water usage monitoring system to detect leaks, and energy-efficient systems for lighting, cooling and heat.
Flooding is a significant concern for developers and legislation is also changing, which means more attention is rightly turning to sustainable drainage systems (SuDS) to help protect people and buildings.
At Exeter, although the development is not in a highrisk flood zone, there is an overarching SuDS strategy and a number of different features are implemented, depending on the characteristics of each plot.
To this end, the scheme includes two large attenuation basins for storm water run-off and as part of the sitewide drainage strategy, as each phase is developed it will include extending the previously constructed
roadside swale network and inclusion of on-plot permeable paving, and bio retention and filtering of surface water run-off in landscaped rain garden pits. Future phases will also include green roofs on cycle shelters because these help to boost biodiversity. Landscaping is an important part of any developmentnot just to make it more aesthetically pleasing, but also to increase the natural flora and fauna.
While the first phase of development included the provision of a bat house, Stoford is also committed to enhancing landscaping and is producing a detailed strategic programme to make the onsite environment one to be proud of.
It’s not just wildlife that Stoford is looking after, though. Exeter Logistics Park includes an outdoor gym facility, providing bodyweight exercise equipment by Kenguru Pro, to promote health and wellbeing of all employees.
By looking after the environment, wildlife and people, Stoford is doing its bit at Exeter Logistics Park. It’s central to other development schemes, too.

Greyhounds in Dubai
Stoford has continued its sponsorship of local rugby team Solihull School Greyhounds, which took its place at the Emirates Dubai 7s tournament. Finalists in 2021, the Greyhounds bowed out in the semi-finals but not before entertaining fans from all around the world.
Support for St. Paul’s
Stoford has supported its neighbour, St. Paul’s Church, with a donation. The church has been at the centre of life in the Jewellery Quarter for generations. Financial support will allow it to continue to offer shelter, hope and support to people of all walks of life.

Walking together
Nothing beats a bit of team building, even in the pouring rain. In October a 14-strong team of Stoford walkers trekked through the Peak District and took in some amazing views on a 10-mile journey from Castleton through Cave Dale and over Mam Tor.
Elves off the shelf
Stoford’s elves wrapped an incredible 553 Christmas presents for the Snowball 2022, a networking event and charity fundraiser, organised by Property for Kids (PFK). The gifts were donated to Birmingham and Solihull Women’s Aid and distributed to children across the Midlands.

Stepping into summer
Stoford triumphed at the Association of Women in Property’s Step into Summer 2022 Challenge, securing first and fourth place. The teams walked a combined 1,123 miles, recording more than 2.6 million steps in the process. The event helped to raise money and awareness for Women in Sport and the Smart Works charity.
