As we head into spring, we can’t help but be optimistic. Our state is opening back up and the housing market is hot as it’s ever been. ™

In his “2021 Market and Economic Forecast,” economist and San Diego Association of Realtors partner, Alan Nevin, says that despite the challenges that REALTORS® have faced in 2020 and the start of 2021, the local real estate outlook for the year ahead is strong. Nevin explains that, “The resale housing market will remain hot. Right now the problem is a shortage of inventory. Once potential sellers will allow potential buyers into their homes and REALTORS® will resume their caravans, the market should continue to blossom.” Home sales through Feb 15th this year reflect this strong momentum. Sales are up 16% in our luxury communities* compared to last year at this time. The number of pending home sales is also up, with 921 pending sales compared to 794, an indicator that we are just getting started. The biggest change though is inventory, in these areas* there are currently 959 homes on the market compared to 1,542 last year.
