Animal lovers are a special breed of people, there’s no doubt about it. And, this love seems to be steadily expanding as increasing numbers of Home Buyers aÿ rm that they consider their pets to be a high priority when it comes to purchasing a new home.

STUDIES/SURVEYS CONDUCTED BY A VARIETY OF SOURCES INCLUDING PACKAGED FACTS RESEARCH AND THE HARRIS POLL, STATE THE FOLLOWING: • 89% of pet owners say they would not give up their pet due to a housing restriction • 81% of Americans say their pets play a role in their housing situation • 31% of animal owners have refused to put in an o˜ er on a home because it wasn’t a good ÿ t for their animals • 19% of Americans say they would consider moving for their pet • 12% percent have moved for their pet

To non-pet people these stats may sound slightly absurd, however, that’s only the half of it ... Home Sellers and Home Builders are also jumping on board, discovering that pets can be an asset to selling a home, and the numbers prove it. Currently, 68% of US households (or, 85 million families) consist of pets and their humans. According to the 2018 National Pet Owners Survey, more than 85% of these pet owners say they consider their animal to be FAMILY. Additionally, research by the National Association of Realtors® (NAR) confirms that there are many aspects of the home buying, selling and home ownership experience that have been greatly impacted by our love of our pets. States NAR President, William Brown, “It is important to understand the unique needs and wants of animal owners when it comes to home ownership. REALTORS® understand that when someone buys a home, they are buying it with the needs of their whole family in mind; ask pet owners, and they will

In my case, focusing on my client’s passion for pets can be an asset when it comes to selling their home. For instance, one of the services I offer my Sellers is preparing their home for the market, which can include staging. When applicable, I like to subtly (and not so subtly) show off a home’s pet-friendly features. Not only can this help to set the home apart from all the competition on the market … it can also create an emotional connection. There’s a relatability factor among animal (and, in particular, dog) lovers, which enables both parties to understand one another and appreciate their unique requirements. Furthermore, the increasing pet-loving demographic of Home Buyers is something I like to keep in mind regarding marketing a property. Ideally, Sellers want to highlight the aspects of their home that make it particularly pet appealing. Doing so will help you to stand out to the millions of petfriendly parents searching for their dream home, whether that pet is a dog, cat, horse, pot-bellied pig, alpaca or 100-pound tortoise. If you’re thinking this is a passing trend, think again. New home builders are jumping on board and have begun designing homes with special pet features, including: pet-friendly floor plans, cozy nooks (for beds & supplies), built-in doggy doors, and retractable pet gates discreetly tucked inside door jams, all as a way to attract pet-friendly buyers and meet their needs. At a time when the real estate industry is becoming increasingly desensitized and impersonal, Buyers and Sellers can take comfort in knowing that there’s still a lot of heart in real estate investing ... And it begins with focusing on the things that make a house feel more like a home. 2020 TO BRING FAMILIAR TAX EXTENSIONS AS WELL AS UNCHARTED TERRITORY - By: Christina Dube -

From real estate tax extensions to unversed rent control laws; the federal and state changes that will affect your real estate portfolio.

On December 20th, President Trump signed a massive 1.4 trillion funding package that includes temporary extensions of three important tax provisions that directly impact our industry. Some of the most relevant expired provisions that are now extended through 2020 include: 1) the exclusion of forgiven mortgage debt from gross income, (owners of primary residences who sold them short and had part of their mortgage debt written off will not have to pay tax on the amount forgiven) 2) the deductibility of premiums for mortgage insurance 3) the deduction of the cost of improvements to commercial buildings that make them energy efficient. “Confidence and stability are two of the most critical factors impacting America’s housing market and economy. Fortunately, this funding agreement delivers that certainty to NAR’s 1.4 million members and the clients they work hard to serve every day,” said NAR President Vince Malta (Nars.com; Funding Bill with Numerous Wins…)

Big Change to San Diego’s Rental Market Like many California cities, San Diego has never had rent control. That all changed January 1st, 2020 with the passing of California Civil Code Section 1947.12, which enforces rental increase caps for the entire

The San Diego Tenants Unions are already pushing to cap the increases to 2% annually. Undoubtedly, changes will be made as points of clarification are needed and unforeseen issues arrive, but for the next decade at least, rent control is here to stay.

(San Diego/Carlsbad’s rate is 2.2%) so rent increase for 2020 is limited to 7.2%.* • Regardless of inflation, rent is capped at 10%. So, if the inflation rate is calculated at 7% next year, rent won’t increase to 12%, because it’s capped at 10%. • Landlords can’t increase rent more than twice in one year (if they include two 3% increases, they can’t add a third to make up the 1.2% to reach maximum 7.2%). • If a landlord increased rent after March 2019 to an amount higher than 7.2%, they must reduce the amount on January 1st, 2020, to comply with the 7.2% limit, however, they don’t have to reimburse the tenant the amount that was “over charged”. • Landlords can raise the rent to market value once a tenant vacates the property. These changes might sound frightening to tenants in high-rent areas, but market appreciation will still be the guiding factor. According to C2 Financial Corp. real estate analyst Mark Goldman, “The statutory limit might be 7.2 percent, but the market might only be appreciating at 2 or 3 percent per year” he said. “A landlord isn’t going to put in the max (of 7.2 percent) unless they want to expose themselves to empty units.” (Molnar, P. EXEMPTIONS AND “JUST CAUSE” • The new law only applies to rentals that are more than 15 years old. This is a rolling 15 years, so while your 14 year old property may be exempt this year, next year it may not be. • Single family homes and condominiums are exempt, unless they are owned by a corporation. • The new law does not just cap rent increases, it also requires “just cause” for evictions, a whole new set of circumstances for property owners. • Your Real Estate agent can be an amazing resource when it comes to navigating these new restrictions. Call them if you have questions!

In fact, Kerry was diagnosed four years to the day that my former dog suddenly died as a result of a coyote attack. Four years ago, I opened up my heart and home to Kerry after the intense pain of the sudden death of my former dog and he has given me so much. Kerry possesses a sweet and playful disposition with a gentle soul. He is loved by everyone, young and old alike. He earned his Good Canine Citizen Award as well as several ribbons in local dog shows. Prior to his diagnosis my intention was for him to be trained as a Service and Therapy Dog in order to spread his cheer to others by visiting local Hospitals, Senior Living Facilities and Schools.

This sweet guy is Kerry. He and his Mom, Ann, need some help and we want to rally the PREMIER community to give it to them!

The Chemotherapy Treatment and Care provided to Kerry by the Veterinary Specialty Hospital Sorrento Valley is very expensive. I am desperate to make any personal sacrifices and go to any lengths for Kerry. For example, I am visiting local recycling centers and selling personal items all with the intent to get the funds required to cover the cost of Kerry’s treatment and care.
