California closed out November at the highest level of home sales in nearly 15 years. This was also the first time existing single-family home sales rose above the 500,000 benchmark since January 2009. Home prices continue to rise by double-digits on an annual basis and the market remains very competitive as homes are selling quickly with minimal discounting observed. – California Association of Realtors Pending Sales Suggest Strong December to Come: In addition to a strong showing in November, pending sales remained above 2019 levels by double digits again last month. As of mid-November, mortgage rates had tumbled to a record low of 2.81%, according to Freddie Mac. It was the 13th time rates had a hit a record low in 2020. SDAR reports for San Diego County that the months’ supply of detached homes on the market is 1.1, this is down 45% from last year and down 75% from 2018. For reference a 6 month supply is considered a healthy balanced market between buyers and sellers.

REAL ESTATE NEWS More sectors than just the rental housing market are benefiting from the loosening of California’s ADU regulations. The increased demand for accessory dwelling units has had a ripple effect on construction and small-home builders. One such local business is Instant Guest Homes; they pivoted aspects of their offerings to meet the rising demand. We spoke with Instant Guest Home founder Michael Avery, a California Architect and Licensed Builder about the recent boom:

ACCESSORY DWELLING UNITS, PART 2: DECISIONS, DECISIONS

Last month we went over some of the initial considerations for those thinking about building an Accessory Dwelling Unit. In Part 2 we are going to go deeper into some of the choices you will need to make once you have decided to take the leap. JUNIOR, ATTACHED, DETACHED, REPURPOSED Depending on the layout of your property and your needs, you have some choices as to the type of ADU you build.

YOUR ADU LAYOUT In choosing the floorplan of your ADU you need to look at who will be using the space. If you are using it as a rental you would probably include a full kitchen rather than a smaller kitchenette. If you have more limited space you can choose a studio layout that utilizes a murphy bed. If space allows there are floorplans that accommodate one or two full bedrooms. Our publisher Tracy went with a 1BD/1BA layout that includes a full kitchen, living room, bedroom and bath with washer/dryer, all in 426 square feet.

“We started before the new ADU laws were enacted. Back then it was called Medical Cottages. After the Red tape had been cleared for homeowners to build ADUs, our business boomed. We now have more than one type of client and are now serving families who stay together - both elderly loved-ones and younger family members who prefer to stay close to home. We have a lot of clients looking to supplement their retirement or offset the cost of their home with rental income. There are also many investor-clients who see a fast and legal opportunity to turn one rental home, into two.” Some San Diegans fear the looser regulations could result in loss of neighborhood personality, especially since HOAs, CC&Rs or neighborhood groups cannot prevent homeowners from building ADUs on single-family lots. To ease these concerns, cities like Encinitas provided numerous permit-ready plans with flexible material choices. Additionally, many builders offer semi-customizable units to blend with the character of the surrounding area. “We allow our customers to modify their new homes with colors and finishes and even window and door placements. We have structural and roof options also,” states Michael, “Our goal is to allow anyone to design their own custom home.” Custom options allow homeowners to protect the investment overall and ensure that their new ADU serves to increase their property value, not detract from it. This is one reason why choosing your contractor/builder is the most important step in this process.

Junior ADU’s or JADU’s are created out of space already within your home. A JADU does not require its own bathroom but it does require its own separate outdoor entrance and a small cooking area including a sink. An Attached ADU would be an addition that shares a wall with your main residence but is still required to have a distinct, separate entrance and would have its own bathroom. If you have the space a Detached ADU is an entirely separate structure. You can also Repurpose Existing space, ie a garage or basement. A popular option is to add a second story to a free standing garage, thereby preserving parking and also not taking up additional yard space.

Speaking of parking, this is another accommodation you must factor in to your construction. There are many rules and exceptions to navigate in making sure you have the appropriate parking, check with www.sandiego.gov

The city of San Diego has always been a vacation destination, but with affordable housing in short supply, the recent changes to ADU laws have created an opportunity for renters and homeowners to capitalize on the shift in regulation.

LOOKING BACK AT 2020 What a year 2020 was for us all! The pandemic has affected us all tremendously, with continued lockdowns, rising COVID-19 cases and economic distress. There has also been social unrest and an election that created angst, hatefulness and uncertainty. Because of this, 2020 was a year wrought with a range of emotions. We grieve for those who have lost loved ones to COVID-19. We feel anguish for those whose businesses have closed. We are saddened for those who have lost their jobs or are facing economic uncertainty. And yet we feel hope seeing the outpouring of support for local businesses and frontline workers. There is also a hefty dose of gratitude mixed in – for our families, our homes, our communities and our fellow staff and sales people who have helped our clients and brokerage navigate these extraordinary times. Through it all, the tumultuous times have taught us a lot. First, we have a new appreciation for all of the frontline and essential workers who are the backbone of our society. From healthcare workers and civil servants to cashiers, production workers, janitors, truck drivers and agricultural workers, we offer our deepest thanks. You are simply spectacular! We’ve also seen the American spirit alive and well in the outpouring of support and generosity for our local businesses as they strive to retain their employees, keep their doors open and continue serving our communities. Willis Allen agents pride themselves on volunteering their time and donating their dollars in an effort to help make our communities better places to live, work, and play. In 2020, our agents collectively donated almost $10,000 in support of California wildfire relief; several staff members even went into the community of our Northern Californians, packing their cars with donated supplies and driving them into the areas of our state that were the most affected. Many of our agents sponsored giveaways in support of shops, eateries, and other various locally owned establishments- all as a gesture to help keep them afloat during these trying times. For these efforts, and for many more not mentioned, I will always be proud. We’ve managed to embrace new technologies which, thankfully, have enabled us to communicate, conduct business and achieve success from the safety of our home offices, dining rooms and even sometimes the privacy of our bedrooms (the only place to find a quiet corner with everyone staying closer to home!). We’ve reconnected with ourselves and our families in unexpected ways and have learned to enjoy that all-too-rare commodity – personal time. While it can be challenging at times, 2020 reminded us that time alone and quieter times spent with family has been lacking in the past. Last, it feels like we are now more focused on the next generation. Our kids’ and grandkids’ schools have been so adversely affected this year. As we try to help them with Zoom classes, pods or home-schooling, we have come to more deeply appreciate and

respect their teachers, school administrators, bus drivers and everyone else that circles around our children to help them learn and grow. It is my hope that as we slowly move toward the new normal, we carry with us these lessons learned and gratitude gained from 2020. May we act on them and make the post-COVID world a place of appreciation, understanding, thoughtfulness, fairness and equality. Our company has been representing home buyers and sellers in San Diego since before WWI, beginning in 1914. Our executives have been military leaders, community leaders and advocates for educational programs and more. Sitting only 4 doors away from an aptly located toy store, large wooden barrels rest firmly against the window of Balboa Candy. Strangely, these barrels always seem to be filled with piles of saltwater taffy so high that they seem to teeter on the brink of spilling out. These barrels, along with some large multicolored pinwheel lollipops, are all that serve as advertisements for what can be found inside- beckoning anyone with a sweet tooth to enter. In addition to nostalgic candies and sodas, there is almost an entire wall dedicated to several different flavors of saltwater taffy that cover the entire spectrum of colors. The arguable highlight of this store, however, is the variety of freshly made fudge that is baked on premise. On our latest visit, we sampled a block of Mexican Dark Chocolate fudge that had only just been packaged. While rich, as all fudge tends to be, the block was also dusted with a delicate layer of cinnamon. When bitten into, the cinnamon danced perfectly between the darkness of the chocolate and the sweetness of the sugar and cream.
