Sheetrock is 5/8” sanded, featuring a light imperfect smooth texture and painted with two coats of latex paint. Ceilings are also painted and feature an imperfect smooth texture.
INTERIOR TRIM
Natural stained Alder wood trim. Baseboards are 1” x 6” and casing are 1” x 4” throughout the residence.
DOOR AND BATHROOM HARDWARE
Exterior and Interior doors feature oil rubbed bronze door knobs, deadbolts and hinge packages. Also included are door stops, shower doors, and mirrors above all vanities. Bath hardware: towel bars / rings and other hardware are chrome to match the standard plumbing fixtures finishes.
FIREPLACE & FIRE PIT
The homes feature gas fireplace inserts with surrounding ceramic tile elements to the bottom of mantle. The mantle features a solid beam Douglas Fir mantle. Fireplace comes standard in the Great Room and may be an option in the Master Bedroom (depending on floor plan & stage of construction). Fire pit included on rear patio and an exterior fireplace may be an upgrade option in certain floorplans (depending on stage of construction).

Wood floors are 1/2” thick by 7.5” wide pre-engineered wood floors with a factory-applied finish. All floors feature nailed-down installation and are included in the kitchen, dining room and foyer (see Schaffer’s Mill sales executive for details on each floorplan).
Builder Level 1 designer carpet with six pound padding. Carpet layout is plan specific, but is typically featured in all bedrooms, some hallways, stairways, and bonus rooms.

Lavatories, soaker tubs and sinks feature Elkay, Kohler and Lasco products. Soaker tubs are Lasco 60” minimum length. Tankless hot water heater is natural gas with a recirculation pump for on-demand hot water.
Designer grade straight-set ceramic tile surround to seven feet.
Full lighting package with a choice of oil rubbed bronze or nickel. Each package includes flush mounted lights, semiflush mounts, pendants, exterior sconces and chandeliers. See specific plan for layout and specifications. Six-inch recessed can-lights (plan-specific to each design) are included in each residence.
Smart-home accessories include: keyless entry, Nest thermostats and Wifi-enabled Jenn-Air Pro appliances. Appliances include refrigerator, combination wall oven/convection microwave (can pair with your Nest thermostat) and dishwasher.
Exhaust fans in all bathrooms and wired smoke detectors in all rooms.
