The Pohrer Report: Palm Beach Market Update

“Is the market softening?”

This is a question I get on a weekly basis from clients and prospective cli ents. If only I had a crystal ball and could predict real estate market cycles! Although I cannot provide a definitive answer to that question, I thought it would be helpful to share some of the data and reports that I look at as leading indicators to spot trends in global and local real estate markets. Gary Pohrer is known as one of the most successful agents in Palm Beach, with sales totaling over $1 Billion since 2020. The Island may be Gary’s niche, howev er, he specializes in oceanfront residences, exclusive golf club communities and bespoke estates through out Palm Beach County. Over the past 19 years, Gary’s record-breaking sales and unwavering work ethic have earned him impressive accolades, including one of the top two agents in Douglas Elliman nationwide.

In this quarter’s report, as with all of our reports, I share actuals from the past quarter. But Q2 2022 actuals do not answer the broader market ques tion that so many of you are eager to uncover. This is because Q2 is a lag ging indicator of the market, reflecting transactions that closed in Q2 but actually moved to contract in Q4 2021, Q1 2022, and Q2 2022. We won’t know for certain how the Palm Beach market is being impacted by macro trends such as rising interest rates, stock market upheaval, and other eco nomic shifts until Q4 of this year or even Q1 of next year, because real estate players need time to react to how their pricing and their pocketbooks fit into the big picture. But I think you will find the data and trends I watch helpful in painting a picture of how real estate is being impacted by the rise in interest rates and Federal Reserve balance sheet tightening.

We remain cautiously optimistic about Palm Beach real estate. We are seeing some indicators suggest a slowdown in the overall real estate market. That being said, we’re not quite feeling it yet in Palm Beach.

The market still appears to be strong, with the exception of the low inventory challenges we’ve experienced for the last several quarters.

Demand remains strong and the prices people are willing to pay to own a piece of the Island continues to inch up. Palm Beach is by no means immune as it has had 10%-20% corrections in the past, but it does have unique traits in its favor that help it withstand some of the economic storms we’ve endured over the last 40+ years. Our inventory is finite, the town and culture of Palm Beach is one of the best warm weather destinations in Florida, and people are mov ing here for flexible work setups, major corporate expansions, and no state income tax.

• Transaction volume and total sales value continue to be down YOY due to limited inventory available on the island.

• Average Sales Price and Average PPSF is up significantly YOY as a result of strong demand and buyers willing to pay a premium to own real estate on Palm Beach Island.

Backsplash is a crackled handmade ceramic tile “Ekto” from AKDO. Kitchen counters are porcelain; the slim profile chosen to compliment the sleekness of the cabinetry and to offset the profile of the island. Flooring is porcelain from Italy with a bleached wood look, “Mansion” by AKDO.

In the living room, the previous owners had a Henry Russo painting recreated onto the wall as a mural. This design element was left intact and became the inspiration piece for the décor. In the original home, the dining room was just off the front door. Cyrilla relocated the bar to this room, and the dining area is now located where a bar use to stand. The counter, island waterfall and wall treatment are all Cultiva Azul Macauba Porcelain slabs.

BRITISH COLONIAL MEETS TROPICAL CONTEMPORARY IN A NEUTRAL PALETTE

JMA Interiors designers Jackie Armour and Taylor Ehrlund brought to life the Vincze family’s vision for their modern British colonial home in Jupiter Hills Country Club - an elegant and comfortable space perfect for relaxing and entertaining.

The project took just under two years from initial architectural concept to being move-in ready. Trusted partner Mitch Miller at Village Architects laid out the shell and interior walls, allowing JMA Interiors to detail the rooms from floor to ceiling (a large portion of the total scope of work when developing a custom home).

The clients were involved initially with color selections and overall style, but Jackie and Taylor were given free artistic rein from that point forward. For a home of this caliber, Jackie recommends budgeting between $90 - $150 per square foot for fees, construction consulting, finishes, furniture and equipment.

In the living room, clean, modern furnishings with a soft neutral palette draw in its guests. An ottoman placed between the sofa sectional pieces keeps the scale of the large space while maintaining intimacy, all while preserving the view of the fireplace and TV wall. The fireplace and TV wall is clad in solid absolute granite, and custom millwork completes the transitional British West Indies style.

The cabana bath successfully combines many different styles, creating a less predictable look with “wow” moments. “It would have been easy to do a rectangular undermount sink,” Jackie noted. “The cabana bath is a fun space and gets lots of use, so we had fun while remaining congruent to the design flow of the home.” The high wainscotting nods to the British Colonial theme.

Center stage in the primary bedroom is a Restoration Hardware fourposter bed with a custom fabric headboard. The suite opens up to the pool area through tall French Doors with a transom window, highlighted by architectural shiplap accents. Some of Jackie’s favorite features are the lighting, the velvet daybed by Vanguard and the marble table from Arteriors. The club chairs are from Lee Industries, made with custom fabric.
