Locatied on on West Valley College campus, the new Public Safety & Community Services building serves as the District-wide public safety center. The design embodies new and innovative policing approaches developed by the District and campus police, in collaboration with students, faculty, staff, and the local community.
The design prioritizes safety, transparency, collaboration, and community engagement, which are evident in the programming, architectural language, and building systems. Moreover, it maintains a responsive approach to the surrounding neighborhood and community.

The new Acacia Hall replacement building is the first new construction building for the Stan State Stockton campus. Strategically located, the new student services building will meet master plan goals to develop Acacia Street as the central circulation and primary access to the campus.

Collaborative Design-Build with Otto Construction

Currently under construction, the Diego Rivera Theater will be a new 3-story building on the City College of San Francisco campus located on Frida Kahlo Way. The building will include facilities for music, dramatic arts, broadcasting/recording, offices and support spaces. An important aspect of this project is the display of Diego Rivera’s Pan American Unity Mural so that it can be viewed from within the building and from Frida Kahlo Way in a secured and environmentally controlled setting.
Extensive programming with faculty and other stakeholders was performed to established the required functionality, relationships and adjacencies of the instructional and support spaces.

The Ann E. Pitzer Center is a classroom and recital hall facility designed specifically to meet the needs of the music department and the community as a venue for the study and performance of music. At the heart of the building is a 399-seat classroom and performance venue with variable acoustics that has been designed to the highest standards of acoustical architecture. A spacious lobby welcomes students and patrons and can accommodate performances and events.

The College Center creates a onestop experience for Student Services, Administration, Counseling, Group Counseling, Assessment Center, e-services, Career Center, and Transfer Center.
The two-story building is a seamless addition to the existing cafeteria, bookstore and Administration building, creating a new campus destination. Where the buildings meet, a tall gathering space has been created featuring bleacher seating, open lounge area, and a study balcony. Abundant natural light, large video screens, power and data makes this the social and cultural heart of the campus.

LPAS is currently designing the modernization and expansion of the existing 60-year-old Student Union Facility at the District’s Rocklin campus. We have completed programming efforts with the Executive Committee, Campus Architect, and the Campus Master Planner.

LPAS is currently providing architectural and interior design services on the $25.3M Design-Build TOCA MEA 3-year contract at Sac State. The scope of work includes infrastructure upgrades, restroom renovations, tenant improvements, and classroom and student support space renovations.
The largest current project is the $7M WELL Basketball Arena Conversion which transforms the student recreations sports courts to television-ready pavilion to host basketball games, volleyball, gymnastics, and other various events. Features include a jumbotron, new retractable bleachers, and a new entry.

The historic 100-seat Recital Hall 125—formerly known as the Elkus Room—in Morrison Hall had remained virtually untouched since its original construction more than 62 years ago. As performances by UC Berkeley’s Department of Music continued to grow in scale and ambition, the limitations of the existing stage became increasingly apparent, and the entire venue was due for a comprehensive update. Now reintroduced as the Wu Performance Hall, the space has been revitalized with new finishes, upgraded entry doors, modern seating, enhanced acoustics, advanced AV systems, and improved lighting.

This project began with a feasibility study to identify code compliance and accessibility deficiencies, as well as opportunities to enhance the overall flow and functionality of the Student Union building.
As the scope expanded into a full renovation, the program grew to include new single-occupancy and dedicated restrooms, a campus police service area, administrative offices, multi-functional spaces, and additional storage. To ensure continued access and uninterrupted operations throughout construction, the renovation was strategically planned in three phases.

This Design-Build project supports the establishment of the Entry Level Masters of Science in Nursing (ELMSN) Program for the University of the Pacific School of Health in Sacramento. The new program is supported with a new entrance, classrooms, gender neutral restrooms, debrief and conference rooms, along with the essential clinical skills and simulation labs. This curriculum requires highly technical AV integration, which facilitates campus-based and online curriculum delivery which is essential in today’s learning environments.

This Design-Build tenant improvement project at the Sacramento Campus renovates the first floor of the Muddox Building for a new Occupational Therapy Program. The space is designed to include flexible classrooms and laboratory space, a multi-purpose clinic room with therapy tables and equipment, faculty offices and open work areas, administrative space, student preparation and study areas for small seminars and storage space. Thoughtful consideration was given to creating spaces that balanced durable interior finishes and aesthetics.

Lake Tahoe Community College’s goal to become the highest ranked destination community college in California was at odds with their 1970s campus’s outdated labs and classrooms, confusing circulation, and inefficient layouts.
To create modern, desirable learning spaces for current and future students, LPAS conducted the strategic redesign of three interconnected buildings—Science, Technology, and Art. With the increased efficiency across the three wings, LTCC was able to relocate classes from two modular buildings back into the main campus building.

The overall goal for this renovation was to enhance the dining experience and better serve the tastes of a diverse student population with a broader range of food options. Renovated areas include the servery, kitchen, dining area at level 2, and student center space on level 3. The renovation also included a new bookstore and renovation of the 3-story elevator.
The redesign of the dining room features a range of seating options for individuals and groups, improved lighting and acoustics, and better connectivity to the exterior terraces. This space was also designed to accommodate special student events and campus gatherings with AV provisions and security separation from the servery and kitchen areas.

The renovation of Building 1 provided extensive improvements for the Creative Arts & Theater program. This swing space project relocated academic and operational programs from various other Skyline College buildings to facilitate the modernization of Building 2. The Music and Theater Arts program lived in a building that suffered from significant health, safety, seismic, accessibility, and noncompliance code issues. This project provided a complete reconfiguration of the main theater that greatly improved sight lines and accessibility. Other renovated spaces included theater and dance studios, classrooms, lobby and student support spaces. This is the first project on the campus that was allowed to break from the original campus architecture designed in the 1950s.

This new Collaborative Design-Build project brings much needed student housing to the Turlock campus. The program includes 122 beds (primarily double-occupancy), student study and lounge spaces, support spaces, and a maintenance office and shop. Located at the edge of campus, the design challenge was to create a project that provides a welcoming entry to student housing, but also connects the new building with the adjacent, established student housing village.
The design solution features an L-shaped building configuration to reduce the corridor length. The building floor plans create a welcoming environment for the students through spontaneous opportunities and connectivity to social and study spaces on each floor. Residential Assistant units are centrally located on each floor to support their ability to manage.

The primary goal of the project was to deliver faculty housing that would attract top talent. Located a short walk from the UC Davis campus, this student housing project features 100 units with a mix of 2, 3, 4 and 5 bedrooms. The living units range in size from 900 to 1,465 sf and each bedroom has its own private bathroom. Units share a communal kitchen and dining area for gathering and amenities include a 7,500 sf leasing space and clubhouse, fitness room, bicycle parking and outdoor site amenities. LPAS was the design architect for the entitlement documents. The construction documents were completed by Humphreys & Partners Architects.

LPAS assisted the District in evaluating two sites for future student housing. Centrally located in an urban neighborhood, the Mission College campus was selected. Site amenities feature: a large retail shopping center adjacent to the campus, nearby restaurants and grocery stores, access to public transportation and ultimately, enough space to add an additional housing in the future.
Site plans and concept studies were developed to submit a competitive application which featured a maximum number of apartments and beds to house as many students as possible.

Located on the iconic Capitol Mall in Sacramento, The Frederic is located on a prominent corner bordered by 6th and L Streets. The mixed-use project infuses downtown Sacramento with additional residents, retail shops and restaurants to complement the new DOCO (Downtown Commons) entertainment zone anchored around the arena. The site plan was designed with a pedestrian paseo that links pedestrian traffic from Capitol Mall to the new DOCO.

The project includes four 3-story townhomes. Within the footprint of the existing auto dealership, LPAS designed 2 levels of below-grade parking, 2 levels of above-grade parking and 4 levels of new wood frame apartment building above the roof line of the existing building.
Amenities include a lounge, bike kitchen, pet grooming, outdoor kitchen and lounge space, and a single fitness tenant in the 30,000 square foot retail space.

The Emery replaces the brownfield site of the former Sherwin-Williams paint factory with a vibrant, family-friendly market-rate mixeduse community. LPAS was the architect for the entire master planned community which consists of 4 individual mid-rise residential buildings and 500 units with integrated parking. Because LPAS was the only architect for the entire community, one of the City’s primary concerns was that the architecture of the buildings appear as if designed by multiple firms. LPAS achieved design diversity throughout the site through design, massing, building height, and materials, while maintaining a consistent and cost-effective detailing approach across all buildings.

This transit-oriented mid-rise development is located across the street from Snow Park and Lake Merritt. Designed to complement future nearby developments, the contemporary design and materials will feature metal composite panels accentuated by recessed and colorful balconies. The most prominent corner is celebrated by a rooftop deck that provides a relief in the building massing and culminates with a subtle, gradual splay that projects at the intersection. Community amenities include two courtyards, a fitness facility, and co-working spaces.
