It all starts with a conversation. I will explain how I interpret the data, the current market conditions, and our competition. If we agree on the terms, then I will begin the process of filling out the paperwork, state disclosure forms explaining our legal responsibility and how to comply with all the current real estate laws. I am hard working, dedicated and motivated in providing you with the best service throughout your real estate journey.

Throughout this experience, I will personally arrange all showings at times convenient for you. You will not have to make appointments with an assistant, and you can feel free to say no to a time that does not work for you. I personally follow up with you via e-mail (or text) and feedback will always be forwarded to you. This will always keep us informed with the market and able to communicate when it is convenient to you.

In addition to our excellent web presence, your house will be promoted on social media websites such as Facebook, Instagram, Twitter, Pinterest, and YouTube. I will also promote special advertisements featuring your listing on the Internet. I will provide you with the results of each ad, so you know how many potential buyers viewed your listing. I will lead a comprehensive marketing campaign that covers all areas of advertising from print to digital! I am always looking for creative ways to improve my marketing strategies online for maximum exposure.

The first place a buyer sees your house is on the internet.

During my studies at Dominican University, I had photography classes that provided me with some knowledge on how to take a professional photo. I also have experience and knowledge with Photoshop, Illustrator and other software programs that enhance a photos quality. If you are not satisfied with my photos, I will hire a professional photographer to make sure your home shows at its best! You will never have a second chance to make that first impression. Every listing will include a Virtual Home Tour and additional exposure on RuhlHomes.com.

Once the listing is turned into my office, a profile sheet is uploaded to the Multiple Listing Service (MLS). At once, over 500+ real estate agents will know your house is on the market and available to show to their qualified buyers.

Within a few hours, your home will be featured with large multiple colored photos on www.RuhlHomes.com. Your house will have its own web page. The MLS number specific to your home becomes the web address for your house on the internet. We can easily track how many hits your house is getting and what time of the day the buyers are looking at your web page. I will also feature your home on my website for additional exposure and run ads directing potential buyers to your listing.

The buyers who drive by will see our familiar Ruhl&Ruhl sign out in front of your house. We can also include a flyer box with colored flyers designed to grab the drive-by buyer’s attention. If needed, I will place directional arrows to clearly drive traffic to your house.

Another way your home is exposed to the marketplace is through a professional high-gloss post card advertising your home as a “NEW LISTING!” to a radius of the 50 closet homes in your area. Neighbors can pass it along to others they know who are interested in buying a home in your neighborhood.

It is not enough to just market a property—you must “position” the home to be the one that gets picked first.

Ruhl&Ruhl Realtors is the only company that uses a tracking software called TREND GRAPHIX. We can easily zero-in on your neighborhood and your price range to keep informed of where the buyers are. This is an invaluable tool!

On Tuesdays, we participate in a home tour with all other real estate companies. Agents drive to view the new listings in person. If a Realtor has a buyer looking within your price range, he/she will want to see the house in person as a preview. Firsthand viewing is a great way for agents to tell their buyers about your listing.

Your home will be the talk of the sales meeting! Each week the Ruhl Bettendorf office meets to discuss ways to improve our services, learn new ideas and network to discuss those listings that have just hit the market. On occasion a Realtor® looking for a house and another looking for a buyer are matched up for an in-house sale, but other companies do sell our listings as well.

Did you know that digital remains the fastest growing advertising category? I will make sure that your property gets viewed by people who can afford to buy it with an aggressive marketing and re-marketing digital approach across the entire digital landscape. Your listing will also appear on websites such as Realtor.com and Zillow.

Each listing will have a professional Home Book available for potential buyers to view and a nice display of information that they can take home with them. The Home Book will feature property information, seller disclosures, flyer, mortgage information, details about the listing, school report, nearby amenities and additional information you would like your buyers to know about your house. It is all about presentation and information available to potential buyers to keep you top of mind when they make their final decision.

I will create a personalized brochure featuring your property’s information and photos. I will include a community page with amenities important to buyers as well as a property location map. Copies will be available for all showings and Open Houses for potential buyers to view and take with them.

It is important to make your home available to potential buyers to view. With your permission, I will schedule your Open Houses. Selling your house is my priority and no other agent will know your house as much as I do! I will promote special ads featuring your open house on the Internet using Home Spotter. Every family that comes to your Open House will receive a folder featuring a customized flyer and details about your property along with other information about buying a home.

Throughout the listing I will send you weekly reports on the internet hits we receive on your house. Every Monday you will know exactly how many “virtual showings” we have, the prices of the homes within a certain radius, if any have sold or had price reductions. We need to know where we always stand. Without this information, others are simply “flying blind”. Bottom line is that you can expect great service from me. After every closing my company mails a survey to make sure that our clients are completely satisfied with the professional advice and service they received. My goal is to give you world class service and value.
