BUYING AN APARTMENT – TIPS FROM A LEGAL EXPERT The development in apartments has boomed over the last 15 years.

There is no doubt that there is a ready demand for them either as an alternative to a traditional house or from investors looking for a reasonable return. Many developments have sprung up within city centres or on the fringe of them.

No more so that in Liverpool with its thriving cultural and night life.

There are several important differences between ownership of a traditional house and an apartment. Most houses are freehold or long leaseholds where the owner is more or less in control of maintenance. With an apartment that aspect of ownership is very much taken out of the hands of the individual apartment owner. Most buildings which form apartments are managed and served with such things as the maintenance and repair of the common parts of the building, corridors, entrance halls, forecourts and the like being undertaken by the Management Company. That brings with it management and service charges which are imposed on each apartment owner and are generally divided equally if the apartments are uniform, although it is quite common for a higher percentage to be charged against an apartment that is larger in size or which may have some added value such as a car parking space.

When considering buying an apartment you should give consideration to who is going to manage the building. It is essential that this is done professionally as a lot can go wrong when it is not properly managed. If you think about it your apartment is a small box within a

bigger box. The continued integrity of the bigger box is vital to the condition of the smaller box. It might seem offputting that a third party should decide on what repairs are necessary and what level of insurance should be levied but can you imagine a large group of leaseholders all trying to agree a way forward? The reality is that nothing would get done.

6. Watch out for first come first served parking arrangements. That can be a real inconvenience.

These are my tips if you are considering the purchase of an apartment. It applies equally well to buying a new build property as buying an established one:-

7. Take a trip to where the apartment is located and take it late in the evening and at or towards the weekend. This suggestion is particularly valid when the apartment is in close proximity to the city centre night life.

1. Find out who is managing the building. Are they well established and experienced in doing so?

2. What are the current level of service charges? Do they also include management charges?

3. Are those charges likely to rise in the near future? Most will because they are linked to things which are affected by inflation.

4. Are there any major repairs on the horizon? Ask the owner if they have received what is called a Section 20 notice. This is served on the leaseholder when major expenditure is planned and it can result in a capital demand on each owner within the development which is over and above the usual service charge.

5. Be careful to check the position regarding ground rent. Some leases provide for a review of ground rent every so many years and some even allow for the doubling of the rent from the last review. At all costs steer away from this type of lease.

Daughter raises £7,000 for her local hospice in memory of beloved Dad A 23-YEAR-OLD from Dingle has raised more than £7,000 for the Marie Curie Hospice, Liverpool, in memory of her dad, Neil Johnston.

Neil, who ran Admiral Park Under 15s football team, was cared for at the Woolton-based hospice for three weeks in March this year after he was diagnosed with terminal lung cancer aged 50.

Neil’s daughter, Courtney Johnston, together with the support of her mum, auntie and younger brother, raised funds by hosting a race night at Our Lady of Mount Carmel social club in Dingle.

The family set a target of raising £3,000 but exceeded their goal by raising more than £7,700 – more than enough to cover the cost of running the hospice in Woolton for one day.

Courtney said: “The care my dad received at the Marie Curie

“My brother was only 14 when dad was ill, so hospice care was important for us as it meant less disruption at home.

positive and supportive around us, and that’s something myself and my family will always be grateful for. We were blown away by the support and generosity of everyone at the event, and we were so thrilled that we raised enough to pay to run the hospice for a day.”

Last year the Marie Curie Hospice, Liverpool supported more than 1,266 people and it costs £6,778 to run the hospice for just one day.

New Year resolution ideas for 2020 and how to keep them “NEW year, new me. This is the year I’ll get everything in order. I mean it this time!”

Sound familiar? Whether you’re a fan of them or not, with a new year comes new resolutions and intentions for most of us.

However, whatever you have in mind, from learning something new to getting fit to spending more quality time with your loved ones, research shows that around 80 per cent of resolutions fail by mid-February.

But how can you make sure you keep your resolutions? Experts say setting a goal can help you stick to those good intentions, such as a race or event.

So, here are some common New Year’s resolutions and some goals to help you keep them.

1. Work out more and get fit This is probably one of the most common resolutions, especially as most of us tend to overindulge during the holidays (or is that just us?!). To help keep you on track, why not sign up for a local race or sports event? The Spring 5k or 10k based around Sefton Park is great fun or if you are up for more of a challenge (as well as a good laugh), get involved in a Tough Mudder.

2. Learn something new From languages to baking, keeping our brains active has proven to keep us curious and offset dementia. Plus, it’s a great way to meet new people who share similar interests. Want to learn Spanish? Book yourself a weekend break later in the year so you can put it into practice in the real

world. Inspired after watching the Bake Off? Pick a friend or relative’s birthday and aim to make them a delicious birthday cake.

3. Find a new creative hobby Fancy recharging the batteries and destressing while you have fun? Pick up a creative hobby. It might not seem like the most obvious way to relax but flexing your brain’s creative muscles can really help you switch off from the world around you. Join a local dance class, learn to knit or crochet using beginner kits from online companies like Wool and the Gang, or pick up some painting supplies and head to the waterfront. Who knows? Maybe next year you can skip Christmas shopping altogether and make your gifts instead.

4. Quit a habit A tough one but you knew it was coming, didn’t you? Kicking a habit, or even trying to get into a new one, is never easy. The jury’s still out on how long it takes to kick or form a habit – anything from 14 days to two months to almost a year. Those numbers are daunting so why not just take it a day at a time? Or if your habit involves spending money, work out how much you would save and then set aside the money and treat yourself further down the line.

WAVERTREE Mill was first built about 1475 and was a popular landmark overlooking surrounding countryside for centuries.

In that year the windmill was leased from the king for £1, a fair sum in those days.

The monopoly for grinding corn was owned by the monarch – only they or nominees were allowed to set up mills, known as King’s Mills.

The 1768 Wavertree Enclosure Act – legislation about land use – banned anyone from building within 200 yards of the mill.

This was to ensure that there was enough wind to power the sails.

There was “trouble at mill” when tenant Colonel Bourne’s trees grew so tall they blocked the wind.

The miller complained to the landowner, prompting the angry Bourne to lease the mill himself to stop further protests.

It continued to grind corn but perhaps the row was an omen:

the son of Bourne’s coachman was killed while playing beneath the dangerous sails.

A mischievous boy can be seen in a tinted 1907 postcard, climbing a wall next to the derelict but picturesque mill. It was demolished in 1916.

Windmills once dotted the landscape, harnessing the power of the air to do everyday tasks by force of nature.

Like ships, they used sails catching the wind to drive arms powering machinery.

Little is known about mills in Liverpool until 1257 when a windmill is recorded in a document.

There were other types such as a horse-powered mill at Liverpool Castle and water mills around the Pool, the creek giving the town its name.

Speke Mill and Garston Mill were among those surviving into the 19th century to serve a still largely agricultural society.

Tea for three HILDA was so fond of the brown brew that she was known among her family and friends as Tea Fiend.

No matter where she was or what she was doing, there was always time for a cuppa.

“Everything stops for tea,” she would sing in a voice as cheering as the cup she held.

She had fond childhood memories of Aunt Bertha’s ancient cottage kitchen with a kettle constantly simmering on the range.

“Sit yourself down – I’ll make a fresh pot,” Bertha said soothingly to the wide-eyed child.

These indelible memories formed the basis of Hilda’s overwhelming belief in the power of tea.

Not everyone was a fan, of course, but few could turn down her offer of a steaming cup full.

Hilda devised a ritual when preparing a fresh pot: it had to be warmed before the best leaf tea was spooned in – one for each person and one for the pot.

The water had to be just on the boil when it hit the leaves. After two or three minutes the brew was stirred then allowed to settle before being poured.

Hilda did not advocate tea-strainers. She believed some leaves should go into the cup to gently continue the brewing process.

There were several tea pots in her collection and she always used a tea cosy, even in summer. “It helps draw out the

flavour,” she claimed.

Hilda had a big shock when she opened the envelope – such a jolt that she had to make an extra-strong brew.

It was from solicitors Goode Evans & Co: “We are delighted to inform you that your late aunt Bertha Beveridge has named you chief beneficiary in her will.”

Hilda’s eyes almost popped out when she saw the cash involved. She knew her aunt played the stock market but had no idea of her skill.

Hilda put on another brew and started to

make plans.

First she bought a big house, one where she could make tea on a grand scale – her tea parties soon became highlights in the social scene.

Hilda had a top tea merchant create her own exclusive blends, concocted to reflect her discerning tastes.

Soon things developed into a routine of ever more popular parties – but she always made the tea.

Then she saw the trio in an antiques shop window – three graces each clutching a cup and saucer.

One figure was dressed as a Scottish lassie, another was goddess Minerva while the one in the middle was a shepherdess.

“A very rare example indeed,” said the shopkeeper. “A 19th century automaton. It was found in a cupboard and is completely original.”

He produced an ornate key and wound up the mechanism.

The three mechanical figures sprang into life, deftly bringing the cups to their painted lips.

Hilda was entranced and bought it immediately.

Your guide on what to eat and drink in Spain

SPAIN is wonderfully diverse across the board – food, people, culture and landscape.

That’s probably why it is one of the most popular holiday destinations, and rightfully so.

Over the centuries, Spain has been an incredible cultural melting pot which has created the foundations of this amazing country’s cuisine.

It would be impossible to list the best of each region but here are some things you shouldn’t miss on your next visit.

What to eat in Spain ■ Try the region’s local paella: I am just going to go ahead and say it. I know you already know paella and tortilla but I beg you not to dismiss it and try the real thing when you’re in Spain.

In fact, try it multiple times in different regions. Paella showcases the best seafood, meats and

flavours of each region but real saffron will always make it better.

■ Seafood: All of it! If you’re coastal, keep an eye out for a fantastic variety… octopus, squid, mussels, clams, oysters, crabs, crayfish, scallops – basically everything we can’t find in the UK and more, all fresh and fantastic (a major must if you find yourself in Calicia).

Pulpo a la Gallega – Paprika and garlic octopus in olive oil Gambas al Ajillo – Garlic shrimp, perhaps with a splash of sherry, lemon and parsley ■ Meat: Cochinillo asado – Crackling, suckling pig is a favourite the world over, but is something to behold in Spain.

Jamon Iberico – Cured ham from a black Iberian pig. So delicious it’s often served with no frills or accompaniments.

■ Desserts: Flan – The timeless classic.

Smooth, creamy custard, with hints of caramelised sugar.

Leche Frita – Translated ‘fried milk’ (custard) rolled in sugar and cinnamon, that oozes into your mouth.

Turron – Popular at Christmas, but can be found anytime, anywhere. Made with honey, eggs and sugar (like a nougat), but the star of the dessert is nuts. This has evolved into tons of choices, flavours and options.

Tarta de Queso – Spanish cheesecake. Nothing like New York cheesecake. Just as tasty?

What to drink in Spain ■ Sidra (cider) – Traditionally poured at least a foot above the glass, it is tart, dry and gaining popularity.

■ Horchata – Think rice pudding in a cup, milky, sweet, hints of cinnamon and vanilla, served cold on a hot day, or warmed up on a cold night.

■ Rioja (red wine) – When in doubt, order a glass of Rioja. First

legally recognised by the King in 1102 and the grape dating back even further; they’re clearly doing something right.

■ Vino de Jerez (sherry) – As far back as the 12th Century, this Andalucian wine from Jerez (then the area of Sherish) was already beloved and exported over to England. Just don’t ask for Sherry – they may not know what you want.

Not to be missed As with any trip, I firmly believe in exploring places on your own terms and carving your own personal experiences.

However, my own personal culinary highlight in Spain is always tapas and the bar-hopping that comes with it.

Pop in to a local tapas bar, order a drink and a few dishes.

Tapas is a great way to sample a lot of dishes, flavours and textures at once. I recommend ‘huevos rotos’ and ‘pimientos de padron’. ¡Buen provecho!

I hadn’t spent Hogmanay in Scotland this century so I resolved to do this in 2019. The photo shows a sunny New Year’s Day in South Queensferry where around 1000 mad Scots take part in the annual “Loony Dook”.

After a procession through the streets, groups are ushered into the icy waters of the Forth. Hundreds of friends and spectators turn up to see and support this event. Luckily, I managed to squeeze in with the press photographers who came prepared in their waders, I just had wellies. (Please note that this event is highly organised with pre-registration of participants and all relevant medical and rescue services in attendance.)

Time to start setting life goals for the year ahead HEY guys and welcome to 2020 Life ‘n’ Style with moi! I hope everyone had a fantastic Christmas and I would like to wish all my readers a very Happy New Year.

I’m not really one for setting New Year resolutions – I like to set goals and achieve them throughout the year.

I like to do a life plan every New Year’s Eve or New Year’s Day (depending on the hangover!).

I basically write down all the things I achieved the previous year and what I aim to do for the following year. Then I compare and make sure I’ve ticked everything off.

I like to do a family list, a friend list, a personal one and a work one. I always think if you don’t have a plan, before you know it another year has gone by and you’ve just been plodding along.

We often find ourselves overwhelmed with our day-to-day that our big goals get pushed to the back burner.

So, make sure you’ve all put pen to paper and get achieving your goals! You can do anything you set your mind to.

If you’re looking for a bit of encouragement or a helping hand, this goals book is ideal from John Lewis.

It’ll help you create a clear vision as well as reading a few inspiring quotes to help you along the way. It’s available in store or online and costs £21.

Besides setting goals, I always think you should start the new year feeling the best you can. That means eating good food, getting your exercise routine in your diary and also getting the right amount of sleep.

There’s literally no mess and no marks and only takes a few minutes.

AT 69 years of age, on the 24th May 1948, Agnes Arber became the first woman to be awarded with the Gold Medal of the Linnean Society of London, a world-famous institution dedicated to the study of natural history, recognising her outstanding contributions to botanical science.

The Linnean Gold Medal is the highest honour and only awarded in recognition for ‘outstanding’ service to the Society.

IT MAY still seem a long way off but Oscar season is in full swing, folks. So far, 2019 has been a fantastic year in film but as we enter 2020, there are still lots of highly anticipated films that have yet to be released in cinemas.

Little Women Released: December 26th A new adaptation of the classic American novel Little Women will be released on Boxing Day but this time with more stars than ever before.

With a record 21 Oscar nominations under her belt already, we wouldn’t be surprised to see Meryl Streep get yet another nod. But there’s also a big chance for fellow awardwinners Saoirse Ronan, Timothée Chalamet and Emma Watson to walk away with a golden statue.

The same goes for Director Greta Gerwig, the last woman to get an Oscar nomination.

Jojo Rabbit Released: January 1st This new comedy from Thor: Ragnarok director Taika Waititi has been getting a lot of people excited since it premiered in Toronto but is certainly one of the more “unconventional” films to hit cinemas this January.

The film tells the story of a young Nazi who conjures up an imaginary friend in the form of Hitler but sees his life completely change when he discovers a young Jewish girl hiding in his attic.

Given Waititi’s track record includes the critically acclaimed Hunt for the Wilderpeople, expect lots of black humour and bucket loads of heart.

1917 Released: January 10th This new war movie from James Bond director Sam Mendes has already been collecting up rave reviews, with some critics perhaps prematurely billing it as one of the best films of the year.

Appearing to be shot entirely in one take, the film follows two messengers in World War One as they attempt to save thousands of fellow soldiers from certain peril.

It also boasts plenty of British and Irish acting talent, including Mark Strong, Andrew Scott, Richard Madden, Colin Firth and Benedict Cumberbatch.

Bombshell Released: January 17th Also released in January, another major drama boasting a star-studded cast – including Charlize Theron, Nicole Kidman, Margot Robbie and John

Lithgow.

Bombshell is based on the true story of how three female Fox News journalists set out to expose the station’s CEO Roger Ailes for sexual harassment.

With echoes of the Harvey Weinstein scandal that has engulfed Hollywood in recent years, expect a lot of deserved attention to be put on this film in the upcoming awards season.

The Personal History of David Copperfield Released: January 24th

Having already picked up 11 nominations with the British Independent Film Awards, Armando Iannucci’s Charles Dickens adaptation is already in great shape ahead of the bigger awards ceremonies.

Starring Dev Patel of Slumdog Millionaire fame, alongside the likes of Tilda Swinton and Hugh Laurie, the film has been picking up strong reviews from the UK’s leading film critics for Iannucci’s fun and modern approach to the classic serial-turned-novel.

South make progress across the board ...

SOUTH Liverpool have improved their position at the top of the West Cheshire League first division with a massive win over rivals Chester Nomads and a little help from their nearest rivals Mossley Hill who have dropped points in the last few weeks.

Despite a 3-1 loss to Liverpool County Premier League’s Liverpool NALGO in the Liverpool County FA Challenge Cup, South have won all their other home games on their 3g pitch at the new Jericho Lane complex.

The win over Chester Nomads was particularly impressive especially when you consider that Nomads scored the first goal of the match and could have gone top if they had won.

However, successive hat-tricks

by South’s dynamic strikers Alex Woodcock and Mason Nevitt put the game well behind Nomads.

Further goals from Cameron Dalton, Stuart Cornfoot and Brad Williams saw South reach nine.

Special mention must be made of Mason Nevitt who scored eight goals in South’s 14-1 league win over Neston Nomads. Mason also broke a club individual scoring record that had stood since 1939!

What’s more, the club’s reserves have made progress

in both their cup competitions, including comprehensive wins over Old Cathinians by 5-0 in the Liverpool County Junior Cup and 3-0 over Mallaby in the League Cup and have reached the quarter finals in both.

The club’s Sunday veterans’ teams are also both in great form with the first team reaching the top of the first division with a 7-2 win at Stockport Georgians after a great 4-3 win over local rivals Rainhill Town.

Striker Curtis Cummins scored two goals in both games and with the team having several of their players returning from injury, the match against unbeaten Richmond Rovers just before Christmas could be crucial.

The reserves are also well in contention for the fourth division title after a 0-0 draw at leaders West Didsbury and Chorlton and a 6-2 home win over previous leaders Holmes Chapel.

The club are busy at work in preparing their application for promotion to the North West Counties League and a bid for funding from the Football Foundation.

Their ground at the new Jericho Lane complex is capable of being developed to the next level of the football pyramid but all work needs to be done by the end of March 2020.

Alder Ladies Football Club currently sit at the top of the Liverpool County FA open age League. Having restarted just over 18 months ago, they’ve gone from having five women at the first training session to 32 women signed onto the club, competing for a place in the Sunday squad. They play home games at the Alder Sports Club at Alder Road, West Derby.

They are looking for between £500-£1000 sponsorship to purchase an away shirt as, like most teams in their league, they play in navy. They can also advertise businesses in the club house/around the pitch side/weekly on all their social media pages.
