Gregory Abrams Davidson Solicitors, which has offices in Liverpool and London, has added new property experts in its residential property department, boosting the headcount in the firm’s real estate division. The firm, which recently opened an office on the Wirral in West Kirby, has made the appointments following increased demand for property services from residential and commercial clients. Tracey Quirk joins the firm’s Mathew Street office as a consultant solicitor with over 20 years’ experience. She joined the firm from MSB Solicitors, where she was head of residential conveyancing, and was recruited to advise on auction enquiries and transactions and bridging finance transactions while also dealing with complex deals such as Islamic mortgages and general conveyancing work.
‘We have seen an increase in investors coming into Liverpool, which is a testament to the city’s economy and buoyancy. The buy-to-let market is witnessing increased activity with several large developments coming on stream, and of course, people still want to own their own home.” The property division of Gregory Abrams Davidson Solicitors provides tailored legal advice for clients buying or selling commercial or domestic property, remortgaging, transferring equity, extending leases, tenancy agreements, probate sales, right to buy from a landlord and property acquisitions and auction sales.

Welcome to your festive December/January issue of the Liverpool LINK. December is a busy time of festive celebration and feasting for most of us, so I’d like to start by wishing you all a very Merry Christmas! Christmas happens on the same day every year, and yet I (and many others to be fair!) seem to rush around at the last minute getting ready to celebrate. This year I’m hoping to put that right and get prepared early on - I started this weekend making some desserts that I can put in the freezer until the big day. The best advice is to keep it simple; enjoy the company of friends and family, share some good food and drink, and don’t get too stressed if things don’t go to plan. Wise words indeed but something tells me I may forget that come the week of the 25th! As always, I strongly encourage you to use your local businesses over the festive season. Grab some ingredients from local shops like a butcher’s or greengrocer’s, have a Christmas get-together at an independent pub or restaurant, and get some presents from your local high street stores. Heating tips for winter No matter what fuel you use, costs are always increasing, and it can be hard to keep your house warm. Here are a few ideas to help heat your home this winter, without breaking the bank. Maintain Your Heating System: Make sure you schedule regular maintenance to ensure it operates with maximum efficiency. It may be worth upgrading to a more energy-efficient system if your current one is not working properly. Double-Glazed Windows: These may be a financial outlay, but the long-term savings could be worthwhile. Modern windows will seal your home from cold drafts and keep heat inside. Insulate Your Home: Make sure you have adequate insulation in the attic, walls, and floors. Adding insulation will improve your home’s heat retention. Block Chimneys: Consider blocking any unused chimneys to prevent cold air from coming into your home and warm air from escaping. Bleed Radiators: If the radiators in your home aren’t heating up evenly, they could need bleeding. This is when you remove air pockets that stop the hot water circulating properly. It’s a fairly easy job, there are lots of online sites that can help you. Just make sure the radiators are off and cold, hold a cloth under the valve and insert the bleed key. You should hear a hissing noise as the air escapes. When water starts to drain, tighten the valve. Seal Drafts: Check doors, windows, and other openings for drafts. Make sure you seal gaps and cracks or use draft excluders to prevent cold air from coming in. Close Curtains and Blinds: At night, make sure you use thick curtains or blinds to trap the heat inside your home. Keeping them open during the day lets in sunlight and warmth.
Use Rugs and Carpets: Cover any bare floors with rugs or carpets to help insulate your home and keep the heat in. Using Thermostats: Use a programmable thermostat to automatically adjust the temperature according to your daily schedule. Use a lower setting when you’re out or at night when you sleep. Keeping the thermostat a few degrees lower will keep costs down. Use Your Cooker: Baking and using the oven and hob of your cooker will provide warmth and serve a practical purpose. Space Heaters: These small heaters can supplement warmth where needed. Always follow safety guidelines and read instructions. Wear Warm Clothes: Use layers of warm clothing to keep your body warm when you’re indoors. If your body is warm enough, you could even lower the thermostat a little more! Use blankets and Slippers: Cosy up with blankets and warm throws when you sit down, and wear slippers when you move around the house. Keeping your home warm during the winter months is essential for your own physical comfort, but it also reduces the chance of dampness and consequent mould which can be detrimental to your health. Winter Gardening - pruning, trimming, tidying On the face of it, December seems a quiet month in the garden, but there are vital jobs that need to be done to prepare for the year ahead. Although the days are shorter, there is plenty of work in both the flower and vegetable gardens to keep both amateur and professional gardeners busy. Here are just a few vital jobs.
General work Digging - December is the time for digging. Dig over empty borders and prepare your soil for next year’s planting. Protecting - Prepare vulnerable plants for the frost by covering them and move potted plants into shelter. Pruning - Get pruning and cutting back.
Jobs in the flower garden ■ Start to winter-prune wisteria, cutting back side shoots to 2 or 3 buds. ■ Prune climbing roses to remove diseased or damaged growth and tying in any new shoots to their support. ■ If any of your rose bushes suffered from blackspot or rust during the summer, gather up and remove any fallen leaves to reduce the spreading of the infection next year. ■ Check that all climbing shrubs are securely attached to their supports with ties. ■ Cut holly with berries for making Christmas garlands and wreaths but remember to stand the berry-covered twigs in a bucket of water until you’re ready to use them.
Jobs in the vegetable plot ■ Before the soil freezes lift the last of the leeks and parsnips. ■ Remove yellowing leaves from your winter brassicas — they are of no use to the plant and may harbour pests and diseases. ■ Dig over empty borders and pile well-rotted manure on top. The frosts break up the clods of soil and the worms will get to work. ■ Before the big freeze dig a trench for next year’s beans and fill it with compostable kitchen waste and re-cover with soil. ■ Cover winter brassicas with netting to protect them from the birds. ■ Prepare a fleece to protect hardy salad crops on cold nights and protect any remaining celery plants left in the soil by covering with straw or fleece.
Winter landscaping While many parts of the garden are clear, December is a great time to get in some professional help to install hard-wearing paths, dig some drains, or professionally build some raised beds. Also, why not get a new greenhouse built to help propagate your plants for next year. Or investigate replacing that tired old shed. By Rob Bullock

Tate Liverpool closure ahead of transformation Building on the achievements of the last 35 years, Tate Liverpool has now temporarily closed to embark on a bold capital £29.7m project to renew the gallery and will reopen in 2025. Although the Royal Albert Dock building has been closed since 16th October, Tate Liverpool will move into the Royal Institute of British Architects (RIBA) North, Mann Island. Tate Liverpool is now working with 6 architects to reimagine the gallery spaces to meet the scale
and ambition of today’s most exciting artists and to welcome visitors into a brand-new museum environment for the 21st century. The designs show a new public ‘Art Hall’ and events space on the ground floor opened up to admit sunlight and views across the historic dock. New gallery spaces over three floors will showcase the incredible diversity of Tate’s collection and are interspersed with public riverside foyers.

Expert team appointed to shape Festival Gardens Liverpool City Council has appointed a multidisciplinary team of placemaking experts to help create a new neighbourhood next to the city’s Festival Gardens. The team of architects and designers will work with the Council to prepare a development brief to maximise the potential of the 28 acre site – setting out the parameters for elements such as sustainability, design, house types and viability.

Once the development brief is complete, the Council will seek to appoint a development partner for this prime waterfront plot which lies just three miles south of the city centre. This exercise is expected to launch in Autumn 2024. Following the appointment of a developer, work on the planning application for a housing scheme, with community facilities, will begin in 2025.
Adult Learning Service praised by Ofsted Liverpool City Council’s Adult Learning Service has been praised by Ofsted for its “comprehensive wraparound support that helps learners to achieve their goals and aspirations”.
It was inspected over four days in September and has been judged to be ‘good’ overall, with behaviour and attitudes of learners and their personal development found to be ‘outstanding’.
The service delivers courses in English for speakers of other languages as well as in maths, digital and wellbeing, health and education, helping develop skills to secure employment.
Ofsted concluded that learners “thrive in a highly inclusive culture” and “vastly improve their confidence and self-esteem because of their courses and the high levels of support they receive from tutors”.
Funding secured to increase safety for women The successful bid into the fifth round of the Government’s Safer Streets Fund will see a total of £912,766 awarded to three projects across Merseyside aimed at reducing crime in key areas. In Liverpool, a cash investment of £445,433 will be used to target areas in Kensington and Fairfield that are disproportionately and persistently impacted by criminal and anti-social behaviour, as well as being a hotspot for sex work and sexual violence.
Funding has been secured by Merseyside’s Police Commissioner to improve safety and
protect women and girls in three areas blighted by crime and anti-social behaviour.
The funding will also improve street lighting in the area, supporting partners to continue the work with charities to support the vulnerable, with a focus on cleaning up litter and drugs paraphernalia from alleyways.
Bishop Martin 2023 Anfield Abseil Challenge On Saturday 18th November, 11 teachers (including the executive head) from Bishop Martin Primary, Woolton, abseiled 100ft down the main stand at Anfield to raise money for IT equipment for the school. In addition, 12 parents, former pupils and a school governor also took part in this amazing challenge.

Top Ten Nutritious Christmas Foods The notion of Christmas food and the word healthy might not spring to mind as going hand in hand. The festive season is often a time of excess. We all overeat, and what we eat might not seem too healthy. But, upon closer inspection, a lot of what we eat over the holidays is actually good for us. ■ Brussel sprouts - Love them or hate them, Brussel sprouts are so good for us. They are full of vitamin C and they provide fibre to keep our gut healthy. Zing them up with some garlic, chilli and lemon juice. ■ Cranberry sauce - Bursting with antioxidants, it’s the perfect liverenhancing Christmas food to help you recover from that party hangover. Just remember to choose the low-sugar option. ■ Chestnuts - Chestnuts are jam-packed with heart and skin-boosting fats and because they contain beta-carotene they are a fertility superfood! ■ Turkey - This white meat is almost pure protein and a great way of obtaining your protein intake without the fat. ■ Nut roast - You would be ‘nuts’ to miss out on this veggie favourite. It is great for your skin because of the high vitamin E content.
■ Clementines, satsumas, tangerines - All a great source of vitamin C, and we need enough in our diet to help keep us well for the big day!
■ Red cabbage - One cup of chopped red cabbage has about half of the recommended daily intake of vitamin C, which strengthens the immune system by stimulating the production of white blood cells that fight invading bacteria and infections.
■ Dates and figs - Great sources of fibre and are excellent finely chopped and added to cereal or porridge. They contain potassium, calcium, iron and magnesium and they count as part of our five a day.
■ Carrots - A good source of beta carotene which our bodies make into vitamin A. They are also good for a healthy immune system. ■ Parsnips - Packed with potassium and folic acid which are important for cardiovascular health. Spruce them up with some delicious honey.

Confronting Seasonal Affective Disorder Seasonal Affective Disorder or ‘winter blues’ affects around two million people of any age in the UK each year. As the nights get longer, and the days shorter, some of us begin to feel a little down and others the medical condition Seasonal Affective Disorder (SAD). No two people are the same and neither are any two cases of SAD. But there are some easy, free or inexpensive ways to combat and confront Seasonal Affective Disorder. 1) Keep active! Research shows that keeping active when the comfy sofa beckons is one of the best ways of confronting SAD. A walk in the middle of the day could be as helpful as light treatment for coping with the winter blues. 2) Get outside It might sound too simple but going outdoors in natural daylight is a great way to fight Seasonal Affective Disorder. It works best on bright days but is good even in cloudy wet weather. 3) Keep warm It has also been shown that staying warm can reduce the winter blues by half. Drink hot drinks and eat hot food. Wear warm clothes – a few layers are best - and warm socks and aim to keep your home at a minimum of 18C. 4) Eat a healthy diet A healthy diet is proven to boost your mood and it will give you more energy. Try and eat plenty of fresh fruit and vegetables. 5) See the light! Light therapy can be done at home by sitting in front of a light box for up to 2 hours a day. Light boxes give out very bright light at least 10 times stronger than ordinary home and office lighting.
6) Take up a new hobby A new hobby keeps your mind active, and this seems to ward off symptoms of SAD! 7) See your friends and family It has been shown that socialising is good for your mental health and helps ward off the winter blues. So why not try and keep in touch with people you care about? 8) Talk about it Whether you seek out professional help or the listening ear of a friend, talking can help you cope with symptoms. 9) Join a support group Sharing your experience with others can make your symptoms more bearable. 10) Seek help! If all else fails, and if your symptoms are so bad that you cannot live a normal life, see your GP for medical help. By Rob Bullock
Strange Tales Her Ghostly Gaze Sombre Manor was in reality a pleasing old house set in its own grounds, castellated stone towers looking out over the water meadows. It had been a part of Lunt since 1828 when Liverpool merchant Obediah Ollerenshaw acquired a large section of recently drained land. The official name of the sandstone pile was Ollerenshaw Towers but that was too much of a mouthful, so nobody used it. Locals gave the house its name because of Obediah’s demeanour as he walked around the neighbourhood.

A new family moved into Sombre Manor. The Creevys were very different from the previous occupant - a young couple with seven rumbustious children plus a nanny and three servants. Before moving in, they went through the building like a dose of salts clearing out all sorts of junk. “You did not find anything strange?” asked the vicar over afternoon tea soon after the Creevys moved in. “Not really,” said Mrs Creevy, who used her maiden name Florence d’Elegant for her interior design business. “Apart from some things in the tower

dog of the month 8-year-old Molly is a playful, portly little Collie who has a face for mischief! She can be a little suspicious of some new people, and just fine with others. She would appreciate a go-slow approach whilst she susses you out but if you’ve some titbits or a squeaky toy, she makes her mind up a lot more quickly! Molly is playful and likes to chase after balls and play tug with you, and she adores a squeaker. When around other dogs, Molly can be worried and she is rather watchful of what distant ones might be doing. She prefers to avoid any that approach, but if properly introduced she has had some nice interactions with other dogs and it would be nice for her to have some friends she could walk with once home. She’s a super little girl who has bags of potential and she will blossom in a new home. South win Club of the Month - twice! South Liverpool have won the Club of the Month in the North West Counties First Division North for both September and October after a succession of excellent performances which resulted in only two defeats and one of those only via penalties. This is despite the fact that the team have had only three home fixtures from the thirteen fixtures played and four of them against teams higher up the pyramid. Ironically, the team have only edged up the league table as the situation at the top of their division is very tight with South in eighth but only one point behind the team in second place.
After gaining revenge away to Holker Old Boys with a 3-2 win including a magnificent winner by skipper Alex Griffiths and comfortable wins against relegation-threatened Shelley and Nelson, South’s first eye-catching win was against North West Counties Premier Division Wythenshawe Town by the only goal taken by Mohamed Abdi. The next three league games saw the team accrue only two points but they included draws against the league leaders FC St Helens and second-placed Euxton Villa as well as a narrow defeat at Ilkley Town, who are also in play-off contention. The next three fixtures were cup ties at Premier Division outfits and resulted in a goalless draw at Irlam (but defeat on penalties) and two excellent wins at Squires Gate by 4-1 (with two goals apiece for Elliot Owen and Owen Hough) and 6-3 at AFC Liverpool (with a hat-trick for Oscar Billington). Since then two more narrow league wins against AFC Blackpool and Garstang which have positioned the team in play-off contention as the team enter another round of cup matches in the FA Vase Liverpool Senior Cup and North West Counties Cup. The club’s reserve team retain top spot in the West Cheshire League second division with some
solid points accrued including 3-1 at Runcorn Sports and 2-0 at home to Maghull Reserves and a goalless draw with second-place Hooton. Other table-toppers are the club’s Sunday youth team competing in the North West Youth Alliance. Other teams in title contention are the club’s third open-age team in the Liverpool County Premier League First Division, the Saturday Under 18s playing in the West Cheshire League Youth Division and the Saturday Under 17s playing in the Liverpool Premier League Under 17s Division. Special mention to the first team’s manager Martin Ryman, who recently completed 1000 matches as manager and player – his service stretching back to 1992!

Trevor Langley’s Guide to Wine & Spirits Penderyn: Spirits of Wales Penderyn, located in the foothills of the Brecon Beacons, has an excellent, multi-award-winning Welsh distillery. Several friends became involved in creating a dream – an exceptional distillery, producing fine whiskies and other superb spirits. Resulting in the first Welsh distillery, for over 100 years, their dream became a reality in 2000. A second distillery was opened in Llandudno (North Wales) in May 2021 and a third in Swansea in July 2023. The Penderyn Distillery uses the finest hand-selected American ex-bourbon casks, plus other quality casks in the finishing process. Penderyn’s Wysgi (Welsh for whisky) productions produce superb aromas, balance, flavours and wonderful aftertastes. Penderyn Madeira, Single Malt Welsh Whisky (46% vol) is a classic. Enticing aromas lead to the smooth, sweet palate sensation, with a good lengthy finish. Penderyn Sherrywood, Single Malt Welsh Whisky (46% vol) goes through a process which incorporates the use of ex-bourbon barrels and ex-Oloroso sherry casks. This splendid production is extremely popular, having a wonderful mouthfeel and long finish. Penderyn Peated, Single Malt Welsh Whisky (46% vol) is, as the name implies, of a peaty character. Impressive on the palate, plus a very good aftertaste, of smoke and vanilla, ensures a place in the cabinet for this grand whisky production too. The ranges of whiskies produced include the Penderyn Dragon, having Legend, Myth and Celt whisky productions. The Penderyn Gold range boasts Madeira, Peated, Sherrywood, Portwood and Rich Oak whiskies.
Again, all are hugely popular with whisky lovers. Icons of Wales, is a further range, with Patagonia, YMA O HYD, The Headliner and Hiraeth in the lineup. Many connoisseurs of whisky have a particular favourite. Merlyn Welsh Cream Liqueur (17% vol) is a combination of fine malted barley spirit, plus pure, fresh dairy cream. A much-favoured choice, being smooth and mellow. Other fine spirits produced include gins, rums and vodka. All productions have very impressive presentations. A visit to Penderyn Distillery and Visitor Centre is most interesting, with a lot to be learned from a tour and the masterclasses. Online ordering is available and easy. As always, enjoy! Recipe: Tartiflette
This is a decadent, savoury French gratin made with potatoes, salty bacon lardons, onions, and plenty of cheese. It’s creamy yet crunchy, making it a perfect cold-weather comfort dish. It is traditionally made with Reblochon, but you can use any other firm washed-rind cheese or any pungent melting cheese like Fontina or Raclette. Preparation time: 20 minutes Cooking time: 1 hour Serves: 6
Ingredients ■ 1.2kg new/waxy potatoes, we used Charlotte ■ 250g smoked bacon lardons or diced pancetta ■ 1 large onion, finely sliced ■ 175ml white wine ■ 1 garlic clove, crushed ■ 200ml crème fraiche ■ 400g Reblochon cheese (or substitute), chopped into 2cm pieces
Method Bring a large pan of water to the boil and cook the potatoes for 15-20 minutes, until just tender. Drain well, rinse briefly under cold water and set aside to cool. Fry the lardons over a medium heat until they are beginning to turn golden. Using a slotted spoon, lift them into a bowl, leaving any fat behind. Add the onions and a pinch of salt to the pan, lower the heat and cook gently for 10 minutes, until softened. Turn up the heat and cook until the onions are golden. Return the lardons to the pan along with the wine and garlic. Bring to the boil and allow to reduce until most of the liquid has evaporated (about 5 minutes). Set aside to cool to room temperature, then stir in the crème fraîche and add some seasoning. Preheat oven to 200°C (180°C fan) gas mark 6. Slice the cooled potatoes into bite-size pieces, then transfer half of the slices to the base of a 2.5-3 litre ovenproof casserole dish. Spoon over half the crème fraîche mixture, followed by half the cheese. Repeat the layers to use up the other half of the ingredients. Cook in the oven for 20-25 minutes, or until golden and bubbling. Leave to rest for 5 minutes before serving with a green salad.

High Street Poetry Mrs Hemans - as she was known - was once Liverpool’s best-known woman literary figure of the 19th Century. Romantic poetess Felicia Dorothea Hemans is best remembered today for the opening line of her poem Casabianca. “The boy stood on the burning deck” has been quoted countless times since being written in tribute to a young sailor killed in the Battle of the Nile during the Napoleonic Wars. Casabianca,12-yearold son of the captain of the French warship Orient, refused to leave his post after the vessel caught fire. He died when flames reached gunpowder, blowing the ship up. During her lifetime Felicia (1793 – 1835), whose earliest poem was written when she was just eight, became internationally famous.Unlike her almost exact contemporaries Lord Byron, Keats and Shelley she is now largely forgotten. Born in Liverpool’s prosperous Duke Street, Felicia also lived at 17 High Street, Wavertree, between 1828 and 1831.The house, pictured in 1897, was sadly demolished years ago - one of the few old High Street buildings to go. The site is now occupied by a car salesroom. Felicia’s substantial terrace house was one of a block of three set back from the road. When she lived there, it was in a rural setting surrounded by fields. The property was later acquired by a Dr Kenyon who laid out the adjoining land for building - Orford Street was named after his sister-inlaw, Miss Orford.
Felicia was just 15 when her first poems were published in Liverpool. Shelley liked her work and the two corresponded briefly. In 1812, she married Irish Army officer Alfred Hemans and the couple moved to Northamptonshire. After leaving Wavertree, she moved to Dublin where she died, aged 41. Felicia is also remembered for coining the phrase “stately homes” in the poem The Homes of England. This was famously parodied by actor, playwright and singer Noel Coward (1899 – 1973) in his song of the same name.
A 1914 edition of Felicia’s works runs to 772 pages and contains more than 590 poems, sonnets and similar compositions.
Her Christmas Carol, ‘O lovely voices of the sky’, was popular in the mid -Victorian era, set to music by Alfred Plumpton.
Felicia came from a Liverpool merchant family – her grandparents lived in Wolstenholme Square. The family moved to North Wales in 1800.
