Women Making Waves

Let's invest in this great community we call home!

Investment by definition is the act of devoting time, effort, energy or finances to a particular undertaking with the expectation of a worthwhile result. We can invest in a lot of things such as our community, our relationships, our finances, and our health with the hope that the effort will have a positive impact. We can serve the community through volunteerism and investment in future generations. On a larger scale, we can partic ipate in public surveys and stay educated and involved with future city planning. Investing in our finances helps create wealth, meets longterm financial goals and secures our retirement. On a personal level, we can invest in our families and enrich relationships by giving time and effort to the people in our lives that mean the most to us. This type of investment has the most meaningful impact to not only ourselves but to the people closest to us.
Personally, my favorite way to invest is to support the local businesses that serve our great community. This month, I'm excited to feature the founders of Baby Otter Swim School. Mindy and Marlene started their swimming program over 40 years ago and their commitment to saving children from drowning is truly inspiring. I have had the pleasure of getting to know them and their amazing team over the past few months and look forward to working with Baby Otter Swim School to make Florida a zero-drowning state. I hope you will join me in supporting this incredible mission!
While investing in ourselves, relationships, community and finances can look very different from person to person, the effort we put into these areas of our lives are done with the common goal of having a positive impact that yields results. In this issue, we wanted to share about some of the ways that we can invest in our community, our finances and with those that we love. Join me in investing in this great community we call home!

AIR FORCE VETERAN JESSE JOHNSON SERVES DOGS AND DOG OWNERS IN THE WINTER GARDEN COMMUNITY WITH DOODY CALLS FRANCHISE

DUTY TO SERVE
The Florida Association of VeteranOwned Businesses estimates that there are 185,000 veteran-owned businesses in Florida. These businesses alone generate over $57 billion in revenue each year. Former Air Force veteran Jesse Johnson is just one of these local business owners.
Doody Calls, a local pet waste removal franchise, in April 2022.
Doody Calls offers pet waste removal services throughout Winter Garden and Orlando. Customers can choose weekly, monthly and on-demand pet waste removal for residential prop-
“I UNDERSTAND WHAT IT MEANS TO VERY MUCH BE ‘SERVICE BEFORE SELF’.”
Johnson grew up in Central Florida and joined the Air Force after graduating high school. During his time in the military, he traveled the world while being stationed in North Dakota, South Korea and Germany. There, Johnson worked on military aircraft like B52s and F16s. He also obtained a bachelor's degree and MBA while in active service.
Johnson met his wife while on leave from his station in South Korea. They returned to Johnson’s home in Winter Garden after he was discharged from the military.
“I love the community. Everything is fairly close together and tight knit. This is where I grew up,” says Johnson. “It still feels like a small town where everyone knows everybody.”
Now, Johnson serves the community as a small business owner. He opened
erties. The company also installs and maintains pet waste stations at commercial properties and local communities. In addition, they offer regular yard deodorization treatments.
As a dog owner and pet lover, the franchise allowed Johnson to own a business that served the community and pets at the same time.
“People want clean backyards. They’ve got kids or grandkids or events in their backyard they like hosting— parties and things like that. So it's good for the environment and prevents the spread of parvovirus and other diseases that are found in dog waste.”
Johnson believes his time in the military helped him become a successful business owner, crediting his attention to detail and professionalism to his time in the Air Force.

“I understand a lot of different backgrounds and cultures. I understand what it means to very much be ‘service before self’ and what quality should look like,” he says.
The VA also provided Johnson with tools and resources to get his business off the ground.
When asked for his advice to other vets interested in starting their own businesses, he encourages them to research programs through the VA and other organizations specifically designed for vets, like the SBA Express Loan. This loan allows vets to borrow up to $500,000 and waives guarantee fees if they qualify. SBA Express Loans also offer quicker turnaround time than traditional SBA loans, closing within days instead of weeks or months.
He also suggests doing your homework before launching a business. “Make sure the due diligence you conducted in the service is implemented into the civilian world when it comes to buying into a business,” he says.
Johnson hopes to use profits from Doody Calls to reinvest in other niche, home-based businesses.
“MY GOAL IS TO SCALE.”
“We wanted to invest our time into it now to grow it so we have time that comes back to us later," he says. "It's something we can pass down to our children."
Johnson has made several investments in his business since opening Doody Calls.
What’s been his best business investment to date?
The advertising wrap on his work truck, he says. “It’s very noticeable. We have picked up some clients from it. It’s very out there.”
Johnson’s plans for the future include attending more tradeshows and local community events to get the word out about Doody Calls. He also wants to look for more home-based service businesses to invest in.
“My goal is to scale. I want to keep hiring and keep taking on new customers and communities," he says.

WOMEN MAKING WAVES

For over 40 years, Baby Otter Swim School founders Mindy York and Marlene Bloom have been dedicated to keeping children safe in Florida's many bodies of water.
ARTICLE BY SAVANNAH DAIGLE“Our mission is to make Florida a zero-drowning state,” says Bloom.

“The more people we can help become successful entrepreneurs. The more children will be safe from drowning.”
The idea for Baby Otter Swim School began in 1975, stemming from Bloom's safety concerns about her two-year-old daughter around pools. At the time, many swim schools wouldn't teach children younger than three years old.
However, drowning continued to be the leading cause of death for children ages one to four. Even today, the Florida Department of Health estimates that the number of children who die from drowning every year could fill three or four preschool classrooms.
“As an educator, I decided I needed to do something about that. I didn't want to lose my daughter if one time I was not there to pull her out,” Bloom says.
Bloom used her educational background and passion for swimming to develop a program that allowed children as young as nine months to learn how to save themselves if they fell into the water.
A few years later, York (Bloom's good friend) experienced an incident where her daughter disappeared at a community pool.
“I turned for one second and she was gone. She had literally walked down the steps of the pool,” York says. York found her daughter at the bottom of the pool, quickly got her out and performed CPR. “It wasn’t pretty, but I was able to bring her back. I'm one of the lucky parents, but not many are.”
The incident was a catalyst for York's involvement with Baby Otter Swim School.
Bloom and York joined forces, combining Bloom’s educational know-how with York’s business development experience to grow the Baby Otter brand.
When Bloom and York leased a pool in South Florida, families traveled to their training facility in Fort Lauderdale. Bloom and York quickly realized the
>

need for instructors to provide private lessons at local homes.
The business took off once they did not renew the facility and offered traveling lessons exclusively.
“We became Florida's premier traveling swim school,” says York. Baby Otter received special certification to conduct lessons in public pools throughout Florida.
York says Baby Otter Swim School is the world’s fastest learn-to-swim program. Using the proprietary Turn, Kick, Reach method, students can learn to swim in two and a half hours over five days.
“It's a curriculum system developed by an educator. The programs are based on lesson plans for a child to develop over those five days,” says York. This lesson-plan-based program led many former teachers to become fulltime swim instructors with Baby Otter.
York and Bloom are dedicated to providing a safe space for children of all abilities to learn how to swim.
When one mom was told her children would never learn how to swim due to their autism, she turned to Baby Otter. Her children not only completed the program but also joined the swim team. Her daughter later competed in the Florida Special Olympics, winning over a dozen medals.
Baby Otter’s roster of former students also includes former Chicago Cubs outfielder Andre “The Hawk” Dawson and Gwyneth Paltrow’s daughter, Apple.
With four decades under their belts, Bloom and York don't have plans to slow down. They moved their operations to the Winter Garden area in 2019 and have partnered with several local resorts to offer swim lessons for families on vacation. They are dedicated to investing their time, money, and effort into growing the business to help eliminate childhood drownings in Florida.
“Drowning is the leading cause of death for children ages one to four. The Florida Department of Health estimates the number of children who die from drowning every year could fill three preschool classrooms.”

Bloom and York knew they couldn't make Florida a zero-drowning state alone. In 2022, they franchised to reach even more families across the state. The company sold 15 territories in its first year and hopes to double that in 2024. These franchises cover territories throughout South and Central Florida and Long Island, New York.
“The more people we can help become successful entrepreneurs, the more children will be safe from drowning," says York.
while providing a safe space for children with special needs and families without access to private or community pools to learn how to swim.
For those interested in getting involved, the company is currently seeking franchise owners, donations and corporate sponsorships.

In addition to investing in more franchises, Baby Otter looks to open a new training center in Central Florida. The facility will be a place to train instructors in a weather-proof environment
Bloom and York believe swim lessons are an investment in the future. Swim lessons allow children to be safe around Florida's waterways. Franchise owners invest in a company with a forty-year legacy and a proven technique that allows students to learn to swim quickly.
“Swimming is a life-saving skill,” says Bloom, one that's priceless.

Well, I’d say I’m the official West Orange community cheerleader! I’m here to encourage you in your healthy journey.

You’re probably thinking ‘Yeah, right.’ It might seem silly to believe something a stick figure tells you. But hear me out; having a dance party is good for your body AND mental health.
While I’m not a dance expert (although my sweet moves might convince you otherwise), my friend Kristin Weissman is! She’s the owner of the local dance studio, Studio K, and she told me all about the health benefits of dance: “Dancing provides an incredible health benefit to people of all ages: calorie burning, muscle toning, increased core/overall strength, improved flexibility, and more.” A physical activity for all ages and abilities? Count me in!

Contractor Kait in Real Life
THE RISE OF KAIT

Kait’s signature red-bottom heels announce her arrival as she walks through an arched entry and into the dimly-lit restaurant. I sit perched on my barstool watching her presence command the room. Beyond the allure of her impeccably styled exterior, there’s a vulnerability and a realness to her that makes people who have met her only a handful of times feel like she’s a close friend. Someone calls out, “Kait!” and she stops to exchange hugs with another familiar face. I’ve known her for about three months at the time of this interview, and I find her essence to be a glowing combination of authoritative and inclusive with an ever subtle quirky nerd streak. She’s always running from place to place, whether at a community event or a board meeting.
You’ll find her effortlessly exchanging ideas about real estate or her passion for affordable housing and politics.
Like many women who dominate the business world, Kait finds comfort in conversations where she can ask a lot of questions and solve a lot of problems. People see her long platinum hair and look into those Disney Princess eyes and want to underestimate her. Sizing up a woman based on how she looks? Never! She and I share a laugh as she reveals that
ten years ago this theme about being a woman general contractor and not being taken seriously would rattle her cage, but rather than live with an Achilles heel, she wrestled her ego to the ground and fast-tracked her way through an industry that is tough to break into for anyone, and typically foreign to women.
“I love fashion and I love shoes. I don’t want to change how I like to dress. I don’t need to show up to a meeting in Dickies and a hard hat to prove that I’m a real GC, but I realize that sometimes my looks result in an extra step. I have to take control of the narrative. I know that being a woman, and choosing to look this way – it only means that what I say in a meeting and how I handle myself is even more important than it might be to my male counterparts… so I take control of everything I can, and I outwork everyone. Behind all this glam is 100 hours a week of pure hard work,” she says as she glances at her phone and exchanges a quick text.
If you convince her to share her self-made journey as a woman general contractor and founder of a multi-million dollar vertically integrated design/build firm and real estate brand, she’ll exude a great deal of pride. One might mistake her pride for a large chip on her shoulder accompanied by a rant about sexism or nepotism, but if you’re paying attention to the way her high speed sentences are strewn together, you’ll deeply understand and appreciate the fact that she did this all by herself.
Although the national statistics reveal a landscape in flux, with a once male dominated field now seeing a growing cohort of formidable women, Kait is still being served daily reminders she’s part of a class that makes up less than 10% of the industry. While she shares stories of times it was hard being the only woman in the room, it turns out being a woman has been her superpower all along.
“There’s power in harnessing your womanness but also empathy goes a long way. People aren’t honest with themselves. Men struggle to admit their shortcomings where women are often overly critical of themselves. I have witnessed people become completely demolished because of their ego. If you can’t admit you’re wrong or that you need to improve, growth won’t be happening.”
Stereotypes crumble as the layers of her story defy convention. This is a tale of ambition and unapologetic success that I know can only be the result of years of shedding one's ego and choosing sheer tenacity.
We delve into the business. Build Ventures is a woman-owned general contracting and real estate development and investment firm providing vertically integrated full service construction, real estate, and property management services.
Backed by a previous career in sales, PR/marketing, and hospitality, Kait was uniquely positioned to launch a company that set out to disrupt the status quo of general contracting.
“Being a woman in a male dominated industry has its challenges. Yet, my communication style, attention to detail and investigative mindset have been my edge.” Kait says.

KAIT DOULOU
BuildVenturesUSA.com
I ask Kait to share with me the one piece of advice she wishes she could give her younger self. Without a moment’s pause, she lays down her wisdom.
“I would tell my younger self to shed my ego and embrace being a woman sooner. Men who are with you for the business, they will carry you on their shoulders across turbulent waters while they drown if they believe in you and know the value you bring. Focus on the unique perspective you have. Women are brilliant communicators and provide a comfort and accessibility that people crave. I just wish I could have leaned into my intuition and female energy sooner and shed my ego sooner, because when I finally did, the floodgates opened.”
We talk about the future. Kait is working on writing a book while preparing for speaking engagements. Her hard work is indisputable. She’s balancing being a mom, working on large scale hotel and housing development projects, speaking on stages and rocking an effortless superwoman vibe, and it has us all rooting for her.
