5 Reasons the Housing Market is Reversing
The market flipped! Nobody expected the bottom to fall out, but like a good upside-down cake, there is opportunity for everyone. will continue to see the shift in the market throughout 2023 with home sales about 20% below the 6.1 million home sales of 2021 and 4.8 million home sales in 2022.
For buyer’s the pro’s are long and the con’s are short.
Pro’s:
In 2023, the housing market experienced an unexpected phenomenon — rising interest rates that basically froze housing values. The rise in mortgage rates, surprisingly, hasn’t instigated a significant decrease in home prices. This perplexing trend can be attributed to a complex interplay of economic, demographic, and market determinants. Today, a significant proportion of homeowners — 92% of those with mortgages — enjoy rates below 6%, with a lucky 62% relishing rates under 4%. As mortgage rates climb, these homeowners are opting to hold onto their properties, rather than sell and risk locking in a higher mortgage rate.Consequently, this shift in homeowner behavior has reduced the volume of home sales. This is corroborated by a recent study, revealing that approximately 27% of homeowners would be motivated to sell if rates descend to 5% or lower. Furthermore, nearly half of the homeowners surveyed would consider listing their properties if rates were to plunge to 4%. Despite these evolving dynamics, home prices have seen only a nominal drop. The manager of the S&P Case Shiller Index predicted a peak-to-trough decline of around 5%, leaving 2% yet to be recuperated.
•More inventory
•Price negotiations
•No need to waive inspections
•No need to waive appraisals
For Seller’s the pro’s and con’s are flipped but let’s focus on the pro’s.
•Move up to a larger home with recent equity gains
•Downsize to a smaller home with cash
The Arizona housing market has experienced fluctuations in 2023, and many are eager to know what the future holds for this dynamic real estate landscape. Various data sources, such as Zillow and housing market forecasts, provide insights into the current state and potential developments. Let’s explore the forecast for the Arizona housing market in the coming months. According to Zillow, the average home value in Arizona stands at a decrease of 6.5% over the past year. This information is crucial for potential homebuyers and sellers, as it provides a snapshot of the current market conditions. Additionally, it’s noteworthy that homes in Arizona go to pending status within a median of 21 days, indicating a relatively active market. The 6.5% decline in home values over the past year suggests a shift in the market dynamics. The market is showing some resilience, with 18.9% of sales happening over the list price and 56.2% occurring under the list price. These figures indicate the importance of strategic pricing and negotiation in the current market environment.
•No bidding wars
•Move in at close of escrow
•Sell NOW and capitalize on equity gains while sitting on the sidelines. You never lose money taking chips off the table.
Help Buyers Emotionally Connect
Several economists believe the housing market will remain relatively flat in 2024, but not crash. As the mortgage rates are stabilizing now, more buyers feel confident to enter the housing market. Let’s look at why most experts believe that the housing market in Arizona is not going to crash. 5 Reasons Why the Housing Market is Unlikely to Crash
•Time to think
•Seller paid closing costs
•Seller repairs
Con’s:
1. Low Months of Supply: Only 2.6 months’ supply is available. This scarcity of inventory explains why many buyers need to bid over the listing price for the most desirable properties. According to the law of supply-demand, it is predicted that home prices will remain stable for now.
2. Low Newly Constructed Housing Supply: The supply of newly constructed houses has yet to return to pre-2007 levels. Also, there’s no way for homebuyers to buy land, get regulatory approval, and increase the supply quickly.
3. New Buyers Entering the Market: There’s a strong demand for homes across various demographics. Millennials are in their prime buying years. As a result, there’s still a limited amount of inventory available.
•Higher interest rates that are still reflective of 30 year averages
Conclusion:
Staging is about showcasing an engaging, move-in ready home that creates an emotional connection with the buyer. Updating décor with on-trend, inviting style—particularly in living rooms, primary bedrooms, kitchens, and dining rooms—can make memorable impression.
4. Strict Lending Standards: There were several cases of liar loans in 2007 where anyone could get a mortgage without a credit check. Today, mortgage lenders in Arizona place high stan dards on borrowers, and most home buyers are required to have an excellent credit score.
5. Fewer Foreclosures: A majority of homeowners own significant equity in their homes. The personal balance sheets of homeowners are much stronger today than they were 15 years ago. As a result, the threat of rising foreclosures in Arizona is low.
Buyer’s can now marry the house they love and date the rate.
Conclusion: With stable home prices and reprieve of interest rates 2024 is a good time to make a move! Call us today for a private and confidential conversation.
If you are thinking of selling your home, now more than ever your home must be in TOP condition. At BVO Luxury we offer FREE home improvement and staging consultations.

Welcome to the Style Issue ...
Ahh, September. That’s when the Valley gets back in the swing of things, when—although the heat remains—the lazy days of summer are replaced by the hustle, bustle, and anticipation of fall. The summer clothing in stores begins to be switched out to those for the new season, events start filling the calendar again, and we even begin thinking that the holidays are “just around the corner.”
But we’re not there just yet.

We kick off the month with our Style Issue, which coincides perfectly with the start of “season” here in the Valley. It’s time to don new looks, explore new places, and get back in the swing of things.
In this issue, we take a look at fall fashions from popular designer Ramy Brook, who will also headline Scottsdale Fashion Week this month. I’m loving the looks!
And if you think you’re all dressed up but have nowhere to go, never fear—we have a list of restaurants perfect for a dressy night out.
Since style truly permeates almost every aspect of life, we also showcase stylish cars from the upcoming Barrett-Jackson auction next month, a newly remodeled home, talk to Jason Rose about his iconic local stylish events that draw attendees from all over the world, and more.
I hope you enjoy the issue. See you around at all the events this month!
Yours,

letter from the PUBLISHER
Growing up, I remember going into my mom’s closet, putting on her heels, and pretending to go to work as a teacher. I would rummage through my Nanny’s closet, asking to put on some of her old dresses and hats. My Poppy would say, “Take that off! You look too grown up!” And she’d always respond, “Oh, Don, let her be! She’s a little girl playing dress-up. It’s all of our dreams.”
My other grandma would take me to jewelry stores to play dress-up, teaching me all the ways to wear diamonds and which stones were more priceless and unique.
As I grew up, I started to get my own heels, dresses, hats, and diamonds. Many of these moments still included shopping with my mom and grandmothers. Each of them having their own style gave me the courage to be all of them and yet myself at the same time.
My mom always said, “When you find something you like, buy it in all the colors.”
My favorite color is green because my Nanny loves the color and had so much of it in her closet. My grandma taught me the importance of quality over quantity when it comes to the nicer things in life. Her broach collection was amazing!
Style changes over time and through the decades, but what influences us as a young kid can stick with us longer than a puff-paint sweatshirt (if you don’t know, you’re lucky). We all have an embarrassing style picture out there—a “What was I thinking?” moment in life. But as we look at style through the decades, it always seems to come back around. So, while my husband may hate that I still have clothes from 15 years ago in a storage container taking up room on his side of the closet, it will come back eventually. Then I’ll have the vintage ones that my little girl can play dress-up in.
At the end of the day, style is what you make it, from what you wear to what you drive and where you live. It’s all personal and individualized. So make it yours each and every day.
Happy shopping,
Alicia Haygood Owner/Publisher

Dress Up, Dine Out
Fancy a night out?

ELEGANT EPICUREAN ADVENTURES THAT FLY UNDER THE RADAR
Living in the Valley of the Sun—where shorts, tank tops, and flip flops are the norm—it can be tough to find a stylish spot worthy of a designer dress and freshly pressed suit, especially one that is not already on the regular “big night out” list. Or is it?
There are several fashionable haunts across the Valley hiding in plain sight. Many of the chicest spots are tucked into boutique hotels and sprawling resorts, notably ZuZu at Hotel Valley Ho and Tía Carmen at JW Marriott Desert Ridge Resort & Spa. ZuZu ( EatAtZuzu.com) is a rich tapestry of color, flavors, and mid-century modern magnificence. The space blends the indoors and out together seamlessly, pairing the vibe with brilliantly plated works of edible art.
The view from Orange Sky

Whereas ZuZu is all about a retro aesthetic, Tía Carmen ( TiaCarmenDesertRidge.com) feels almost futuristic in its clean, architecturally precise design and complements both a sophisticated outfit or daring minidress. And the menu? It is a celebration of how to transform ingredients from the Sonoran Desert into James Beard Award-worthy dishes.
There are other gems to discover at local hotels, as well, especially if you’re willing to roll the dice at one connected to a local casino, such as Ember at We-Ko-Pa Casino Resort or Orange Sky at Talking Stick Casino Resort. By definition, an ember is a glowing coal or piece of wood in a fire. These small pieces can ignite a fire that lights the sky and warms the soul. Just like those little sparks, Ember ( WeKoPaCasinoResort.com) is setting the culinary community on fire. Upon entering, there is a grand piano—a throwback to fine-dining establishments of eras past—and glowing bar that leads to a series of intimate plush booths and a massive outdoor space with a gleaming fire. The menu plays on tried-and-true steakhouse favorites but also offers modern twists such as a wagyu beef program and Wine Spectator–awarded wine collection.
Orange Sky ( TalkingStickResort.com) similarly stuns from the onset because it is only accessible via an elevator ride to the 15th floor of Talking Stick Resort. Dark and moody by design, the space lets the city lights from below and menu do all the talking. It joins Ember as a Wine Spectator winner and certainly also boasts steakhouse staples but sets itself apart by offering exotic proteins—think antelope, bison, deer, and even boar—for those who wish to take a walk on the wild side.
Finally, there are still ultra-intimate enclaves where romance rules that may have not yet been explored, including Sel, Reserve, and J.T. Prime Kitchen & Cocktails.

The patio at Ember
ZuZu

Sel (SelRestaurant.com) is nestled into a sea of art galleries and see-and-be-seen lounges in Old Town Scottsdale’s entertainment district, yet it feels like walking into a sophisticated Miami hot spot. Awash in white with crystal chandeliers hanging from the ceiling and modern art (yes, that is David Bowie!) on the walls, Sel is inspired by the chef-owner’s travels around the world and work in some of the finest restaurants across the globe, including French Laundry. Reserve ( ReserveScottsdale.com) is a stone’s throw from Sel yet feels like stepping into a posh European eatery. It glows under the night sky thanks to the interior’s romantic candlelight, as well as the sparkling lights dripping from the sky on the ultra-exclusive patio. The menu is an exploration of the finest cuts of meat and hard-to-procure seafood and shellfish. It also offers what looks like literal mountains of caviar and truffles, plus other sweet and savory surprises. Also in the Old Town corridor, J.T. Prime ( JTPrimeKitchen.com) is a fashionable feast for all the senses. A series of private rooms—many with black walls, curtains, and furniture juxtaposed by audacious art pieces—versus a main dining space and bar, a reservation here feels like a VIP invitation to an exclusive space as special as the dishes are delectable.

IF THESE WALLS COULD TALK, THEY’D SING. FROM A-LIST ACTORS TO THE WHO’S WHO OF NASHVILLE, HANDLEBAR J IS A GO-TO
An Iconic Destination

ARTICLE BY BY GEORGANN YARA | PHOTOGRAPHY BY DANIELLE MUCCILO

For more than half a century, some of the most legendary musicians and celebrities have strolled through Scottsdale’s Handlebar J.
Some were chart toppers like Lee Anne Womack and Jason Aldean, who craved the venue’s authentic personality and wanted to soak up live performances in a low-key setting where they could enjoy a bite and sip without fuss.
Others such as Lyle Lovett, Vince Gill, Toby Keith, Kiefer Sutherland, and Kris Kristofferson were customers and performers who sat in with the house band. Waylon Jennings played here in its earliest years—even before it was known as Handlebar J— and James Hetfield, guitarist and co-founder of Metallica, took the stage once, as well.
And movie stars past and present, including Buster Crabbe, Dick Van Dyke, Matthew McConaughey, and Jimmy Fallon have been drawn to the bar’s unique mélange of Arizona history and Southwest charm.
This kind of clientele have made Handlebar J the in vogue place to be to celebrate country music in the desert.

A mural on the west side wall reads, “Welcome to North Scottsdale,” a nod to its past when Phoenix was not the sprawling metropolis it is today. Each letter is a likeness drawing of some of these stars who have been in over the years, paying respects to the legendary establishment that kept the city buzzing even if it meant doing it solo.
“Back then, Handlebar J was considered out in the sticks … nothing around us for miles,” owner Ray Herndon, 64, recalls. “It’s an iconic wall now.”
Herndon’s connection with Handlebar J began when he was 7 and his mother worked as a server and his father was the singer and bass player for the house band. Since opening in the early 1960s, the venue underwent a couple of ownership changes and a name change from its original Wild Bill’s.
Herndon’s parents, Brick and Gwen, purchased the establishment from the previous owners in 1975. Herndon, a professional country music artist known for being a key member of groups such as Lyle Lovett’s Large Band and McBride & the Ride, took on a more official and steadier role at the bar in 1986, when he and his brother Ron formed the house band The Herndon Brothers.

This proved to be a turning point that drew guests anxious to dust off their boots, sneakers, sandals, and pumps and get in.
“The crowd got much younger, louder, and it had more of a club atmosphere,” Herndon says. “It became the place to go. There were lines to get in.”
In fact, Herndon is a reason why many country stars swing by when they’re in town, either to enjoy the restaurant’s signature ribs and flame-grilled Angus beef burgers, get up and play to the crowd, or all of the above.
Herndon was also key in SiriusXM’s decision to debut its Outlaw Country channel at Handlebar J in 2004. The previous year, Herndon and Jessi Colter, country singer and Waylon Jennings’ widow, collaborated on a tribute to Jennings at Handlebar J called “The Outlaw Connection” that drew country music stars, including Colter and Jennings’ son Shooter. The next year, the tribute caught the attention of SiriusXM, which chose the event and venue to launch the channel with Herndon and Colter co-hosting that show with “Little Steven” Van Zandt, the creator and programmer of Outlaw Country.
After his parents passed away, Herndon took over full ownership of Handlebar J.
Today, Herndon maintains the integrity of the bar while adapting it to contemporary times. Adding more high-top tables to cater to live musicgoers, bringing in different genres of music, and other aesthetic touches are among the ways he’s accomplished this.
When asked why Handlebar J has stood the test of time, Herndon mentions many reasons that span the bar’s history to the talent that has graced the stage over the decades. However, the appeal lies in something less tangential.
“Handlebar J is where Western hospitality is always a tradition and we’ve tried to keep that culture. That’s what we strive for on a daily basis,” Herndon says. “It’s about keeping what we have alive. It’s a diamond that’s gone a little bit unseen … a diamond in the rough that’s been in front of people’s eyes, but they don’t see it sometimes.” HandlebarJ.com

LIVING WITH LOLO CREATES A NEW AESTHETIC FOR A HOMEY SANCTUARY
Living room

“When I bought this house, the views instantly captivated me,” says Lauren Lerner of Living With Lolo. “The combination of being situated on a golf course with stunning mountain views and breathtaking sunsets is truly remarkable.”
Lerner, along with her team, was the designer and general contractor for this renovation project. She aimed to optimize those views and preserve the 5,000-square-foot, four-bedroom, five-bath home in North Scottsdale’s original Southwestern architecture.
“While we updated the exterior with some painting touch-ups, we aimed to infuse a modern Southwestern aesthetic indoors,” she explains. “This transformation brought the house in line with modern style without clashing with its exterior charm.”
The Living With Lolo team aimed to bring the desert hues of the outdoors seamlessly inside. To do so, they incorporated a variety of textures into the design, maintaining neutral palettes with delicate hints of color. A dark green cement tub, handmade grass-cloth wallpaper, and plaster fireplaces add unique touches that make the home truly distinctive.
The heart of this home is its chef-inspired kitchen, which features custom cabinetry, sleek quartz countertops, and high-end appliances. There’s also the primary suite, which offers a spa-like bathroom and a private outdoor sitting area.
And while many rooms are on the main floor, a curved staircase to the second floor leads to a spacious game room and private guest suite.

Soft sand. Lapping waves. An iconic resort.
Gurney’s Montauk Resort & Seawater Spa in Montauk, New York, is the only luxury year-round resort in the posh Hamptons situated directly on the beach. The views from the resort and 2,000-foot-long private beach are incredible, and its charm, elegance, and experiences make it a must-visit.
THEN & NOW
Built in 1926 by Montauk local Maude Gurney, the locale debuted with just 20 rooms and the name Gurney’s Inn. Today, it has 158 rooms, suites, and beachfront cottages, a private Beach Club and cabanas, an indoor seawater-fed pool, a state-ofthe-art fitness center, and amenities such as the recently renovated, 30,000-squarefoot Gurney’s Seawater Spa.
Over the years, Gurney’s also added another iconic property to its portfolio—Scottsdale’s Sanctuary Camelback Mountain.
THE ROOMS
The spaces here were designed to capture the stunning water views, so all rooms have either a partial ocean view, ocean view, or are oceanfront with direct beach access so that you can step out and have your toes immediately in the sand.

THE FOOD
There are several on-property eateries, from the casual lounge around the resort’s large firepit to the more traditional sitdown Tillie’s—an American kitchen offering seasonal classics—and Scarpetta Beach restaurants. Scarpetta Beach has a casual yet upscale feel, and it offers Italian classics and fresh seafood in a nautical-inspired setting with floor-to-ceiling windows.
THE SPA

“It’s about being creative enough, imaginative enough to see what something can look like years from now.”
However, Rose is also a behind-the-scenes power player responsible for some of the most stylish events in the city. This is where he gets a break from his more well-known gig, which has given him the skills to make those side enterprises happen.
“The day job has definitely influenced and helped me understand how moonlighting works,” says Rose, who also produces musicals such as Tiananmen , The Ghost of John McCain , and Americano! “The fashionable events and musicals are similar to what you do for clients and campaigns. There’s a similar progression that happens.”
BENTLEY SCOTTSDALE POLO CHAMPIONSHIPS
The Bentley Scottsdale Polo Championships, one of the most perennially in vogue signature events in
the state, has brought the elite blue-blood sport to the desert, and over the last 13 years, it’s also become the most-attended polo event on the continent.
“I believed in the beauty, the fashion, the style of it all … we’ve really got something here,” says Rose, who created the fete in 2011.
The next year, top American polo player Nic Roldan participated, which sent the message that the event was more than style. It also had legit athletic substance.
“It was a combination of entertainment elements that is unique to sport and style,” Rose says.
The elegance promises to be enhanced this October with the addition of night polo matches. Thanks to the city of Scottsdale installing lighting around the pitch, guests will dine under the stars and savor a unique outdoor event that has not been done anywhere else in the country.

SCOTTSDALE FERRARI ART WEEK
Rose has a hand in another new event that promises to make a splash.
Trey Brennen of T.H. Brennen Fine Art called Rose with the idea of holding a major art event in the Southwest. Rose didn’t hesitate, and the Scottsdale Ferrari Art Week was born, making its WestWorld debut next March.
GETTING STARTED
A native Phoenician, Rose worked for a public relations firm right out of college. But he spent his spare time on his true passion: politics.
“While others were at bars, I was running campaigns,” he says.
Inspired by his grandfather’s robust entrepreneurial spirit, Rose had the confidence to go out on his own.
“It was me, an executive suite, and a fax machine,” Rose recalls.
It didn’t take long for Rose’s reputation as someone who makes results happen to spread. Soon, he was doing crisis communication on multiple continents. Over the years, hall of fame athletes, boxers, and titans of industry are among those who have come to Rose when their worlds are crumbling.
THE FUTURE
And whether it’s rescuing the powerful from deep and dark waters or showcasing the beauty of polo beneath the desert night sky, it all comes down to true long-view vision.
“It’s about being creative enough, imaginative enough to see what something can look like years from now,” Rose says.
The Bentley Scottsdale Polo Championships returns Oct. 26, 2024, while Scottsdale Ferrari Art Week debuts in the heart of tourist season next year on March 20-23, 2025.
