WHAT IS A DSCR LOAN?
A DSCR loan is approved based on a property’s ability to generate income (its debt service coverage ratio) rather than a borrower’s personal income. The financial equation below is used to help assess the property’s ability to generate enough income to cover its debt obligations.2

HOW IS DSCR CALCULATED?
DSCR is calculated by dividing the Net Operating Income (NOI), also known as its total profitability, by the total annual Debt Service. A DSCR greater than 1.0 indicates that a property produces more income than necessary to meet its debt requirements.2
WHAT ARE SOME FACTORS THAT AFFECT DSCR?
Rental income: Rent sets the foundation of NOI, with higher rents resulting in higher DSCR.
Operating expenses: Since NOI is calculated as revenue minus operating expenses, higher operating expenses lead to a lower NOI, which in turn can result in a lower DSCR.
Interest rates: In the DSCR calculation, debt service is referred to as debt obligations including interest. As such, high interest rates can increase debt service and result in a lower DSCR.3

How Pam Pannacci and Lyssa Uchida Built Amie House, a Place Where Care and Connection Go Hand in Hand.

If laughter were medicine, Pam Pannacci and Lyssa Uchida of Amie House would be the best healers in town. When you sit down with them, their laughter is contagious, their energy uplifting, and their friendship instantly puts you at ease. Spend an hour with them, and you’ll walk away with sore cheeks from laughing too much and a heart that feels a little fuller—something their clients know well.

When Pam and Lyssa first crossed paths, it wasn’t in a polished spa or cozy wellness space. Instead, they were both renting space in a hot, noisy loft above a Pilates studio to see clients. Each ended up there out of necessity, at a career crossroads. Pam had recently relocated to the South Bay, working to rebuild her aesthetics practice with a focus on inflammatory skin conditions. Lyssa had turned a personal interest in massage into a profession after losing her job during the 2008 recession. She remembers buying her first massage table at 18 and always feeling drawn to the power of touch, a passion that finally became her path when life opened the door.
Despite being on different journeys, they clicked immediately. “I’m a micro-visualization person. She’s a macro-visualization person,” Lyssa said. “Through friendship and the same circumstances of a less-than-ideal location, we kept talking about what we would appreciate as providers and what we wanted to create for the community.”

Pam and Lyssa eventually left their noisy loft and opened Amie House in Redondo Beach on July 1, 2021—right across from a COVID testing site. “We looked out the window and wondered if we had made the biggest mistake,” Lyssa remembered with a laugh. Instead, their vision flourished. Today, Amie House is a boutique wellness collective that feels more like home than a spa. Independent practitioners offer facials, advanced skincare, massage, bodywork, and even dry float therapy—all with a focus on comfort, connection, and care.
The name “Amie”—French for “friend”—captures the heart of the business. It reflects not only the bond between Pam and Lyssa but also the relationships they build with clients who often share life’s biggest moments: weddings, losses, pregnancies, and caregiving journeys. Family ties also inspire their work. Pam recalled childhood trips to beauty counters with her grandmother, while Lyssa remembered her grandfather’s skilled, therapeutic touch, which inspired her own approach to massage. “That was one thing we both recognized is how much our family inspires the work we do,” said Lyssa. Framed photographs of their grandparents greet clients in the waiting area, a reminder that warmth and care are the foundation of everything they do.
Community is another cornerstone. Each November, guests contribute to the Wall of Gratitude, jotting down on leaf-shaped post-it notes what they’re thankful for—whether it’s family, friendship, or even Taco Bell’s vegan menu. “You don't have to make any purchases. It’s just what you're grateful for,” explained Lyssa. “Then we sit down and we usually have a little bit of red wine, and

we read through them. We kind of giggle." Winners are selected and receive a free 30-minute session, a product, or gift cards donated by local businesses. Throughout December, Amie House hosts its Giving Christmas Tree, collecting food and supplies for animals in need to be donated to SPCA LA. “When clients bring dog food, cat food, or any kind of animal supplies, they get to take a gift from the Christmas tree,” said Pam. “So it's really fun. By the end of the month, that room is filled to the brim,” she added proudly. “Last year, I think we did five Prius loads,” said Lyssa. “When we say it's packed, it's packed. I feel like we make a big impact that way too.”
Pam and Lyssa’s complementary partnership drives Amie House. “She's the engine, full steam ahead,” Lyssa said. “I’m the caboose. I pull her back when needed, but I can also ride her coattail.” They push each other to dream bigger while staying

grounded in the practical realities of running a business. Their vision includes a larger space to host community events, cooking classes, and wellness workshops, as well as welcoming more independent practitioners.
Above all, Amie House exists because of friendship. “I’m so thankful I have such an amazing partner and friend,” Pam said. “[Lyssa] is like the sister I never had.” Together, they’ve built more than a wellness collective— they’ve built a home where laughter, care, and connection are the true treatments, leaving every client with a heart a little fuller than when they walked in.

REDONDO BEACH CITY LIFESTYLE: WHAT TYPES OF ACCIDENTS OR INJURIES TEND TO RISE DURING THE HOLIDAYS, AND WHY DO YOU THINK THAT IS?
MARK SWEET: The holidays bring joy and celebration, but they also tend to bring more accidents. We often see an increase in car crashes especially from distracted or impaired driving as people rush between gatherings or drive longer distances. Slipand-fall injuries also rise, whether from crowded shopping centers, wet store floors, or simply the chaos of holiday decorations. People are juggling a lot, and that added stress and distraction can make accidents more likely.
RBCL: WHAT ARE YOUR TOP THREE TIPS FOR FAMILIES TO STAY SAFE WHILE TRAVELING OR GATHERING DURING THE HOLIDAYS?
MARK: 1. Slow down and plan ahead. Rushing is when mistakes happen. Build in extra travel time so you don’t feel pressured. 2. Stay present. Whether it’s behind the wheel or at home, minimize distractions, no texting, no multitasking while driving or cooking. 3. Watch out for fatigue. Long drives, late nights, and holiday stress add up. Rest before you travel so you’re alert and aware.
RBCL: DRIVING IS SUCH A BIG PART OF THE SEASON. WHAT ARE THE BIGGEST DANGERS PEOPLE OFTEN OVERLOOK WHEN THEY HIT THE ROAD FOR HOLIDAY TRAVEL?
MARK: People often underestimate just how tired or distracted they are. You might think, “It’s only a two-hour drive,” but drowsy driving is just as dangerous as drunk driving. Another overlooked risk is weather. Even in California, holiday travel can

take you into areas with rain or icy conditions. And finally, it’s the small distractions, GPS adjustments, reaching for food, or holiday stress that can cause the biggest accidents.
RBCL: WHAT KINDS OF EVIDENCE SHOULD ACCIDENT VICTIMS PRIORITIZE COLLECTING EARLY ON—LIKE PHOTOS, EYEWITNESS CONTACTS, OR EMAILS?
MARK: The most important thing you can do after making sure you’re safe is to document everything. Photos of the scene, vehicle damage, and injuries are invaluable. Eyewitness contacts can make or break a case, since their perspective adds credibility. And don’t overlook paperwork, medical records, insurance communications, even text or email exchanges about the incident can all be powerful evidence later.
RBCL: WHEN DOES IT MAKE SENSE TO CONTACT AN ATTORNEY AFTER AN ACCIDENT?
MARK: The sooner, the better. Even if you’re unsure whether you’ll pursue a case, speaking with an attorney early protects your rights. Insurance companies move quickly, and their goal isn’t to pay you fairly, it's to minimize costs. An attorney levels the playing field and makes sure you don’t unintentionally say or sign something that could hurt your claim.

The best advice I’ve ever received came from my godmother, a woman who ran her world with grace and grit. She told me, “The best leaders learn to delegate everything.” At first I bristled—surely I could do it all. But the moment I started trusting my team, our work got sharper, our clients happier, and my creativity finally had room to breathe. Delegation isn’t stepping back; it’s stepping up with intention.
As for a Thanksgiving tradition that fills me with gratitude: setting the table. I go all out on the details and favors—layered linens, handwritten place cards, tiny keepsakes at each setting, sprigs of herbs tucked into napkin rings. It’s my love language in centerpiece form. The table becomes a story: where we’ve been this year, who we’re honoring, and how we’re celebrating together. Watching guests discover their little favor, seeing their names thoughtfully placed—those quiet sparks of delight remind me why hospitality matters. It’s not just a meal; it’s a curated moment of care. And that, to me, is the heart of thankfulness.

Don’t Be Afraid to Make a Change…Be the Person You Were Meant to be. As a work and life balance coach, I often fear how people hold back from pursuing their true passions and being the highest version of themselves. I experienced corporate burnout after 32 years and needed a change. I asked myself- “Who was I? What’s next? How do I get there?” Change is often daunting, but it’s essential for personal and professional growth.
Many people cling to their comfort zones, but those who embrace change and push through the discomfort often find new strengths and opportunities. In a world that is constantly evolving, being adaptable is essential, enhances creativity, and fosters resilience. Stepping into the unknown can be frightful, but another life waits that is full of purpose, joy, and aligned with your best values.
My favorite Thanksgiving tradition is to make homemade sweet potato pie handed down from generations—my signature dish for the Thanksgiving table. It gives me great joy to make this for not only my family, but as a gift for neighbors and close friends to serve on Thanksgiving. The process takes about three hours and is a true labor of love.


The best advice I’ve ever received is that you can’t pour from an empty cup. Over the years, both as a medical esthetician and as a woman balancing life’s demands, I’ve learned how true that is. It’s easy to give everything to others and leave little for yourself, but lasting beauty and health come from balance. I’m grateful for this wisdom because it reminds me, and my clients, that nurturing yourself first creates the energy to care for others.
One of my favorite Thanksgiving traditions is cooking together with family. The kitchen gets a little crowded, but that’s part of the fun. There’s laughter, taste-testing, and sometimes a bit of chaos, but in the end, it always comes together. It’s not just about the food...It's about the connection, the stories, and the love that goes into every dish. Those moments fill my cup in a way nothing else can, and I carry that gratitude with me long after the holiday ends.

Trust the Process. This advice may be cliche, but it applies to my life. When I’m arranging a piece, sometimes there are moments when I think, “I don’t like this...” and want to start over. But if I keep going, the design blooms into a piece I love.
As a mom of three, there are days I feel overwhelmed. Yet I know the struggles are temporary— small stepping stones to my kids growing into good humans. The struggle is the journey, and everything happens for a reason. I still struggle to struggle but remind myself that it’s just a part of the big picture.
The Thanksgiving tradition I’m extra grateful for is celebrating my two sons’ birthdays. My first son was born on November 22—Thanksgiving Day that year—and my third son was born on November 28, also Thanksgiving Day. The earliest Thanksgiving can be on a calendar year is the 22nd and the latest is the 28th. Having sons born at both ends of that range reminds me how grateful I am to be a mom of wild yet wonderful children. I’d love to start a tradition of pumpkin pie with two candles at our Thanksgiving meal, singing them “Happy Birthday.”

Plan the Perfect Feast: Wine Pairing and Hosting Tips from Kristin Fauth, WSET Level 2

For Redondo Beach resident Kristin Fauth, wine began as a passion, not a career. While traveling frequently for her job, she chased every opportunity to explore wine country. People kept asking, “Why not work in wine?” To deepen her knowledge, Kristin took WSET courses to understand the science behind winemaking. She has since spent the past seven years as a wine sales representative, bringing her expertise to every pairing.

After appetizers, Kristin suggests building gradually from sparkling to white wine, then to reds. “You don’t want to overpower your taste buds with heavy stuff right at once. You want to build on it.”
For Thanksgiving sides, she turns to Sextant Chardonnay. “This is buttery mashed potatoes’ best friend. It has those fruity notes, which makes it stand out even more in contrast to that buttery, heavy flavor profile of mashed potatoes.” For turkey, Pinot Noir takes the spotlight. “Pinot is definitely my choice for the main course… It gives you all the cherry and the cola and the notes that you want to lift up the turkey flavors.”
For hosts who want to keep it simple, Kristin says one wine varietal can carry the meal. “If you’re going white, I’d go with Chardonnay. If you’re going red, I’d go Pinot. They’re both light enough but big enough. It’s the Goldilocks section. You don’t want something that’s too big or too small. You want something just right.”
When planning your wine and food lineup for Thanksgiving, Kristin says it’s all about harmony. “It’s always about balancing your wine and your food.” With a rich Thanksgiving spread, she recommends wines with higher acidity, which brighten flavors and cut through heaviness.
Kristin likes to kick things off with a celebratory pop. “My favorite starters and finishers are always bubbles. People get excited to have something in their glass as soon as they show up.” Her pick is the Paris Valley Road Sparkling, made in the méthode traditionnelle—the classic French process of producing sparkling wine—for added flavor complexity. For those who prefer still wines, Kristin recommends a crisp Sauvignon Blanc with appetizers or a fresh salad. As for glassware, use a flute for sparkling wines, while a pinot-shaped glass—with a wide bottom and narrow top—delivers a more intense, aromatic experience.


Kristin encourages flexibility to go with traditional Thanksgiving desserts. “You can get a Riesling, Port, or something heavier.” Kristin prefers to end with sparkling wine, which serves as a palate cleanser.
Bubbles: Open as guests arrive for a celebratory moment.
Whites: Open with the courses, chilled properly.
Reds: Open when the turkey comes out. For special, vintage reds, decant at least three hours ahead.
Kristin encourages hosts and guests not to fear experimenting. She admits, “I was always the ‘ABC’ girl—Anything But Chardonnay. When they started pouring it into a proper Chardonnay glass, I was like, ‘Oh! Okay. Yes.’ My world really opened up and changed.”
Most importantly, Kristin reminds us that wine is about joy, not rules. “There’s no wrong way to drink wine unless it’s out of a solo cup.”

The founders of City Lifestyle, through their private foundation, are once again launching its annual Christmas Giving Campaign—a heartfelt effort to seek out and support individuals and families who have quietly fallen through the cracks. The mission is simple: to bring light, dignity, and hope to those who need it most.
Since its beginning just four years ago, this initiative has grown from a humble idea into a life-changing movement. Last Christmas alone, more than 200 families across the country received unexpected support—financial relief, but also something even more powerful.
“We don’t just send checks,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “We send a message: You are seen. You are loved. And you are not forgotten.”
Together with City Lifestyle President Matthew Perry, Steven has helped shape this into a tradition that goes far beyond charity. “This is about community,” Matthew adds. “We believe we’ve been blessed, so now we get to be a blessing.”
Every story begins with a nomination. Often, it’s a neighbor, coworker, friend, or teacher—someone who’s been quietly carrying too much for too long. One past recipient, after receiving unexpected support during a time of deep personal struggle, wrote:

“Beyond the very practical solution of receiving funds to fix my car, this thing you guys worked together to do is bigger than that. I carry the Christmas card you sent in my purse. When things get really hard, I pull it out and remember what it felt like to be seen. That card represents hope— that change for the better is possible. I’m not sure how many people get to carry hope around in their purse. But I do.”
Another wrote in after her husband was diagnosed with aggressive brain cancer and unable to work:
“This support has blessed our family not only financially, but emotionally and spiritually as we trust God to meet our needs throughout this difficult time. Thank you to our anonymous friend and to your foundation. What a joy and gift to be part of God’s family!”
Each year brings countless stories like these—real lives touched by simple acts of kindness. Some use the funds to pay overdue bills, others to afford groceries, medication, or repairs. But no matter the circumstance, the impact is the same: hope is restored.
This season, you have the opportunity to be part of that. The campaign is now open to nominations—completely confidential and prayerfully considered.
