Nevada Turf Law Deadline Nears: Secure Water Rebates Now
The deadline for businesses, HOAs, condos, and apartments to replace decorative grass is approaching. The Nevada nonfunctional turf law prohibits the use of Colorado River water to irrigate decorative grass after 2026. Properties across the valley have already taken steps toward compliance with the law. The Summerlin Council replaced 270,000 square feet of grass with drip-irrigated landscaping, which saves nearly 15 million gallons of water annually and earned a cash rebate of $450,000 from the Southern Nevada Water Authority. Secure a rebate for your business while cash incentives are available. snwa.com.

How designer Dee Gaddy brings warmth, individuality, and timeless depth to every space
When it comes to home style, most of us crave those wow moments, the kind that invite you to sink into your favorite cozy corner and enjoy your own space or host proud, impromptu dinner parties. But as Dierdre “Dee” Gaddy, founder and principal designer of Las Vegas-based Design Republic LLC (designrepubliclv.com), would say, true style is less about jaw-dropping glitzy spectacle and more about how a space makes you feel as you walk in the door.
“A well-designed space should feel like a natural extension of who you are. That’s where we thrive,” Dee says. Her philosophy radiating warmth well before you ever see her design in person.
Dee’s own design journey is what vision boards are made of. Equal parts dreamer and doer, she imagined a business devoted to authentic creativity and deep, lasting client relationships, something distinctly rare in a fast-paced, often impersonal design world.
“After years of collaborating with developers and firms,” Dee recalls, “I realized that what truly sets a project apart isn’t just the design, it’s the relationship behind it.” That realization became the backbone of Design Republic, a boutique firm that specializes in luxury residential spaces.
You’d expect a designer who has lived in both culturally vibrant Jamaica and desert-chic Las Vegas to value texture and personality. True to form, Dee describes her “organic modern meets timeless elegance” style as the result of obsessively honing the perfect balance: “Our signature style is rooted in modern minimalism, but it’s never cold or sparse,” she clarifies. “We believe in warmth, depth, and organic design.” For Dee, the ultimate inspiration comes from architecture, wellness, natural materials, globe-trotting adventures, and the stories her clients bring to the table.
So, what defines “style” right now? For Dee, it’s not a list of trends you’re doomed to regret after the next design cycle. It’s personal. “Style today is about individuality; it’s less about strict trends and more about creating a space that tells the client’s story and offers a place of respite,” she says. That’s not to say her interiors are immune to trends—far from it. Dee weaves in what’s current through the clever use of accents, letting them “evolve over time without losing the room’s core identity and functionality.” Her secret? Timeless foundations: quality materials, clean lines, layered textures, and, yes, plenty of space to breathe.
If your vision of a designer-client relationship involves stuffy presentations, think again. Dee approaches every project as a new partnership, starting with “deep listening.” She wants to know what brings you joy, your quirks, even your daily coffee rituals.
“Every project begins with deep listening. We ask many questions, learn about their lifestyle, values, and what brings them joy,” Dee explains. The initial consultation involves intimate interviews and collaborative Pinterest boards, where clients can interact right alongside Dee. “It helps both parties align early in the process,” she says, ensuring no detail gets lost in translation.
Once the vision starts to crystallize, Dee’s team moves into interior architecture territory—space planning, laying out lighting and mechanicals, and, sometimes, gently negotiating with the budget. From there, cutting-edge 3D renderings bring the concept to life, offering a clear picture of the final space long before construction begins.
“Clients can see the vision start to come together and can approve exactly what they are getting before it’s built,” says Dee. By the time the final reveal arrives—furnishings artfully in place, light dancing across custom drapes—Dee’s clients typically have that
dream-home moment. “The final reveal is one of our favorite parts, it’s where the vision becomes real and you see the client’s reaction to moving into their dream home!”
For those itching to elevate their own pad, Dee’s advice is refreshingly pragmatic and stylishly simple. “Invest in fewer, better pieces. Quality over quantity always wins,” she urges. And don’t fear the empty corner, “Sometimes what you don’t put in a room makes the biggest impact. Be intentional.” If you’re itching for instant gratification, forget the parade of pillows and focus on one high-impact change: custom drapery. “Swap out store bought panels and builder grade blinds for custom drapes. They instantly
make a room feel elevated and finished.” According to Dee, these details transform not just the way your room looks, but how it lives.
But beyond the cleverly layered textures or that perfectly curated armchair, Dee always circles back to her core conviction: “We truly believe that design is not about perfection, it’s about connection.” In a world of endless remodels, which might just be the most timeless style secret of all.
So next time you’re pondering a home refresh, channel a bit of Dee’s “organic modern” wisdom—and remember, the most beautiful rooms are the ones that tell your story. Style, after all, starts with you.

Harvard-trained ophthalmologist
Dr. Eissa Hanna delivers elite care and VIP service
ARTICLE BY STACEY ESCALANTE
PHOTOGRAPHY BY CASEY JADE
Dr. Eissa Hanna’s path to medicine was anything but conventional. At just 15, he tested out of high school to hit the road with professional musicians, trading textbooks for a keyboard and the open road. “I couldn’t sit through school,” he laughs, recalling those early years. For seven whirlwind years, he lived life in the fast lane—until he didn’t.
Eventually, Dr. Hanna exchanged the stage for the lab, enrolling at the University of California, Davis, where he earned a degree in biochemistry and cell and molecular biology with a minor in classical literature. “I worked in the lab for four years as a molecular biologist, getting paid to publish articles and having the time of my life.”
But he wasn’t content to be—in his words—a “lab rat.”
A transformative medical mission to Haiti changed everything. Inspired by his father’s philanthropic values and the deep need he witnessed firsthand, Dr. Hanna began to consider a career in medicine. It wasn’t until a rotation in a pathology lab, where he met a charismatic ophthalmologist, that his vision crystallized. “I don’t think I’ve ever made a better decision. I’m not sure if it was chance or the universe guiding me, but I loved it.”
That passion took him to Harvard University, where he completed a prestigious fellowship in ophthalmology. Afterward, Dr. Hanna moved west, joining the University of Washington as an associate professor in
ophthalmology. For 10 years, he thrived in Seattle, trading his car for city strolls and devoting himself to clinical research and patient care. But when the pandemic hit, everything changed. “The city morphed into something unrecognizable. It was time for a new chapter.”
In March 2021, he made his move to Las Vegas—sight unseen. After a short stint with a medical group, Dr. Hanna knew it was time to build something of his own. In September 2024, he opened Precise Sight, his private practice located in the Summerlin Hospital Medical Plaza.
With state-of-the-art technology and procedures like laser-assisted cataract surgery and eyelid lifts, Dr. Hanna ensures patients no longer need to leave the state for world-class ophthalmic care. “I serve everybody,” he says. “I came from the university system, so I’m equipped to manage a broad spectrum of conditions and give every patient 100 percent.”
True to his vision, Dr. Hanna has reimagined the patient experience. At Precise Sight, there are no long waits in
sterile rooms. The dilation area features TVs, snacks, and games to keep patients relaxed and entertained. “We treat people special. They’re not just numbers here.”
This dedication extends to every detail—including the clinic’s design. From carefully curated artwork to a warm, inviting atmosphere, Dr. Hanna’s appreciation for aesthetics is evident. “It doesn’t feel like a doctor’s office. I view life through the eyes of an artist. Everything I see is art. When I was young, mowing the lawn was art. Shopping for dresses for my girlfriend is art. Interior design—it’s all about perspective.”
Dr. Hanna’s “eye for style” doesn’t stop at decor. He’s also known for his fashion-forward wardrobe and sleek eyewear, merging form with function in and out of the clinic.
“I came to Las Vegas not knowing what the future would bring,” he says. “But I’ve found best friends, relationships, and community here. It feels like I’ve made a second family—and it was completely unexpected.”
From touring musician to Harvard-trained surgeon, Dr. Hanna proves that vision—both literal and figurative—can change lives.

Upgrading Your Landscape: The Cool Thing to Do This Fall
It may not feel like it now, but the cooler days and nights of fall will soon wrap Southern Nevada in their chilly embrace—which means, it’s the perfect season to convert your thirsty grass to a water-efficient landscape.
The time to start planning is now—and the Southern Nevada Water Authority (SNWA) has the tools you need to save water, lower your monthly bill, and enhance your home’s curb appeal. All with the click of a mouse or the tap of a screen!
Start by enrolling in the SNWA’s Water Smart Landscapes Rebate Program (WSL) at snwa.com. Through WSL, qualifying single-family homeowners can receive cash rebate incentives for each square foot of grass replaced with drip-irrigated landscaping.
To help plan your water-smart landscape, the SNWA website features sample landscape designs for a variety of lifestyles, plus a comprehensive list of desert-adapted plants and trees. You can get a sense
of what your new landscape will look, smell and feel like by visiting the Springs Preserve Botanical Garden. Find out more at springspreserve.org
Drip irrigation delivers water slowly and efficiently, which means it should run less often, but for longer periods, than sprinkler systems for grass. New trees should be watered long enough for moisture to reach 18 to 24 inches into the soil to encourage strong root growth. The SNWA offers helpful tips on its website to help you avoid overwatering your plants and trees.
Upgrading to Water Smart Landscaping is easy, and the benefits are long-lasting. Learn more at snwa.com.
For WSL program criteria, tips and resources, and to enroll, visit snwa.com today.
Installing trees in a new landscape is vital to provide cooling shade during our hot summer months. As part of the WSL program, the SNWA’s Tree Enhancement Program pays new WSL participants a bonus of $100 for every new tree installed (up to 100 percent canopy coverage).
A list of qualifying trees is available at snwa.com.
SECURE, Stylish, AND SELFAWARE

It usually begins innocently enough. A casual scroll before bed, a curated carousel of “just for you” pieces, and a well-placed flash sale that appears almost too perfectly timed. In less than a minute, your order is confirmed. Tomorrow, it ships.
This is the new ritual of retail: elegant in its efficiency, frictionless by design, and powered by technologies most consumers never see. What once required a leisurely afternoon of browsing now unfolds in the palm of a hand, guided not by stylists or seasons, but by algorithms trained to know us intimately.
Yet beneath the gloss of personalization lies something far more intricate. After more than two decades in technology and cybersecurity, I have come to see fashion’s digital evolution not only as a matter of taste, but also as a matter of systems. These systems are quietly sophisticated, engineered to monitor behavior, anticipate desire, and keep us tethered to a cycle of beautifully disguised overconsumption.
THE ENGINE BENEATH THE ELEGANCE
Fast fashion has evolved into a global engine of speed and scale. Today’s most dominant brands operate with the precision of tech companies, responding not to creative direction but to real-time data. What once took

months to develop is now replicated and shipped in days.
Some companies, like Shein and Temu, release thousands of new items per week, using consumer engagement as a feedback loop. The consumer becomes the trend forecaster and focus group, often without realizing it.
It is a business model that rewards immediacy and thrives on volume. But its true brilliance lies in something less visible: its ability to make desire feel organic when it is anything but. What feels personal is, in fact, deeply programmed.
STYLE, SURVEILLANCE, AND THE COST OF CONVENIENCE
While these applications bring unprecedented access and convenience, they also raise significant concerns about privacy and security. Digital storefronts collect far more data than style preferences. They gather location data, device details, browsing behavior and sometimes even request access to personal photo libraries or microphones.
These are not hypothetical concerns. Major players in the fashion e-commerce space have experienced significant breaches, compromising millions of user accounts. In fashion, as in any data-rich industry, privacy is not a guarantee.
A SMARTER WAY TO ENGAGE
The same data-driven tools that have made fashion feel fast and disposable are reclaimed and reimagined by platforms that prioritize intention over volume. These innovations do not reject technology, they refine it.
Wardrobe management applications now use AI to help individuals rediscover what they already own. They catalog existing pieces, suggest combinations, and identify gaps with the precision of a stylist. Rental platforms offer high-end fashion without long-term commitment, extending

garment life while reducing environmental impact. And luxury resale marketplaces use AI to authenticate and personalize the secondhand experience, turning sustainability into a refined process. Even virtual try-on tools and intelligent fit applications are reducing unnecessary returns and minimizing waste while restoring confidence in the digital dressing room.
DRESSING WITH INTENTION IN A DIGITAL WORLD
Fashion has always reflected culture. Today, it also reveals our relationship with technology. What we buy, how we browse, and where we share our data, are digital signals that are shaping the future of technology and AI.
The future of style may still shimmer with innovation; the most meaningful shift will come from our sustained fulfilment.
In a world driven by acceleration, the most luxurious thing we can choose is discernment.

CHIC BATHROOMS
How to infuse your home with elegant, high-end bath design ideas
ARTICLE BY VIVIAN GREGGORY PHOTOGRAPHY BY FERGUSON HOME
Designing a stylish bathroom at home requires more than just selecting tiles and paint—it’s about crafting a serene, well-composed retreat that blends function with indulgence. Today’s luxury bathrooms often reflect spa-like elements: clean lines, natural textures, warm metallics, and thoughtfully chosen lighting and fixtures.
Locally, at the Ferguson Home (fergusonhome.com) showroom, visitors can browse a curated collection of high-end bath products—from sculptural soaking tubs and minimalist vanities to rainfall shower systems and smart mirrors. Displays are designed to feel like a finished space, helping you visualize materials and combinations before making decisions. Incorporating design trends like matte black hardware, textured stone finishes, or soft wood accents can instantly elevate a space. Add in high-tech features—heated flooring, digital shower controls, backlit
mirrors—and you have a room that feels just as thoughtful as any other part of your home.
Bathrooms are rapidly becoming personal design statements. No longer just functional spaces, these rooms are where you begin and end each day—and they deserve to reflect your sense of style and comfort.
The experience of visiting the showroom offers more than product selection. It provides context. Being able to see the scale, finish, and real-world functionality of products side by side helps take the guesswork out of the design process. Hands-on guidance is also available during one-on-one consultations that allow homeowners to explore products with advice from knowledgeable experts. While at the showroom, you can also discover the latest design innovations from leading brands, making it easy to choose the perfect bath, kitchen, and lighting products for your project.
Whether your taste leans clean and contemporary or warm and traditional, Ferguson Home helps make sense of the design journey through carefully styled spaces and expert insight. The showroom acts as both a visual toolbox and a place to explore the intricate details that add polish and personality.

AUDIO VIDEO INTEGRATION
Where innovation and design create harmonious
living spaces
Step into the future of stylish living, where smart technology and refined design work in perfect unison. Premiere Audio Video Integration ( premierelv. com ) has redefined how we think about smart homes—proving that high-tech living doesn’t disrupt interior beauty, but instead enhances it. Under the direction of President and Owner Kim Wicklund, the company designs and installs systems that merge innovative convenience with understated sophistication.
With the current design trends, a truly stylish home means more than curated art or sleek furniture. The most coveted spaces are intuitive, connected, and visually seamless—where technology serves both form and function. “Our approach is rooted in collaboration—with homeowners, interior designers, and builders—to create environments where technology enhances rather than disrupts the aesthetic,” Kim explains. That thoughtful philosophy guides every project, from initial planning to final installation. Whether it’s the secure network behind the scenes, the centralized video systems, or the immersive audio zones, each system integrates with architectural intent. Wiring and equipment are kept discreet or hidden, while speakers, screens, control panels, and even curtains are tailored to flow with the design of the home. One standout feature? The lighting.
Gone are the days of basic overheads or impractical lamps. With smart lighting systems like Lutron’s Ketra, Premiere offers illumination that adapts to your lifestyle and elevates the atmosphere. Whether it’s an energetic dinner party or a quiet evening unwinding, lighting scenes can be adjusted with simple voice commands or preset moods programmed into a phone or wall panel.
“Clients love setting the tone with just a touch, whether for a cozy movie night or a bright morning in the kitchen,” Kim says. “It becomes part of how people interact with—and enjoy—their space.”
Speaking of movie nights, no room highlights the union of technology and drama more boldly than the custom home theater featured in this residence. Designed with motorized blackout curtains, smart dimmable lights, hidden speakers, and seamless video, the room transforms at the press of a button.
“With a single command, the room darkens, the curtains part to reveal the screen, and immersive audio fills the space—delivering both drama and elegance,” Kim shares.
This “immersive experience” translates throughout the home. From the great room to the pool patio, lighting, sound, and video content all operate in unison or independently, giving homeowners total control without compromising aesthetics. For outdoor areas, televisions are expertly mounted with weather-conscious design in mind, while entertainment zones are completed with high-performance yet understated speakers that blend effortlessly into surroundings.
“Style and wires just don’t mix,” Kim adds. “We ensure mounted TVs and tech hardware don’t interfere with a home’s visual flow. That includes cable management, recessed equipment, and flush-mounted installations that prioritize clean lines and subtlety.”
Another thoughtful detail can be found in motorized shades throughout the living spaces. Beyond convenience and energy efficiency, they contribute to a crisp, polished look. Custom fabrics complement the home’s palette—from softer textures in bedrooms to bolder finishes in entertaining areas. And yes, they’re automated. Curtains and shades rise or lower in tune with natural light, time of day, or even a voice command, bringing both function and luxury to daily living.
One feature gaining popularity among Premiere’s clients? Zoned audio control. “Homeowners love creating different listening environments,” Kim says. “Kids can listen to music outside while someone else enjoys a podcast in the bedroom—and it’s all centrally managed. It’s effortless yet personal.”
Discreet yet powerful, installed speakers deliver crisp sound without visual disruption. In the featured home, no two rooms sound—or feel—the same thanks to custom calibration matching each room’s acoustics and use.
What brings this all together is Premiere’s process. From the start, Kim and her in-house team
operate collaboratively by holding design sessions with homeowners, coordinating with architects and interior designers, and tailoring systems to enhance the life and look of the home. The result isn’t a showroom of gadgets—it’s a personalized, high-performance environment that works intuitively and looks intentionally designed.
“Customization isn’t a buzzword for us—it’s how we deliver the best results,” Kim says. “We consider everything: material finishes, furniture layouts, even the client’s daily routines. That way, technology feels like it was always part of the home.”
And when the work , the relationship doesn’t end. Premiere offers 24/7 support, ensuring peace of mind and optimal system performance for years to come.
When “smart” technology feels gimmicky or offthe-shelf, Premiere Audio Video Integration offers a more thoughtful approach. This is smart design with purpose—where innovation runs quietly and beautifully in the background, fully supporting the life and style of those who call it home.
The true measure of luxury? A space effortlessly tailored to how you live—and one that looks as good as it performs.
