Investment by definition is the act of devoting time, effort, energy or finances to a particular undertaking with the expectation of a worthwhile result. We can invest in a lot of things such as our community, our relationships, our finances, and our health with the hope that the effort will have a positive impact.
We can invest in our community by supporting local businesses, schools and local organizations.
We can serve the community through volunteerism as investment in future generations.
On a larger scale, we can participate in public surveys and stay educated and involved with future city planning.
Investing in our finances helps create wealth, meet long term financial goals and secures our retirement.
On a personal level, we can invest in our families and enrich relationships by giving time and effort to the people in our lives that mean the most to us. This type of investment has the most meaningful impact to not only ourselves but to the people closest to us.
While investing in ourselves, relationships, community and finances can look very different from person to person, the effort we put into these areas of our lives are done with the common goal of having a positive impact that yields results.
In this issue, we wanted to share some of the ways that we can invest in our community, our finances and in those who we love.

When it comes to memory care EXPERIENCE MAKES A DIFFERENCE
The Attman’s Deli family tradition of piled-high corned beef sandwiches, knishes, crunchy pickles, made-fromscratch matzo ball soup, and other mouth-watering delights began more than 100 years ago and continues today at its three Maryland locations.
The torch was first passed to owner Marc Attman at eight years-old when his mother, Ruth, encouraged him to “keep busy by sweeping floors.” He later manned the cash register at the popular Baltimore Jewish deli that his grandfather, Harry, started in 1915. Marc is the third generation at its helm.
Marc, a practicing optometrist, was initially reluctant to have two simultaneous careers. In 1999 he told his father, Seymour, that when his dad left the business, the tradition would come to an end.
“My daughter, Alison, was with me that day and told me I had made a big mistake. She said, ‘Did you see Zadie’s (grandpa’s) face? He wants someone to take over the deli.’ I returned and told him not to worry because I would continue the family business,” Marc says. “Today, they call me Deli Doc.”
In the beginning, Harry Attman and his wife, Ida, woke up at 4 a.m. to prepare sandwiches that they would then sell two for a nickel in Baltimore. His grandfather
“MY GRANDFATHER WAS AN HONEST, HARD-WORKING MAN WHO TREATED EVERYONE WELL.
HE TAUGHT ME ALWAYS TO BE fair, ALWAYS BE charitable, AND ALWAYS BE CONCERNED ABOUT DOING WHAT’S right FOR OTHERS.”
would explain: ‘This is a difficult business. We buy three cans of sardines for nine cents and sell them for 10 cents; we are literally working for pennies.’ His legacy went far beyond the time-honored recipes and the family’s work ethic.
The life lessons included a great deal of sage advice that his grandson took to heart. “My grandfather was an honest, hard-working man who treated everyone well. He taught me always to be fair, always be charitable, and always be concerned about doing what’s right for others.”
At a time when change is a constant in our lives, Marc says the recipe for staying in business for more than 100 years is simple: “You have to be appreciative of all of the business that you get and give your employees a living wage.”
“We have loyalty from our customers and from our 100 employees, some of whom have been there for 30 years. If there is ever an issue, there’s never an issue, because we resolve it right away!”
Currently, there are three Attman’s Deli locations – Potomac Park in Potomac, Lombard Street in Baltimore, and the newest at Harbor Point in downtown Baltimore.
Favorite items, including deli dogs, codfish cakes, and scrumptious sandwiches remain on the menu and are complemented by the pickle bars, gluten-free options, and expanded vegetarian and salad offerings. Attman’s also offers breakfast and dinner and more catering options than in previous years.
“It’s a balancing act,” Marc says. “We always try to go with the times and maintain our deep-seated roots. It is important to always remember who you are.”
Now five generations after Harry Attman started his business, Marc frequently enjoys being able to sit down with regular customers to talk about what Attman’s Deli means to them.
“It makes me feel good to know we are part of their history,” Marc says. “I sit down and people tell me about the time when there were live chickens across the street, each shop had its specialty, and there were six delis that gave the area the moniker ‘Corned Beef Row.’”
Looking back on the promise that Marc made to his father some 24 years ago to uphold the Attman’s tradition, he has no regrets about continuing the family legacy.
“It was absolutely the right thing to do,” he explains. “This wasn’t just good for me, my wife, my sisters, and my extended family; it was important to all of us to maintain this aspect of the family name and continue this rich and delicious history.”

Are you thinking of building wealth by purchasing a rental property? It can be an excellent idea, but one that’s not without challenges. Broker Kenneth Rose of Rose Realty, who grew up in Potomac and has worked in real estate here for more than 30 years, shared some insights with us on investing and the market.
“Currently there are very few properties on the market [in Potomac], and I think that it’s going to take a while for that to change,” Rose says. “And I think it’s also supporting the fact that Potomac is a very valuable place and people do not easily part with the property they own…I think Potomac real estate over time becomes more valuable and I do not see anything changing.”
At the time of this interview, Rose says there were only five available houses in Potomac under $1 million. What makes it such a desirable place to live? “Location is always the number one consideration. You can drive to D.C. without the highway. You can drive to Tysons Corner within 30 minutes, even with heavy traffic,” he says. “You’ve got national parks, an abundance of county, and regional parks for children. And of course the highly ranked public schools and top-notch private schools.”
When he finds a home on the market for $500,000 to $700,000, which does happen in Potomac, Rose says that’s “a very attractive investment.” But having an experienced realtor is key to identifying the best investment, and walking through pros and cons.
Potential buyers must consider any added costs, both financially and otherwise — time is money, and a rental property may take up more time than you’d anticipated. “Lower maintenance is the key to an investment property,” Rose says. You “should buy something that requires less upkeep, and therefore will have less maintenance over the long period of time and less required by the tenant, therefore making it more attractive. When it comes to rental properties, I lean towards lower-maintenance properties like townhomes or single-family homes with small yards.”
Due to factors like the great schools and hurdles like high interest rates, many Potomac tenants end up renting for five to 10 years. With these long-term rentals, Rose says, “Even with interest rates above 5%, a 20% down payment puts you well within reach of the tenant being able to carry your costs… so it’s about being selective with the right tenants and then sitting back and enjoying the ride.”
Rising home prices are something Potomac residents with kids would be wise to think about. Rose says buying an investment property, renting it out until the kids are grown, and then passing the home to their children after much of it has been paid off can potentially protect kids from skyrocketing prices, and keep them from fighting over the one house left behind.
“For people who have been fortunate enough to have one home and maybe it’s close to being paid off or it is paid off, how nice of a thing it could be to purchase that second or third home…to ensure that your children always have a place to go.”

The Hyatt has a tropical vibe with its open-air lobby and reggae music wafting around the property. You can choose to just chill next to the many pools, among them a large sprawling lagoon-style pool featuring a swim-up bar or for pure pampering, you can enjoy a massage or facial at the full-service Rainforest Spa, which includes a steam room and jacuzzi.

ESTATE PLANNING EXPERT FROM XML FINANCIAL GROUP HELPS WOMEN THRIVE FINANCIALLY
Nineteen years ago, the sudden death of Michelle P. Cooper’s husband left her and her two-year-old twins in a precarious position.
Like many women, the then 36-year-old was not in charge of the family’s finances, and she faced a steep learning curve.
Today, Cooper, a distinguished partner and director of Women, Wealth & Wellness at XML Financial Group in Bethesda, uses her
“Often, busy women don’t know exactly what is coming in and going out because they are not focused on it. My motto is slow and steady wins the race. It doesn’t matter how big your salary is if you spend it all and don’t invest a portion of it.”
extensive investment and estate planning knowledge, and various outreach platforms, to help women maintain their financial prowess to achieve short and long-term investment goals.
Money knowledge, she explains, is not always top of mind because women, especially, have so much on their plates – children, jobs, homes, parents, and at the end of the day they are exhausted from juggling all of their responsibilities.
“Women hold the spending power in a lot of families, but they don’t always understand this,” Cooper adds. “One of the challenges that women have in creating wealth is that we don’t value our work in the same way that men do. So, I advise women to know what their value is and to be vocal about it.”
Cooper, who holds her JD and MBA from Capital University with honors, adds that even top female wage earners in high corporate positions can be timid about investing, leaving their 401K funds in cash. “If we don’t invest the money, we are not going to keep up with inflation and it won’t be there when we need it to retire.”
A former practicing attorney, Cooper was a director of Merrill Lynch’s trust division in Washington, D.C., Virginia, and Maryland for more than 20 years. She oversaw 24 offices and focused on educating some 650 financial advisors and their clients on estate planning and philanthropy.
She was chosen as a Jewish Women International’s Woman to Watch in 2019 and frequently speaks at Potomac-area community events and on numerous podcasts about estate planning and financial literacy—all to help women thrive.
She shares her personal story of resilience after the sudden loss of her husband in her book, “I’ve Still Got Me – A Widow’s Journey to Love, Happiness & Financial Independence.”
Cooper advises women to prioritize financial health, educate themselves, and execute a plan to secure their financial situation. This advice, she says, will help each of us take action for our continued financial security.
Surgery is often a last resort option for patients. Complication concerns and long recovery times are typically the reasons why patients search for alternatives. It’s patients like these who end up in Dr. John Ferrell’s office – and it’s why he decided to create a new type of medical practice for DMV patients.
Ferrell co-founded Regenerative Orthopedics and Sports Medicine, also known as ROSM. Instead of going the surgery route, Ferrell and his team aim to help the body heal naturally. In this Q&A, Ferrell shares how the ROSM approach is different, his clients’ life-changing results, and the importance of investing in your orthopedic health.
“WE OFFER OUR PATIENTS MORE TIME WITH THE PHYSICIAN, AS WELL AS A VARIETY OF NON-SURGICAL OPTIONS…TO HEAL IN A
We formed ROSM 10 years ago to help redefine orthopedics. We believed the experience in orthopedic clinics was suboptimal for patients. Often, patients felt rushed in and out of the office, had very little time to spend with the surgeon, and were typically offered one of three options: physical therapy, cortisone shots, or surgery. Oh yes, and there was a fourth option, the “straw treatment,” where they were told to “suck it up.”
What we offer our patients is more time with the physician, as well as a variety of non-surgical options that utilize the body’s own cells or plasma to heal in a natural way. Additionally, we spend a lot of time using musculoskeletal ultrasound to quickly evaluate issues or problems, such as tears in soft tissue that need healing.
Typically, when we think about health investments, ourminds go to preventing or managing conditions like diabetes or heart disease, but we seldom consider orthopedic health in the same light. There’s a significant opportunity within regenerative medicine to proactively invest in our orthopedic health. This means addressing conditions like mild arthritis early on, and managing them to prevent progression to more severe stages, such as bone-on-bone arthritis, through regenerative treatments. We’re beginning to observe that individuals who proactively invest in their health can often prevent or significantly delay the need for surgeries.
ROSM patient Wanda Jackson came to Dr. Ferrell after seeing a long list of orthopedics. Jackson, who is a runner, was training for the Marine Corps Marathon when she began experiencing knee pain. But, as many athletes do, she continued to push through. When it got to the point of being too much to bear, she began visiting different doctors who told her surgery was the only option.
“That started a series of just seeing different orthopedics who told me I would never run again. I fell into a deep depression,” Jackson said in a TV interview for WJLA’s Good Morning Washington.
When someone suggested she schedule an appointment with Dr. Ferrell at ROSM, the healing began. “I went to Dr. Ferrell…and told him every orthopedic I had seen told me I needed a knee replacement. And he said, ‘No you don’t…I can get you back out there.’ He changed my life.”
Jackson has a message for those who may be experiencing the same pain as she did: “Get second opinions and explore more regenerative options. Take a chance,” she says.

Meet an accredited emotional intelligence expert for leadership excellence
ARTICLE BY STEPHANIE GREEN PHOTOGRAPHY PROVIDEDTinna Jackson is an executive coach with over 25 years of industry experience, honored with the ‘Top Executive Coach of the Year 2024’ award by the International Association of Top Professionals.
WAS THERE AN EXPERIENCE OR EVENT IN YOUR BACKGROUND THAT INSPIRED YOU TO DO THIS KIND OF WORK?
There are so many reasons, but a flashpoint for me was when I weathered the fallout of a scandal that affected all 50 of my colleagues’ careers. After years of self-reflection, I realized that what I had been doing on Capitol Hill all along was coaching elected officials and others. That realization helped me find a way to refocus my talents. Today, I help executives navigate complex situations and provide the highest level of professional support by asking questions designed to help individuals think differently and reframe their perspectives.
WHAT’S THE MOST COMMON MANAGEMENT PITFALL YOU SEE IN C-SUITE EXECUTIVES?
Underdeveloped emotional intelligence, or EI, sabotages effective leadership. This ability to recognize and manage emotions, both in oneself and in others, is fundamental to establishing strong relationships and making sound decisions.
WHAT DO YOU SEE AS PREVENTING WOMEN IN C-SUITE ROLES FROM ADVANCING?
I hear from a lot of women that the one thing missing in their careers is a sense of support and community from other women. I have created the E3: ElevateExcelEmpower coaching program, targeting women and minority executives as well as emerging leaders.
