I worked for a pest control company for about 15 years. Over that time, I learned all the tools I needed to eventually go out on my own. My wife and I decided to start the business as a family—we literally began out of the trunk of our car.
What are some of the services you offer?
Our most popular service is the Home Protection Plan. It’s a quarterly maintenance program that protects your home from crawling and flying insects year-round.
We also offer a Yard Protection Plan for mosquitoes, ticks and fleas. It runs seasonally from April to October and uses an all-natural power spray made from essential oils—no chemicals, just safe, effective coverage.
What are your top tips for protecting your yard in the summer?
Moisture is a major attractant for insects. Make sure to eliminate any standing water—things like kiddie pools, buckets or clogged gutters. Clean your gutters regularly and maintain your lawn; bugs thrive in tall grass.

Are there any products you recommend for homeowners?
There are a lot of DIY remedies, but essential oils are one of the best natural tools available today. A DELICIOUS WAY TO WELCOME SUMMER

Gwynn Galvin of Swirls of Flavor is back this month with a refreshing drink to help kick off the summer. When you want a cup of delicious, sweet tea in the middle of a June afternoon, try
EQUIPMENT:
Large glass measuring cup Pitcher Glasses with glass straws (optional)
INGREDIENTS
2 cups of boiling water 1/2 cup of granulated sugar 1 1/2 cups of strawberry simple syrup 6 tea bags Ice 2 cups of cold water Strawberry slices
whipping up her Strawberry Sweet Tea. With only a few ingredients, this cup of sweet tea can help you take advantage of all the rich fruit flavors the season has to offer.
DIRECTIONS:
1. Make the tea: In a large measuring cup, combine boiling water and sugar and stir until the sugar is dissolved. Add the tea bags and steep for 5 minutes. Remove the tea bags and squeeze any liquid from them back into the tea mixture, then discard the tea bags.
2. Add the flavoring: Stir in the strawberry syrup.
3. Cool it down: Add ice to a pitcher, then add the cold water, tea mixture, and strawberry slices. Pour into glasses over additional ice and garnish with fresh mint, if desired.
TIPS AND EXTRA GARNISHES:
Don’t steep the tea bags longer than 5 minutes or the tea will tend to become bitter. Add fresh berries, such as raspberries or blackberries to the pitcher of iced tea. You can easily double this recipe to serve a crowd.

Roy and “Mad Max” Zitomer’s familial bond and love for the game of baseball has made Closeout Bats the perfect location for all your gear for years. Located in Westwood, Closeout Bats began in 1992 after Roy left the Easton Rawlings sports company as a baseball bat salesman. Roy began his own baseball gear store on eBay, selling exclusively online until 1999.
That year, Roy moved the business off of eBay, starting his own retail store during the early 2000s. By 2010, Max entered the family business, helping out after school alongside of other high school students.
The hours worked well for Max’s schedule, as the store’s hours during that time were from 3:30pm to 6pm. Years later, the business converted to more traditional hours, but that small shift did not lessen Max’s appreciation for his father’s consideration.

Nowadays, Closeout Bats has garnered attention from baseball and softball fans from across the TriState area, allowing the duo to cater to a wide selection of customers beyond Bergen County.
“We draw from a big area,” Max commented, “We get people from Bergen County obviously, but we also get people from Rockland County, Westchester, even Connecticut. The business has definitely taken on a life of its own and become a destination spot for people.”
Part of the draw for many is the great connection and comradery between Roy and Max, whose dynamic within Closeout Bats keeps everything running smoothly.
“I would say at the end of the day,” Max stated in regard to his dynamic with his father, “that it’s a loving relationship because we are both doing what we both love to do.”
That love of sports and baseball specifically allows the two to run their business with passion and efficiency. Each one knows that should something go wrong or the time comes to move on, the other would have their back.
“We kind of have a deal,” Max explained, “When he’s done, I’m done and when I’m done, he’s done. It’s an unwritten rule that we have, when we both think that it’s not fun anymore, we’ll basically call it quits. It’s an ongoing joke with us.”
Of course, that time does not seem to be coming anytime soon, as their passion for baseball and close dynamic continues to thrive both inside and outside of Closeout Bats.
“Working with my dad definitely has strengthened our bond,” Max said, “Baseball makes up 90-95% of what our conversations are about. Basically, when we’re not working baseball, we are talking baseball and when we’re not talking baseball, we’re watching baseball. It’s really all we kind of do. But again, it’s what we love to do, so it doesn’t feel like it’s overdoing it in any way.”
Roy and Max’s shared passion for baseball has deepened their bond and brought purpose to each day, as they inspire the next generation of players on and off the field. Their journey—and their love for the sport— truly hits a home run, not just for them, but for all of us here in the Pascack Valley.

This March, Pascack Valley City Lifestyle hosted its “Networking & Brews” event at Five Dimes Brewery in Westwood. The evening brought together local entrepreneurs, small business owners, and creatives from across the region for an unforgettable night of connection and collaboration.
Nestled in the heart of Westwood, Five Dimes Brewery has quickly become a community favorite since opening in 2022. Founded by Chris Alepa, the brewery is a reimagining of the historic 5 & 10 Cent Store once owned by Steve Naginsky. Alepa’s vision of creating a welcoming space for locals to enjoy handcrafted beers has turned into a vibrant venue, perfect for community-centered gatherings like this one.
“I think events like this are so much fun,” Alepa shared. “You get to meet all kinds of people from the community—different business owners, entrepreneurs—it’s just a great experience.”

For Noah Harris Adler, architecture is more than a career—it’s a lifelong passion that began in childhood. Inspired by the creativity and complexity of the buildings around him, Adler was fascinated by the idea that these larger-than-life structures were designed by people to serve as places where others could live, work, eat, play, and enjoy over time to enhance their lives.
“Architecture is the ultimate manifestation of the creative process,” Adler says.
Designing from his home office in Haworth, Adler brings that same passion to his clients, helping to shape Bergen County and surrounding counties one home at a time. Starting with smaller interior renovations like bathrooms, his portfolio has since grown to include expansive custom homes and major residential additions.

Across all of his work, Adler remains focused on one guiding principle: helping clients create spaces that adapt to their lives.
“I do a lot of renovations and additions because families often outgrow their homes or their needs change,” he explains.
“They love their property, but it’s no longer functional for them. My goal is to reconfigure and/ or expand it into something they can fall in love with again—and live happily in for years to come.”
For Adler, the most fulfilling part of the job is giving life to his clients’ dreams.

A Sweet And Spicy Reinvention Of A Grilling Classic
Gwynn Galvin of Swirls of Flavor is here, just in time for grilling season! With Father’s Day around the corner, Gwynn’s Skirt Steak recipe is perfect for any backyard barbeque with its sweet twist. With just a few ingredients, this steak will be on your menu all summer long.
Ingredients:
• 2 tablespoons packed brown sugar
• 1 tablespoon unsweetened cocoa powder
• 1 tablespoon chilli powder
• 1 1/4 teaspoons kosher salt
• 1 teaspoon garlic powder
• 1/8 teaspoon cayenne pepper
• 2 pounds of beef skirt steak
Directions:
1. Make the rub: Combine brown sugar, cocoa powder, chili powder, kosher salt, garlic powder and cayenne.
2. Prep the steak and grill: Rub both sides of the skirt steak with Cocoa Spice Rub and let stand 30 minutes at room temperature. Meanwhile, brush grill grates with oil and preheat grill for direct heat grilling.
3. Grill and serve: Grill steaks until desired doneness, turning once. The meat thermometer will register 145°F for medium-rare. Let stand 5 minutes before slicing.

• Like it a little spicier? Increase cayenne pepper to 1/4 teaspoon

The bluegrass state of Kentucky with the Appalachian Mountains is indisputably known as the Mecca of bourbon and the location of America’s only Bourbon Trail.
The Kentucky Bourbon Trail, established in 1999, is dotted with a total of 37 distilleries scattered throughout the regions of Louisville, Western Kentucky, Bardstown, Lexington and North Kentucky.
For bourbon aficionados and road trip lovers alike, the trail promises scenic country drives, historic architecture, and an abundance of restaurants and tasting rooms with some distilleries spanning more than 100 miles apart.
The most popular bourbon distillery locations one might expect to see along the trail are: Angel’s Envy, Maker’s Mark, Michter’s, Wild Turkey, Heaven Hill, Lux Row, Old Forester, Four Roses, Evan Williams, Bulleit, and Jim Beam.
Within each distillery and on its grounds, bourbon lovers can expect to find a variety of bourbon price points, flavor profiles, distilling and aging techniques, and historical points of interest. Each location offers a variety of tour options: some focusing on the chemistry of bourbon distillation, the art of tasting, the barrel charring process, or the rich (and checkered) history of bourbon’s origins.
A TOUR OF AMERICA'S ONLY BOURBON TRAIL

One constant seems to remain—most Kentucky distilleries cannot broach the topic of their favorite drink without also offering a glimpse of its history. The name “bourbon” hails from the original Bourbon County, which was a region carved from a portion of the Fayette County of Virginia in 1785. The county, which belonged to the then-brand-new state of Kentucky, was named in honor of the French House of Bourbon to show gratitude to King Louis XVI for his vital assistance during the American Revolutionary War.
Prior to its exodus from the region, loads of white oak barrels cut from the forests of Arkansas were first branded with the Bourbon County label. The county logo branded on the barrels soon gave way to its shorthand references: Bourbon. The rest is, quite literally, history.

The oldest operational distillery in Kentucky is Maker’s Mark, which began distilling in 1805 and has since been recognized as a National Historic Landmark. In 1964, a Congressional Resolution declared bourbon to be an indigenous product of the United States. This distinction renders bourbon as the official American Spirit. To be recognized as a bourbon, a spirit must meet specific and strict requirements set forth by law. In fact, bourbon distillation marks one of America’s very first examples of a consumer protection law with the establishment of the “Bottled-in-Bond” Act in 1897 (The Bottled-in-Bond designation have bourbon standards which supersede those of single-malt Scotch).
All bourbon starts as what distillers refer to as White Lightning—an uncolored, unaged, and unflavored whiskey. During the distillation process, the liquid must not supersede a proof of 160, and must not supersede a proof of 125 at the time it’s poured into barrels to begin the aging process. All bourbon must be aged in new, charred, white oak barrels for a minimum of two years before it is finally bottled at 80 proof or higher. No other dyes or flavors may be introduced into the distilling or aging process if a bourbon is to retain its namesake.
Even though 95% of bourbon is distilled in Kentucky, bourbon does not need to be distilled in the state to be considered authentic. Most bourbon was historically made in Kentucky due to its geography. The rich source of limestone in Kentucky earth acts as a natural aquifer, purifying the water and removing the more peaty flavors one would find in spirits distilled with earthier water quality, such as Scotch. The varied temperatures, humidity levels, and weather patterns in the Kentucky region cause the white oak barrels to contrast and swell. This unique aging process gives bourbon its signature amber hue as well as its sweet and dynamic flavor.
While the tour itinerary is flexible enough to have many starting points, the official “start” of the trail can be found at the Kentucky Bourbon Trail Welcome Center located at the Frazier Museum on Historic Whiskey Row in downtown Louisville. The destinations along the trail can be planned a number of ways: by distillery, by region, or by organized tour itinerary. Some distillery locations are packed as tightly as an 8-mile radius, with the average tour lasting about 90 minutes.
For those who want to travel off the beaten path, several famous distilleries in the area do not appear on the official Kentucky Bourbon Trail list. One of the more famous of these is the Buffalo Trace Distillery, responsible for distilling bourbon of that name as well as the more rare and sought-after bottles of Blanton’s and E.H. Taylor. The Buffalo Trace distillery is located on a national landmark and offers free tastings, as well as Ghost tours for those who are interested in a different kind of spirit.

Maximize Your Home Sale: What Every Seller Needs to Know About the New Commission Rules

The recent NAR settlement has sparked a lot of questions and concerns in the real estate world, particularly regarding how commissions will be handled moving forward. Initially, I, like many in the business, wasn’t sure what the big deal was. For years, I have negotiated full commissions for my listings, typically 4% or 5%, which were then split with the buyer’s agent. However, upon closer consideration, I began to realize the opportunities this new approach offers—especially in our local New Jersey market.
One of the most significant changes is the flexibility it introduces for sellers. In the past, commissions were essentially locked in; while we could negotiate the total commission, the buyer’s agent portion was relatively fixed. Now, sellers can be more strategic. There’s no longer a requirement to disclose how much you’re offering a buyer’s agent upfront. For instance, what if the buyer’s agent is willing to work for 1%? Or what if they bring a fantastic offer but ask for 3%, and the net to the seller is still better? Sellers now have more room to negotiate based on the value that buyer agents bring to the table.
Another benefit for sellers is the possibility that buyers may decide to cover their agent’s fee entirely. Especially in today’s competitive market with limited inventory, buyers are eager to make their offers more attractive. One way to do that is to absorb the cost of their agent’s commission, making the deal even sweeter for the seller.
This flexibility is particularly useful in markets like New Jersey, where inventory is tight, and homes are selling rapidly. In this environment, sellers hold most of the power and can negotiate every part of the transaction, including commissions. However, if the market shifts and inventory increases, sellers might need to start offering to cover part or all of the buyer’s agent commission as an incentive to draw in offers. The key here is being strategic with the terms and finding ways to maximize the seller’s net profit. This new landscape emphasizes more than ever the importance of working with the right real estate professional. It’s no longer just about putting a house on the market and waiting for offers to roll in. It’s about having the expertise to negotiate commissions and terms that protect your bottom line. As agents, our job is to craft a strategy that maximizes the seller’s return, whether it’s negotiating down the buyer’s agent fee or finding creative ways to attract buyers without sacrificing the seller’s interests.
The NAR settlement also brings more transparency for buyers. Now, buyers will need to sign formal representation agreements with their agents before home tours, clearly outlining the fees involved. This benefits both buyers and sellers by ensuring clarity from the start, but it also means that working with an experienced agent who can navigate this more complex process is essential.
From a buyer’s perspective, these changes present both challenges and opportunities. Firsttime buyers, who are already facing financial pressures, might find it harder to cover their agent’s commission on top of down payments and closing costs. However, more experienced buyers may see this as a chance to negotiate fees with their agent or request that the seller cover part of the commission. Ultimately, the flexibility offered by this new approach can be an advantage to both sides if navigated correctly.
Pricing is another area that could be affected by these changes. With sellers no longer required to pay the buyer’s agent commission, they may adjust their listing prices accordingly. In hot markets, we could see prices decrease slightly as sellers save on commissions. However, in buyer-heavy markets, sellers might increase their prices to offer incentives like covering the buyer’s agent fees. Again, the key here is strategic negotiation to ensure the best deal for the seller.
In summary, while the NAR settlement brings significant changes to how commissions are handled, it also offers new opportunities for sellers to take control of their expenses and negotiate better deals. In a market as dynamic as ours, working with a knowledgeable real estate professional who understands these shifts is crucial to maximizing your returns.
