LETTER
Investing in our future
Investment is more than just finances—it’s the time, energy, and effort we devote to something in hopes of a worthwhile return. We invest in our communities by supporting local businesses, schools, and organizations. We give back through volunteering and by playing a role in shaping the future—whether that’s mentoring the next generation or staying informed on city planning.

We also invest in our finances to build stability, meet long-term goals, and create security for what’s ahead. And perhaps most importantly, we invest in our relationships—pouring time and attention into the people who mean the most to us. These personal investments often yield the greatest rewards, shaping the way we experience love, support, and connection.
Perhaps my biggest investment opportunity came with this magazine. After an unfortunate series of events, I was granted the chance to pour my heart into this publication and it has, in turn, given me a renewed sense of purpose. There is something so special about putting everything into your community and watching it flourish.
While investing looks different for everyone, the common thread is that the effort we put in has the power to shape our lives and communities in lasting ways. In this issue, we explore the many ways we can invest—in ourselves, in our financial well-being, in our relationships, and in the places we call home. From strengthening the roof to improving the equity of your home for the next few years, there is something for everyone in this issue.

Protecting Your Investment
HOW TO EXTEND YOUR ROOF LIFE
ACCORDING TO NAILED IT ROOFING
ARTICLE BY MICHELLE PARNELL
PHOTOGRAPHY BY SAVANNA ROMANO

In addition to being someone’s largest personal financial investment, a home is where memories are made and precious treasures are kept. Roofs play an essential role in keeping all those things protected and just as other parts of a home require maintenance for top performance, it is important to repair and replace roofs when needed.
Local roofing expert Rachel Einck of Nailed It Roofing & Construction recommends having the roof inspected every 1 to 2 years to identify trouble areas and prevent damage. “All over your roof are exposed nails and it has to be that way; there is no other option,” she explained. “There is a piece of caulk or silicone over each exposed nail, but as the sun beats down on that, it dries it up, cracks, and then breaks off. When that happens, those small nail holes let water in.” Having the nails resealed during a tune-up provides a quick and easy solution to head off leaks and water damage. Improper attic ventilation can also be a problem. If vents are not working properly, or if they are placed too close together and exchange air instead of circulating fresh air, the attic does not get appropriately ventilated. This can cause blisters in the shingles, leaving room for unwanted water flow.
According to Rachel, although most architectural shingles are rated for thirty years, those ratings often reflect ideal conditions. With the intense Texas heat and storms, many roofs are damaged and begin showing signs of extreme wear within six to eight years and need to be replaced within twenty years.
Easily identifiable signs of roof damage include increasing amounts of shingle granules in gutters or
under the eaves, which may indicate blisters in the shingles or other damage meaning that the shingles need to be replaced. Seeing gray around the edge of the shingles or finding shingles flipped up are also warning signs of damage.
A less visible sign of roof damage includes rotten decking around vents and exposed areas that can be discovered during inspection. “There are so many things we can see that most people aren't able to see, mainly because of the viewpoint of us being on the roof instead of looking from the ground,” said Rachel. “We are able to see the valley, look on the ridge, and feel for rotten decking. Even if I can't see that your vent is leaking, if I step around it and it's squishy, we know that there is an issue with the decking and that water is getting in somewhere, somehow.”
Rachel’s biggest tip for extending the life of a roof and saving money, in the long run, is to research the roofing company and the reviews. Choose a group such as Nailed It Roofing & Construction that emphasizes quality work, uses professional-grade products, is licensed and insured, and goes above and beyond building codes to ensure the roof provides optimal protection for as long as possible.
Nailed It Roofing & Construction is a full-service general contracting company with expertise in roof repair and replacement. It is a locally owned family business that has been serving the community since 1994. For more information, visit naileditroofer.com, call 682-323-6128, or email office@naileditroofer. com. MAKE A SPLASH THIS SEASON

Enjoying a pool is one thing, but keeping your pool in peak condition is an entirely different challenge. From balancing chemicals to ensuring that the pumps are working properly, pool maintenance can quickly become overwhelming. However, the 550 people in Grapevine and the surrounding area who entrust their pool care to Premium Poolsmith, owned by Will Smith and Devon Thompson, leave the guesswork at the gate.
Premium Poolsmith prides itself on excellent customer service from the very first consultation visit
during which they do a complete diagnostic of testing chemicals and examining equipment. They never shy away from making suggestions for energy-efficient and cost-saving upgrades like a variable-speed pump or switching to a saltwater system. According to owner Will Smith, “[the] easiest pool to take care of is a salt pool”.
That said, the suggestions are always for the benefit of the homeowner. No one on their team will make a recommendation that does not work for you.

Investing in your pool now will provide splash worthy rewards this summer
Putting off proper care like inspecting equipment can lead to costly water leaks or structural damage that can jeopardize the entire functionality of the pool. With warmer days around the corner, now is the time to invest in quality pool care. By scheduling and keeping a consistent maintenance routine, you can be sure to enjoy your pool for many more long summers. Premium Poolsmith offers month-to-month services, which include weekly visits to remove dirt and debris, inspect pumps, and administer needed chemicals to keep water properly balanced. Premium Poolsmith provides services to northern Tarrant County, southern Denton County, and parts of Dallas and Collin counties. For more information or to schedule an appointment, visit premiumpoolsmithdfw.com or call 214-998-4667.

Pool Upkeep
• Cleaning the pool filter is essential and should be done at least twice a year. Most people tend to put this off, but it’s one of the most important things you can do to keep your pool in its best shape.
• Consider upgrading to a variable-speed pump to save on energy costs and efficiency.
• Keep an eye on your chemical inventory. Over time, chlorine and other pool chemicals lose their potency, so if you notice a decline in performance it might be time to replace them.
• During the winter make sure your freeze guard is working. It must run under 32 degrees or your pool will suffer incredible damage that could compromise your entire pool.

ADDING VALUE TO YOUR HOME
ARTICLE BY KELLIE KREVOSKY

Larry Glover, of LG Contracting, talks about increasing the value of your greatest investment

Your home is one of the biggest investments you’ll make in your lifetime. It should evolve with you as you and your family grow. That means homeowners need to put as much into their homes as they do into everything else. General contractor Larry Glover, of LG Contracting, has worked in various areas of construction. When it comes to homes, he has a few ideas of the best ways to increase your home value.
The most pressing question many have is, “Why should I care about improving my home value?” There are several reasons to consider this, the most obvious being the higher resale value. If you plan to move or sell your home in the future, making updates to the interior and exterior can offer many rewards later on. However, it’s important to ensure that whatever you are putting into your home, financially, makes sense.
“Homeowners need to understand that renovations need to be compared to the value of the house and how long you’re planning to stay there,” Larry stressed. Basically, he said that there is no point in pouring ten thousand dollars into a house that you only plan to be in it for another year or so.
Some great ideas to start your home improvement journey include several cosmetic upgrades such as fresh paint or stain on cabinets, updated countertops, new hardwood floors, and more. These improvements can not only improve your home equity but they can also improve your way of life. Larry pointed out that some homeowners he works with are in a neighborhood with similar home costs. That allows his clients the opportunity to get back whatever they invest in home improvements if and when they decide to sell.
According to Larry, there are typically two reasons someone might want to update their home. The first motive is expansion.
“With the rise of work-from-home,” Larry explained. “I received more requests than ever to make more room in houses. Mostly, people wanted to expand the size of rooms including master suites, spare rooms, and more.”
More and more homeowners are working hybrid or completely remote and need a space in their houses to reflect that. While it may have been considered more of a luxury to have a home office previously, today, it’s much more common.
The other motive that Larry receives renovation offers is due to social media. So often he has clients show him Instagram or Facebook posts of a home upgrade that someone else did. These renovations range from kitchen upgrades to complete home makeovers. Whatever the goal is, Larry is happy to help recreate it to the best of his abilities.
No matter what upgrades you intend to make, the reason behind them needs to make sense to you. New countertops or hardwood floors can help give your home a competitive market advantage but you have to want or need those changes. Larry can help increase the value of your home and once he’s done, you may be able to sell your home for more than you imagined.
To schedule a consultation with Larry Glover, visit www.lgcbuilds.com or give Larry a call at 970-948-7741.

Your Financial
Future
April is often known for two things: spring showers and taxes. It’s also the time that many business owners begin to examine their financial books to determine where they can make some changes. For this, they can turn to By the Books. This virtual accounting service led by owners Sara and Scott Wolfe, is available for all kinds of bookkeeping needs. Their goal is to help business owners invest in their businesses.

Whether you are a non-profit, a church, or a small business, all of these services are essential. It’s easy to believe that if you have a CPA, you don’t need a bookkeeper, and vice versa, but Sara said that is far from the truth. The reality is, that you need both to make the most well-informed decisions for you and your business.

By the Books began in 2011 because of Sara’s passion for bookkeeping. She also earned her master's in education to help business owners thrive in their industry and encourage them to work on continuing education. The By the Books team provides “everything short of end-of-year taxes,” including monthly data entry, sales tax, payroll, accounts receivable and accounts payable, financial reporting, and more. They exist for business owners without or needing a full-time, in-house accountant.

“WE WANT TO ANALYZE
NUMBERS TO MAKE A PLAN TO BE MORE EFFICIENT, MORE COST-EFFECTIVE, AND TO

According to Sara, a CPA will provide a big-picture view of your business whereas a bookkeeper will be much more detail-oriented. The two combined can help you make successful decisions that allow you to invest in your business today and tomorrow.
What Sara strives to push more than anything is financial analysis. This is more than just reading numbers; it’s a process that helps clients understand where they are and how they can get to where they want to be. Sara explained that with financial analysis, businesses can understand how to plan for future profitability, growth, and scalability.
“We want to analyze today’s numbers to make a plan to be more efficient, more cost-effective, and to provide budgeting and financial forecasting,” Sarah said of how she helps businesses invest in themselves.

My grandmother has been a resident at Teresa's House for about 2 months now. They are kind, attentive and informative. We have had some special circumstances with my grandmother, and they have worked with us and been so patient. Grandma LOVES her new home and her new neighbors. Thank you, Teresa's House, for allowing my grandmother to navigate her new diagnoses with dignity.
