This month marks a special milestone as this is my last issue as publisher for Kirkland Lifestyle. Since taking over Kirkland Lifestyle just over 4 years ago, this magazine and community have grown to represent a special place in my life personally and professionally. The new publisher, Shannon Coy, is also the publisher of Snohomish City Lifestyle, and I’m confident in his ability to lead Kirkland Lifestyle into the next 4 years and beyond. I will still be frequently out and about in the Kirkland area, and wherever my career takes me next, I know it will still touch the Kirkland community in some way.
My last issue ends with our September Style Issue – always a favorite issue of mine. When I was publisher of Bellevue Lifestyle, we had the opportunity to feature Luly Yang on the September 2020 Bellevue cover, which at the time was my first photoshoot after the Covid lockdown mandates had been lifted. It was a special photoshoot! I was excited to reconnect with her again, 5 years later, for my final cover story. We hope you enjoy her article and exciting announcements. Thank you for welcoming me into your homes and sharing your stories over the last 4 years. It’s been an honor and a very special chapter in my career. Cheers to new beginnings!

“REAL TIME” PRICING.
As the Real Estate market in Kirkland continues to evolve, one thing has become increasingly clear. “Real time” pricing is the way to stand out.
Yes, home preparation, pre-inspections, and upscale staging are still critical, but many brokers miss the most crucial aspect that turns a listing into a sale: the price.
Pricing your property in real time is complex and requires the attention of an experienced Real Estate Broker with a proven strategy. Not simply relying on neighborhood comps, or quarterly market reports- real time pricing focuses on a magnitude of variables including interest rates, government policies, buyer sentiments, and the most current market conditions.
Premier strategy and success continue to set Team Vincent apart. Our commitment to providing a full-service Real Estate Broker experience allows us to secure compelling offers even in a saturated market. Your lifelong Real Estate goals are our top priority.

AN EXCLUSIVE INTERVIEW AND PREVIEW OF LULY YANG’S NEW SPACE
Whether creating striking couture or innovative uniforms, renowned designer Luly Yang begins with the same foundation: Deep listening and seeking an empathetic understanding of the essence of the person or brand she’s designing for.
Many of Yang’s designs are inspired and informed by nature, beginning with the iconic Monarch gown in 1999 that spurred a career pivot from graphic design to haute couture. “I love watching the seasons change, how nature reveals itself, quietly and without interruption. My last collection, Made in Nature, was rooted in biomimicry. I believe there’s so much we can learn from the way nature lives among us,” she says. “I’ve always felt a deep connection to the ocean. I walk along the waterfront often, which is part of why I chose Kirkland, it’s so beautiful, with public beaches and open walkways. Water is life for me. I have family in Asia, and when I dip my finger into the lake or Elliot Bay, I feel connected to them, and to the rest of the world.”
Remarking on her personal and professional development over the course of her acclaimed career, Yang says, “Over time, we naturally evolve — especially when we’ve dedicated decades to our craft. But what has remained constant for me is the importance of the human touch. At the heart of my work is a desire to design for people, to enhance their lives in meaningful ways. Whether it’s helping someone feel more beautiful, confident, more comfortable, or simply more like themselves, that’s where I find true joy.”
While she loves all of her designs — “They’re like my children,” she says — Yang has special memories of the finale dress from 2008’s 20/20 collection, a stunning black and white optical illusion piece. “It was a first-draft drape, that happens sometimes. I still remember that day in our Seattle studio, just two weeks before the show date. It was brought to life together with our master seamstress, who’s been with us since day one,” she recalls.
“I remember that time vividly, preparing for the show, the tension, the focused energy, the healthy kind of stress. Then the moment it all came to life: Four of us dressed the model backstage. She walked out, and the parachute skirt ballooned as she walked forward and seemed to float down the runway. I loved the volume, the movement, the poetry of it. But what stayed with me most was the process of creating it, not just the gown itself.”
Kirkland Lifestyle previewed Luly Yang’s new experiential showroom, currently under construction.
Debuting in spring of 2026, the showroom resides on Central Way in Kirkland. Envisioning a lake house feel, Yang is preserving the 12” concrete walls of the original 1940’s building and meticulously retrofitting and curating the space for guests and the community. She says, “I would like The Monarch to tell stories throughout the year. I see it as an art form. I want to invite other artists to come in and collaborate with me in this space.” The Monarch will offer limited-edition and luxury ready-to-wear pieces, bespoke gifting, and the opportunity for clients to select prints, details, and trims to create a personalized “demi-custom” design, where their story becomes part of the piece.
Our leading economists and dynamic luminaries have opined on the trendlines that will lead to the headlines, so you can stay ahead of the curve.”
On June 5, industry professionals, thought leaders, and market experts gathered to discuss the trends shaping the market in the 2025 Futurecast Forum: “Thrive in 25.” Held at the Kirkland Performance Center, the illuminating panels and economist’s inspired those in attendance to look ahead and prepare for major changes during this exciting inflection point.

The New & Next Student Designer Showcase marks an exciting new chapter for The Collective Runway Show, launched to spotlight emerging talent and invest in the next generation of fashion visionaries. In partnership with Central Washington University, Seattle Central College, Seattle Pacific University, and Washington State University, the program offers selected student designers a rare opportunity to gain hands-on experience, industry mentorship, and runway exposure. With foundational support from their schools and creative guidance from renowned designers Deyonté Weather and Olayinka Ola, along with show producer Terri Morgan, eight rising stars will debut their original collections during the 20th anniversary of Fashion Week at The Bellevue Collection. Bellevue Lifestyle caught up with the team behind the showcase to learn more about the vision, process and what to expect this fall...
WHAT INSPIRED THE BELLEVUE COLLECTION TO LAUNCH THE NEW & NEXT STUDENT DESIGNER PROGRAM?
The Bellevue Collection was inspired to introduce the New & Next Student Designer Showcase as a way to support and spotlight emerging fashion designers. The program was created to uplift student designers by giving them a real-world platform to share their work, gain exposure, and grow professionally.
HOW WERE THE EIGHT STUDENT DESIGNERS SELECTED FOR THE PROGRAM?
Students attending schools in Washington that offered fashion design-related programs including Central Washington University, Seattle Central College, Seattle Pacific University, and Washington State University, were invited to apply for the showcase. Eight were selected based on their creativity and design proposals.
WHAT KIND OF SUPPORT DID EACH STUDENT RECEIVE DURING THE PROGRAM?
Students began the program with a kickoff conference in February 2025 to learn about fashion week, get inspired by local independent designers, and the process they would follow, leading up to Fashion Week. A $500 stipend was provided to each student, to fund the creation of the two looks for the runway. In close collaboration with The Bellevue Collection team, fashion designer mentors, and school faculty, the students completed their looks, which will debut at The Collective Runway Show during Fashion Week and be on display throughout Bellevue Square following the show.
WHAT CAN ATTENDEES EXPECT FROM THE COLLECTIVE RUNWAY SHOW ON SEPTEMBER 27?
At The Collective Runway Show, guests can expect an elevated evening of fashion with designs debuted on the runway from the New & Next student designers alongside designs from Deyonte Weather and Olayinka Ola, plus brands available at The Bellevue Collection. Attendees will enjoy a dynamic runway experience, curated bites and desserts, specialty drinks, and exclusive gifts. It’s a celebration of innovation and style, with 100% of the ticket price supporting WWIN’s educational programs for women.

How Decorus Home Staging Transforms Homes into High-Style Showcases—Featuring Custom Art, Curated Furnishings, and Design that Sells.
ARTICLE
In Seattle’s ever-evolving luxury real estate market, first impressions are everything—and no one understands that better than Decorus Home Staging. Known for design-forward staging that blends elegance, emotion, and artistry, Decorus has become a trusted partner to toptier builders, agents, and homeowners alike. Now under the leadership of owner Danyelle Nys, the brand is building on its established reputation with a fresh vision that’s both strategic and soulful.
“We’re focused on strengthening the mutual brand reputation between Decorus and our builder and agent partners,” says Danyelle. “In today’s competitive market, listings need to stand out—not blend in—and we bring that edge through curated, design-forward staging that creates emotional impact and buyer desire.”
This elevated approach has become a signature of the brand. “While we can’t control the market, we can control how a buyer feels the moment they step inside,” she adds. “From traditional to modern, we tailor each project to reflect a lifestyle buyers aspire to—and attract the right ones. It’s not about filling a home with furniture— it’s about creating a vision that sells. At Decorus, luxury isn’t found—it’s created.”
A recent staging project with MN Custom Homes exemplifies this philosophy. Set within a meticulously built new construction, the Decorus team brought the home to life through intentional layers, serene palettes, and thoughtfully placed custom art. “We approached the home with a high level of design consciousness— carefully color-matching marbles, tones, and materials to ensure that nothing felt out of place or over-styled,” says Danyelle. “From the custom art in the dining to the serene palette in the primary suite, every decision was intentional.”

“What we create is something far more powerful than beauty— it’s a feeling.”
Indeed, one of the most defining elements of the Decorus brand is its exclusive in-house art program. What began as a practical solution to sourcing challenges has evolved into a cornerstone of the company’s luxury service. “Our in-house art offering was born from a desire to elevate the design experience and maintain full creative control over the final aesthetic,” says Danyelle. “So we created a solution: custom, made-to-order art that is conceptualized, stretched and framed entirely by our team.”
But beyond aesthetics, the program is rooted in purpose. “Every piece we use is licensed directly from the artist—we purchase the rights to print, ensuring they receive royalties and recognition for their work,” she explains. “These are meaningful, intentional works created by talented individuals—many from our local creative communities.” The result?
Artwork that doesn’t just fill a wall—it tells a story, grounding the space in emotion, character, and connection.
This commitment to intention extends throughout the design process. From initial walkthroughs to final installations, Decorus is deeply collaborative, especially with luxury builders like MN Custom Homes. “Whether we’re working with the homeowner, interior designer, builder, or realtor, our team takes time to
connect directly—ensuring their vision is understood, respected, and elevated through the Decorus lens,” says Danyelle.
A standout element of their luxury-tier service is the creation of bespoke mood boards—comprehensive visual guides that preview the aesthetic direction, art selections, and styling tone prior to staging. “Unlike most staging companies, our luxury service includes a curated presentation,” says Danyelle. “It gives our clients a visual preview… allowing them to feel involved and aligned every step of the way.”
For those who might not fully understand the value of luxury staging, Danyelle offers a compelling perspective: “In the luxury market, where every detail matters, it’s not just about making a home look beautiful… What we create is something far more powerful: a feeling. It’s that quiet, unspoken moment when a buyer walks into one of our luxury-staged homes and instinctively feels, ‘This is it.’”
