This issue is always a special one to me - focused as it is on the home. “Home,” that’s a word that evokes feelings within us, perhaps of warmth and comfort, of belonging, and love for who we share our homes with. The 19th century song "Home! Sweet Home!" by John Howard Payne and Sir Henry Bishop enthuses about the feeling of coming home:

Washington Wines' Private Barrel Auction Returns In-Person in March 2024

After a three-year hiatus, the Auction of Washington Wines is excited to announce the return of the 8th Private Barrel Auction in 2024. This trade and collector-focused event will be hosted in March for the first time to align with Taste Washington and Washington Wine Month celebrations. Tell Your Story Through Design

I’ve picked my top three interior design trends of 2024 and there is one running theme that you won’t want to miss.

Bold is Beautiful.

In 2023 the color palette was a mood - deep purples, royal navy blues, ruby reds and racing greens, with a hint of gold. This year, we’re welcoming their more vibrant equivalents, whether that be on walls, furnishings or larger-thanlife works of art. The vibe is to dare to be bold, to throw convention out of the window and just have fun playing with color. I love having fun with color wheel complements and opposites, composing a picture of juxtaposition and symbiotic relationships.

Intentional Living.

Coined on TikTok as the “Quiet Luxury” aesthetic, this design movement has been bubbling up to the surface since the pandemic as a way to ground ourselves by reconnecting with nature and natural materials within our homes. Think handpicked, artfully crafted unique pieces fashioned out of wood, ceramic and stone. Likewise, rich, luxurious textiles that are locally and/or ethically sourced surpass the cheap commodity of synthetics. Found or reclaimed pieces that add interest, character and tell a story, frame the intention behind your aesthetic. It’s about knowing who you are and living out your truth, through design. And it’s about honoring the artisan while also being kinder to the planet.

Secondary Spaces Re-imagined.

If you have the space, use it. Empty nooks are a story no longer told, as owners continue to optimize in-home commodities. This could be a purposeful desk space in a corner that would otherwise be vacant, or re-working a walk-in pantry to house an additional prep sink, wine and beer fridge or wet bar area. It could look like a laundry room that houses a dog-washing station, or a closet with a built-in vanity. Optimizing spaces to add extra functionality (and let’s be honest, beauty) is a theme for 2024.

What ties this all together? The color green. In 2024, you’ll find that verdant hues rule, and you would be remiss not to indulge in this color within your home, whether through the addition of indoor plants, accent decor, or a splash of paint.

One exciting trend I am seeing is the return of the in-home spa. Not quite like The Post hotel, but similar! Dry saunas, cold plunges, and even steam saunas all are being built in modest-sized homes.  Additionally, smart home technology is becoming the norm, even incorporating the appliance package into the tech fold. From under the counter wireless phone chargers, to automated lighting, the ideas are endless.

Sooner the better buyers!  With anticipated interest rates reducing, any small trickle down will reflect in buyer activity. Since the start of the year, we are seeing a 4x increase in lead activity over January of 2023. Get ready!

We foresee a continued push for the modern farmhouse with neutral colors and wood accents, which have been popular in the Rose Hill neighborhoods. As well as a sleek mix of modern and contemporary home, with various elements and materials used in the design.

FOR SELLERS WHO WANT TO GET THEIR HOMES MARKET-READY, WHAT UPDATES GIVE THE MOST BANG FOR THE BUCK?

A fresh coat of paint, inside and out (if necessary), updating light fixtures, tile, and/or counter tops in the kitchen, as well as replacing carpets. These are the easiest ways to make a dramatic change in your home’s appearance and value, before going to market.

WHAT ADVICE DO YOU HAVE FOR BUYERS THIS YEAR?

Get pre-approved early and communicate with the lender! Buyers must stay informed about dynamic interest rates. Lenders, such as OriginPoint, offer a unique soft credit pull option that doesn’t affect borrower credit scores. This provides the lender with essential insights, the buyer’s borrowing potential and possible interest rate. With how the spring market has been shaping up, it’s important for the client’s lender to continuously adjust and leverage different strategies to structure the client’s offer advantageously, to win in this competitive buying market.

Dramatic range hoods are popping up in custom homes, and homeowners are looking towards sustainable materials, and secondary spaces from second kitchens and wet bars to ADUs. People are leaning towards their own unique custom personalization when remodeling. Covid made the home office crucial, so I see continued dedicated office space. I’ve heard a lot about the future of “spa-like” bathrooms with cold plunges and saunas.

FOR SELLERS WHO WANT TO GET THEIR HOMES MARKET-READY, WHAT UPDATES GIVE THE MOST BANG FOR THE BUCK?

New paint, cleaning carpets and freshening landscaping. Get a seller pre-inspection done and fix the items on the list so buyers are confident waiving the inspection and writing a clean offer. Remove clutter and do a deep clean for photos. Photography is the first thing buyers see, so it’s important to make these minor changes and show the home at its best.

WHAT ADVICE DO YOU HAVE FOR BUYERS THIS YEAR?

Buy now! Don’t wait until interest rates fall. Everyone else is waiting and bidding wars will be back like never before. Buyers can still get a good deal on price without as much competition. There is always the option to refinance later, hopefully sooner than later in 2024!

New cottage communities are springing up in neighborhoods such as Rose Hill and Finn Hill, utilizing land use codes most efficiently to maximize the number of homes per parcel. The other big change is the ability to build DADUs or ADUs (detached or attached additional dwelling units) on smaller residential plots. This increases income earning potential for families via rentals and/or facilitates multi-generational living.

FOR SELLERS WHO WANT TO GET THEIR HOMES MARKET-READY, WHAT UPDATES GIVE THE MOST BANG FOR THE BUCK?

Fresh paint, both inside and out, is a powerful, money-yielding upgrade. If the budget allows, improving kitchens and bathrooms, especially the primary, are optimal areas to tackle for a higher rate of return. Lastly, don’t nickel and dime on the maintenance work; buyers don’t want to invest in a laundry list of deferred maintenance items.

WHAT ADVICE DO YOU HAVE FOR BUYERS THIS YEAR?

Don’t hope that mortgage rates will drop enough to make homes more affordable – the increase in buyer competition will negate any drop in interest rates – remember 2021? Our market started sizzling early this year as buyers re-entered the market, so the time to move was yesterday. Get creative and intentional with your wish list to find the right home in limited inventory. We’re here to help.

Cottages, ADUs and DADUs; aka “Missing Middle Housing”. Kirkland is encouraging higher density by allowing multiple smaller residences per single family lot. By building these types of projects the goal is to create smaller, more affordable housing.

FOR SELLERS WHO WANT TO GET THEIR HOMES MARKET-READY, WHAT UPDATES GIVE THE MOST BANG FOR THE BUCK?

Always start with deferred maintenance and general cleaning first. Bright, neutral paint and carpet colors. Minor updates including fixtures and hardware are a cost effective way to modernize an aesthetic. Our motto is, “If it’s not going to help the home sell faster or for more money, we don’t bother.” Our team removes the hassles by managing the entire prelisting process for our clients.

WHAT ADVICE DO YOU HAVE FOR BUYERS THIS YEAR?

As we get further into 2024 we expect more homes coming to market, but it won’t be enough to meet buyer demand as “would-be sellers” hold on to their low interest rates. We have noticed a big uptick in buyer activity as buyers re-enter the market during Q1. Our recommendation to our buyers is don’t hesitate when you find the right home as prices are expected to increase. It’s best to buy a home at today’s lower price and refinance their rate in the future.

If you’ve lived in Kirkland for very long, or King County in general, you’re probably aware that there is a housing shortage, and has been for years. While the shortage affects all levels of housing, the dearth of homes that meet the needs of low and middle income families is particularly dire. Per estimates recently released by the Metropolitan King County Council*, the city of Kirkland will need over 53,000 homes in 2044, and at the most recent count (2019) there is a baseline supply of just over 40,000 - leaving a need for over 13,000 new permanent housing units by 2044.

Of those 13,000 needed units, approximately 5,000 are needed for those households making 30-50% of the Area Median Income, and nearly the same number is needed for those making 50-80% of the AMI. Polaris, one community in development in Totem Lake, will help address this deficit, providing 440 units of affordable housing.

Polaris is a  public-private-nonprofit partnership between Evergreen Impact Housing Fund, Inland Group, and Microsoft, and other funders. With an estimated completion date in 2026, the development will include supportive housing, commercial space, and easy transit access. Senior Director at Microsoft Philanthropies, Jane Broom, says, “We have a housing crisis across every level, especially on the Eastside. The gaping hole is housing for teachers, nurses, firefighters, and young families.”

According to Kris Hermanns, Fund Manager for the Evergreen Impact Housing Fund, the fund is the first of its kind in the country, and includes five credit unions and Microsoft among its investors. In addition to its investments in the fund, Microsoft is providing direct construction financing for Polaris. Five years ago,

the company developed a new initiative to address the affordable housing deficit on the Eastside. The initiative focuses on grants, policy, and other funding. Broom says, “Polaris tapped into so many of the different funding vehicles that we created. We feel our role has been to create tools that can be used to help projects in support of affordable housing. How do we create incentives to access our capital for housing for families that is near transit and close to amenities?”

Hermanns says, “We need more innovative financing to incentivize developers to build more family housing near amenities and supports, so the region can thrive and grow.” The EIHF has now funded five projects across the region with a $50MM investment in affordable housing. Continues Hermanns, “This region prices out a lot of working families, so developments like this help mitigate that. Many families in the region are one crisis away from being unhoused.” Adds Broom, “Microsoft loans capital at very low rates, that creates an incentive for developers to create this type of housing.”

Some Polaris units will be set aside for very low income families that may have experienced housing instability, and the sites funded by the EIHF are deliberately located near transit. Currently, given the economy and the market, it’s very costly to finance development. The EIHF provides “low cost catalytic capital” to add to the capital stack for developers like Inland. Hermanns says, “Families should have better access to economic opportunity and community amenities, and we’re hopeful there will be more opportunities on the Eastside for affordable housing.” Says Broom, “We’re at a moment when we need everyone to help and lean into this issue. It’s daunting, but so important.”

For over twenty years, Dan Buettner has been fully committed to studying the health and longevity of Americans as well as influencing the proper and attainable health-centric environments our communities should embody. What started with identifying five “blue zones” around the world where people are both living longer as well as enjoying a higher quality of life in their elder years has now also evolved into proactively creating eco-systems where our communities engage in setting the standard for clean health.

If you haven’t subscribed to watching “Live to 100: Secrets of the Blue Zones” streaming on Netflix, do yourself a favor and soak up the well-documented views into how Ikaria, Greece, Loma Linda, California, Sardinia, Italy, Okinawa, Japan, and Nicoya, Costa Rica exemplify the basis behind the Blue Zones truth and have since inspired Dan and his team to further extrapolate how we can manufacture healthy blue zone lifestyles in virtually any city and within our homes by way of intentional adaptation.

Most of us are well aware of the “American way of life” we reside in, that being one of convenience in all shapes and forms. We excel in offering the most fast food options in any country. We rank at the top of the most cars per household. We embrace a sedentary at-home lifestyle. And, for many of us, it stems from our childhood to no-fault of our own; comfort foods and Friday night pizza deliveries, complacent recliners and cushy car commutes. In short, however, now more than ever we categorically live in a country where processed foods and ultra-convenience, unfortunately, translate to life-threatening health diseases and a lack of organic joy.

What is the best news of all? All of these characteristics are wildly easy to overcome with effortless, yet conscious pivots to making better decisions with our time, our food, and our focus. Ask yourself: Are you driving or walking? Are you connecting socially? Set your sights on avoiding the majority of processed foods and start eating a largely whole-food and plant-based diet that will (statistically) give you another 10-12 years on your life.

In place of your toaster, keep a fruit bowl on the counter. Create a low-level junk food drawer. Stop buying processed meat, potato chips, sweetened snacks like cookies and candies, and worst of all, sugar-sweet beverages, and start buying more beans, nuts, grains, and tea.

“Am I going to tell you to never have these? No, people deserve to treat themselves. But you’ll do yourself an enormous favor if you just don’t bring those into your home. If you want to go out for those treats, go ahead,” Dan says.

“Simply just don’t bring them home, and you’ll cut out 70-80% of consumption right there.”

Buettner’s first cookbook, The Blue Zones Kitchen, is a fantastic resource featuring ingredients and cooking methods that can increase longevity, wellness, and mental health. The recipes also include lifestyle tips such as proper portion sizes and the best times to eat dinner. Plus, check out his additional seven books that dig deep into the exact foods you should eat to how your circle of friends and family can influence your quality of life.

Who do you hang out with? Happiness is contagious. “The Blue Zone approach is to go through your contact base and think of some friends whose recreation is pickleball, biking, or gardening. Who will care about you on a bad day and have a meaningful conversation? Identify one or two friends who are vegan or vegetarian and show you how and where to eat whole foods. Actively invite them out for lunch, and bring them into your social circle: this will have a bigger, long-term impact on your behavior than any new diet or exercise, and it costs you zero. Plus, there is a ton of data that shows it works, and it’s long-term.”

“We are marketed the idea that if we change our behavior by exercising more, taking the right supplements, trying this longevity or that anti-aging hack, that we will lose weight and get healthy, yet it never works for the longterm,” says Dan. The Blue Zones approach is not trying to change your behaviors, it is asking you to change your surroundings…your eco-system.

Every time you go out to eat, you will consume an extra 300 calories that are laden with more sodium, sugar, and oil than eating at home. “Get your hands on a plant-based cookbook, pick a dozen recipes, and cook those with your family on Sundays. If you make the effort to cook it with your family, you will gain the skills and learn to make some good and whole food plant-based recipes.”
