April showers bring May flowers, so promised my mom.
If I look back at my Lifestyle Letters from the past nine Aprils, I would bet that I included this quote every time. It’s quintessential Emily. Always looking on the bright side and rhyming or singing her way through a rain shower.
Yes, we are celebrating nine years of Johns Creek City Lifestyle magazine this year! That’s more than 5,600 pages of local stories and businesses that support our community and profiles on your engaging neighbors. Our founder and publisher Jim Newman has joyfully made a significant investment in Johns Creek and as editor, I’m proud to have been along for the ride since day one.
To celebrate, we’re filling this issue with stories about others around you who believe in the power of investing.

Although if you’re a pet owner, you know there’s not a day that goes by that you don’t celebrate your animal companion! So hug your hedgehog, bond with your bunny, and cut your kitty some catnip! That critter makes you happy — and that’s not all.
Over the past 10 years, the National Institutes of Health (NIH) has been a partner in research to determine the physical and mental benefits of having a pet. It turns out that not only can pets steal our hearts, but they also contribute to overall cardiovascular health by lowering cortisol, cholesterol, and blood pressure levels.
Colleen Paige, animal welfare advocate and pet and family lifestyle expert, founded National Pet Day in 2006 to celebrate the joy pets can bring to us. But she also wanted to bring attention to the ongoing needs of many pets of all kinds waiting in shelters to be adopted. She encouraged people who want purebred dogs and cats to contact rescue organizations instead of going to a breeder.
FOR HOMEOWNERS LOOKING TO INVEST WISELY IN HOME REPAIRS AND RENOVATIONS, WHAT ARE THE TELL-TALE SIGNS THAT IT’S TIME TO CALL A PRO?
Investing in home repairs at the right time can save you money and prevent costly damage. Here’s when to bring in a professional:
• Roofing – Missing shingles, leaks, or granules in your gutters suggest roof aging and potential water damage.
• Gutters – Sagging, rust, or overflowing water indicate clogs, leaks, or improper drainage, leading to foundation damage.
• Siding – Warping, cracks, or fading paint can signal moisture issues, energy loss, or aging materials.
• Windows – Drafts, condensation between panes, or difficulty opening and closing mean it’s time for energy-efficient replacements.
• Decking – Rotting boards, loose railings, or structural instability compromise safety and curb appeal. Spot these issues early, and you’ll protect your home’s value while avoiding bigger, more expensive problems.
SPRING IS HERE. WHAT SEASONAL REPAIRS OR MAINTENANCE SHOULD HOMEOWNERS BE AWARE OF FOR THESE AREAS?
As winter fades, spring brings the perfect opportunity to check for seasonal wear and tear on your home. Here’s what to look for:
• Roofing – Look for missing or curled shingles, damaged flashing, or leaks in the attic after spring rains. Addressing small issues now prevents costly repairs later.
• Gutters – Clear out leaves and debris to prevent clogs, check for sagging or leaks, and ensure downspouts direct water away from your foundation.
• Siding – Inspect for cracks, warping, or mold growth caused by winter moisture. A power wash can refresh its look and remove built-up grime.
• Windows – Check for drafts, damaged seals, or condensation between panes. Clean screens and lubricate window tracks for smooth operation.
• Decking – Inspect for loose boards, rusted fasteners, or signs of rot. Clean and reseal wood decks to protect against moisture and UV damage.
Taking care of these seasonal maintenance tasks now will help protect your home, boost curb appeal, and prevent costly repairs down the road.

Regan Maki Couch and Cal Couch believe in investing. Real estate can be daunting, so we asked them to share their secrets of flipping houses and making real estate dollars go farther.
Regan and Cal have had their real estate licenses for 25 years now. Regan remembers her first real estate investment, a condo conversion off of Marietta Street in Atlanta. “At the time, this complex was selling like hotcakes (two bedrooms with granite for $110K back in 2000).” That experience was the first of many. “Once the bug bites, you’ll never stop. Where else can you go, borrow money for the investment for a very small cash investment, have someone else pay the note on the amount borrowed, and then when you look to sell, you’ve made (in most cases) profit on the inflation from the market? The ROI on that initial investment is astronomical. The key to investing in real estate is buying the right property,” says Regan.
She and Cal fell into flipping properties in 2020 when a client was having trouble selling their outdated home. The couple was divorcing and needed to start considering investor offers, so they made an offer for a quick sale. “Once we came to terms, Cal and I started envisioning what would be the ideal look for this particular home. We lined up our crews and started demo on the very day we closed on the property. It was the first of many properties we feel fortunate to have breathed life back into. A sweet family fell in love with the home and recent renovations! Would you believe we sold that house in five days for a net $100k profit? We were hooked!”
My best advice for a young family is to start the discussion on what it takes to become a homeowner first. The process can be overwhelming but we love having those conversations and we are here to educate and empower you. We love guiding first-time buyers; we want them to feel confident in the next steps. Real estate is a vehicle that can create generational wealth. The first step is to become a homeowner. Many think you need a 20% down payment to get a mortgage, that is not true. With a minimum of 3% in urban areas, you can apply for a mortgage. There are so many wonderful lender options right now, from assumable loans to USDA 100% financing options — if you are willing to live in those approved areas.
AND, FOR A RETIRED COUPLE?
Cal and I have a number of properties that provide significant cash flow for our future and our family. Over our years of investing, we have learned so much and we would love to share that knowledge with others! There are many options that will help make life a bit more comfortable in today’s economy if one were to have even a decent amount in a 401k or the cash to invest in real estate. Whether you are looking to fund an active lifestyle in retirement, life at a senior living facility, or help your loved ones with grandkids’ education, you can absolutely accomplish that by investing in real estate.
WE KNOW YOU AND CAL INVEST IN THE COMMUNITY WITH YOUR TIME AND RESOURCES. HOW WILL PHILANTHROPY FIGURE INTO YOUR 2025?
WOW! Where do I begin? I have a passion for helping people and I have BIG plans for continuing to serve people in need. As a family, we love to get our children involved in giving back to Aflac Cancer and Blood Disorders Center at CHOA and Cal has a
The first step can be scary whether it's buying your first home or its your first investment but I promise, it'll be worth the effort! Finally, start sooner rather than later. They say, "the days are long but the years are short." Oh, how true those words are, we wish too that we would've started sooner!
Real estate is a vehicle that can create generational wealth. The first step is to become a homeowner.
huge desire to help single Mothers. I feel it is important for our children to be involved. We both want our children to understand that volunteering and helping people is a big reason we work so hard. Our entire family has so much respect for our Veterans. I have hopes of finding land and building a village of tiny homes for homeless veterans. I stumbled across a village in Brunswick, Georgia and have been looking for the perfect property ever since. The homeless veteran community is far too big and I know that when we find the right property in the right location, we will be able to find the partners to help bring this dream to a reality. This is the 1st I am mentioning it, so now I hope I am held accountable to make this dream a reality because it is so desperately needed and our veterans deserve a warm place to live, they should never be homeless.
YOU’RE THE EXPERT AND HAVE OUR ATTENTION. IS THERE ANYTHING ELSE YOU’D LIKE TO SHARE?
I would encourage you to start a conversation with your trusted real estate advisor or call us for a no-obligation consultation. We can help align you with a lender who will give you all the specifics about what you need to do to qualify for a mortgage.

In an age where headlines buzz with stories of Bitcoin millionaires and digital currency breakthroughs, it’s natural to wonder: Should retirees or those nearing retirement consider cryptocurrencies as part of their financial strategy?
As a seasoned wealth advisor with 26 years of experience and managing partner of BlueChip Wealth Advisors, I’ve seen firsthand how the investment landscape evolves—and how crucial it is to navigate it carefully. Cryptocurrencies, particularly Bitcoin, have generated massive attention due to their meteoric rise (and fall) in value. This volatility is precisely why they pose both an opportunity and a risk—especially for retirees whose investment time horizons and risk tolerance differ significantly from younger investors.
For retirees, the primary objective is often capital preservation and generating a steady income stream. Cryptocurrencies, however, are notoriously volatile. In 2021 alone, Bitcoin lost nearly half its value in just a few months, only to recover and then decline again. Such fluctuations could be unsettling for those dependent on their investments for living expenses.
However, dismissing cryptocurrencies altogether might mean missing out on potential growth. The key lies in strategic asset allocation and your own personal

risk tolerance. If you’re considering dipping your toes into digital assets, do so with a conservative approach. Limiting cryptocurrency exposure to a small percentage—typically no more than 3% of your total portfolio—can provide growth potential without jeopardizing your retirement nest egg.
Moreover, it’s essential to view cryptocurrency as a speculative investment rather than a reliable income source. Unlike dividend-paying stocks or interest-bearing bonds, Bitcoin and other digital currencies do not generate passive income. Any gains come solely from price appreciation, which is unpredictable.
At BlueChip Wealth Advisors, we prioritize investment objectives that align with your long-term goals and risk tolerance. Our approach involves a thorough discovery process and continuous monitoring of the opportunities and threats on the financial landscape. If you’re curious about cryptocurrencies or want to explore how they could fit into your retirement plan, it’s vital to proceed with
caution and informed guidance. I always recommend working with a Certified Financial Planner (CFP®), one who can work on a fee basis and truly understands your personal risk tolerance and withdrawal needs. If the firm has updated its software deck, it should include a modern-day digital risk tolerance questionnaire. This will help the advisor and yourself determine if the asset class is appropriate for your situation.
The world of digital currencies is exciting but fraught with risk. For affluent retirees, the question isn’t just about potential rewards—it’s about preserving the lifestyle and legacy you’ve worked so hard to build.
With a more crypto-friendly, SEC commissioner it’s likely we could see more cryptocurrency-tracking ETFs approved and launched
over the next year. For the more tech savvy retirees there is also platforms like Coinbase and even some payment platforms like Paypal who have allowed their customers to buy certain cryptocurrencies.
As with most investments along the efficient frontier, the potential of greater capital appreciation comes with greater additional risk. For those already retired or nearing retirement, I recommend consulting your advisor and keeping this asset class to 3 percent or less of your overall portfolio.

As a business owner, you’re constantly making decisions in the interest of growing your business. You invest in marketing to bring in customers, in technology to keep things running smoothly, and in a great team to make the magic happen. But if you’re not investing in your business’s financial health, you are probably leaving money on the table. Hiring an experienced CPA to handle your bookkeeping, payroll, and tax planning isn’t just another expense—it’s a smart move that saves you time, stress and money while keeping your business financially strong.
Keeping your books in order is the backbone of a healthy business. When your financial records are messy or out of date, you risk cash flow problems, missed payments, and tax headaches. A good CPA will make sure everything is tracked, organized and ready when you need it, so you can focus on making smart business moves without financial blind spots.
Payroll isn’t just about cutting checks, it’s about keeping your employees happy and staying compliant with tax laws. Payroll errors can lead to frustrated staff, fines, and a whole lot of wasted time fixing mistakes. It is important that your team gets paid accurately and on time. That means fewer headaches for you and a happier, more productive workforce.
Nobody likes dealing with taxes, but smart tax planning can mean the difference between
keeping more of your hard-earned money or paying too much of it. Many business owners end up overpaying simply because they aren’t aware of possible deductions and strategies available.
Cambrean CPAs specialize in proactive tax planning, helping you take advantage of every tax break, avoid penalties, and set your business up for long-term savings.
Let’s be honest… handling finances can be overwhelming, especially when you have a business to run. By outsourcing things like bookkeeping, payroll and tax planning to an experienced CPA firm, like Cambrean CPAs, you’ll get that priceless peace of mind. You can focus on growing your business, knowing that your finances are in good hands.

Johns Creek has long been known for its commitment to excellence, whether in education, business, or quality of life. In 2023, Johns Creek solidified its commitment to a more sustainable future by achieving the Atlanta Regional Commission’s Green Community Bronze Certification. Through a range of green initiatives under the certification program, Johns Creek is investing in sustainability programs, education and infrastructure that will benefit residents today while ensuring future generations inherit a thriving, healthy community.
Johns Creek recognizes that sustainability is a collective effort. The city has implemented educational programs and initiatives to engage residents in sustainable practices through social media and the city website, including the Sustainability Center, which houses resources for residents wanting to learn more about the city’s efforts and how they can get involved. Johns Creek also works in partnership with key local organizations like Autrey Mill Nature Preserve and Heritage Center (AMNP). The team at AMNP provide robust and comprehensive education programming both at the Heritage Center and through outreach visits to local K-12 schools and community events, covering topics including wildlife and habitat conservation, water quality and history.
Proper waste management is another pillar of Johns Creek’s sustainability efforts. All city parks and facilities and City events are equipped with recycling receptacles, so residents can recycle no matter where they are. The city has also
implemented robust recycling programs both through Cityled efforts, like the glass recycling program, and through Keep North Fulton Beautiful (KNFB). KNFB hosts several specialized recycling events each year including a Household Hazardous Waste event, a Bulky Recycling event, and a Christmas tree recycling event. These events make it easier for residents to responsibly dispose of non-traditional recyclables, like electronics, batteries, paint, and more. The full lists can be found on the KNFB website, and all residents can take part at generally no cost.
Water is a precious resource, and Johns Creek is taking steps to ensure its conservation.
To address stormwater management, Johns Creek is enhancing its infrastructure to prevent flooding, reduce runoff pollution, and protect the Chattahoochee River and its tributaries. Smaller green infrastructure solutions, such as permeable pavements and rain gardens, help absorb excess rainwater while filtering out pollutants before they enter the water system. Residents can check out the rain garden at Morton Road Park to learn more.
Larger investments, like the new park behind city hall, incorporate stormwater upgrades and a constructed wetland area as part of its development, which will serve as retention for all present and future development in the Town Center area. This investment reduces future construction burdens on private development and will provide much needed wetland habitat for local wildlife. The park is set to open in 2026.
Sustainability is more than just a buzzword — it is a necessary consideration for creating resilient communities. By integrating environmentally conscious efforts, the city is working to do its part in creating a cleaner, greener future. Green initiatives not only help preserve the natural environment, but they also contribute to the overall quality of life for residents.
Johns Creek encourages residents to take advantage of the programs offered by the city and its partners to become educated and take part in the effort. By working together, residents and city leaders can ensure that Johns Creek remains a vibrant, sustainable place to live for years to come.

As a self-proclaimed “recovering architect,” Ric Skees was glad to find a thriving arts scene in Johns Creek. The mentorship and education he found propelled him towards his passion, watercolor painting, after experimenting with other art mediums.
“The Johns Creek Art Center, as it was known at the time, was my creative outlet. During a figure class in early 2009, I decided to change my subject matter focus from architectural details to figure and portrait work. I guess I have always wanted to be a Renaissance man so I later took figurative sculpture classes in Roswell and then spent many years throwing porcelain in Johns Creek pottery classes,” says Ric.
In the early 2000s, he and his family moved to Johns Creek from out of state. They selected Johns Creek to be near Ric’s wife’s new job and for the excellent school system for their son.
Now retired, Ric reflects, “My art journey started in 1994 after years of heavy computer use in architectural offices. I found that I was losing touch with many of the drawing and presentation skills developed earlier in my career. It was also apparent to me that the world was being oversaturated with digital and virtual images,” says Rick. “So I set out to re-tool my skills to allow for a more human and personal response. Watercolor painting and charcoal sketching have helped me regain this touch.” CONTINUED >
Ric started by sketching subject matter that he found interesting and from ideas that emerged from the drawings, he would start a series of paintings. “With each study, I refocus my response. I usually progress from exploring what is there in earlier studies and move to more simplification as I further understand the essence of the idea.”
“I find that I have strong responses to specific buildings in terms of proportions and how they handle light. I usually tend to zoom in to an area of particular interest. It is this discovery of the extraordinary in the world around me that keeps my artistic journey fresh and exciting.”
He continues to improve his skills by attending workshops and figure-drawing classes and finds juried exhibitions and critiques also help him to see his work more clearly.
You can support the artists around you and find your own inner artist at The Art Center with the Spring into Action Donation Campaign. The campaign goal is to raise $50,000 to support a mission of providing inclusive, culturally relevant, and equitable arts programming to the residents of our diverse community.
$250 sponsors a child for a full week of Summer Camp.
$150 purchases supplies for a community Youth Art Workshop. $50 pays for Outreach programs for a child for the entire school year.
