“Thank You” for Giving Back

When Robin and I launched Conejo Valley Lifestyle in 2015 we committed to incorporating “Giving Back” as one of the main pillars of our editorial mission. Local magazines can easily focus on glam and glitz and forget what is important to the heart and soul of the community. In the Conejo Valley and Santa Rosa Valley we are fortunate to have a strong tradition of supporting those less fortunate than us. Whether the challenge is health or economics, those who are able to help are first in line to do so.

In this issue we feature three local community leaders whose philanthropic support for those in need is extraordinary. They are John L. Notter, considered to be the “Father of Westlake,” who supports many nonprofits with a strong focus on the Ludwig Cancer Research Institute and the Conrad Hilton Foundation; Rosemary Allison, a very busy and remarkably successful real estate broker and matriarch of a very large and vibrant family, who takes the time and dedicates resources to passionately support For The Troops and the American Cancer Society; and Dr. Ranjini Kaushik, the founder and president of SciArtsRUs, a nonprofit that brings diversity and inclusion to the arts space.

We also feature the Boys and Girls Club, Senior Concerns, a success story about a Big Brother and his Little Brother from Big Brothers Big Sisters and the Military Animal Project, among others.

On an end of the year practical note, there is some excellent financial planning advice from Laura Raulinaitis, Senior Vice President, Financial Advisor of Morgan Stanley, and some amazing art for possible gifting from local artist John Hanley.

It is hard to believe that the holiday season is fast upon us. Robin and I are looking forward to our annual Black Friday family dinner (no turkey allowed!) and our end of the year vacation to celebrate her “tax break baby” birthday in December. The older you get the more time flies.

Consumer Guide: Offers of Compensation

As a home seller, you have a wide range of choices when deciding how to market your property. This includes whether you’d like to offer—or authorize your agent to offer—compensation to a buyer’s agent as a way to attract potential buyers. Here’s what you need to know as you consider your options related to offering compensation:

What is an offer of compensation and why make one?

An offer of compensation is when you—the seller—or your agent compensate another agent for bringing a buyer to successfully close the transaction. Offers of compensation help reduce out-of-pocket costs for prospective buyers, which in turn may bring more potential buyers for the transaction. These costs can be especially significant for first-time buyers, lower- to middle-income buyers, or those from underserved communities.

Are offers of compensation mandatory? No. It is up to you to determine if making an offer of compensation is the best approach for selling your property. Agents who are REALTORS ® are here to help answer your questions and guide you to make a decision that works for you.

As a seller, does my agent need my permission to offer compensation to a buyer’s agent? Yes. Your agent can only offer compensation or make a payment to a buyer’s agent if they have your written approval and signoff on the amount.

What types of compensation can I offer? There are many options available to you as a seller to discuss with your agent. These could include a flat fee paid directly to the buyer’s agent or allowing your agent to share a part of their compensation with the buyer’s agent. Beyond compensation, you could also consider offering a buyer certain concessions, such as covering closing costs, to make the total home purchase more affordable for them.

How will a buyer’s agent know if there is an offer of compensation? Offers of compensation can be advertised in many ways. If you approve an offer of compensation, it can be shared through common marketing methods such as flyers, signs, brokerage websites, social media posts, or simply through a phone call or email. Offers of compensation cannot be listed on Multiple Listing Services (MLSs), online platforms that compile home listings from many different sources.

Do I have to advertise an offer of compensation if I decide to make one? No, it’s up to you to decide. Advertising can help get the word out to bring more buyers to the table, but you can also choose not to advertise and instead negotiate the offer in a purchase agreement.

You mention concessions—what does that mean? A seller concession is different than an offer of compensation. It is when a seller covers certain costs associated with purchasing a home for the buyer. Concessions can make home ownership more accessible for buyers by reducing upfront expenses. These can cover things like some transaction costs or property repairs.

How do I know what option is best for me? When you work with an agent who is a REALTOR ®, you are working with a professional guided by ethical duties under the REALTOR ® Code of Ethics, including the pledge to protect and promote the interests of their clients. Your agent will work with you to weigh your options, answer questions, and develop a strategy you are confident in.

The Father of Westlake: John L. Notter

Owner & Chairman of the Board

“I have been fortunate to be in a position where I can give back to the community,” declares local financier and developer John L. Notter, humbly acknowledging his significant contributions to area charities, nonprofits, and businesses. In fact, the “father of Westlake” played a huge part in creating and shaping the entire community of Westlake Village in his role as president of AmericanHawaiian Land Company.

“He is the man who Daniel K. Ludwig, owner of American-Hawaiian Steamship Company, hired to build Westlake Village,” writes Trica O’Brien in Images

of America: Thousand Oaks and Westlake Village. “He brought the vision of the master plan to life. Every last detail for a better way of life was carefully thought out and he hired the best to complete each task. He was the person who came up with the name Westlake Village.”

And Notter is also to thank for creating some of the area’s premier locations—Stonehaus, Westlake Village Inn, Mediterraneo, Louie’s (formerly Bogie’s) and Spa Relais. Fashioned in the style of his most beloved places to travel, these popular community institutions reflect the feeling of Saint-Tropez, with beautiful vineyards and

elegant open-air dining complete with a waterfall for all ages to enjoy.

“Mr. Notter has brought some of his favorite things from his travels to create Stonehaus,” says Maria Solorzano, director of sales and marketing/public relations for the property. “We were so fortunate to take a trip to visit Saint-Tropez to help us envision the project,” says Solorzano, adding that her employer’s generous spirit extends to the community as well as his staff.

“His love of giving back trickles down to include the entire staff, from executives to our line staff; he makes it possible for all of us to give back to the community, as he does,” by giving to various charities that help those in need every year, Solorzano adds.

Notter’s million-dollar donation to the Boys and Girls Club in Thousand Oaks will benefit hundreds of youth for years to come and represents his belief in the importance of education.

“Study! Don’t waste your youth,” Notter advises those hoping to follow in his footsteps and make their mark on the world.

He credits education and a strong work ethic for helping pave the way to his success. Born in Zurich, Switzerland, Notter emigrated to the United States at age 7. Settling in New Jersey before moving to California, he earned a degree in Business Finance from California State University, Los Angeles (class of ‘59) before embarking on an impressive 6-decade (and counting!) career. Beginning as auditor of Home Savings and Loan at Ahmanson Corporation in Beverly Hills, he became the president of several of their savings and loans.

He then went to work for the D. K. Ludwig Group and became the chief operating officer for the group, which included Universal Tankships, Princess Hotels and AmericanHawaiian Steamship Company. His career took Notter around the world. Still, his favorite place, he says, is his desk.

“I like to study, read and learn languages,” says Notter, a colorful world map on the wall beside his stately office desk from where he conducts much of his daily business managing his interests in Westlake Properties, Inc., Sailview Associates Inc., Clark Road Development and Sherwood Holdings, among others.

Notter’s commendable accomplishments in the business world underlie his lifelong commitment to helping improve the lives of people in need. In fact, his philanthropic life’s work has

been dedicated to working with two key organizations: the Ludwig Cancer Research Institute and the Conrad N. Hilton Foundation. His 40 years of service on the Ludwig Board and 20 years with the Hilton Foundation have allowed him to make a difference and improve lives for countless individuals. In 2010, he received the Celebration of Philanthropy award for his efforts to help people through his leadership with these organizations.

Thanks to the research conducted by the best and brightest minds at the Ludwig Cancer Research Institute, “We are contributing to lives all over the world,” says Notter, who currently serves as the global nonprofit’s board chairman.

An international community of distinguished scientists dedicated to preventing and controlling cancer, Ludwig Cancer Research Institute was established by Daniel K. Ludwig in 1971. Today, the institute’s level of support of the Ludwig Branches exceeds $60 million annually, and $2 billion since inception. Also established were Ludwig Cancer Centers at leading universities which are endowed with $200 million.

Through his work as a Director with the Conrad N. Hilton Foundation, Notter supports the foundation’s efforts to improve the lives of individuals living in poverty and experiencing disadvantage throughout the world. Founded in 1944, the Conrad N. Hilton Foundation funds nonprofits to promote their vision of “a world in which improving the human condition is a shared and sustainable goal.”

Notter incorporates the Hilton Foundation’s mission to alleviate human suffering within his circle of influence, encouraging and supporting his executive and team members’ efforts to volunteer and give back to the community in a variety of ways.

“My life’s work has always been about serving others, especially those in need. Whether through my roles at Ludwig Cancer Research or the Hilton Foundation, my goal has been to contribute to something greater—to help save lives and create opportunities for the community. It’s been a privilege to work alongside so many dedicated people who share this mission,” he says.

Notter’s compassion and empathy for people in need lead him to continue his resolve to improve the lives of all he touches, leaving a legacy of giving back for generations to come. His efforts are emulated by those in his professional sphere as well as his family, including his wife of 68+ years, three children and many grandchildren.

Leading Realtor: Rosemary Allison

Director of Estates, Coldwell Banker Realty #00545184

In the vibrant heart of the Conejo Valley, Rosemary has made her mark not only as a successful real estate professional but also as a dedicated community leader. Her journey began in 1975 when she moved from the San Fernando Valley, drawn by the area’s cooler climate and pastoral beauty.

Rosemary purchased her first home in Thousand Oaks’ Summerfield development in 1978, later relocating to Santa Rosa Valley in 1987.

“With a growing family, I loved the larger lots and equestrian zoning,” she recalls. “As my children grew, we cherished the sense of community, riding our horses and building lifelong friendships with our neighbors.”

Why Conejo Valley?

In 2015, Ventura County was named the most desirable place to live in America by the U.S. Department of Agriculture, a sentiment Rosemary wholeheartedly shares.

“The weather is perfect—mild winters and temperate summers,” she explains. “Our community is filled with committed citizens who are always ready to lend a helping hand.”

A Passion for Real Estate

Rosemary’s career in real estate was sparked by an early fascination with property. Inspired by the novel Gone with the Wind , she was determined to find her family’s dream home at just 14 years old.

“I would ride my bike to view listings, asking realtors questions and scouring newspapers for new homes,” she reminisces. Her early efforts culminated in her family buying the very home she discovered.

After working in the aviation industry, Rosemary took a leap of faith during a period of economic uncertainty.

“I enrolled in a real estate course while on furlough and decided to jump in,” she recalls. With winnings from a game show, she secured her first car and launched her career at Brown Realtors in 1975.

“As my children grew, we cherished the sense of community, riding our horses and building lifelong friendships with our neighbors.”

“Every home deserves a chance to shine,” she says. Going the extra mile, Rosemary employs a staging team to design spaces, providing furniture and accessories to inspire potential buyers. The transformation often amazes sellers, rekindling their love for their homes.

“Selling real estate is like ‘The Love Boat’—I meet so many wonderful people,” Rosemary adds. Her proudest moments are when clients refer her to their friends and family, a testament to her commitment to excellence.

She’s also thankful for the support of her husband, Jim, a retired real estate attorney, who provides invaluable guidance in navigating the complexities of real estate’s ever-changing regulations.

Giving Back

Rosemary’s dedication extends beyond real estate. She has been a pillar in her community, advocating for various charities, including the American Cancer Society and For The Troops.

“I admire the volunteers who pack care packages for our servicemen and women,” she states. Serving on the board of For The Troops, she has chaired its annual gala for 8 years, raising significant funds to support the cause.

She looks forward to continuing her community involvement, especially during the holidays, which are filled with cherished traditions and gatherings.

“Our favorite time of the year is the holidays. We have treasured yearly family

traditions revolving around the Loaves and Fishes program through our church and a grand holiday party where friends, neighbors and clients come from far and wide to celebrate and sing carols.

“We are really blessed to have grown children that want to still be around us! Jaime and her husband Adrian reside in Northern California with their four kids, Ronan, Shane, Siena and Aviana. Jennifer and her husband Luke live in Arizona with their two daughters, Faith and Liberty, and Cristina, a well-known and respected dentist in Newbury Park, owns Newbury Park Dental Arts. Our youngest, Joe, has joined me in the real estate profession and has received many awards as he is recognized as a Top Agent with Coldwell Banker Realty. He and his wife Katie live close to us with their two young daughters, Elizabeth and Madeline.”

With a track record of success and a genuine commitment to her clients and community, Rosemary embodies the spirit of the Conejo Valley. Her accolades, including recognition as Woman of the Year by the California Senate in 2024, the California Legislature in 2020, Best Realtor in Ventura County consecutively by the Readers of the Ventura County Star, The Los Angeles Daily News, the VC Reporter and The Acorn underscore her impact, not just as a realtor but as a leader. As she continues to navigate the ever-evolving landscape of real estate, one thing remains clear: Rosemary’s heart is dedicated to serving her community, one home at a time.

2024 Woman of the Year: Dr. Ranjini Kaushik

President, SciArtsRUs

“People should follow their passion and when you follow your passion, doors will open. I am definitely living proof of that!” says Ranjini Kaushik of Thousand Oaks.

A biochemist with a PhD from UCLA, Kaushik spent 15 years working at Amgen as a process development group leader in various roles and serving on numerous conference panels. A fervent promoter of the arts, Kaushik decided to pursue her passion to fill an unmet need and help curate programs to bring inclusion and diversity to the arts space.

“Something was calling out to me… I saw a need and when I followed it with the right intent, it all came together,” says Kaushik, noting the importance of following your passion—“try to do what you’re passionate about full time or at least allocate some time for it.”

In 2019, Kaushik founded SciArtsRUs, a nonprofit that works internationally to bring diversity and inclusion in the sciences, visual and performing arts and accessible design. Her organization has helped create a global movement around accessibility, disability inclusion in the arts, cross-culture art forms, and arts and science interface initiatives.

“Through disability inclusion and Artabilities 4 All, we want to shine the light on the abilities of everyone; this is a global initiative that we launched in the U.S., UK, Malawi, Uganda, Rwanda and India, and since have featured over 400 artists from 21 countries,” she shares. “Inclusive curation involves featuring artists from underrepresented communities such as those with disabilities and other marginalized communities seamlessly with mainstream artists, whether it’s working with visual or performing artists with disabilities,

who may be challenged visually, hearing or other physical impairment, including foot painters and mouth painters.”

The nonprofit also aims to integrate the arts and sciences and promote cross-cultural artists who practice music or dance from non-native cultures. Kaushik has been recognized for her work and was named Woman of the Year 2024 by California Legislative Assembly Member Jacqui Irwin this past July. One of the first women of East Indian descent to receive this honor, Kaushik says she is grateful that the community has embraced her mission that is driven by passion and looking to fill gaps.

“It’s been received with open arms. I’m grateful to the community. Without the support of the community, both local and global, nothing can be done,” she says.

“I used to always think about the future all the time, but somehow working with all these artists, I’ve learned to be mindful and live for now; to think about today.”

Kaushik and her family, including a teenage son and daughter, enjoy living and working in the Conejo Valley community.

“We love the weather and the natural beauty of this area—including the mountains and the ocean— you can find natural beauty everywhere here; and the people, I love the diversity of the people,” shares Kaushik, whose involvement in the arts serves as a role model to the next generation.

“My son is a performer, and as an artist, he does his little bit to bring awareness of inclusion in the performing arts,” she says, adding, “he began including artists with disabilities where he can in his performances and raising funds for Vidyasagar,” an educational organization in India (Vidya means “knowledge” and sagar means “ocean”). He also trains children with neurodiversity in music. Supporting arts organizations that “bring access to people with disabilities, making them independent, making sure they can lead a life that is respectable,” and “those that support the underprivileged,” including Sankalp, Yutta Dance Company, India Friends Association and Inclusive World, to name a few, is a shared family value.

Kaushik acknowledges her own mentors for their positive impact in her life.

“In the arts, I have been lucky to have our own music guru and organizer, K. N. Shashikiran, whose tireless spirit to give back to the community has inspired me. In grad school at UCLA, Professor James Bowie really taught me how to think outside the box… to think about something from its starting point to the ending point. It helped me become organized about anything. I can apply that knowledge to any field. I learned a lot from him in terms of problem solving,” she shares. “And at Amgen, my mentor,

Linda Narhi—who is not only an amazingly passionate scientist but is also a fantastic chef and is very passionate about children—taught me to balance profession and passion.”

Kaushik likes to balance her busy schedule by relaxing at one of her favorite locales, Gardens of the World, where “you would not expect a place like that in the middle of Thousand Oaks Blvd,” she says, noting the tranquility she finds spending time amidst the beautiful greenery in the quiet and serene environment.

“I used to always think about the future all the time, but somehow working with all these artists, I’ve learned to be mindful and live for now; to think about today. I’m able to savor every moment more,” she adds.

Around town, she enjoys eating at Marmalade Café in Westlake Village and hiking the myriad trails with her family.

Kaushik plans to continue growing her organization, hoping to scale the mission and “create a global consortium of arts and even science organizations that can come together and curate programs.”

She believes that uniting through the arts has a far-reaching effect.

“In an ideal world, I’d like to wish for a borderless world, if possible, and not just from the travel perspective, but looking at how can people truly collaborate and understand each other—through the arts is just one way.”

Her advice for bringing that harmonious vision to fruition is embodied in Maya Angelou’s quote: “Do the best you can, until you know better, then when you know better, do better…”

“It’s so profound to me,” Kaushik says. “Every single person can embrace this; knowledge is endless… keep learning and keep doing better.”

Growing Through Giving:

THE BIG BROTHERS BOND THAT BUILT A BUSINESS

Sixteen years ago, an 11-year-old Daniel Mayer eagerly awaited his match through Big Brothers Big Sisters of Ventura County. At the same time, Richard Burke, a local entrepreneur, was navigating life after a difficult divorce that distanced him from his own children. Seeking a way to channel his parental love and make a positive impact, Richard’s therapist suggested he become a mentor through Big Brothers Big Sisters.

“I had so much love to give, and with my own kids not around, I still wanted the chance to help guide someone,” Richard reflects on his decision made in 2006. During the matching process, Richard was asked what kind of Little Brother he wanted.

“I didn’t know I was ‘shopping,’” he laughs. “I didn’t care about his age or race; I just wanted someone nearby so I could spend more time with him than in traffic. Oh, and I said, ‘Give me the smartest one you’ve got.’”

That’s how Richard and Daniel became Big and Little Brothers.

Fast forward to today: Daniel is now 27, and their bond has only grown stronger. He’s now working alongside Richard in his latest business venture, PopRak. After a stint in the commercial vehicle division at Mercedes-Benz, Richard recognized a challenge facing adventure van enthusiasts: the moment you add a bed, space becomes limited. After parting ways with Mercedes-Benz, he set out to solve this problem, creating the PopRak, a rooftop sleeper system that transforms large vans by adding an expansive loft bedroom with easy interior access. As the business gained traction, Richard needed help, and Daniel turned out to be the perfect partner.

“Richard made a huge difference in my life,” shares Daniel. “He’s been someone I’ve been able to count on through the years for advice whenever I’ve asked, knowing he’d steer me right. He has been a great mentor, role model and friend. I’m so glad we were matched all those years ago and have stayed close since. Working together today building PopRak has just been another blessing for us both.”

Big Brothers Big Sisters of Ventura County continues to match youth with mentors, fostering lifelong bonds like the one between Richard and Daniel.

“The program thrives because it connects people through shared passions,” says Danica Selvaggio, CEO of Big Brothers Big Sisters of Ventura County. “Richard has been a dedicated advocate for our mission, serving on our board for 16 years, including 5 as president. His commitment inspires others to get involved, and we’ve seen businesses benefit when their employees are engaged in mentoring.”

“When I looked into helping a young man by becoming a Big Brother, I had no idea how much it would benefit me,” Richard shares. “The whole experience has been so fulfilling. As a long-term board member, I’ve seen the organization’s positive impact on so many mentors and mentees. I hope more people check it out and find out what I’m talking about!”

Richard and Daniel enjoy sharing their passion for adventure vans at the PopRak booth at Adventure Van Expo events throughout the region. Find event dates and details at AdventureVanExpo.com.

LAURA
“Tax efficiency is just as important as investment strategy.”

WHAT’S NEW REGARDING FINANCIAL PLANNING IN 2025? ANY CHANGES FROM 2024?

Not much has changed from the operations of financial planning going into 2025, and the focus continues to be on client goals and figuring out what is important to them. There are different tools that may be used, but the main idea is the same: have short-, medium- and long-term goals, and the investment strategies will follow.

WHAT DO YOU FORESEE AS THE MOST IMPORTANT ASPECT(S) OF PLANNING FOR 2025?

The most important aspects of planning for 2025 will be estate planning and tax efficiency. There may be a couple of different laws being put into place once the new presidential team gets put in place.

WHAT IS YOUR ADVICE FOR PEOPLE JUST STARTING TO FORMULATE A FINANCIAL PLAN?

Know where you want to go first! Investment strategies are curated more on what our individual goals are first. You have two points you need to focus on and know first. Point A: where you are now… Point B: where you want to go.  The stuff that happens in between will be largely determined by understanding how close Point A and B are to each other.

HOW OFTEN SHOULD PEOPLE MEET WITH THEIR FINANCIAL ADVISOR TO REVIEW/ADJUST THEIR FINANCIAL PLANS?

We typically have quarterly meetings with our clients to review their portfolios and their plans to see if there are

any adjustments that need to be made. We will revisit their financial plan typically once a year, unless there is a large adjustment for our clients. Whether it is a new house, new child, new job, etc., we will revisit the plan to ensure we are still on track!

IS THERE A CERTAIN TIME OF YEAR YOU RECOMMEND PEOPLE TAKE STOCK OF THEIR FINANCES/MEET WITH THEIR ADVISORS?

We usually meet quarterly, but we find that our clients like meeting either at the beginning of the new year or in the summer (when schedules are typically more open).

CAN YOU SHARE SOME ADVICE/ GUIDELINES REGARDING THE FOLLOWING FOR 2025:

• Saving: We like the 50/30/20 method: 50% of your income should be used for your needs (mortgage, food, utilities); 20% for savings (401K, emergency savings, investments); and 30% for anything else (entertainment, travel).

• Investing: This is really more specific to each client and what they are looking to do, so this is a little hard to answer. Typically, you will want your long-term money aiming for more growth, whereas your short-term money you will want to keep safe for when you need to use it.

• Debt: There is good debt, bad debt and a way to effectively use debt to help achieve your goals.  This depends on each person (again), but most people should keep an eye on how much they are paying for their debt. If you are making more than you are paying in debt rates, that’s great math!  If you are not making as much as you are paying in debt rate, it may be time to take a look and see if there is another option.

• Gifts/Charitable donations: This may be changing! With new leadership and old laws adjusting, charitable donations and gifts may get a little more complicated, especially if you are close to the Lifetime Gift Exemption. It is prudent to speak with your advisor /estate attorney/tax professional to determine what is right for you.

WHAT DO YOU LIKE ABOUT BEING A FINANCIAL ADVISOR?

It allows me to be knowledgeable about all aspects of someone’s financial needs and picture, rather than just focusing on one area. Tax efficiency

is just as important as investment strategy, which is just as important as estate planning strategies… and the list goes on. By truly understanding how all of these categories work together and being able to dictate this to another person so that they can understand is amazing! It also feels great when your plan is successful, and you change someone’s life because of it!

WHAT IS CHALLENGING ABOUT IT?

There is a lot to know, and information is always coming down the pipeline.  It’s a lot to keep track of, which is why I like being on a team. This allows us to each have a certain focus that we can put together.

THE MILITARY ANIMAL PROJECT CELEBRATES THE GREATEST GENERATION

TAILS OF VALOR

“When you care, you demonstrate human compassion and empathy… When you care enough to act, you change the world,” said Bill Mors, Lt. Ret., a WWII Navy veteran who was

“SUCH

assigned to the 31st Special Naval Construction Battalion, also known as the Seabees. Mors cared enough to generously leave a portion of his estate to fund an endowment for the Military Animal Project, a local nonprofit organization that serves veterans in Ventura County and beyond by offering animal support services that provide comforting warmth and friendship to those who have honorably served our country and who experience post-traumatic stress disorder, traumatic brain injury, military sexual trauma, anxiety, depression and other mental health challenges.

Under the wings of authentic WWII planes, the Ventura County-based charity celebrated its 10-year anniversary in October at “Tails of Valor: Honoring. Remembering. Celebrating, the Greatest Generation,” at the Commemorative Air Force Museum in Camarillo. The festive event featured

ment that singlehandedly empowered the nonprofit to continue—and even expand—its therapeutic equine and dog programs during the pandemic.

“We had no idea when Mr. Mors passed on January 16, 2021, that his very generous donation would not only help sustain Military Animal Project, but also would enable us to expand our programs with a new Nevada chapter,” said Co-founder and President Mardu Lydick. “The timing of his generous donation was almost precision as we were sadly beginning to close MAP due to the pandemic. Mr. Mors helped us to carry on our mission and also to buy a 22-acre property in Reno, a property that provides veterans a place to heal through professionally trained emotional support or physical, psychiatric service dogs, our Equine Buddies Program, certified/insured therapy dogs and our new veteran pet support services. Such treatment modalities have proven effective in helping

veterans who suffer from both physical and invisible wounds of war,” Lydick noted.

In its laudatory obituary celebrating Mors’ life, the Ventura County Star recounted that after the war, he remained in the Naval Reserves until 1984 and that the veterans who served our country “remained forever dear” to him.

“We have never charged the veterans whom we serve for our programs. Mors’ donation has helped us to carry on in Ventura County, but also to transport veterans from California, Nevada and beyond so that they can enjoy our new Reno property,” Lydick said. “He has empowered our organization to embark on a massive healing journey.” It’s a journey that involves providing our nation’s warriors a means to heal while providing a new home with purpose for rescue shelter dogs.

“Bob Horrell, MAP co-founder/executive director, is a Vietnam War Navy combat veteran who wrote our treatment methodologies for veterans and who is gifted with the skill of behaviorally assessing dogs in a rescue shelter situation, which itself can be stressful,” Lydick explained, adding that the organization’s vision includes establishing a dog training facility and a small “Veterans Village” to comfortably house participants.

Community Celebrates SENIOR CONCERNS BOAT BASH

ARTICLE AND PHOTOGRAPHY

We enjoyed our cruise with Laura and Darius Raulinaitis and friends and family as we celebrated the Senior Concerns 2024 Boat Bash. While everyone had a great time, the fundraiser helped support the mission of Senior Concerns with members of our senior community. There were dozens of party boats touring the beautiful lake at Westlake Village. Everyone partied Jimmy Buffett Margaritaville style and had a great time.

Seniors are the top priority at Senior Concerns, a private nonprofit organization located in Thousand Oaks and serving eastern Ventura County and western Los Angeles County. Since 1975, Senior Concerns has provided high-quality, affordable support services to seniors and their families through innovative and effective programs aimed at fostering independence, well-being and self-esteem. At Senior Concerns, seniors come alive with enjoyment, affection and contentment, challenging the old age paradigms of losing one’s mind, capabilities or social connectedness. Community members unite to serve the very people who helped build the life we have today.

Artist Blends Passions

to Create Legendary Paintings

PHOTOGRAPHY BY JOHN

Hank Aaron, Derek Jeter, Ernie Banks, Greg Maddux, Ferguson Jenkins, Pedro Martinez, Anthony Rizzo, Gale Sayers, Vin Scully, Robin Yount, Brian Urlacher and many more original paintings of athletes, celebrities and legends from all walks of life—even Greek mythology— showcase the impressive portfolio of artist John Hanley’s 25-year career as an artist.

It’s no surprise that many of his original art and limited edition prints that are collected across the country focus on sports legends.

“I wanted to be a baseball player,” shares Hanley. “I played my whole life, and through 2 years of college when I figured it wasn’t going to work out…” so he enrolled in art school to pursue another childhood interest.

“I’ve been drawing ever since I was little; my grandparents were really great at fostering that kind of stuff, like reading books and drawing,” says Hanley. “I’ve always liked drawing people, sports and portraits.”

After graduating from the prestigious American Academy of Art, the Chicago native apprenticed at a commercial art studio and later worked as a storyboard artist for ad agencies, laying the foundation for his career as a freelance painter.

Combining his love of sports and art, Hanley found his niche painting portraits of legends in the sports and entertainment worlds and

creating posters, books and promotional art for big clients like Best Buy, Budweiser, CocaCola, Chevrolet, McDonald’s, Dick’s Sporting Goods, BMW, Cadillac, Tribune Publishing, DreamWorks, DC Comics, Marvel, Universal and Warner Bros., among others. Working directly with Hall of Fame, current and retired athletes, professional sports teams (including Arizona Diamondbacks, Chicago Cubs, Chicago Bears, Chicago Blackhawks, Chicago White Sox, Denver Broncos, Detroit Lions, Milwaukee Brewers, New York Yankees, Philadelphia Eagles and the St. Louis Cardinals) and their sponsors, Hanley aims to capture a moment in time or a big milestone in the subject’s life, documenting the best part of their career.

“DEVELO P YOUR OWNSTYLE; AI IS NO SAME. PA INTING IS A CRAFT , LIKE CAR

“I like the older players especially; I can kind of relate to them, as that was my era,” says Hanley, adding, “I’ve started to paint more Dodger stuff since I moved here” in 2016.

Working from his Westlake Village home studio with his three dogs by his side, Hanley paints 5 to 6 days each week, creating his masterpieces from photographs and mixed media, mostly oils, which are “so much more forgiving; it doesn’t dry right away, so you can erase if you don’t like it,” he says.

“I’d look like a madman if you saw me painting—I like to work fast and blend the colors right on the canvas,” says Hanley, describing his style as “super loose” and noting how his art has evolved through the years.

“When I first started, I used a lot of air brush, and then the computer came along and changed

everything as far as art goes,” he says, advising those interested in becoming an artist to “develop your own style; AI is not the same. Painting is a craft, like carpentry; some of the younger kids want to go to AI or photoshop, and while there’s nothing wrong with digital art, it’s a process.”

Hanley also supports various charities with his work, having recently finished a painting to be auctioned at Jimmy Carter’s 100th birthday celebration event at the Carter Center in Atlanta, Georgia, in addition to donating paintings to the Juvenile Diabetes Research Center, Cubs charities and baseball player-supported causes.

Nominated as Sports Artist of the Year by the United States Sport Art Museum in 2006, Hanley plans to pursue his passion for painting for years to come.

“I don’t think I’ll ever retire; it’s kind of like therapy for me. It keeps me active and keeps my brain going,” he says.

Hanley’s work can be viewed at Just Looking Gallery in San Luis Obispo, as well as online at JohnHanleyArtist.com.

When he’s not working on his art, Hanley loves spending time with his wife, Carol, and children— Olivia, Joey and Ty—enjoying the Conejo Valley.

“I love it here!” says Hanley, especially the “beautiful scenery, and the weather is always nice, as are the people.” His favorite pastimes include exploring the area’s plentiful hiking trails and attending his son’s games at the various baseball fields around town.

To contact Hanley about portrait commissions, email JohnHanleyArtist@mac.com.

SETTING THE STANDARD FOR THE HIGHEST QUALITY ROOFS

NEMA Roofing Raises the Bar

We are a family-run, high-end roofing contractor specializing in roofing systems of the highest quality.

“We are a family-run, high-end roofing contractor specializing in roofing systems of the highest quality,” says Adam Gringruz, co-owner of NEMA Roofing. “Our mission is to provide our services with the highest integrity and honesty and to establish lifetime relationships with our customers.”

Co-owner Thomas Kurzulian notes that NEMA has been awarded the highest recognition by the reputable manufacturers the company represents, including Polyglass, GAF, Owens Corning and Westlake Royal Roofing.

“We scrupulously honor all of our manufacturers’ guarantees and we are subjected to their frequent stringent audits,” Kurzulian notes. NEMA roofing falls within the top 2% of hand-selected roofing contractors in North America. Ensuring that a homeowner or business owners invests in the best roof for their property, NEMA scrupulously inspects the roof before recommending what type of roof is best, whereas some other roofing companies simply search online for satellite images of a prospective customer’s building or residence and do not inspect a customer’s roof on the premises.

Addressing the details regarding NEMA’s bestin-class roofing options for homeowners and the firm’s commercial clients, Gringruz notes that the company, “uses the highest quality self-adhesive materials that help to seal in roofs to ensure there are leak-free areas around all nails, pipes, chimneys and skylights.”

In these days of frequent heat waves, significant temperature variations and record rainfall, choosing the best roof is important for customers seeking to save energy expenses and enjoy a long-lasting, leakfree roof, Gringruz emphasizes.

“Our materials are more energy efficient than those of many other companies in Southern California,” he

says, adding, “The life of a roof depends on many factors, including what type of roof one installs, such as a metal roof, concrete roof or roofs utilizing clay or asphalt. However, generally speaking, with regard to the majority of homes we service, assuming that the owners are diligent about performing roof maintenance tune-ups every 5 years, roofs can last between 20 to 30 years.”

Roof tune-ups include inspecting the roof to make sure the silicone around pipes and vents is in proper condition, fixing any cement, replacing any broken tiles and checking to see granular loss of shingles that can be found in the gutters.

NEMA is experienced in assisting homeowners ensure that their solar roof panels are sealed in order to avoid leaking and helps owners avoid having to uninstall roofs to accommodate solar panels, a complication many customers have encountered before consulting NEMA.

Installing fire-rated roofs may help some customers qualify for wildfire insurance.

“Our metal roofs are fire-rated and our company is proud to be one of the few roofing contractors that custom-fabricate standing seam metal roofs directly on-site. This allows us to tailor each project to the specific needs of our clients, ensuring precision, durability and a perfect fit for every roof. Our on-site fabrication process sets us apart by delivering high-quality, long-lasting results efficiently and professionally,” Gringruz notes.

NEMA Roofing is licensed, bonded and insured and offers more than 25 years of experience in Southern California with its highly specialized roofing products, installation, repairs and other services and complimentary inspections.

Immeasurable Gains

Life is full of unexpected twists and turns, and often, the most meaningful gifts are connections and opportunities when we least expect them. Sometimes referred to as serendipity, or as I call it,  God incidents, these occurrences suggest that there is a natural flow to life that, when embraced, can lead us to the right people who are meant to benefit from our gifts or to share their gifts with us. It’s as though the universe has its own encounters and experiences that align with each one of us and our deepest intentions.

Some people pour their heart into their work, yet struggle to find the right audience. Attending countless exhibitions, applying for numerous grants and still feeling as though they are missing the connections they truly seek. It’s in these moments of uncertainty that trust becomes crucial. By releasing the need to control every outcome and remaining open to new possibilities, we may find that the universe brings to us a small, intimate connection where our work resonates profoundly with those who see its true value. Trusting the universe to connect us with the right people also involves embracing authenticity. When we share our gifts from a place of genuine passion and integrity, we naturally attract those who appreciate and resonate with our true selves. This authenticity acts as a magnet guiding the right individuals toward

us and fostering connections that are both meaningful and fulfilling.

By consistently living out our values and dedicating ourselves to our deepest cause, we might find that others with similar passions are drawn to our efforts. These connections are not random but are instead a reflection of our commitment and the universe’s way of aligning us with like-minded individuals who share our vision.

Trusting the universe also requires patience and never giving up on the big picture. It’s easy to become disheartened when things don’t happen on our timeline, but it’s important to remember that there is often a larger plan at work. By staying open to unexpected paths and remaining patient, we allow ourselves to be guided to the right people at the right time.

How many times, when we trust the universe and share our gifts with the right people, can we create a ripple effect that extends far beyond our immediate circles? Our contributions can inspire, uplift and transform the lives of others in ways we may never fully comprehend. This ripple effect is a testament to the interconnectedness of our lives and the power of trusting in the universe’s guidance as the right person shows up or the phone rings and they need what you have.

Keep your heart open to every possibility— it just might be your or their lucky day!

House Call Doctor:

OLD-FASHIONED CARE PROVIDES ADVANCED RESULTS

While time brings progress, sometimes the old ways have their advantages. As so many have experienced, in today’s fast-paced, efficiency-focused world, even the medical system with its latest advances and technologies can fall short of fully addressing patients’ needs.

Enter House Call Doctor Thousand Oaks, Inc., a group of talented medical doctors that make house calls to treat patients’ routine and emergency medical needs. This old-fashioned model of patient care offers many advantages for doctors and patients alike, says Dr. Ellen Crowe, an ER physician also Board certified in Family Medicine (ABFM) and founder of House Call Doctor Thousand Oaks.

“By seeing people in their homes, we’re able to offer more time and attention to patients that oftentimes isn’t able to be provided in a typical primary care practice,” says Dr. Crowe, adding, “We’re able to serve patients for which leaving the house is an issue; and we really build relationships with patients, getting to know everybody, down to the name of their dog.”

Serving patients from Encino to Montecito, the group of experienced physicians can help patients with most any condition.

“We typically treat anything you could get done in an urgent care or at a good doctor’s office,” says Dr. Crowe, noting the mutual satisfaction that results from the enhanced one-on-one doctor/patient interaction.

“Being in someone’s home makes it possible to make a diagnosis that you sometimes can’t in the typical medical setting,” says Dr. Crowe, offering several examples.

One patient with a persistent rash had been to several skin doctors, to no avail… “while talking to her, I noticed her little dog licking her lower leg, which she couldn’t feel…

and it turned out that’s what was causing a rash that she had seen multiple doctors for,” shares Dr. Crowe.

The patients at HCDTO appreciate the personalized care and the practice has grown from a single doctor in 2011 to five physicians, two physician assistants, nurses, medical assistants and even physician specialists on staff—plus chief operations officer, husband Paul.

Board-certified Internal Medicine physician Dr. Nicole Joel joined the staff over a year ago, splitting her time between Olive View Medical Center and House Call Doctor Thousand Oaks. With years of experience as a primary care attending physician at both University of California, San Diego Medical Center and Olive View UCLA Medical Center, Dr. Nicole enjoys being able to spend more time with her three children because of her work at HCDTO as a house call doctor.

“By spending extra time with people, you can really make a bigger difference in their health, learn more and build trust,” she shares. “You learn a lot about people and their health seeing them in their living environment and you get to take care of people who aren’t accessing health care, for example, one patient had fears about going to doctors and hadn’t seen a doctor for 15 years.”

Critical Care physician Dr. Ian Joel, Dr. Nicole’s husband, recently joined the group, after seeing how much his wife enjoyed the practice. A certified worldclass expert in three specialties: Board certified in Pulmonology, Board certified in Critical Care and Board certified in Internal Medicine, Dr. Ian can handle complex cases.

“Dr. Ian is a trained pulmonologist and our go-to doctor for all things asthma, emphysema, cough, oxygen and related cardiac issues. He also brings experience diagnosing and advanced management of sleep apnea,” says Dr. Crowe.

When it comes to other complex issues, “we try to get patients to the right specialist and get them on the right page,” says Dr. Crowe, adding that House Call Doctor physicians can often accomplish ultrasound, EKG and X-rays at home.

HCDTO’s staff treats patients of all ages, and same-day appointments can often be accommodated. Dr. Crowe and her staff of dedicated medical professionals aim to provide patients with the best medical care and develop long-term relationships to optimize their health for years to come.

“It’s so rewarding to see the response when people realize they’re being heard for the first time,” says Dr. Crowe. “And to really be able to put things together; I love seeing the relief they have when they feel heard.”
