Our Home is Our Heart

I am writing this as the immediate threat of the spread of wildfires in Pacific Palisades and Altadena has begun to lessen and we have decided to unpack our evacuation suitcase (I am running out of socks!). Since this is our March issue you will be reading this message about a month from now and I have no idea what could be going on between now and then. What I do know is that our idea of what makes up the sanctity and secu rity of our home is forever changed. Lying in bed at 2 a.m. with my iPhone on, while waiting for it to explode with a loud and frightening evacuation alert is not very comforting. The only question I have is why were we surprised? In 2018, the Woolsey fire caused a mass evacuation in the Conejo Valley as well as in surrounding communities all the way to Malibu. Homes burned, but it was nothing like what just happened.

Whether we live in a single-family home, a town home, condo or apartment, whether we own it or rent it, our home can be a place of comfort, shelter and familiarity. In Southern California equity in a house is often a significant part of a homeowner’s wealth. The severity and extent of the wildfires was beyond comprehension for most of us. The threat of it spreading further and thus causing even more widespread damage and necessary evacuations rocked even those of us not directly affected by the fires to our core.

As I sipped my coffee this morning, I read an article in the LA Times by sportswriter Bill Plaschke. His home in Altadena was spared, while those on the same cul de sac were destroyed. At first he was thrilled that his home was spared, but then he immediately was hit with survivor’s guilt. It was a profound example of world class journalism. Please look it up and read it.

This issue is our annual Home Issue. What our homes mean to us has been brought into even greater focus by this tragedy. Our family was only threatened. Thousands of our Southern California neighbors lost everything. Value what you have and do what is needed to protect it.

CALIFORNIA HOMEOWNER INSURANCE UPDATE 2025

The wildfires ravaging Southern California are expected to add further fuel to the state's ongoing insurance crisis, as residents' options for property coverage continue to dwindle or even disappear.

A new analysis by JPMorgan estimates that insured losses could exceed $20 billion while economic losses could reach nearly $50 billion, making it one of the worst wildfires in modern U.S. history.

California's insurance crisis is expected to get even worse after the devastating wildfires raging in the state. Between 2020 and 2022, insurance companies declined to renew more than 2.8 million homeowners policies in California, according to CNN.

Insurance companies look at all the data from past fires, how fires spread, fire fuels such as brush and landscaping, then they evaluate how likely it is for your home to catch fire. In the future, these fires will possibly lead to more expensive insurance plans and other ways residents will have to manage their property to avoid those increases.

A large number of California homeowners have policies with the FAIR Plan, a government-backed insurer of last resort. Homeowners have come to rely on FAIR Plan since other private insurers have non-renewed policies or increased prices dramatically across the state. As wildfires have set thousands of homes worth tens of billions of dollars ablaze across Los Angeles, some fear FAIR's funds will run dry—forcing all California policy holders to make up the shortfall. Pacific Palisades is also the state’s fifth-largest user of FAIR policies. The reason the FAIR Plan is in dire straits is because it has so many policyholders in affected areas, including about $6 billion of exposure just in the Pacific Palisades—an upscale community that has burned to the ground—and billions more in other evacuation areas. Meanwhile, it has only around $700 million in cash on hand and $2.5 billion it can tap from reinsurance firms that act as backstops to insurance companies.

The FAIR plan is capitalized through assessments on private insurers. If it doesn't have enough reserves to pay out claims (which after this most recent fire, it almost certainly doesn't), it will raise additional funds through assessments on those same insurers. Those costs could then be passed on to policyholders.

"We are one event away from a large assessment," Victoria Roach, president of the FAIR Plan, told the California state legislature last year. "There’s no other way to say it, because we don’t have the money on hand [to pay all the claims] and we have a lot of exposure."

Consumer Watchdog, a non-profit group that has previously sounded alarms about FAIR's solvency, warned last year that California homeowners could be on the hook for a $1,000 to $3,700 surcharge—or possibly even more if a major fire event were to transpire. Under the plan, FAIR can seek a top-up from private insurance companies, which would in turn pass on the charge to customers.

Now the major event that the group feared has occurred. Jamie Court, president of the organization, says those figures are estimates "in the ballpark of what we would all pay." The actual outcome will depend on the total damages and the current state of the FAIR Plan's finances.

Premiums will rise

The bad news doesn't end there for California insurance customers as many could also see their premiums rise for other reasons. California Insurance Commissioner Ricardo Lara recently issued a regulation, which goes into effect later this month, that allows reinsurance costs to be passed on to customers in their premiums. Private insurers are supposed to expand their coverage in high-risk areas in return. And then beyond that, it can assess all policyholders having an insurance policy in the state of California. That's a big change. Most other states, it's the insurers that have to cover it. But this, if this gets triggered, this would be the first time that all policyholders in California will be on the hook.  But the bottom line is the FAIR Plan will have enough money to pay claims

Consumer Watchdog estimates home insurance rates could increase by as much as 40% to 50% as a result. The new regulations will probably help with availability, but they definitely won’t help with affordability; insurers will raise rates, and they’ll be using black-box models to do so.

There may be more than $1 trillion in hidden home-value losses from floods and fires alone, posing the threat of a mini financial crisis. Florida and many other states have their own insurance crises, which they have managed to varying degrees of failure.

The insurance landscape is changing and higher premium rates are a certainty. Those looking to purchase a home should contact their insurance broker and ask about the availability of obtaining insurance on the property verifying the availability of insurance at that location, as well as the annual premium prior to the expiration of your inspection period.

Standing atop a pristine Hidden Valley mountaintop and taking in the breathtaking views stretching to the sea, Nick Jones feels a sense of fulfillment like no other. Surveying the 15,000-square-foot luxury estate he spent 2 years building, Nick marvels at the beauty of both nature and his creation.

“There’s no better feeling than seeing your vision come to life,” says Nick, owner of Nick Jones Construction. This single-story, 9-bedroom, 11-bathroom masterpiece, known as “The Quincy,” sits on a sprawling 20-plusacre site in White Stallion Ranch. ESTABLISHING HOPE:

MARK AND JACOB FOSTER CARE MINISTRY IN WESTLAKE VILLAGE

Nancy and Karim Iskander know firsthand how tragedy can suddenly strike, forever changing life as we know it. While on a family walk on September 29, 2020, their sons, Mark, 11, and Jacob, 8, were struck as they crossed the street.

The boys’ lives were tragically ended, leaving their grief-stricken parents, family, friends and the community heartbroken at the senseless loss of two young people. Despite their crushing pain, the Iskanders were determined to honor Mark and Jacob’s lives by helping others.

They established the Mark and Jacob Iskander Foundation in November 2020 to help foster children, the Mark and Jacob Foster Care Ministry to provide scholarships to local private schools that their boys attended, as well as an

orphanage in Egypt that currently houses and cares for nine formerly homeless children.

“I love children, and when the boys died, I wanted them to impact lives,” says Nancy Iskander. “Giving a child a home, love and guidance can really change their path and provide the potential for a bright future.”

The community’s support is essential to the nonprofits’ efforts, says Julie Cohen, coordinator and chair of the foundations’ fundraiser held last October at the Westlake Yacht Club.

“We live in such an amazing community; we raised a quarter of a million at our first charity event,” shares Cohen. “In representing the family and helping them, I have never been told no. People just want to help.” Event sponsors at the October event included Katrina Jayne Photography, Deluxe Balloon Company and Boccaccio’s and The Landing Grill and Sushi Bar, owned by Hamid Sadraie.

“The mission is to turn the darkest, most horrific, heartbreaking scenes that happened right across the lake here to a blessing that’s long-lasting,” Iskander says. She vowed not to stop until the impact that Mark and Jacob were supposed to make in the world is realized through the work of the project that carries their names.

Created to recruit, train and certify families as foster care parents and match them with kids in need, the foster care agency recently celebrated its efforts that facilitated the successful placement of teenage twins in a loving foster home.

“Consider fostering a child,” urges Nancy, adding, “It does make a huge difference when children are placed in a home with parents to provide them with guidance, food and care. If we open our homes…to teens and children who are lost, it will turn their life around.”

as additional help to provide them with the support they need,” Nancy explains.

The statistics regarding the urgent need for foster families are astounding, Cohen shares, noting that in Ventura County, more than 700 children are in need of a loving home every day.

“Foster parents sometimes quit serving—they need a lot of support,” Cohen notes. “Donations to our organization will enable foster families to continue serving needy children and will allow them to offer the foster children the same opportunities that Mark and Jacob had. Together, we can all save and improve foster children’s lives.”

The October event included an expression of gratitude for prosecutors Ryan Gould and Jamie Castro, who persevered in the years-long criminal case charging Rebecca Grossman for striking the boys in the crosswalk. The occasion also honored Captain Jennifer Seetoo of the Lost Hills Sheriff’s Station and Chief Drew Smith of the Los Angeles County Fire Department. The officials participated in a dunking contest at the event to contribute to fundraising efforts.

“They continue to do good work to honor their boys. Nobody really understands unless you’ve gone through it. She’s just a remarkable human being,” Cohen adds.

Ongoing regular events will support their efforts. In January, the organization held an event for foster children and families at Dave and Buster’s in honor of Jacob’s 13th birthday on January 13.

Heartwarming Community Tradition

The community Christmas party tradition was celebrated once again at Rosemary Allison's beautiful home. Santa, carolers, parents and a huge flock of kids had a blast. There was a miniature golf course and really neat playground features for the kids to burn up energy. Delicious food and premium local wine for the grownups kept everyone happy and full. The camaraderie and the chance to see friends and neighbors from all over the community was wonderful. Gathering with our community members is a heartwarming holiday tradition cherished by many. Celebrating with one another is one of the best parts of living in the incredible Conejo Valley.

Homes Can Bring So Much Happiness, Does Yours?

At the beginning of this new year we all experienced the most horrific and devastating losses in California. The LA wildfires broke out in several locations, not only taking homes and businesses but several precious lives. We never knew where it was going to pop up. Many of us were without power and running water. These experiences really give a different perspective on life and what we call home.

I used to think the comfort of home could only be in one place, but over the years it has been apparent that a home is and can be anywhere you feel the comforts of being in that space. We took a lovely cruise over the holidays where we had a beautiful room and unpacked while there as if we were moving in. I didn’t realize how that could make such a difference. Wherever you are, take the time to get organized and comfortable.

When we returned home, we had left it all organized and so coming back with just what we took made unpacking simple. Maintenance is my best friend. When my

life and my home are in order, whatever I do seems easier.

We recently visited our rental property and reevaluated what it looked like and what made us feel welcome and happy. I changed a few things and bought new sheets, bedcovers and couch pillows.

So many little things can make your home feel more comfy, and sometimes we forget that. My mom used to move her furniture and believed it changed her luck. It’s just a new look, but it can change your perspective on everything. Keep your home organized and find things that bring you joy. Your home can be anywhere that makes you happy.
