Love Learning
This August, for the first time in 20-some years, I don’t have a child getting ready for the upcoming school year! With my daughter newly graduated (summa cum laude! Go Banana Slugs!) and my son contentedly finding his place in the workforce as a software engineer at Google (proud mom here!), my days of back-to-school preparations are relegated to memories, at least for now.

While I’m okay with the days of early morning dropoffs and packing school lunches behind me, I would not trade those times for anything. School days offer opportunities to really bond with your children, as you work together to make it there on time, learn, meet new friends and classmates and dance through the year's activities as a family unit. Those precious times fly by, as you well know if you’re on this side of it like I am. So, when you’re feeling overwhelmed with the daily routines of school schedules, homework assignments and juggling extracurriculars and sports—which you undoubtedly will—take heart (and breathe deeply) knowing that these are the good old days that form the foundation of our future generations. Remember to relax and enjoy them to the fullest.

We explore the role of Social Emotional Learning in education in an informative article written by local LMFT Debra Thomas. Do Elections Impact the Housing Market?

The 2024 Presidential election is just months away. As someone who’s thinking about potentially buying or selling a home, you’re probably curious about what effect, if any, elections have on the housing market. It’s a great question because buying or selling a home is a major decision, and it’s natural to wonder how such a major event might impact your plans. Historically, Presidential elections have only had a small, temporary impact on the housing market. Here’s the latest on exactly what’s happened to home sales, prices, and mortgage rates throughout those time periods.
Home Sales
During the month of November, in years when the Presidential election takes place, there’s typically a slight slowdown in home sales. As Ali Wolf, Chief Economist at Zonda, explains:
“Usually, home sales are unchanged compared to a non-election year with the exception being November. In an election year, November is slower than normal.”
This is mostly because some people feel uncertain and hesitant about making big decisions during such a pivotal time. However, it’s important to know this slowdown is temporary. Historically, home sales bounce back in December and continue to rise the following year.
In fact, data from the Department of Housing and Urban Development (HUD) and the National Association of Realtors (NAR) shows after nine of the last 11 Presidential elections, home sales went up the next year (see graph below):

The graph shows annual home sales going back to 1978. Each year with a Presidential election is noted in blue. The year immediately after each election is green if existing home sales rose that year. The two orange bars represent the only years when home sales decreased after an election.
Home Prices
What about home prices? Do they drop during election years? Not typically. As residential appraiser and housing analyst Ryan Lundquist puts it:
“An election year doesn’t alter the price trend that is already happening in the market.”
Home prices are pretty resilient. They generally rise year-over-year, regardless of elections. The latest data from NAR shows after seven of the last eight Presidential elections, home prices increased the following year (see graph below):

Just like the previous graph, this shows election years in blue. The only year when prices declined after an election is in orange. That was during the housing market crash, which was far from a typical year. Today’s market is different than it was back then. All the green bars represent when prices rose the following year. So, if you’re worried about your home losing value because of an election, you can rest easy knowing prices rise after most Presidential elections.
Mortgage Rates
Mortgage rates are important because they affect how much your monthly payment will be when you buy a home. Looking at the last 11 Presidential election years, data from Freddie Mac shows mortgage rates decreased from July to November in eight of them (see chart below):

Most forecasts expect mortgage rates to ease slightly throughout the remainder of the year. If they’re right, this year will follow the trend of declining rates leading up to most previous elections. And if you’re looking to buy a home in the coming months, this could be good news, as lower rates could mean a lower monthly payment.
What This Means for You
So, what’s the big takeaway? While Presidential elections do have some impact on the housing market, the effects are usually small and temporary. As Lisa Sturtevant, Chief Economist at Bright MLS, says:
“Historically, the housing market doesn’t tend to look very different in presidential election years compared to other years.”
For most buyers and sellers, elections don’t have a major impact on their plans.

Local educators congratulated the 2024 Ventura County Teacher of the Year with a surprise visit to his Adolfo Camarillo High School classroom.
“It was shocking and humbling, but I feel a bit of imposter syndrome every time I’ve won something because I am surrounded by talent and truly special educators,” says Daniel Cook, a 16-year dedicated teaching veteran. As a Learning, Instruction and Technology Coach, Cook provides training and support to fellow teachers.
Praised by co-educators for his dedication, Cook aims to inspire students to realize their potential.
“In my 29 years in education, Mr. Cook stands out as the most unique and talented teacher with whom I have ever worked,” says ACHS Principal Matt La Belle. “He is a modern-day Renaissance man, talented and highly skilled in the arts, humanities, social sciences and technology.”
As former chair of the school’s music department, Cook increased program participation and secured over $200,000 in grants. His efforts to rewrite the school’s math curriculum also resulted in increased learning and a significant decrease in D and F grades. Here, he shares some insight into his career and love of teaching.
Q. HAVE YOU ALWAYS WANTED TO BE A TEACHER?
A. While music was a huge part of my life early in college, I first majored in Business Administration. I enjoyed being a walk-on coach/instructional specialist for music but didn’t see it as a career early on.
Q. WHAT OTHER CAREERS WERE YOU INTERESTED IN?
A. I was a struggling college student, so I had a lot of jobs and often at once, but for a moment I
stepped away from teaching and was a manager and educational sales rep for Nick Rail Music that specialized in supporting school music programs locally and around the country. It taught me a lot that a music education and credential program didn’t that I leaned on when I stepped into my role of Music Director at ACHS.
Q. HOW DID YOU DECIDE TO BECOME A TEACHER?
A. I was fortunate enough to have friends bring me into teaching opportunities in college that allowed me a lot of opportunities to grow and learn from incredible other teachers. My former band director at Moorpark High School began to nag at me a bit to come back and work for him and I finally gave in and that is when it became clear that education would be a huge part of my life.
Q. WHAT DO YOU ENJOY MOST ABOUT TEACHING?
A. Teaching, like any other service profession, feels like you are giving back to the community and making a difference, albeit a difference you don’t always immediately see. Every day feels like a new set of challenges that I am tasked with solving so it never felt like work but a new adventure every day, particularly as a music director. As I’ve gotten older and observed former students graduate from college, been to their weddings, and watched them have their families, I feel fulfilled from the work that I’ve done to be a small part of their journey.
Q. WHAT DO YOU FIND CHALLENGING AS A TEACHER?
A. Teaching is a daily grind that is hard to put into words and every content area has its own set

“You don’t have to have all of the answers, but when you’re around people who seem to have a plan, their momentum will become your momentum.”

of challenges. As a music teacher, you’re tasked with collaborating with facilities to garner adequate space and time to rehearse, several other calendars to schedule facilities on and off your campus and helping support a booster organization … and for music particularly, you’re constantly in a battle to share your students with AP/Honors courses, athletics and their commitments outside of school because music students are some of the busiest students.
Q. HOW HAS TEACHING CHANGED?
A. Education has shifted significantly as we toil with the impact of society on students and our role in helping address it. Schools have become the hub for not just imparting knowledge, but feeding students and sometimes their families, counseling support that goes far beyond academic support, housing outside emotional and therapeutic services, additional support of various degrees and much more. All of this is taking place on our campuses that were not designed for it and often during instructional minutes to provide the broadest access. The expansion of support and services is largely welcomed and clearly needed, but the system is still adjusting to this broader level of support. We acknowledge the need for academic progress and slipping results in areas, particularly with certain populations, but also continue to provide these other wraparound supports during the same instructional time. Our priorities and areas of focus are broader and inclusive, but it does seem like we have a lot on our plate.
Q. DO YOU HAVE ANY MENTORS?
A. I have been so fortunate to have many mentors in various areas of my focus. My leaders during my time at Moorpark High School, Robert Hackett and Samantha Theisen, played a significant role in my development as a music educator. The iconic Mike Gangemi, who recently passed, was my go-to for support and guidance as well. Nick Rail, the now former owner of Nick Rail Music, taught me

so much about broader relationships in the music industry and helped me connect with some incredible people who I then brought in to work with my students. Larry Jones was my sophomore history teacher at Moorpark High School and set the tone on what it meant to be a prepared student and having standards as a teacher. When I finally cleared my credential, Mr. Mark Storer was my mentor through the program and was someone who motivated me to bring our work of civil and societal music into the core content areas of English and Social Science classrooms. For leadership, I have been so lucky to be surrounded by a team of people that have all made me better and helped me grow. Our principal, Matt La Belle, has trusted me and helped our team create the interventions and structural change we needed to better support students' success. While he would cackle for saying this, John Gonzalez has helped me refine my approach and organized some of my chaos. He and I have become a bit of the dynamic duo of data and building systems and our lenses are so different which makes what we produce so much better.
Q. WHAT ADVICE CAN YOU OFFER STUDENTS REGARDING SUCCESS?
A. Your priority as a student is to give yourself options in life. Your job is to get good grades, but if you only go to school for the classes, you won’t enjoy it so much. The community you build around you or get involved with will define your school experience. Get involved in various activities, sports, music, clubs, leadership roles and surround yourself with kids that have goals too. Oaks Christian
Oaks Christian School celebrates its 25th anniversary with the start of the 2024-25 academic school year. Established in 2000 with an inaugural class of just 73 students, this fall over 1,700 students in Grades 4–12 will proudly call themselves OCS Lions!

Never stop learning. It’s never too late to learn something new, and you're never too old to learn.
The reality is that we are learning every day. Whether we are learning or relearning, it’s actually a great thing. It’s when you stop learning that you start to get stagnant, which is not a pretty sight.
Sometimes we reach a point in our life where we feel like we don’t know how to learn. Here are some ideas that might help to lighten up our life and our minds:
• Associate with educated people, join groups and discussions. You can learn so much by just being interested and socializing with people. I was also told that you never want to be the smartest person in the room.
• Take classes that sound interesting. Take a college course to get a degree or certificate. Or, audit college-level subjects, which means, no exams, just pure learning. Also consider online classes where you don’t even have to leave your home.
• Listen to amazing talk radio on my show and podcasts. As a radio host, I interview
different guests from all over the world, and I often feel like it’s school on air. There are so many interesting perspectives that are always fascinating.
• Seminars are another avenue for learning. You can just walk in and listen to learn and take in the things that bring you value and expand your mind. Golden nuggets are everywhere.
• Google and YouTube are other amazing resources for learning online. Watch a video and learn a skill from start to finish. What are some things that you would like to learn? Whether a new recipe, a sport, gardening, a business skill, sewing, decorating or something else, the world is your oyster—you can do anything you wish and anything you put your mind to! The Importance of Social Emotional Learning

More than just academics, a healthy and holistic educational development program involves Social Emotional Learning (SEL). SEL is focused on developing essential skills, such as understanding and managing emotions (self-regulation), decision-making and problem solving, as well as improvements in the ability to build positive relationships. In fact, the framework SEL provides has been demonstrated to improve success in school, work and life.
According to a meta-analysis conducted by the Collaborative for Academic, Social and Emotional Learning (CASEL.org), students who participated in SEL programs showed an 11 percentile-point gain in academic achievement compared to those who did not.
SEL’S POTENTIAL
According to Jay Levin, founder and president of Equip Our Kids! and The California Social-Emotional Learning Alliance, when it comes to the challenges many kids are facing, “it’s not a lack of character but a lack of skills” that leads to delinquency.
With research linking SEL to reduced emotional distress, improved attitudes and behaviors, and lower rates of school dropout and disciplinary issues, implementing SEL techniques may lead to the development of healthier mental and emotional health in adolescents. When offered in schools, SEL can equip youth with the tools needed to navigate the complexities of life in seven key areas, each playing a crucial role in personal and social development.
CORE COMPONENTS OF SOCIAL EMOTIONAL LEARNING
1. Self-Awareness: Recognizing one's emotions and feelings, values, strengths and limitations. Selfawareness helps individuals understand how their thoughts and feelings influence their behavior. It also
fosters a growth mindset, enabling individuals to view challenges as opportunities for growth.
2 . Self-Management: Self-management skills are essential for maintaining focus, resilience and motivation. This includes regulating one’s emotions, thoughts, actions and behaviors in different situations.
3. Social Awareness: Understanding and empathizing with others, including those from diverse backgrounds and cultures, is the essence of social awareness. It involves recognizing social norms and ethical standards and appreciating the perspectives of others which fosters inclusivity and respect in social interactions.
4. Relationship Skills: Skills in effective communication, active listening, cooperation, negotiation, conflict resolution and seeking and offering help when needed assist individuals to establish and maintain healthy and rewarding relationships.
5 Responsible Decision-Making: Making ethical, constructive choices about personal and social behavior is critical for responsible decision-making. It includes considering the well-being of oneself and others, evaluating the consequences of various actions and reflecting on the ethical implications of decisions.
6 Problem-Solving: Identifying and solving problems and analyzing situations from a reflective sensibility.
7. Growth Mindset: The belief and accompanying learned skills to set goals and grow your talents with persistent efforts; embracing challenges and setbacks as crucial learning opportunities.
Through these core areas, SEL encompasses the process through which individuals acquire and effectively apply the knowledge, attitudes and skills necessary to understand and manage emotions, set and achieve positive goals, feel and show empathy for others, establish and maintain positive relationships, and make responsible decisions.

TRAINING AND RECOGNIZING THE REACTIVE DOG

As a professional dog trainer, one of the more common issues dog owners ask me about is how to handle their pet’s reactivity towards other dogs.
The good news is that this issue is relatively easy to deal with by identifying what causes a dog’s reactivity and then learning how to avoid those triggers.
Possible causes for a dog’s reactivity include
• A lack of environmental socialization early in the dog’s life
• Another reactive dog
• The handler’s tension on the leash that reinforces negative behavior
• Eye contact with another dog or a dog that has been in a prior fight.
Fortunately, a dog’s reactivity can be mitigated by anticipating what triggers the reactivity and disrupting the animal’s thought process by channeling its focus into another direction or object.
Reactive triggers can include encountering a stranger with a dog on a walk, as dogs have a keen sense of awareness to sights, sounds and smells from their neighborhood and recognize sights, sounds and smells of those who are not from the area; new places and environmental scenarios, such as crowds; and being confronted by strangers. These triggers can create a heightened state of anxiety for a dog, which often learns through aggression that if they bark, the perceived threat will turn and go away, thus, their learned behavior can reinforce reactivity.
Once a dog’s reactive triggers are identified, we can begin to develop a training plan to address the issue. For example, changing direction to avoid being near another dog during a walk and rewarding the dog with praise, a treat or toy while remaining calm. Following such guidelines can provide your dog with a long-lasting training foundation and enhance the relationship between the canine and family.

SAY GOODBYE TO DRY EYES WITH HELLO!
“Our HELLO procedure prevents styes, decreases visual dryness and improves patients’ vision,” says Rajesh Khanna, OD, a cutting-edge ophthalmologist whose patients rave about the effectiveness of the procedure and the attentive staff at Khanna Vision Institute.
HELLO is an FDA-approved procedure to treat dry eyes wherein an infrared scan of the lids identifies blockages in the eyelids, explains Dr. Khanna.

During the quick and easy procedure, the eyelids are warmed to 110 degrees Fahrenheit, enabling the opening of the upper and lower eyelid pores so the glands inside the eyelids can be cleared of oil and new oil production can start. The in-office thermal procedure is comfortable and very effective, says Dr. Khanna, noting that it also improves vision.
The science behind the procedure is quite easy to understand. Meibomian glands are large, oil-producing glands located in the eyelid. They secrete oil with every blink and provide the eye with the outermost layer of the tear film. Without this oily layer, the watery component of the tear film will evaporate too quickly and ultimately cause dry eye. These glands—like all the oil glands in the face—can get clogged.
A chalazion is a painless bump on the eyelid usually without any infection that is due to either accumulation or hardening of the oil. An infection in the accumulated hardened secretions leads to Hordeolum Internum, or stye. The causes of most styes and chalazia
are sometimes hard to identify, but the conditions can sometimes be attributable to viral conjunctivitis, or an infection inside either the eye or the eyelids. They can also be due to a patient having skin conditions such as acne, seborrhea or rosacea, tuberculosis or having a condition of eyelid inflammation known as blepharitis, explains Dr. Khanna. When the stye resolve, they can also lead to chalazion.
Whatever the cause, with HELLO, the condition is easy to fix, and patients are very happy to learn the procedure is quite affordable at approximately $500.
“Patients are also delighted that usually, we only need to do the procedure one time,” Dr. Khanna notes.

Taryn stresses that teaching a dog to sit or stay is less about tricks and more about the relationship that builds between animal and owner. “That, in turn, fosters an environment where the next time a family hosts Thanksgiving or has friends over, the owner and their dogs fall into the habit of obeying commands because of the confidence built through all the work put in beforehand.”
Even dogs with a troubled history can achieve improvement.
“We all love our dogs, but they can be stressful when they can’t seem to click in our home environments.
DOG SOCIALIZING TIPS:
• Socializing is more than taking your dog in public. A guy can dump a bunch of mulch in your driveway and spread it, but he’s not a landscaper until he’s following a plan. When the doorbell rings or a visitor comes into the house, what’s our expectation for the dog? When we’re in public and the dog’s attention is diverted, what’s our plan to refocus them? Socialization is 99 percent working on small steps as part of a larger plan.
• Socializing isn’t about our dogs being the center of attention in public. Everyone loves seeing a dog, but our best outcome for the dog is to go unnoticed. Sitting by our side, ignoring external stimuli, remaining calm—those are things we strive for when socializing a dog.
• When socializing dogs with other dogs, start small. Take a walk with another dog to get them to just exist in the same vicinity. Once they’re able to not be excited by the other dog, work on limited playing in controlled environments.
• If someone comes into your home, let them know what boundaries you’re working on with your dog. You can even suggest asking them to carry a few treats and work on some of the behaviors your dog is already comfortable with.
HOW TO THROW A BIRTHDAY BASH FOR YOUR FOUR-LEGGED FRIENDS:
Once your dog is able to socialize with other pets, playdates are a great way to encourage good play behavior. One way to celebrate your pup’s birthday is to celebrate with their favorite furry friends. Here are a few helpful tips for making your gathering a success.
• Set up play areas for your furry guests to enjoy. This can include a doggy pool or splash pad, chew toys, frisbees, and don’t forget the pet-friendly bubbles.
• Offer party guests birthday attire such as a birthday hat, bandana or party outfit. Set up a photo wall for pet owners to get photos with their furry friends in their birthday outfits. Better yet, make it a costume competition, and invite guests to come dressed up ready to show off their pup’s attire.
• Create a treat display with a pet-friendly birthday cake and various chewy snacks for guests to give their pups.
• Party favors are a must to end your festivities with a bang. Fill party bags with bouncy balls, treats, and pet-friendly bubbles to send your guests off with a smile.
