Spring is the busiest season in the housing market. It’s the time of year when buyers are most active – that means it’s when homes sell faster and for top dollar. If you’ve already got a move on your mind, why not list this spring and take advantage of the added buyer demand?

Since spring is just around the corner, now’s the time to start getting your house market-ready. You’ve got just over a month to do the prep work. And while that may sound like a decent amount of time, it’s going to go by quickly. And you won’t want to rush through this important task – especially this year.

Right now, two things are true. There are more homes on the market than there have been in years. And buyers are being extra selective. That combination means you need to invest some time and effort in making strategic repairs. And many homeowners already have a jump on this work.

In the 2025 Outlook for Home Remodeling, Carlos Martin, Director of the Remodeling Futures Program at the Joint Center for Housing Studies of Harvard University, explains:

“. . . homeowners are slowly but surely expanding the pace and scope of projects compared to the last couple years.”

And the most common projects they’re tackling are replacing water heaters, HVAC units, and flooring. Energy efficiency is a key consideration too, based on home improvement data from the Census.

What To Prioritize as You Plan Ahead

But just because that’s what other homeowners are doing, it doesn’t mean that’s what you have to tackle. Think about what you’d want to see if you were a buyer. Focus on quick wins that are easy to knock out with the time you have – but, don’t ignore key repairs, especially ones you think could turn off buyers.

While big-ticket items like replacing an old roof or outdated flooring may seem daunting, they can pay off – especially if you focus on projects with the best return on investment (ROI).

An agent’s expertise is key in narrowing down your list to what’s actually worth it. They know what buyers in your area want and they also have data like this report from Zonda to guide you on which updates have the best ROI (see green in the graph below):

That’s why it’s so important to talk to a local real estate agent before you dive into any repairs. Bankrate puts it best:

“As a seller, it’s smart to be prepared and control whatever factors you’re able to. Things like hiring a great real estate agent and maximizing your home’s online appeal can translate into a smoother sale — and more money in the bank.”

It’s not too early to partner with an agent. By starting now, you’ve still got time to space out the work and find any contractors you need to get the job done. If you wait until spring to roll up your sleeves, you risk running out of time – and that means your house may be overshadowed by others who are more buyer-ready.

While this may be a part of the process, socialization means much more than just playtime with dogs or people; it is exposing your dog to various people, realworld environments, sights, sounds and experiences to create a more confident, stable and well-rounded dog. By socializing your dog in this way, you’ll build a more self-assured and confident dog. Exposing them to different environments will ease anxiety as they develop, mature and experience more challenges. This will build confidence in the dog and desensitize them to things that would otherwise eventually trigger stress and negative associations, which can lead to aggression and reactivity, so it is important to start as soon as possible. Socialization can begin at a very young age and continue into adulthood. Starting young will make it easier for the dog as they develop and mature while having fewer negative associations.

Some examples of how we socialize dogs include taking them to environments with a lot of stimulants (places with loud noises, groups of people and different distractions) while practicing obedience. Doing basic obedience (sit, down, place, heel) will disrupt any distractions while reinforcing focus on the handler and what the handler is working on, rather than the distractions around them, thus making the handler the satisfaction by marking the correct behaviors. This can be done using verbal praise as a reward from the handler or using a high value treat as a reward for the dog.

Training specifically to work on socialization can take place anywhere and at any time. Some examples

would be taking your dog to hardware stores, shops, outdoor restaurants, new parks or simply walking in a new area or neighborhood. Randomizing your training will add many different stimulants that your dog can benefit from having to work through. When the dog is in these environments, have them work through obstacles that they seem to find stressful by doing their obedience around them. For example, a sound from a forklift in the hardware store may make a dog apprehensive; place the dog in a “down position” next to where the sound made them anxious until they are settled and focused on you. Then you may reward the dog.

Throughout training and socialization work, it is also important to remember that the goal of these exercises is to have the dog be accepting of people. It is not necessarily a time to be touched by a stranger. If you want to use verbal praise or treats as a reward, it should only be coming from the handler simultaneously with the command, when the dog’s behavior is correct. We do not recommend strangers petting your dog, as this may actually trigger a negative reactive response toward the stranger, however we do recommend training around people so that the dog becomes comfortable and confident.

Having the dog work through stressful scenarios, rather than just taking them out of the situation, when they are uncomfortable will help them cope better with fear and anxiety while building confidence! The more environmental exposure and obedience your dog experiences in these new environments, the more socially accepting and confident the dog will become!

MESA INVESTS IN YOUNG ADULTS

Through its innovative transitional tiny-home community and trauma-informed support, Mesa helps young adults (age 18-24) secure employment, pursue education, prioritize health, create healthy relationships and transition into permanent housing. Understanding Tinnitus

Tinnitus is a condition that affects millions of people worldwide, yet it still remains largely misunderstood. Characterized by the perception of ringing, buzzing or other sounds in the ears or head, tinnitus can be more than just a nuisance; it can have a significant impact on one’s quality of life. Whether you’re dealing with it yourself or know someone who is, understanding tinnitus is the first step toward managing it effectively.

Quite simply stated, tinnitus is the sensation of hearing sounds that aren’t actually present. While most commonly described as a ringing in the ears, tinnitus can manifest as buzzing, hissing, whistling or even the sound of rushing water. It may affect one or both ears and can be intermittent or continuous. The intensity of the sound varies from person to person and can range from mildly bothersome to intensely distracting. Tinnitus comes in many “shapes and sizes,” so to speak.

Tinnitus is not a disease in itself but a symptom of an underlying condition. Some of the most common causes include noise-induced hearing loss, ear infections and/or ear wax buildup, age-related hearing loss, medical conditions, medications and stress/anxiety.

DIAGNOSING TINNITUS

You may be wondering how tinnitus is diagnosed. The best thing to do if you experience symptoms of tinnitus is to seek medical advice. A doctor, typically an audiologist, will conduct a thorough examination. This may include a hearing test, a review of your medical history and possibly imaging tests to rule out underlying conditions. Because tinnitus often has no visible physical symptoms, diagnosis is largely based on the patient’s description and any

associated factors. If tinnitus persists for more than a few days, is accompanied by hearing loss or causes significant discomfort, it’s important to consult a healthcare provider. In rare cases, tinnitus can be a sign of a more serious condition, such as a tumor or circulatory issue and early intervention can prevent complications.

TREATMENT

Managing tinnitus can be challenging, as there is no cure, but various strategies can help alleviate its impact. Sound therapy is one common approach, where soothing sounds such as white noise or nature sounds are used to mask the ringing. This can be achieved through special devices, smartphone apps or sound machines. Cognitive Behavioral Therapy is another effective option, helping individuals manage the emotional response to tinnitus by changing negative thoughts and behaviors, reducing stress and improving quality of life. For those with hearing loss, hearing aids may prove incredibly beneficial, as they treat the hearing loss, making the tinnitus less noticeable. Some hearing aids even have built-in sound therapy features. While no medication (pharmaceutical nor nutraceutical) has been shown by research to treat tinnitus, certain drugs like antidepressants or anti-anxiety medications can help manage the emotional effects and reduce distress. In addition to these treatments, lifestyle changes such as reducing stress, avoiding loud noises, managing blood pressure and maintaining a healthy lifestyle can help alleviate symptoms. Mindfulness practices, including meditation and yoga, may also help calm the mind and lessen the intensity of tinnitus.

For those living with tinnitus, it’s essential to stay proactive in managing the condition. While it may not always be possible to eliminate the tinnitus completely, many people find that with the right approach, they can reduce its impact and continue to lead a fulfilling life. “Dr. Carissa has been a blessing—I don’t know what we would have done without her!” shares Kristin Young, owner of Louie, a 6-year-old French bulldog treated by Dr. Carissa Hoffman of California Integrative Veterinary Services in the Young’s home post-surgery.

“Louie absolutely loves Dr. Carissa! She does a complete evaluation every time she visits him to assess exactly how he is functioning,” says Kristin, adding, “She brings all of her rehabilitation equipment to our home and thoroughly monitors him throughout her visit. She even helped us to design a space in our home where he feels safe as he heals.”

Louie really looks forward to working with Dr. Carissa, notes Kristin. “He always falls asleep when she finishes a session with her with acupuncture, and we are so thankful that he is improving. He’s even able to walk on our street a bit and his sweet spirit and fun personality are back.”

Dr. Carissa and husband, Dr. Nicholas Hoffman, met in veterinary school where they shared a dream of offering their community a mobile veterinary service.

“I started my integrative medicine practice in 2022, and it is a blend of Western and Eastern medical concepts with the goal of treating patients’ health conditions in a multimodal manner,” Dr. Carissa explains. “A patient may have a

treatment plan that utilizes common Eastern medical techniques, such as acupuncture and herbal therapy, as well as Western recommendations, such as prescription pain medication, rehabilitation, physical therapy and even referral for surgery.”

Kristin is one of many local pet parents that appreciate Dr. Carissa’s holistic way of treating their fur babies, stating that the in-home care is invaluable and provides the family with peace of mind.

The Impact of Wildfires on Real Estate & Insurance

WILDFIRES HAVE LONG BEEN A NATURAL CHALLENGE FOR SOUTHERN CALIFORNIA, AS VENTURA AND LOS ANGELES COUNTY RESIDENTS ARE WELL AWARE.

Known for luxurious properties and breathtaking views, our area ridges and barrancas have faced significant wildfire risks, particularly in recent years. For buyers and sellers, understanding how wildfires impact real estate is crucial for making informed decisions.

As frequent wildfires have heightened awareness about fire risks, buyers are now more cautious about investing in potentially vulnerable properties. Key considerations include:

• Location and Vegetation: Properties near dry brush, canyons or dense vegetation are perceived as higher risk. Buyers may look for homes with cleared perimeters and minimal flammable landscaping.

• Fire Zones: Some areas are officially designated as “high fire hazard severity zones,” which influences insurance costs and buyer confidence.

• Defensible Space: Buyers increasingly prioritize properties with defensible space—a buffer zone that reduces fire spread by eliminating flammable materials around the home.

One of the most significant ways wildfires impact properties is through insurance. Coverage has become both more expensive and harder to secure.

• Rising Premiums: Home insurance costs have risen sharply for properties in

wildfire-prone areas, with some premiums doubling or tripling in recent years.

• Policy Restrictions: Many insurers have limited their coverage options, and some have pulled out of high-risk zones altogether, leaving homeowners to seek coverage from specialty insurers.

• New Requirements:  To qualify for coverage, buyers may need to invest in additional fireproofing measures, such as installing fire-resistant siding, heat-resistant windows or sprinkler systems.

This issue was recently addressed at the Thousand Oaks Rotary Club’s 33rd annual Economic Outlook Forecast event at California Lutheran University. A panel of industry experts provided insights on how the insurance environment affects the public and private sector, homeowners, businesses, and insurance companies and agencies.

CHANGES IN PROPERTY VALUES

Wildfires can have mixed effects on property values, creating challenges for buyers and sellers alike:

• Short-Term Decline: Properties directly impacted by wildfires or located in nearby areas often experience a temporary dip in value due to safety concerns, visible damage or reduced buyer demand.

• Long-Term Resilience: Despite temporary setbacks, our area’s desirability and limited inventory often lead to a recovery in property values. The market tends to stabilize as rebuilding efforts improve infrastructure and safety measures.

• Luxury Market Dynamics: High-end properties with advanced fire-resistant features or located in areas with robust community fire prevention efforts tend to retain their value and attract discerning buyers.

INCREASED DEMAND FOR FIRE-RESISTANT FEATURES

As wildfire risks grow, so does the demand for homes designed to withstand these natural disasters. Key features attracting buyers include

• Fireproof Materials: Properties constructed with materials like fire-resistant roofs, concrete walls and treated wood are increasingly appealing to buyers.

• Advanced Fire-Suppression Systems:  Automatic sprinkler systems, fireproof vents and water storage tanks for emergency use are becoming must-haves in wildfire-prone areas.

• Community Fire Safety: Properties located in communities with enforced fire safety standards—such as controlled vegetation, fire hydrants and emergency access routes—are in higher demand.

• Enhanced Preparedness: Properties with backup electrical systems (solar with battery back-up or generators) for the numerous power outages are desired.

FUTURE LAND MANAGEMENT

As local and state governments address wildfire risks, their actions will affect Ventura County’s real estate market. Essential improvements include

• Stricter Building Codes: New construction must adhere to fire-safe building standards, including the use of non-combustible materials and ensuring proper spacing between structures.

• Evacuation Routes and Infrastructure: Improved planning for evacuation routes and upgrades to infrastructure can provide reassurance to potential buyers.

• Community Education and Programs:  Initiatives such as the “Firewise USA” program encourage homeowners to maintain defensible space, reduce flammable materials and participate in neighborhood-wide safety efforts.

Homeowners are encouraged to contact the Ventura County Fire Department to schedule a free wildfire evaluation. Making preparations before your insurance company requires the repairs and foliage removal is key.

ENSURING INSURANCE COVERAGE

In response to Governor Gavin Newson’s September 2023 order to develop a regulatory plan to stabilize the insurance market, Insurance Commissioner Ricardo Lara announced the “Sustainable Insurance Strategy.” These reforms allow insurance companies to incorporate the cost of reinsurance into rates, as well as the ability to use “forward-looking estimations” of risk for catastrophic models. These reforms will result in additional insurers willing to insure properties in California, although they will be at higher premiums.

Homeowners should be aware of these guidelines shared by one insurer about steps they can take to prevent their insurance company from issuing a non-renewal of their policy:

• Maintain the Roof: Remove debris, algae or moss. The maximum allowable age of a roof is 25 years (30-35 years for tile or metal roofs).

• Manage Brush: Trim tree limbs hanging over the roof; provide a 5-foot clearance. Ensure a clearance of at least 100 feet from the home for all unmanaged vegetation.

• Increase Fire-Resistance: Install ember-resistant venting. Enclose eaves with non-combustible materials. Replace wood decking and siding.

• Update Infrastructure: Ensure heating and electrical systems (the service panel/breaker box) are not more than 25 years old. Replace knob and tube wiring (there can be none). Plumbing (pipes, lines, fittings, connectors, valves, drains and hoses in visible areas) must have been updated in the past 25 years (15 years for the water heater).

• Decrease Claims: Don’t file ANY water damage claims or more than one claim (regardless of the amount or type) in a 5-year period.

3 LEVELS OF FIRE INSURANCE

Level 1: Preferred/Admitted Insurers: They offer the best policies in terms of coverage, limits and premium. They have the strictest guidelines to qualify for a new policy and are primarily non-renewing policies in high fire hazard areas. Companies include Allstate, AMICA, Chubb, Cincinnati, CSAA, Encompass, Farmers, GEICO, Liberty Mutual, Mercury, Nationwide, Progressive, Pure, Safeco, State Farm, Travelers, Safeco and USAA.

Level 2: Non-Preferred/Non-Admitted Insurers: They offer policies that provide less coverage, fewer endorsement options, lower limits and higher premiums. Often considered the “secondary market,” they are not approved or backed by the state and may not comply with local insurance laws and regulations. If the homeowner files a claim and it can’t be paid due to insolvency, the claim will not be paid. They include American Modern, American Western Home, AZGUARD, Evanston, Great Lakes SE, Kinsale, KW Specialty, Lloyd’s of London, MSI/Spinnaker, Private Client Select, Scottsdale and Vault E&S.

Level 3: California FAIR Plan: Deemed the last resort for homeowners who have been declined by other insurers and are unable to purchase a policy, the plan insures high-risk properties, primarily covering fire, smoke, lightning and internal explosion. INVESTING 101: MAKE YOUR MONEY WORK FOR YOU

When it comes to investing, “Know yourself! There are usually several paths to good results,” says Montecito Bank & Trust’s Chief Investment Officer Lloyd Kurtz. “Consider your goals, and the different approaches available to you. The best choice is the one that you believe in and can stay with for the long run.”

Here, he offers some golden nuggets for those interested in investing smartly.

WHAT’S IMPORTANT FOR PEOPLE TO KNOW ABOUT INVESTING?

Investing always involves risk. When we put money to work in markets, we have the opportunity to earn good returns. But there are no guarantees, particularly over short time horizons. It’s a good idea to work with an advisor who can help you identify your goals and implement an investment program that works for your specific situation.

WHY INVEST?

Diversified investment portfolios have historically provided good rewards to patient investors. Lower risk vehicles like money market funds have been more stable, but returns over time have been lower, typically about matching the inflation rate.

WHO SHOULD INVEST?

Anyone who wants to follow a plan to build wealth over time. Time is a vital ingredient: in our experience, patient, diversified investors usually do well. But if your financial goals are mainly focused on the short term (say, 1-2 years) it’s better to keep money in safe and liquid vehicles like money markets or CDs.

If you hope to make a lot of money in a short time, it’s important to recognize that this is usually much harder than it looks. Warren Buffett’s teacher, Benjamin Graham, warned that “speculation is most dangerous when it looks easiest,” and this advice fits with our experience.

WHEN SHOULD PEOPLE INVEST?

The sooner you start, the better. Saving and investing early in your career can make a surprising difference in your wealth at retirement. If you have children, it’s never too early to start setting aside funds for future college expenses.

WHAT ARE THE BEST WAYS TO OPTIMIZE TAX SAVINGS?

Many investors can benefit from the use of taxadvantaged vehicles, such as 401(k) plans, IRA accounts, or 529 educational savings plans for college expenses. For most people, these offer significant advantages over funds kept in a regular taxable account.

Roth IRAs or Roth 401ks often are a good vehicle for younger investors in lower tax brackets.  Roth accounts are funded with “after tax” money, but they accumulate tax free under current rules.

WHAT ARE THE TOP 5 INVESTMENTS FOR 2025 AND BEYOND?

One hard lesson in the post-Financial Crisis era is that it is very difficult to pick winners. A large majority of U.S. stock-picking funds lagged relative to indexes over the past 15 years, partly because of high fees, but also because they set themselves a particularly difficult task. Most investors should consider at least some allocation to index funds, which generally have lower fees and offer good exposure to broad asset classes like stocks and bonds.
