April is the month of diamonds, and fittingly, our Investment Issue. Investment isn’t just about stocks and real estate; it’s about where we put our time, energy, and trust.
This month, I had the honor of writing about someone who made a lasting investment in me—Lon Welsh, a mentor who shaped my early career. I started working for Lon as a brand-new title rep, completely clueless about the industry. He didn’t just teach me about real estate investments; he taught me about investing in the right people and the right opportunities—lessons I’ve carried with me ever since. Lon used to say, “You make mistakes, you learn. But as an adult, you make mistakes, and you write checks.” A hard truth, but one that highlights the real cost—and value—of learning.
The truth is, we’re all investors. We invest in our careers, our relationships, our children, our communities and time—even the cars we drive. Time is one of our most valuable investments, and how we choose to spend it determines the kind of life we build.
At Centennial City Lifestyle, we believe in investing in our community by highlighting the businesses, leaders, and people who are making an impact. Their dedication fuels local growth, and we’re honored to share their stories.
Join us in celebrating this month’s issue at Sporty Pickle on April 16th from 3-6 PM! They reserved 2 courts for us to give it a swing! Grab your athletic shoes and let’s see what we’ve got! Not up for a game? No worries—grab a cocktail, enjoy the fun, and connect with amazing local businesses as we continue to support and grow our community!
Thank you for being part of this journey—your continued support is what makes our community thrive.
Cheers to investing wisely, in every sense of the word!

“Absolutely
You have some extra cash on hand. Should you pay down debt or invest? It depends.
First, make a list of everything you owe, including your debts with the balance, interest rates, and minimum monthly payments. Include everything: credit cards, student loans, auto loans, mortgages, and anything else with an interest rate.
Now take a look at interest rates. If your expected rate of return on investments is lower than the interest rate on your debt, a good rule of thumb is to pay down the debt first.
While the stock market has typically returned about 9% and 10% annually, bonds typically have a lower rate of return, averaging between 5% and 7%. If your debt has interest rates higher than 10%, it’s likely best to pay this down first. If you have loans with a lower interest rate (think 3% home or auto loans), it’s better to invest your money because you can expect to earn more on investments long-term.
If your debt interest rates are between 5% and 10%, the decision is harder. Some loans can be restructured, which can offer a lot of flexibility. If you decide to pay down debt, here are a few ways to make it manageable:
• Stop using credit cards.
• Prioritize a balance to pay down first.
• Know your due dates and avoid late fees.
• Consider consolidation to combine high-interest balances into a single lower-interest loan.

Debt isn’t always bad. It can offer flexibility and allow investments to grow while letting you meet other goals. Review your situation and decide which approach will maximize your chances of reaching your financial objectives.
Consulting a financial advisor before deciding between paying off debt and investing is also a good option. If you take your time and weigh all your options, you have the ability to make your money work harder for you — and that’s always a good thing.

In a country where financial literacy is rarely taught, many families make costly mistakes due to lack of knowledge. Shon and Brandy Agnew, Financial Educators/Advisors with WealthWave, are on a mission to change that. They build trust, educate families, and create generational wealth—providing the financial education schools fail to teach.
WealthWave, recognized by The Heartland Institute as a financial education company, is revolutionizing financial services. The Agnews have helped thousands reshape their financial future through The Seven Money Milestones—a structured plan empowering individuals at every stage.
Education is the foundation of financial success. Most people are never taught money management principles, leaving them vulnerable to poor decisions. The Agnews provide free resources to ensure no family is left behind.
Financial hardship often stems from income loss due to death or long-term care costs. The ultra-wealthy use insurance to secure their future—the Agnews teach these same principles, ensuring families are prepared.
Many rely on banks offering 0.01% interest, meaning their savings take thousands of years to grow. The Agnews educate families on high-yield options to protect wealth from taxes and inflation.
Consumer debt has skyrocketed to nearly $6 trillion. Rising inflation makes it harder for families to stay afloat. The Agnews create personalized strategies to eliminate debt, improve credit, and redirect funds toward wealth-building.
Many financial professionals focus on high-net-worth clients. WealthWave helps people at all income levels increase cash flow, optimize earnings, and make smarter financial decisions.
Retirement planning is often overwhelming. They simplify the process, guiding clients through tax strategies, inflation protection, and risk management to ensure financial security.
Without an estate plan, families risk losing assets. The Agnews set up clients on wills, healthcare directives, and financial power of attorney to create a lasting legacy.
Take control of your financial future! Contact Shon at 303-947-9556 or Brandy Agnew at 720-277-6155 for a free How Money Works book and financial strategy session.

“Some leaders build companies, Lon Welsh builds opportunities.”
Some leaders build companies, Lon Welsh builds opportunities. With a deep passion for real estate and a proven track record of success, Lon has spent decades helping others create wealth through strategic investing. His latest venture, Ironton Capital, is redefining how professionals invest in real estate, without the hassle of managing properties.
Lon’s career started in strategic consulting at Deloitte and Accenture, but he found his true calling in real estate. He launched Your Castle Real Estate, growing it into a firm of 700+ Realtors with 4,800 transactions totaling $2.5 billion in 2022 alone. While his firm was thriving, Lon noticed a problem: most people wanted to invest in real estate, but few had the time to do it themselves.
For nearly 20 years, Lon has taught real estate investing, written over a dozen books, and helped create countless millionaires. But for every investor who took action, nineteen others didn’t, overwhelmed by the responsibilities of managing rentals.
Recognizing the need for a passive real estate investment model, Lon founded Ironton Capital, a fund designed for busy
professionals who want the benefits of real estate without the work. Backed by experts in banking, accounting, and investing, Ironton Capital provides access to high-quality, investment-grade real estate while handling the complexities behind the scenes.
For accredited investors, Ironton’s funds offer tax advantages, allowing them to sell rentals, offset capital gains, and build more wealth over time, without being landlords. Lon’s passion extends beyond financial growth. Through Ronald McDonald House and Boys & Girls Clubs of America, Ironton Capital gives back to families in need, because success isn’t just measured in wealth, but in impact.
With a mission to generate over $100 million in investor wealth in the next decade, Lon Welsh and Ironton Capital are redefining real estate investing, making it effortless, accessible, and profitable. The future of passive investing starts here.
Lon is gifting our readers a free copy of his book “The Complete Guide to Passive Diversified Real Estate Investing”! Download your copy now at irontoncapital.com/guide Curious if passive investing is right for you? Get your free portfolio review with Lon at irontoncapital.com/review
A fusion of Baltic heritage, modern aesthetics, and nature-inspired craftsmanship creates a distinctive design philosophy.

Baltic Design Furniture brings the essence of Lithuanian design to contemporary interiors, blending history, craftsmanship, and sustainability. Their carefully curated collection transforms spaces with timeless elegance and modern functionality, reflecting the beauty of nature and the sophistication of European design.
"Lithuanian design is where heritage meets innovation—crafting spaces that are both timeless and forward-thinking"
The founder’s passion for interior design began long before Baltic Design Furniture was established. After earning a bachelor’s degree in interior and furniture design in Lithuania, they developed a deep appreciation for the craftsmanship and cultural heritage that shape Baltic aesthetics. During their studies, they interned with the trusted furniture partners they work with today, building lasting relationships with artisans who are dedicated to quality and innovation.
In 2024, they launched Baltic Design Furniture to bring high-quality, modern European sofas and home pieces to Colorado. Each piece offered is more than just furniture—it reflects the sophisticated influences of Baltic and Nordic design, where minimalism meets intricate detailing. Inspired by Lithuania’s natural landscapes, from vast forests to serene coastlines, their collection embraces organic forms, earthy tones, and sustainable materials.
The founder’s goal is to help clients find furniture that not only complements their space but tells a story of elegance and functionality. At Baltic Design Furniture, the focus is on curating homes that balance timeless beauty with contemporary comfort— because, as they put it, great design should feel as good as it looks.
Investing in high-quality furniture is about more than just aesthetics—it’s a decision that enhances comfort, durability, and sustainability. Well-crafted pieces stand the test of time, offering superior materials and construction that resist wear and tear, making them a cost-effective choice in the long run. Additionally, quality furniture elevates the ambiance of a space, creating an environment that feels both luxurious and inviting. At Baltic Design Furniture, each piece is designed to blend beauty with function, ensuring that your home reflects your style while maintaining a commitment to craftsmanship and longevity.
Centennial City Lifestyle WELCOMES

In Centennial, homeownership is more than just a place to live—it’s a valuable financial asset. The average home in Centennial is valued at over $766,000 as of January 2025. With this significant value, your home can play a crucial role in building wealth— whether you want to tap into home equity now or plan for future financial goals.
Home equity, the difference between your home’s market value and the balance remaining on your mortgage, is often one of the largest assets you have. As property values in Centennial rise, your equity is likely growing each year. This accumulated equity can be used in various ways to secure your financial future.
One common way homeowners leverage their equity is for the down payment on their next home. Whether you’re upgrading to a larger space, relocating within Centennial, or finding a home that fits your lifestyle, your home’s equity can make this process easier. This gives you the financial flexibility to buy the home you want without waiting for your current property to sell.
Equity can also help families fund major life expenses like college tuition. Rather than relying on high-interest student loans, homeowners can tap into their equity through a cash-out refinance or home equity loan. This option reduces the financial

burden of education costs while preserving your long-term homeownership goals.
As Centennial’s real estate market continues to thrive, many homeowners are using their equity to invest in rental properties. Rental income can build long-term wealth and diversify your portfolio. By leveraging equity in your primary home, you can purchase investment properties that provide cash flow and potential appreciation.
For those looking to buy a new home before selling their current one, home equity can serve as a bridge loan, providing flexibility and time to transition smoothly.
With Centennial’s real estate market thriving, now is the perfect time to assess your home’s equity and explore how it can help you achieve your financial goals. Whether you're thinking about moving, investing, or simply exploring your home’s potential, I’m here to help.
Let’s meet for coffee at one of our local spots and discuss how your home can work for you. Reach out anytime!
