EXCLUSIVE DESIGN. EXCEPTIONAL LIVING. LOCALLY OWNED.
As we sail into summer and start thinking about upcoming Father's Day, I reflect on fatherhood and the father's role in a family. My Dad was a strong, disciplined soul in the household who led by example and made us all feel safe and secure. My husband is a much more "out loud" version of Dad to our kids. He provides the endless gift of quality time, life-giving words, and injections of humor with every interaction. With both men, the role of a father has and will have a long-lasting impact on their children.
In this issue, we celebrate the men in our lives. We celebrate their adventurous and confident spirits. We love their ability to instill joy, create memories, and fuel inspiration. We see how their guidance can be life-changing and foundational. Their advice can be life-saving and life-giving. This one is for the Gents!
We check in with six local Dads and get their thoughts on fatherhood. We also asked our partners to share some of the the best advice they have received from special men in their lives. Because as you know, Father Knows Best!
Exciting new things are coming to our community and we try to share these stories with you each month. One restauranteur believes we are just embarking on Celina's Heyday. Learn how he is bringing this concept to the Huddleston building on the Square this summer.
We bring back Dude Food [2.0] this month in our Dude Food: Food Truck edition hosted by none other than city councilman and The UPS Store owner, Andy "Hop" Hopkins. He visits every fest, food truck yard, and market to narrow down some of the best grub offered by food trucks this side of 380.
Finally, I know you have all been curious, who is this Caleb that loves Madison so much he'd paint it on the side of our downtown silo? Meet Caleb Lavey and learn just how much he loves Madison, his family and even our fair city, Celina, in Caleb Loves Celina
Let your father or a father figure in your life know how much he matters to you. And if you are a dad, let us be the first to say - thank you. You are invaluable to the people who know and need you as well as the community around you. Happy Father's Day!
See you around town!

WE GATHERED WITH SIX LOCAL DADS
TO DISCUSS WHAT FATHERHOOD MEANS TO THEM
EXCLUSIVE POOL & PATIO
KIDS: Riggins, Rowynn, Raelynn
WHAT IS THE BEST THING ABOUT BEING A DAD?
I love watching them grow and develop their own personalities and characteristics. Most of their personalities anyway! HA!
DID YOU FEEL PREPARED FOR FATHERHOOD?
I don’t think you’re ever prepared in my opinion. Life is always full of surprises and challenges and from my experience you can try to prepare yourself but for me, nothing ever seems to go as planned! Having kids has changed my life for the better and has made me a better person.
DESCRIBE THE PERFECT DAY WITH YOUR KIDS.
Any day spent with my kids is a blessing for sure. If I had to describe the “perfect” day, it would vary from kid to kid. For the sake of time I would simplify and say quality time spent doing each of their hobbies; from practicing sports, taking them to run errands, getting ice cream or a treat somewhere, I value every minute of it!
KIDS: Bradyn and Alexis “Lexi”
NAME A TIME THAT YOU HAVE EARNED YOUR #1 DAD MUG.
In general, being present with my kids all the time. When I was in my early 30’s, I traveled for a living. I felt like a part-time dad because I was missing so much of their childhood. With a little bit of luck, God’s blessing and a lot of hard work, Denise and I took a risk and started our company almost 20 years ago. Since taking that leap, I haven’t missed a single event in my kid’s lives. I feel so blessed I was able to witness them go from toddlers to teenagers to young adults. The years go by so quick, and you can’t ever get time back…I am just fortunate I realized that before it was too late.
WHAT HAS BEEN THE MOST HEARTWARMING DAD MOMENT SO FAR?
We volunteered on Christmas Eve with a charity that partners with the Omni Hotel in Downtown Dallas. The organization shelters the homeless in the Downtown Dallas area at the Omni Hotel for Christmas. As a family, we assisted the homeless moving their belongings off the buses and checking them into the hotel. It was so cold that Christmas and to see how excited those families and their children were to spend the night in a warm bed was priceless. It was heartwarming to see the level of compassion Bradyn and Lexi showed while helping these families in need. Weeks later our girls kept asking us if we thought those families were okay after they checked out of the hotel. It touched all of us deeply.
WHAT PERSONALITY TRAITS DO YOU HOPE YOUR CHILDREN GET FROM YOU?
I hope they are hardworking but stop to smell the roses, take risks but know when to sit it out when it doesn’t feel right, stay loyal to a fault but know when to cut the cord, figure out what is important to them and figure out how to get it. Own every second this life can give.
KIDS: Molly and CJ
FIRST STATE BANK
HOW HAS FATHERHOOD CHANGED YOU?
It hasn’t changed me much. The personal space is gone. I have bad knees more and gray hairs now. I’m always being informed that I’m “not cool” on the daily.
WHAT QUALITIES WOULD YOU LIKE TO INSTILL IN YOUR CHILDREN?
To work hard and give 100% in all you do.
To have patience and always be kind.
To be respectful and polite.
WHAT IS THE BEST THING ABOUT BEING A DAD?
I love coaching sports with CJ and showing livestock with Molly. I always enjoy taking them both hunting, fishing and doing anything outdoors. My dad was always working so I try and be involved with them as much as I can. Time is a thief, you blink and they are grown.
DAUGHTER: Makenna
HOW DO YOU MEASURE SUCCESS AS A FATHER?
I know how hard it is being a teenager in today’s environment and see all the challenges our kids face. I feel my role is to make sure Makenna knows how loved she is and that I will always be here for her and support her in everything she does in her life. Ensuring that she knows her identity is not in what others tell her or how she “measures up”, but who she is in Christ as a beautiful child of God.
TELL US ABOUT ONE OF YOUR PROUD DAD MOMENTS.
We just completed a back-to-back State Championship for Celina Soccer, and Makenna was interviewed heading into the playoffs. She completely did the interview on her own without me even knowing about it and answered all the questions in a way that just stopped me in my tracks and appreciate her character and who she’s become. She put so much focus on her teammates and their friendships they’ve formed on and off the field. It’s refreshing to see her think about others first and share the spotlight when given the opportunity.
WHAT IS YOUR FAVORITE THING TO DO WITH YOUR DAUGHTER?
I’ll always cherish the times Makenna and I have spent driving to all her soccer games since she was four years-old and just talking about her life. She is a very mature 17 year-old and has been through a lot, especially this past year with us losing my wife and her Mom, Wendy, this past Fall. Makenna has always really connected with her emotions and isn’t afraid to talk about how she feels. She knows she can tell me anything, and I’m always happy to listen, laugh or even cry with her as we are on this journey together.
John 15:1 best explains how I see my role as a father. I’m just a gardener that has been tasked to plant, nurture, prune, water, and grow some very important seeds, my children. I tried to raise them in the very best soil that I could - a loving, teaching, mentoring and disciplined Christian home. There are times when it is necessary to prune and times when its necessary to water, fertilize and to step back and watch them grow. My hope is that they will bear much fruit in this insane and crazy world where we live. I believe we live in Biblically historical times. The kids we raise today will see a world that is much different than what we have experienced. Therefore, it is more important now than ever, to sow the good seed that will hopefully produce 100-fold in the future. In short: Being a father is submitting to your Heavenly Father and doing his will on earth and teaching this to your children.
Seeing both my boy’s accept Jesus Christ as their Lord and Savior. Also, baptizing them in the Jordan river in Israel.
That I was messed up, full of flaws, and sometimes kind of quirky, but most importantly that I loved them, their mom, my wife Maranda, and the Lord with all my heart and all my soul. I hope they remember that I always tried to operate in strength, full of conviction and never out of fear. I want them to remember that I chased after my dreams and always tried to live each day as gift from God.
DAN WILLIAMS CELINA ISD SCHOOL BOARDLITTLE WOODEN PENGUIN
KIDS: Greyson and Lincoln
DESCRIBE THE PERFECT DAY WITH YOUR KIDS. Fishing, hiking, skiing or hunting. Being present and not distracted by technology in the outdoors!
WHAT PERSONALITY TRAIT DO YOU HOPE YOUR CHILDREN GET FROM YOU?
I hope more than anything both boys have a constant drive to learn something new and look for that new adventure. You’re never too old to learn something new or find a new path.
IF YOU WERE TO GIVE A SOON-TO-BE DAD ADVICE, WHAT WOULD IT BE?
Soak it up and take it in. They don’t stay little forever and you never know how long you have on this earth. Spend the time, take the time, and make it count.
It is with great pleasure to announce the Outstanding Student Athlete of the Month as selected by the Celina Independent School District (CISD) Athletic Coaching Team. This month’s selection is Jackson Rooker.

As the saying goes, Father Knows Best. Local residents share words of wisdom this Father’s Day.
My grandfather, Thomas John Glendenning (Daddy Tom), immigrated from Scotland with his family and was born in Texas in 1887. He always told me, “Never talk about how many cattle or how much money you may have.” This advice is reminiscent of the adage “all hat no cattle.”
City Councilman Jessica Cernat PhotographyMy father, Donald Gary Ferguson, told me, “Think what you want but watch what you say.”
My father-in-law explained this to me in reference to managing and leading teams. “Team members are like spinning tops. You train them to make them start spinning. But every day you must check on them to be sure they stay spinning.” You have to give them the best tools and “touch.” You can’t forget they need the soft touch to keep spinning.
My grandfather, Ed Hogan, ushered television into the Dallas market. He was a larger-than-life TV personality at WFAA and knew practically everyone in Dallas in the 50s, 60s, and 70s. On being a public figure, he always said, “When your critics speak of you—which they often will—stay on the high road. Your reaction is their only power.”
My Dad is the hardest working person I’ve ever known. I spent many weekends drinking Dr. Peppers in his shop while he worked on Diesel engines. His best advice was, “If you want things in life, you have to work hard for them. Never rely on anyone else, and if you don’t have the money for something, save your money and pay cash.”
Caleb And Madison Lavey: A Local Love Story
ARTICLE BY SHARLA DAVENPORT | PHOTOGRAPHY BY HOLLY FARROWBy now, everyone knows that Caleb loves Madison. After all, the words are boldly painted on a silo near the railroad tracks, downtown. This romantic story comes from Caleb Lavey and his wife Madison.
Caleb Lavey moved to Celina in third grade where he met Madison Glendenning. They were friends throughout elementary but started dating in high school. Madison went to college at Texas Christian University while Caleb played football at Oklahoma State University, hence the couple dated for many years. After graduation, Caleb briefly joined the Dallas Cowboys but hung up his cleats for various corporate jobs eventually working with Madison’s father, Rex Glendenning at REX Real Estate. Caleb and Madison continued to date.
Decades after elementary school, the couple finally married. Their wedding demonstrated the couple’s fondness for downtown having their wedding at the old First United Methodist Church, the last wedding ever to be conducted there which is now occupied by Celina City Hall.
The Laveys were living in Dallas and working in Celina but realized they wanted to return to the place that brought them together, the town they’ve always loved. They bought a small piece of land and, now, are raising their three children in Celina, ages five, three, and one.
Once back at home, Caleb and his brother, Jake, pursued local real estate. “We knew Celina’s downtown had a good future,” said Caleb, “so we first bought Hester’s Automotive Garage and renovated it.” It is now home to
a financial planner and other offices. The brothers also purchased the building next door and are currently restoring it. Most notably, a nearby 1-acre silo property caught Caleb’s interest so he bought that as well.
Caleb often listens to country music in the car and one day he was listening to the song “John Deere Green” by Joe Diffie. It’s about Billy Bob who declares his love for Charlene by painting a water tower. The entire Lavey household loves this song, perhaps because so many of the lyrics resemble the life of Caleb and Madison. The Laveys even have a chicken named Charlene.
And when listening to the song that day it occurred to Caleb, “This Billy Bob guy is romantic. Charlene is one lucky girl.” Then he realized, “Heck, I have a silo. I could do that for Madison just like the song.” Caleb reached out to some people for help and machinery, but decided to do it himself like Billy Bob.
With the help of his brother and friends, Caleb made a plan which included leasing an 85-foot boom lift and purchasing 48 cans of spray paint (just in case). On a cold below-freezing February morning, ironically near The Lavey’s anniversary, Caleb arrived at the silo and forged up the boom lift. He was so anxious that he went up while it was still dark outside without his friends or brother.
While Caleb has experience spray painting (he paints the hay bales along Preston Road cheering for the Celina Bobcats), he was a little concerned about this artwork. No reason to worry, he successfully freehanded “Caleb loves Madison” with only one can of spray paint in about thirty minutes.
Instantly he wanted to show his family. He gathered them for a doughnut run playing their favorite song about Charlene and her water tower. When they approached the silo, Madison realized something was up just as she saw Caleb’s artwork. Tearyeyed she replied, “That’s the most romantic thing anyone ever did”. And so life imitated art and the best gift came from the heart, rather a spray-painted heart.
Caleb Lavey is not just known for his infamous silo. He is also Chairman of the Celina Chamber of Commerce helping to support businesses plus attract new ones. His goal is to continue to help Celina keep that small town feel but create smart growth that is good for the city. “Downtown entertainment districts
are special. I remember going downtown in high school,” Caleb recalls. “I hope to continue to grow the downtown area,” he notes.
By funding local and school district causes, he donates wherever he can to Celina to “give back to the great city,” Caleb says. Eventually he hopes the silo will become a building with a restaurant, retail, and offices maintaining the original structure.
Caleb has big dreams for his favorite town like potentially having a professional rodeo in our backyard. Those dreams and goals are what make Caleb Lavey a true romantic for his city and his family. And while he has plans for the future of Celina, he is not sure what he’ll do for his anniversary next year.

“Tre Fiamme” means three flames in Italian. I got to meet the three flames, the Ceccarelli’s three daughters. I had the Michele Polpetta pizza. Holy smokes! It was so good, crispy in the right places, cheesy and meaty. I’ll get it again for sure. All from scratch from family recipes straight from Naples, Italy. They are a great family who live right here in Celina! Buon Appetito!

Sophia was great and she was excited to let me try EVERYTHING. I really liked the chicken leg. My favorite thing would have to be the “Pikliz”, a spicy coleslaw that Sophia serves as a side on some dishes and on the hot dog. Buy a side of it next time, you’ll love it! The “Paté” is what we in Texas would call a fried pie. We of course tried one of each: beef, chicken and veggie. They are great for sharing...if you must!

King Kups specialized in Cali-Tex street food. The Street Corn "Elotes" was flat out amazing! It had so many different flavors and levels. Very rich, and sharable. I loved the tacos too. I had Chicken Bacon Ranch and Carne Asada. I wish I had doubled down on those. They were legit!
After my food truck adventures, I realized that all of these wonderful people love what they are doing. Smiles galore. It was an assignment that I would definitely do again (hint, hint). I may just do it without being asked.

A man’s testosterone production peaks at about 25 years of age. Beyond that, it starts to decline at a rate of 3 to 5% a year. In fact, a man in his thirties can see a testosterone drop as much as 30 to 40% of his peak. Testosterone is responsible for building muscles and strength, distributing fat, producing sperm, maintaining healthy bone density, generating and maintaining a healthy red blood cell count, and a libido. Testosterone is also responsible for some 3,000 functions in the body. Proper testosterone levels (or lack of) can have a huge impact on how a man feels and how active he is.
Dr. Kevin Shelton, MD has been practicing family medicine for more than 23 years. He graduated and finished his residency at the University of Oklahoma Health Sciences Center. During his residency, he developed a
special interest in hormone therapy along with the impact that it has on the body. At that time, there were not a lot of practitioners in the field of hormone therapy and it was just minimally covered in most medical schools. It has been a labor of love to research and develop therapies that he sees benefiting his clients.
Dr. Shelton’s clients, typically men in their forties and fifties, come to him with a myriad of negative conditions which can include - decline in physical and mental energy, excess weight gain around the midsection, and the onset and development of other health concerns such as heart disease and diabetes. Dr. Shelton’s patients typically start with a full panel of bloodwork followed by a comprehensive meeting whereby Dr. Shelton
and his team discuss with their patient the results of the bloodwork. The discussion can include the impact of their unique health conditions on overall health and the goals to mitigate its impact. Most patients can start treatment right away with options varying from creams, patches, and injections depending on the patient’s overall health, wellness, and goals. Hormone treatment therapy has been particularly beneficial for first responders, military personnel, and athletes who need to remain in peak physical condition.
In addition to hormone therapy, Dr. Shelton and his wife Stephanie Shelton, an RN and Family Nurse Practitioner, recommend that men watch their weight, exercise three to four times a week, and get plenty of rest. A healthy diet should include healthy proteins in moderation, plenty of fiber from fresh fruits and vegetables (including leafy greens) as well as whole grains. They also recommend eating foods that are high in omega-3, magnesium, potassium and lycopene. Supplements of these important nutrients can be helpful when dietary goals cannot be achieved.
Dr. Shelton also has three key recommendations that men can do to improve their overall health and prevent many diseases. These include:
1) Starting in your thirties have regular blood work done to stay on top of any changes in your health. 2) Develop a relationship with a primary doctor and have an annual physical. And 3) Stay on schedule with routine preventative tests such as a colonoscopy, eye examinations, skin cancer screening, a testicular exam, a prostate cancer screening.
While 75% of Dr. Shelton’s practice is focused on men’s health and wellness, he has seen that women can benefit from hormone therapy in combination with holistic therapies to provide a better balance in progesterone and testosterone as they age. Elite Wellness and Anti-Aging also offers women's pellets and estrogen.
Dr. Shelton and his team have enjoyed practicing medicine and raising their families in Celina. He loves the way Celina allows him to get to know his patients and their families personally. It is a unique environment to practice medicine.
As Celina continues to grow and establish itself as one of the preeminent destinations of people flocking to North Texas, many question whether our best days are in the past or are yet to come. According to restauranteur Anthony Morel, our “Heyday” is just around the corner!
Arriving on the town square later this summer, Heyday will bring innovative craft cocktails and eclectic, elevated bites to the beautiful Huddleston building in a comfortable, rustic atmosphere. Located on the first floor across from Honeysuckle Rose, Heyday will offer patrons a complete sensory immersion
Anthony Morelwhere food, libations, music, and ambiance combine to create a wholly unique experience found nowhere else in North Texas. Cocktails and upscale menus are nothing new to longtime friends Anthony Morel and Michael McGowan. Many in the community already enjoy Anthony’s successful concepts such as The Nook CKMC (Light Farms, Celina) and Graffiti Pasta (Denton). Building on that success and decades of collaboration in the Dallas bar scene, the pair intend to deliver a one of a kind experience downtown.
Open seven days a week, service will begin daily with a light lunch menu offering familiar, inviting items with an artistic spin. Keeping things simple and fresh will ensure they get the details right the first time and every time. Service continues with a small, focused dinner menu offering items reminiscent of upscale establishments but without the exorbitant pricing. Throughout the day and into the night, the kitchen will provide elevated, eclectic shareables to satisfy even the most demanding palate.
Of course, the star of the show is the expansive main bar where cocktail experts will expand our horizons with fun takes on traditional classic cocktails, negroni’s, and unique craft cocktails that seek to excite all of your senses in the very first sip. Combining vibrant, well-balanced flavors with infusions, fresh juices, liquid nitrogen, and even fire, every drink will be an experience to remember. Additionally, a carefully curated wine list and quality beers on tap provide options for even the most discerning aficionado.
Complementing the continuous cocktail show at the bar, Heyday will offer live music and a late night vibe not found anywhere else in Collin County. In the spirit of continuing to grow just as Celina, there are plans to add additional features and amenities to round out this one of a kind experience including staying open late after events on the Square.
So plan on joining us later this summer to break bread, raise a glass, and celebrate Celina’s Heyday!
Before Luxe Blades stepped in, our yard was nothing short of a disaster. With poor drainage and constant mud, it was impossible for our family to truly enjoy the outdoor space. But Luxe Blades worked their magic, and now our yard has become the envy of the neighborhood and the ultimate destination for family fun.
Local couple Taylor Witt and Katie Dunn have transformed another building into an amazing new business for Celina. Once an old, abandoned home in downtown Celina is now home to Granny’s, a local bakery experience owned by Mikala Everson.
The pair are best known for their popular spot, Little Wooden Penguin , as well as their many construction ventures spotlighted previously in Celina Lifestyle. The couple is always looking for new projects and were excited to join forces with Everson creating the perfect spot for her bakery.
Located on Pecan Street, Katie Dunn describes it as an “an adorable house that makes you think of your granny.”
Immediately, renovations began, breaking ground last May. Taylor and Katie intended to keep the charm of the house, preserving the original materials and giving it the character it deserved, according to Taylor. Unfortunately, the house
was inundated with problems like termites and structural issues. There was no way of saving the house and they had to “call an audible”, sadly demolishing the house.
Luckily, the couple was able to salvage a substantial number of materials, wood, and shiplap. They created a framework matching the original structure along with accent walls and focal points throughout the building. It has the same footprint as the initial building making it “look like we just made it better,” says Katie.
Consequently, the bakery flip took longer than expected to finish. Taylor notes that hurdles along the way are typical, something they have experienced before with their other projects. Taylor credits the City of Celina “for working with us forming a great partnership where everyone was happy.” They ensured the building matched the city’s downtown vision, plus keeping the home-y feel.
While the overall project was around seven months, it took only two months to flip once the foundation was poured. Now, everyone is eager for Granny’s to open. Katie says, “It is really a cool building. What was an eyesore before, now reminds you of your grandma’s house where you can get homemade baked goods.”
That is the dream turned reality for Mikala Everson, owner of Granny’s. She praises Taylor and Katie for being respectful of her visions and ideas, like an open kitchen and custom bread display. During her culinary training, Everson always had an open kitchen. She likes that it will allow customers an opportunity to see the entire baking process. “It’s inspiring to watch. I want people to see what we are doing from folding the bread dough, to baking the cakes,” says Everson.
Building Granny’s was Everson’s first foray into construction, and she loved learning the process. She says it is humbling to see a crew working “to make my dream that I have had since I was six years old come true. It’s a special experience.” Everson continues, “I had an emotional tie to the home, and I promised to respect the original old building.” She hopes people will sense how unique the building is with the initial shiplap accent walls and the decorations, especially the artwork painted by her aunt, plus Everson’s very first car inside - something you’ll have to see to believe.
Everson is proud of the project and how it turned out. She said they made a modern, new building on the inside without destroying the original feel. That was most important to Everson as “it was someone’s house with memories.” She wanted Granny’s to have that same feel as being with family or baking with grandma.
Hence the name, Granny’s -- an entire bakery experience full of mini shops inside: Granny’s Sweeties (sweets like cupcakes), Granny’s Basket (bread and artisans), Granny’s Mug (coffee bar), and Granny’s Barrel (selling specialty beer and wine). Granny’s will also have a party room where you can decorate cupcakes any time.

Christian Brothers Automotive, named 2023 Community Friendly Business of the Year, opened in Celina in June of 2021. As residents of the Mckinney historic district, Mike and Jan Sampeck were frequent visitors to the area and often visited friends in Celina and Gunter. The couple chose to open a Christian Brothers franchise because they felt it married their life experiences perfectly. Mike has 30+ years in pharmaceutical sales strategy and excels in casting vision, growing a start-up, and creating a healthy culture in the workplace. Jan, previously a minister at Chase Oaks Church in Plano, has a heart for missions, non-profit ministry, and loving people through serving.
The city of Celina welcomed the Christian Brothers franchise with excitement and very quickly the Sampeck’s opened the doors to the first location north of the 380 corridor.
Jan and Mike agree the timing and placement of their Celina location on Preston was a gift
from God. “We believe it is our mission to be a light in the industry and in the community just as Jesus is the Light of the world. We do that through giving back and after two years of business in Celina, we are in the position to financially contribute through partnering with local non-profits” Mike says.
Christian Brothers Automotive has two programs in which they attempt to make a difference in the lives of those around them. In October, National Service Day provides free oil changes to those who need a helping hand. Participants are vetted and referred through local non-profits to enable Christian Brothers to focus on organizing a big celebratory event which includes food, face painting, and a fun family atmosphere. The entire company is involved; technicians donate their labor and vendors donate parts. In 2022, $35,000 in auto repairs was donated during the National Service Day.
A new program Christian Brothers Automotive is rolling out provides an opportunity for auto repair customers to use their money for fundraising for non-profits. Organizations like Neighbors Nourishing Neighbors, Grace Bridge, and Cornerstone NCT are featured in the shop for 30 days twice a year. At check-out, customers have the opportunity of receiving a $30 discount off their repair expenses if they choose to donate $15 to the featured non-profit organization.
That donation is made directly to the charity through a point-of-sale hardware piece called a Dip Jar. This new program provides the opportunity for more exposure for the non-profit group with the hope that it “will invite customers to get more involved and turn a donor into a volunteer and a patron” Jan explained.
Mike and Jan firmly believe they are in the Celina community to be an agent of good. Jan ensures “whether you as a customer use our Dip Jar non-profit donation program or not, spending money at Christian Brothers Automotive does bless people because it enables us to support our local charities. We’re here to repair your car and be a place you can trust. Our ultimate goal is to love on people”.

1. Tell us about your history with Celina. I have had family in the Celina/Weston area since the mid-1800s, but my family and I moved here in 2000. I was in 3rd grade and school was at our current administration building. Some of my most cherished memories happened because of Celina. It’s where I first met and dated my wife who is now the mother of my two beautiful daughters, Harper and Palmer. Sports were a way of life in Celina, and I was involved in several extracurricular activities including football, basketball, baseball, golf, track, and wrestling. I was fortunate enough to go to State in football all four years and won two state championships! I was in FFA and a proud member of the FCA (Fellowship of Christian Athletes).
2. What is one of your favorite memories of growing up in Celina? When my brother came home from Iraq, our community lined up all along Preston Road and the entry to our neighborhood to welcome him home. Only something like this would happen in Celina.
3. Tell us about your family. My wife Melanie and I met in 5th grade in Celina and we dated in high school. We have two daughters, Harper (3 years) and Palmer (4 Months). I am the youngest of four boys –Josh Babb (Class of 2001), Eli Babb (Class of 2003), Zach Babb (Class of 2005). My mom, Kelly Babb, graduated from Celina in 1977 and was part of Las Gatitas during her school years. She has worked for Celina ISD for 19 years and was in charge of Las Gatitas for 16 of those years. My dad Frank Babb graduated from DeSoto in 1975 and played football for the University of North Texas. He has worked in real estate his entire life and is the reason I went into the industry. He has sold multiple deals in Celina and has always been my role model. My grandfather Louis Cave has lived in Weston his entire life as did his parents. He married my grandmother Sharon Cave, and they have lived in the same house since 1966.
4. What is your role with Centurion American? At Centurion American, I am an Asset Manager. My job starts as soon as we find a piece of property, and I get the land under contract. While we are in the due diligence period of the land purchase contract, it is my job to get the project designed with engineers, entitled, and under contract with builders to purchase the future developed lots from us. The entitlement process can be quite elaborate working with all departments
of the City to ensure that the Development Agreement covers all aspects needed for all parties including zoning, public financing, school sites, public use sites, open spaces and all other aspects that go into the development. Once entitlements are approved, and we are set to close on the property, it is my job to secure the financing to close on the land and develop the property. After financing is secured, I manage the onsite project managers to ensure that they meet their contract deadlines for construction, manage the budgets, and quality control.
5. What are your thoughts on Celina being the fastest growing city in North Texas? Mixed emotions as the inner child in me who was fortunate to be raised in the best little town in Texas is saddened because I know it will never be like what I experienced. Growing up in Celina, everyone knew each other’s name and it is hard to find that in North Texas these days. But I am also beyond excited about it! Celina is growing very quickly, and I truly believe the Celina city staff is growing it the right way.
6. What part of the city's growth excited you the most? Celina is growing rapidly but with that growth comes opportunity. Besides being a part of the growth, what excites me about it the most is that it is being done the right way and with meticulous thought. With the growth, the city is staying focused on what is important in life – faith and family. Celina continues to grow with more churches and has plans to increase the amount of parks, open spaces, amenity centers and entertainment zones for the community to come together. With every development that we bring into Celina, city staff always asks where we can put up a school and how we can help the school district with funding. That is so critical for our children and their future.
7. Can you give us a sneak peek into the Legacy Hills project? Legacy Hills is essentially a small city within Celina. It will consist of 6,882 Single Family Residences, 4,000 Multi-Family residences and approximately over 1-million square feet of commercial retail space. The development will consist of some of the nation’s biggest builders including First Texas Homes, Mattamy Homes, Ashton Woods, Starlight Homes, M/I Homes and Del Webb. The Del Webb portion of the community, which consists of approximately 1,200 lots will be age restricted to add another lifestyle to the community. We have reserved two future Celina ISD sites for elementary schools, two Fire and Police Stations as well as 27 acres for Celina’s next large sports complex. There will be a total of
seven amenity centers which will include pools, shade structures, playgrounds, basketball, and tennis courts. The land itself is beautiful with the topography of the site and the floodplain. Typically, in developments the floodplain is just a native area and might have some trails but for the most part it’s an under-utilized area. Legacy Hills will be different. All of Legacy Hills is split by over 900 acres of floodplain, and we are going to utilize all of the land to increase activities for our residents and the community. There are plans to have trails that take you from the south end of the property underneath FM 455 and all the way to the north end of our property. We will have ponds for residents to enjoy and plan to include a large playground for children and frisbee golf for all ages. The largest improvement to the floodplain will be the golf course we are constructing along the north side of FM 455. It will consist of 18 holes, driving range, short game area and putting areas. We will be constructing a large club house with a pro shop, locker rooms, lounges, bars, and a restaurant with outside dining to enjoy the views overlooking the course. This is a once in a lifetime development opportunity, especially with it being in my hometown. I am so fortunate that Mehrdad entrusted me to bring this community to life for him. He is an amazing person and leader, and I am fortunate enough to know him both personally and professionally
8. How would you describe Celina to someone who is looking to move here? A growing city with small town charm. The heart of Celina is the downtown square. It is where you feel like you are back in a small town and where community is everything!
