A Different Kind of Fourth

The Fourth of July has always been one of my favorite days in LA. If we were in town, we would begin the day with the Palisades Will Rogers Race—a 5k, 10k and children’s run that started in 1977 and became one of the most popular and well-recognized in the country. That afternoon, we would join the thousands of people—many of whom had carefully lined up their beach chairs along Sunset the day before—for the Palisades’ iconic parade. There truly was nothing better than gathering with our family and friends to witness this beloved tradition, which kicked off with skydivers in patriotic outfits and would continue with marching bands, firefighters, children from the neighborhood, horseback riders, dogs and so much more. The homeowners would even join the fun, proudly decking out their houses and vehicles in red, white and blue. It was a perfect slice of Americana, and something that I don’t think anyone who lived here ever took for granted—although we certainly could not have imagined that it would disappear overnight.

This year will be different, and perhaps difficult for many. However, I am touched that the tradition will continue in some form. The Palisades Will Rogers Race will take place in Venice Beach, and I have been told that the Santa Monica parade will be incorporating many elements of the Palisades into their own. And for the evening, the Palisades Americanism Parade Association has been working tirelessly to plan a major celebration on the six-acre athletic field at Paul Revere Charter Middle School, featuring music, entertainment, children’s activities, food trucks and a drone show. This year’s celebration will take on a unique form, but its heart remains the same: a time to come together, to honor the Palisades community and to reconnect with neighbors and friends.

July is of course also a time for fulfilling wanderlust, and it seemed appropriate to devote this issue to summer travel. I am thrilled to feature our friend Nicole Kirwan of Permanent Vacation on the cover. Kirwan’s Brentwood Village boutique is perfectly stocked with the most beautiful clothing and accessories that look like they were made for a trip to an exotic locale—yet lucky for us are equally appropriate for Southern California life. We also head up to Santa Barbara to visit some of our favorite resorts, stop by Brentwood’s latest hotspot, Great White and interview Harma Hartouni of Equity Union.

Whether staying home or visiting a far-flung place this month, I hope this issue inspires you in some way. Enjoy.

The Right Stuff

Equity Union Real Estate founder Harma Hartouni is helping shape Brentwood’s local market with transparency, innovation and community-driven values

Since launching in 2022, Equity Union has quickly become one of the region’s fastest-growing real estate companies, with twelve office locations throughout Southern California including Brentwood, prominently situated across from the Brentwood Country Mart on San Vicente. Founded by industry veteran Harma Hartouni—who has been in the business for more than 20 years and previously led one of the top offices in Los Angeles County—Equity Union closed more than $3 billion in sales in 2024 and is already approaching that number for 2025. “We noticed an initial spike because of the fires, but it's still leveling,” Hartouni says of the current market, particularly in Brentwood.

“The housing inventory is higher this year over last year at this time, but the inventory is exceeding the demand for what is selling.”

Challenging times are not a foreign concept for Hartouni. He is the author of Getting Back Up: A Story of Resilience, Self-Acceptance and Success, an autobiographical book about overcoming diversity while growing up in a conservative Armenian Orthodox Christian family in Iran and later surviving a horrific car accident where he couldn’t walk for one year.

“Every single person has a story,” Hartouni says. “It’s not what has happened to you but what you do with it.”

Today, Hartouni, who is 43, is happily married to husband Asad Ayaz, chief brand officer for the Walt Disney Company and president of marketing for Walt Disney Studios and Disney+, with whom he shares three children. Even though they currently live in the Hollywood Hills due to the kids’ schools, much of Hartouni’s work-life is on the westside.

In the past several decades, Hartouni has gone from being an assistant to a realtor to the owner of Harma Real Estate, one of the largest brokerages in Southern California. His company sold over $1 billion in properties in 2020, but he wanted to grow something even bigger with Equity Union. “We are now approximately 900 agents strong,” he confirms. This includes agents such as Peter and Ty Bergman and Linda Ferrari, who encouraged Hartouni to open the office in Brentwood. “I’ve known Harma Hartouni for nearly a decade, so when I learned he was founding Equity Union, there was no question—I wanted to be part of what he was building,” says Ferrari of her decision to join. “I’ve seen first-hand how Harma leads

AUSTRALIAN ALL-DAY CAFÉ GREAT WHITE PLANTS ITS FLAG IN BRENTWOOD

For months, it seemed like all of Brentwood was anxiously awaiting the arrival of Great White. Taking over the former space where the Tavern dining room once stood on Darlington Avenue—right behind Suzanne Goin and Caroline Stein’s second location of A.O.C., the Aussie hotspot is the latest beloved upscale restaurant group to expand to the neighborhood. In recent months, locals have welcomed Ospi, Matū Kai and Tu Madre, with more on the

way including Italian favorite Terroni in Brentwood Village.

With three other Great White outposts in iconic LA locations—Venice Beach, Larchmont Village and West Hollywood— the founders and co-owners Sam Trude and Sam Cooper are bringing the wildly popular casual all-day café and cool Aussie vibe that they founded in 2017 to the area.

“Each Great White venue, including Brentwood, has been carefully selected for its neighborhood setting and welcoming indoor-outdoor layouts that are intentionally visible from the street,” says Trude. “One of the most exciting elements of expanding the brand is immersing

ourselves in all the unique pockets in and around Los Angeles and curating elements of our experience to meet the needs of that specific customer.”

In this case, it’s a striking green-hued façade and white striped awning with an open-air, indoor-outdoor veranda-style patio and dining room that looks like a café you might find in Bondi Beach, Tulum or even Greece. As you breeze past the bar area to a table, two large-scale artworks by Los Angeles-based artist Michael Harnish are a stunning focal point. Southern California and plays a key role in the design as the owners strive to support artists at all of the locations.

“While each Great White is unique, there are common threads that tie them all together so that guests can experience something different while being comforted by a sense of familiarity,” says Cooper.  “At Brentwood, you will see the ceramic sconces that we feature across all Great White locations, rough plastered walls, reclaimed wood and natural stone flooring as well as an evolved color palette in the green exterior that pays homage to the pre-existing green atrium, an architectural lighting concept that welcomes

an abundance of sunlight into the interior dining room throughout the day.”

The new 2,700-square-foot space is also fitted with custom hi-fi speakers designed in collaboration with Venice DJ and audiophile Max Ville of Ville Sound—perfect for streaming the brand’s cult-followed playlists. Each of the various speakers throughout the dining room consists of custom, handmade wooden multi-cell horns with each cabinet made from white oak.

As for the food, the Brentwood menu is helmed by longstanding chef Juan Ferreiro and features the restaurant’s signature breakfast classics (available until

3 PM), including the Great White Breakie with folded eggs and goat cheese and the breakfast burrito, which has become the “McCarthy Salad” of the menu as it’s the most requested item and contains finely diced avocado, bacon, Oaxacan cheese, scrambled eggs and tater tots with chipotle aioli. The dual lunch and dinner-friendly menu flows into poké bowls, sandwiches, tacos and wood-fired pizzas. A few new seasonal additions to the menu include chicken stuffed crispy gyoza wings, steak frites and a Swim Club sandwich with grilled chicken and basil pesto on a ciabatta bun, plus a specialty strawberry matcha.

The natural wine program showcases biodynamic and organic wines from small, independent producers around the world that rotates. For day drinking, try the Brunch Punch with prosecco, fresh orange and grapefruit juice, or at night a trio of mini martinis that include a “dirty” with smoked olives, vesper and an espresso version. New to the libation menu is the Pretty Pink Drink concocted with patron reposado, mezcal, lo-fi amaro, pineapple and lime; and a Tangerine Margarita with Ilegal Mezcal Joven, citrus and salt; or go with the Zero-Proof Margarita in partnership with LA-based non-alcoholic spirits brand Optimist.

“We’re thrilled by the opportunity to continue to evolve our holistic approach to hospitality in Brentwood,” says Trude. “We’re excited to be able to open our doors to the community and provide locals and visitors alike with a welcoming neighborhood cafe.”

native attended college in Boston and Santa Barbara before enrolling at FIDM to study fashion design and never looking back. For 16 years, she climbed the ranks at such stalwarts as Laundry by Shelli Segal, Vince and Cynthia Vincent, before moving over to the production side of L’Agence. However, the pull for something of her own became undeniable.

“I always had a daydream about a little shop that I could walk to with a back patio where my imaginary golden retriever would hang out,” Kirwan recalls. “When I was ready to make this dream a reality, I looked at a variety of locations on the westside.”

Kirwan lived in Brentwood briefly during college and liked the neighborhoody feel of Brentwood Village—she found a perfect location in a spacious prime spot right next to Peppone restaurant and officially opened the doors to Permanent Vacation on Black Friday of 2016. Today, she lives within walking distance of the boutique with her seven-year-old son.

“At Permanent Vacation, we are trying to create a vibe where you feel like you are taking a little holiday whenever you come in,” says Kirwan of the 2,200-square-foot shop, which as the name suggests, is devoted to travel-inspired clothing and resort-wear that is perfect for a seaside sojourn but also equally suited for laidback Southern California life. “Most people are their best selves on vacation. You have to do an edit when you pack and you pick the things that make you look and feel good,” she explains. “I wanted to curate an assortment of those favorite, hardworking, versatile pieces. We also carry things from around the world that remind me of the special items you find when you are visiting far-flung places.”

Six months after the wildfire, only a handful of homes have begun reconstruction. Most of those affected are still trying to settle their insurance claims and are no closer to negotiating a settlement than they were back in January. Is this you?

Before you can hire an architect, design a new home or hire a builder, you need to have a clear idea of the insurance proceeds you have to work with. This goes directly to the need of having a complete and accurate estimate to rebuild the house you lost. The importance of this cannot be over-emphasized. Your carrier is not interested in the cost of the house you intend to rebuild. They are only interested in the value of the house you lost. This is the key to a proper insurance settlement.

Most claim adjusters are unfamiliar with California construction methods, codes and costs. They are unable to estimate the scope of work required to restore a burn lot, perform sitework, grading, compaction and install underground utilities.

They have no knowledge of required building code upgrades such as WUI standards, the requirements for fire sprinklers, solar panels and new energy standards. As a result, their estimates are inaccurate and undervalued. Yet your carrier will stand by and defend them until you can provide a more accurate estimate for reconstruction and settlement.

Experience indicates that less than 5% of our clients have adequate insurance coverage to rebuild the home they lost. Therefore, if your carrier is not committing to paying you your policy limits, including your extended and building code upgrade coverages, you need help.

A detailed, line-item estimate that clearly explains exactly how your home was constructed and finished on the date of loss is very difficult for your carrier to reject, provided it is accurate and uses published unit costs from a reputable source.
