If, for example, settlement is scheduled for 2pm, then the property changes ownership to the buyer at that time. You must have the property vacant and cleaned at the time of settlement. Once I have confirmation from your solicitor that settlement has taken place, I will hand-over all keys, remotes and alarm codes to the buyer. (The buyer generally cannot have access to start moving belongings into the property until I have received your solicitor’s written settlement confirmation).
