Prior to your photo shoot, I recommend you spend some time preparing your property as this will ensure your photographs will reflect your property in its best light.

Here you will find useful tips and advice to prepare your property for photography.

PREPARATION TIPS

THE FOLLOWING PREPARATION WILL ENSURE OUR TIME WITH THE PHOTOGRAPHER IS UTILISED TO ITS MAXIMUM POTENTIAL. PRIOR TO THE PHOTOGRAPHER ARRIVING:

Declutter and remove personal items

Clean windows and blinds; check they are functioning

Clean any marks on walls, cupboards and light switches

Hide electrical cables e.g. tv, computer, rechargers

For dusk photography, make sure all lights (internal and external) are working; replace old/broken bulbs and keep spares handy for all lights including exterior & interior walls, ceilings, pool, lamps, oven & rangehood etc.

Fully open all curtains and blinds

Turn on all lights inside & out - lamps, pool light, range hood etc.

Remove pets, put away pet bowls & dog beds

Store pool equipment & remove any washing off the line

Turn off tv and remove remotes

Declutter shelves, surfaces and floor space

Ensure books, DVDs and CDs are arranged neatly

Remove magazines, newspapers, tissue boxes

Remove lounge covers (unless there is visible damage beneath)

Remove exercise equipment, loose children’s toys & pedestal fans

Remove personal items such as birthday cards and Christmas decorations, and minimise family photos

Remove table cloths

Consider using a centrepiece such as candles or flowers

Ensure objects in display cabinets or on shelves are arranged neatly

KITCHEN

Declutter and clean all surfaces; ensure sink and benches are empty; clean cooktop, splashbacks, and rangehood (make sure light is working)

Remove bins, floor mats and pet bowls

Remove benchtop appliances such as toasters and kettles (larger coffee makers may remain)

Remove keys from key rack

Remove all stationery and loose items e.g. coins, wallets, mobile phones & chargers

Clear fridge of magnets, photos and paperwork

Remove items stored on top of fridge & cupboards

Remove tea towels, soap, cleaning products, plugs, dish rack etc.

Neatly arrange fruit, flowers, ornaments and display books

Remove bathmats, toys, bins and scales

Clean mirrors, surfaces, shower screens, bath and tiles

Remove ALL toiletries, cosmetics and cleaning products from bench surfaces INCLUDING the shower/ bath (shampoo bottles, soaps, toothbrushes etc.)

Ensure towels are matching and hung neatly

Tidy walk-in robes and remove clutter from floor

Ensure bedside lamps are working

Clear all personal items from bedside tables and dressers

Make beds and straighten bed linen

Remove soft toys, kids’ posters and stickers off walls and mirrors

Ensure items stored under beds are not visible

Mow lawns, trim edges, weed, mulch and prune garden

Remove pets and their belongings

Remove washing and pegs from line

Ensure all outside lights are clean and working

Remove garden equipment, roll up hoses and put tools away

Store children’s toys

Wash outside areas early to ensure everything is dry for photos

Cars, trailers, bikes must be out of sight; do NOT park them on the driveway or in front of your property

Clean pool and surrounding area

Remove and store pool cover and toys

Turn on water features and pool pump/filter

Remove automatic pool cleaner & other pool cleaning products/equipment

Be careful splashing water around the pool unless there is enough drying time

Remove mobile phones, tablets, money, jewellery, house and car keys before your open house

Clean inside ovens, cupboards and wardrobes, as potential buyers look inside

Consider buying fresh flowers

Straighten photographs/art on walls

Leave toilet seats down

Air your home thoroughly before an inspection, so it feels fresh and clean; deodorise to remove any pet smells

Keep an eye on the weather to heat/cool your home so it’s comfortable for potential buyers

Open curtains/blinds and turn on lights in key areas

Take pets with you in the car or for a walk during the open house
