At this point I don’t know all of your particular needs, nor do I entirely know your financial and family situation. I do know that selling a home can be extremely stressful or extremely exciting, depending on the agent you choose to represent you. My job is to provide you with enough information to make good decisions and to make your move as stress-free as possible.

As you look through this package, write down any questions you have. I’m sure I will cover everything at our appointment, but in case you have special concerns, I don’t want to miss addressing them when we get together.

SELLER SERVICES GUARANTEE

1. We will review the agency's alternatives and representations that are available to you and to potential buyers - Seller Agency, Buyer Agency and Disclosed Dual Agency.

2. We will prepare a custom marketing action plan for your property.

3. We will provide you with a current market analysis and will assist you in determining the most effective list price for your property.

4. We will discuss with you various financing terms to be offered to buyers of your property.

5. We will furnish you with an estimate of the proceeds you can expect from the sale of your property.

6. We will help develop a plan - if requested - to enhance your property’s ability to attract buyers.

7. We will promote your property to other professional brokers and sales associates in the area.

8. We will submit your property listing to appear in the local MLS.

9. We will make information on your property available to local and out-of-town buyer prospects. Additional copies will be available for sales associates and prospective buyers at your property.

10. We will review with you our advertising program designed to generate buyer prospects for your property. This includes submitting your property listing to appear on top of local, national and international websites.

11. We will place - with your permission and as local rules permit- a Coldwell Banker Bain for sale sign on your property, to help generate calls from prospective buyers.

12. We will present your written disclosure regarding the condition of your property to buyers. You will keep me informed of any changes to the property and keep the information current on the disclosure form.

13. We will provide you with complete access to the mortgage, title escrow and home warranty services you need.

14. We will update you on market activity to keep you informed periodically of competitive market conditions, buyer activity, and the actions we have taken to market your property.

15. Upon your request, we will be present at your home for every showing to make sure your home is secure.

16. Your home will be secured at the end of each day, if there’s an MLS key box and there were showings.

17. Your value will be justified to an appraiser when we meet with them in person and provide them market data.

18. We will review all purchase offers as they are presented, and we will work on your behalf to negotiate a purchase agreement with terms that are acceptable to you.

19. We will seek financial qualifying information on all buyers submitting a purchase offer.

20. We will monitor and inform you of the progress of the transaction, including the satisfaction of all contingencies and conditions.

21. We will provide you - if requested - with details about our relocation and referral services which are available to you at no cost, regardless of where you are moving.

If you’re not satisfied with the efforts, we are making to market your home, we agree to release you from your listing contract upon written request. If within thirty days after closing of the sale of your home, it is determined that we have not performed the mutually agreed upon marketing services, you may specify your dissatisfaction in written document and request reimbursement from our portion of the sales commission.
