His professional focus has been on existing buildings, with projects ranging from repair and restoration projects to full building renovations. Amesse Elementary Boiler Replacement & HVAC Upgrades Denver Public Schools, CO

This project replaced two boilers with new high efficiency boilers and also replaced portions of the HVAC ductwork which had deteriorated liner. As a part of the boiler replacement, we replaced the steam domestic hot water generator with a new stand alone domestic water heater, which allowed the boilers to be shut down during the summer months. Bret Johnson Architecture was the prime consultant for this project.

Colorado State Patrol, Troop Office HVAC Upgrades Adams County, CO

The Facility Condition Audit for this building determined that the original HVAC system in the facility was undersized and reaching the end of its useful life. Working with the prime mechanical engineer (360 Engineering) Bret Johnson Architecture coordinated interior finish repair and designed a new exterior screen wall as a part of the HVAC upgrade project

Denver Petroleum Club, Chiller/Cooling Tower Replacement Denver, CO Bret Johnson Architecture provided as-built drawings for the basement and roof levels of the building, as well as preliminary investigation to determine access to the sub-basement level for the new chiller. Laser scanning is the fastest, most accurate, and cost-effective way to acquire 3D digital data when surveying existing (and complex) building sites. The process has become even easier with newer versions of Autodesk Revit and AutoCAD offering more realistic visualizations and 3D walk-throughs available from point clouds.

Technical Qualifications

Fire Stations Generator Assessment and Narrative Commerce City, CO MEP Engineering was selected by the South Adams County Fire Department to provide assessment services to summarize the scope of work required to provide generator backup power to four individual fire station. The scope described in the narrative included providing (1) new electrical standby generator at each station and reconfiguration of the electrical service to accommodate generator backup. Due to the critical loads required to maintain facility operation, the design intent was s to provide generator backup for the entire facility electrical service.

It was considered higher scope/cost and less functionality to isolate specific loads for generator backup by splitting the electrical distribution rather than providing backup for the entire service. The backup power was considered an “optional standby system� per National Electrical Code 2014 (NEC) article 702. Existing life-safety building components such as emergency lighting and fire alarm equipment remained battery powered as currently functioning. Fuel source of each generator was natural gas or diesel as determined by the owner.

Scope of work established in assessment narrative:

Provide (1) new 240/120V,1Ph,3W 30kW electrical standby generator rated at 5,164FT elevation. Fuel source to be determined natural gas or diesel. Provide (1) new 240/120V,1Ph,3W,200A automatic transfer switch. Intercept existing 200A electrical service feeder downstream of main service disconnect switch and install 200A transfer switch.

Reconnect existing 200A feeder to load side of new transfer switch for panelboard service and extend as required. Provide (1) new 100A feeder from new electrical generator to transfer switch. New feeder length assumed as 100ft. Provide remote annunciator device for generator inside the building. Provide conduit and control wiring from generator to annunciator.

Technical Qualifications

Auraria Higher Education Center Arts Building, EPO System Denver, CO MEP was selected by Auraria Higher Education Center to design an Emergency Power Off (EPO) System to the campus telecom system that is located within the Arts Building in Denver, CO. The EPO will automatically shut down the electrical power in the event of a fire before the sprinkler system discharges.

Because the EPO will also shut down the mechanical cooling system in the space, the scope of work also included replacement of existing UPS, replacement of existing CRAC unit, addition of a new 125kW generator at 480/277V and addition of clean agent or FM-200 fire suppression system, in addition to the EPO system. The addition and replacement of this equipment is in support of the critical operations of the campus telecom room.

About the Generator Since the new generator was rated 200 kW or less, it used a 12/24 volt starting system. A NEMA 1 automatic starting control panel powered from starting batteries was furnished and installed on the alternator facing the rear of the unit. When a remote contact closes, the auto start panel automatically provides up to four cranking periods of ten seconds each with up to three rest periods of ten seconds in between.

Should the engine fail to start, an over crank timer locks out the engine from further attempts, sounds an alarm, and provides an output contact closure for a remote alarm. The auto start panel inlcuded a “Manual OFF/RESET Automatic� selector switch.

Cigna Headquarters Tenant Improvement Greenwood Village, CO MEP was selected to provide engineering services for (5) floors within a new core/shell office building that will total 135,842 RSF. The design included the addition of open workstations, private offices, conference rooms, lobby elevators, focus rooms, huddle rooms, work rooms, IT rooms, storage, training rooms, LAN room, IDF rooms, phone rooms, wellness rooms, and lounge/pantries.

All floors were issued as a single package for permit. The design incorporated both building standards and tenant standards. The building’s restroom groups and base building systems are the landlord’s responsibility and are excluded from this scope of work.

New Power Added Throughout New 120V power distribution was provided per floor in the form of (2) new 84 space panelboards per floor for a total of (10). New panelboards were fed from existing 120/208V distribution panels on each floor.

All underfloor power and tele/data items on 11th and 12th floors to be in continuous conduit. All power in (1) LAN room, (9) IDF rooms, and (1) Copy Services/Mail room to be backed up by a new generator. This includes all devices in these rooms and well and CRAC Units for each of the IDF and LAN rooms. For generator-backed panels: (1) 120/208V panelboard per floor, (2) 120-277/480V Transformers, and (2) 277/408V panelboards, (1) on the 12th floor and (1) on the 16th.

Technical Qualifications

Atrium II Generator Replacement Assessment Greenwood Village, CO MEP Engineering was selected to conduct an assessment to provide a full-building standby generator to service an existing office building.

The building was three stories tall, and approximately 100,000 square feet. The building was built in the mid 1980’s. There was an underground parking garage along the east side of the building. The utility transformer was located roughly 25’ from the Southwest corner of the building.

The service at Atrium II was a 1,000kVA 480/277V pad mounted transformer that was located in an enclosure near the Southwest corner of the building. This fed a 4,000A main distribution switchboard located in the west side central electrical room. In order to add a new standby generator for the building a new location for the generated needed to be determined.

Based on a peak demand of 571kVA in January of 2016, a 900kW/1125kVA standby generator was recommended. In order to install a new generator, new service equipment was required to be installed. A new CT cabinet and meter were needed to be installed outside. The CT cabinet will feed into a service rated automatic transfer switch. The main service disconnect was a 4,000A disconnect, and the generator disconnect was a 1,600A disconnect.

The main bonding jumper was derived at the service disconnect. A temporary generator was required to complete this work, and down time shall be minimal and coordinated with building management.

Technical Qualifications

Aurora Municipal Center Multiple Floor Renovations Aurora, CO MEP Engineering was selected to provide design services for multiple areas within the Aurora Municipal Center. Scope of work will include the following: 1st Floor – City Clerk’s Office – Modification to an existing area to create a new storage room for the recreation group to store sports equipment. The space was approximately 600 square feet.

1st Floor – Health Service and Credit Untion – Modifications to existing area to create storage rooms and offices. The space was approximately 5,000 square feet.

2nd Floor – City Café – Addition of a bank teller room and ATM for credit union. The space was approximately 88 square feet. Mechanical scope will require a lot of work due to the current layout of surrounding duct work and vents.

4th Floor – Recreation Offices – Modifications to existing area to create new offices and open workstations. The space was approximately 3,000 square feet.

5th Floor – Occupational Health Office – Modifications to an existing area to create a new office. New floor plan will include a reception area, medical files/copy room and an exam room with toilet and sink. The space was approximately 700 square feet.

SECTION 3. APPROACH & SCHEDULE

Approach & Schedule

Project Approach: First Steps

Assess the Site and Scope of Work Our project team will complete an assessment of the existing generators and their locations. Verification of critical loads for each of the existing generators as well as potential future loads will be crucial at this step. Initially, MEP’s project team will do the following: • • •

Set meetings with the City of Aurora’s project team to verify an accurate scope of work Analyze what loads are actively on each of the existing three generators Conduct initial 30-day metering to understand available capacity

We understand that the generators selected will be used for future renovations of the Police Headquarters in 2020. These renovations will include: • • •

Adding two 20-amp outlets in each of the IT rooms that will be on generator power Adding five existing workstations in records to generator power New workstations in the backup 911 area will be added to generator power

Conduct Studies for Capacity & Compliance Our team will conduct a short circuit study and an arc flash analysis on the equipment selected by the City of Aurora. The study will be performed per OSHA and NFPA 70E standards by our experienced survey team and Electrical Quality Control engineers.

In our experience, it is always best to have these studies performed after the electrical equipment has been officially approved by the City but before it has been shipped to the site. If equipment is found to be underrated for the fault current it is seeing, this gives you a chance to make adjustments or changes before any serious problems occur.

Our team will determine and present to the City any recommendations for the conformance of Critical Operations Power Systems (COPS) per the National Electrical Code (NEC 708). Due to the nature of emergency operations within the police headquarters, it may be necessary to apply this standard for power systems requiring continuous operation for reasons of public safety.

Approach & Schedule

Project Approach: Design Options

Options for the replacement of the 300 kW and 155 kW generators as outlined in the RFP: Option 1: Replace (1) 300 kW and (1) 155 kW generator (with rooftop radiator) with new generators to be located at the same places.

Option 2: Replace (1) 300 kW and (1) 155 kW generators with one (1) new generator to be located at the place of the 300 kW generator. New generator shall feed the loads of both the 300kW generator and the 155 kW generators.

Our project team has assessed these options and developed a few preliminary ideas of the benefits and potential issues for each option.

Having two generators in different locations allows for redundancy in the event of failure of either generator.

Having one generator located on the 3rd floor of the building makes refueling more of a challenge for maintenance staff.

Having one generator means only one point of maintenance, making it easier for facility staff to respond quickly to servicing needs.

This also means there will only be one point of refueling, also making it easier for maintenance staff to refuel.

By removing the generator located on the third floor, the City could re-purpose the space for other uses. This option would require additional HVAC upgrades to make it usable for general office purposes.

Quality Control Methodology

Quality control is a key element in every design process at MEP Engineering. We feel that if we create the best possible design solution, but don’t communicate that design effectively in our documentation, we have failed in our responsibility to the City and to the building end users.

MEP’s Quality Control Process Our quality control process contains several elements listed below: • • • • •

Internal kickoff and brainstorming meetings.

Design review at critical phases.

Use of internal standards and owner standards.

Weekly milestone tracking reports.

Field (construction administration) engineers to review designs for cost and buildability.

MEP’s Design Review in Detail A 4-step checking process has been implemented that enables a more efficient use of resources and produces a higher quality product: 1. Thorough review of the design engineers’ work.

2. Peer review by a designer not associated with the project in order to get a fresh perspective.

3. Coordination review is performed with all disciplines to verify electrical, mechanical and plumbing systems are in sync and accurately represented on all drawings, including all subconsultants.

4. The final step of the process is a review by a senior Professional Engineer team member.

The goal of each of these processes is to create high-quality construction documents to ensure projects are biddable and buildable.

Approach & Schedule Performance Schedule This schedule incorporates the time we will need to complete each phase of the project client review time is part of the schedule we incorporate into our process to ensure we hit every deadline. We would propose the entire design team and ownership from the group perform a working session to articulate this schedule in further detail at the beginning of schematic design.
