Narrative Introduction

Utility Infrastructure Report Lots 1, 2, 3, 4, 5 This utility infrastructure report is prepared for Q Factor Solutions in support of a new mixed-use development in Salt Lake City, Utah. The development will consist of five lots within a city block, comprising of a parking garage, attainable housing, market rate housing, condominiums and retail space, and a boutique hotel.

This study was based on the “Lot Area & Massing Study� dated November 14, 2019. It will provide the anticipated usage for electric, telecommunications, gas, water, fire, sewer, and storm. General assumptions, building types and usage are provided.

Lot 1 Parking Garage

Description Lot 1 is a 7-level, open parking structure that is approximately 360,400 GSF with 923 parking stalls. All levels of the parking structure will be above-grade. There are potential future retail spaces anticipated on the first and second levels. A stair and elevator lobby at the north end of the parking structure will adjoin Lot 1 to Lot 2, a residential building.

Lot 1

Mechanical Assumptions

Area: Retail Base System: VRF and DOAS Each retail space will be equipped with fan coil units with electric heat and DX cooling, with remote condensing units on the roof. Ventilation will be provided by natural gas and direct expansion (DX) dedicated outdoor air units (DOAS) at level 7. Ventilation air will also be ducted through the exterior wall of the building.

Area: Service Base System: Unit Heaters and Fans Stairwells, vestibules, water entry rooms and boiler room shall be equipped with unit heaters. Hoistways and electrical rooms will be equipped with fans to provide relief for temperature rise. Stairwells will include fans to relieve potential carbon monoxide build-up.

Area: Parking Base System: Hydronic Snowmelt Open parking structure will be naturally ventilated. Natural gas hydronic snowmelt option is available for level 1 and level 7 ramps and entryways.

Area: Smoke Control Base System: Fans Pressurization and exhaust fans shall be provided for shafts, hoistways, and stairwells. These systems shall be backed up to the emergency generator.

Lot 3 Market Rate Housing

Description Lot 3 consists of an 8-story residential building wrapping an enclosed 5-story parking garage. The building is equipped with retail, residential amenities, service, and parking. This building has total of 217 residential units and 324 parking spaces. There is a total of 8,300 SF of retail space and 11,800 SF of residential amenity space.

Description Lot 5 consists of a 6-story hotel with a 2-story parking garage. The building is equipped with retail, hotel amenities, service and parking.

This building has a total 159 hotel units and 59 parking spaces. There is a total of 3,800 SF of retail space and 5,200 SF of hotel amenity space.
