IN-HOUSE IRRIGATION
We have a team of licensed irrigation experts who are well-equipped to adjust to any last-minute changes that may arise during the design and construction phases. As part of our standard scope of services, we always perform irrigation design in-house, unless the client has other instructions. This allows us to ensure the highest quality and attention to detail in our work.
CONSTRUCTION ADMINISTRATION
Your Partner From Design to Delivery
When construction is initiated, our dedicated Construction Administration (CA) Team can be on-site periodically during the construction process to uphold high-quality installation standards. They are connected throughout the project but their role begins during the construction documentation phase and bid advertisement, to warranty inspection and final punch walks, ensuring that the contractor is providing the correct softscape and hardscape materials. Additionally, our CA Team will consistently communicate with selected contractors to promptly process submittals, RFI’s, and pay applications.
Our CA Team regularly performs field visits to ensure materials and installation meets specifications. They are also available to tag trees and review plant and hardscape materials. Field reports are prepared after each visit, itemizing any potential issues. Closeout inspections are also provided at the end of the construction phase.

The project includes a 13-story residential tower spanning 405,387 square feet and a four-story parking garage. Additionally, the ground floor features space dedicated to a residential leasing office and co-working area. The building’s fifth level includes amenity and pool areas, covering about 15,347 square feet. The amenity deck will pay homage to Deep Ellum’s musical roots with a pool deck resembling piano keys and other musical elements. This thoughtful design aims to connect residents with the cultural essence of Deep Ellum. KW’s authentic design extends to every detail, from the on-structure amenity deck on the fourth floor, complete with a resort-style infinity edge pool, cozy fireplace lounge areas, outdoor kitchen, and serene yoga lawn space, to the meticulously crafted exterior landscape at street level. The Catalyst is situated just a block away from Minute Maid Park in Downtown Houston, offering a prime location in the heart of the city. Standing 28-stories tall and with the 9th story amenity deck spanning 20,000 SF, our outdoor-designed amenities include 2 podium-level luxurious pools showcase inviting water features, exclusive cabanas for private relaxation, comfortable outdoor seating and lounge areas, shaded structures for comfort, a fully equipped outdoor kitchen with grilling stations for social gatherings, a cozy fire pit for evening ambiance, and even a sand volleyball court for active recreation.
Our design also included a dog park and other pet-friendly outdoor amenities located on level 7. We helped bring a vibrant and inclusive community where residents can enjoy premium outdoor living spaces and forge lasting connections with neighbors.

Centrally located in Midtown, the Drewery Place stands 27-stories tall and is a mixed-use development with 380 multifamily units alongside ground floor retail spaces. Residents can indulge in podium-level amenities, featuring a lavish resort-style pool deck complete with a swim-up bar and tanning ledges, as well as an outdoor kitchen and dog park.
Additionally, KW’s design offered serene open green spaces, including a yoga lawn with ample seating areas, complemented by shade structures for comfort. KW designed the exceptional amenities for this project that include two on-structure pool decks, providing residents with an unparalleled experience of luxury living amidst the dynamic Houston skyline. The 4th-floor pool deck offers heated pools, private cabanas, and grilling stations, while the 40th-floor infinity pool deck features a breathtaking glass-bottom pool suspended 8-feet over the building, brave swimmers can look down the sidewalk 40-floors below. Parq on Speer is a new mixed-use, urban residential development in the Golden Triangle neighborhood just outside of uptown Denver. The 16-story project includes 302 units, with 12,538 SF of retail at the street level anchored by an urban grocer and coffee shop at one corner and a restaurant at the other.
The development is an elevated take on upscale urban living, with an extensive amenity level that features a Club Room, Aqua Lounge, Fitness Center, Dog Park, Community Room, WiFi Lounge and Morning Room, all culminating in a 14,275 SF deck whose pool offers spectacular views of the Rockies beyond.

One of the first major residential developments near the iconic Pearl, 1221 Broadway Lofts is an award winning adaptive reuse project that includes 307 apartments and 10,000 SF of street level office space. In a commitment to revitalize downtown San Antonio, Area Real Estate took charge of an abandoned concrete superstructure project, and breathed new life and vision into it. KW incorporated on-site materials including simple concrete fixtures, complemented by beautiful, lush green landscaping.
The property complements the intimate green courtyards, ideal for outdoor picnics and gatherings, along with pools that offer a picturesque view of the iconic Riverwalk.
