Kim Logan Greetings from Georgia’s Lake Country! We are still in the midst of an unprecedented real estate market. As you remember, COVID brought a brief dip in our market which was quickly followed by a huge interest in buyers looking to escape urban areas and colder weather climates. Of course, Lake Oconee and Lake Sinclair became very attractive to them. As a result, property started selling rapidly to the point where homes were going under contract for at or over asking price, and in some cases sight unseen by the buyers. This led to a big reduction in inventory and rapidly rising prices for our real estate. With our great climate, convenient location and “world-class” amenities, our area become one of the hottest places to relocate to in the country. In my 20 years of real estate in the lake country, I have never seen more demand and escalating values in this market! This trend continued throughout last year (2021). Currently (2022), our market is still in an under supply situation. It appears demand slowed somewhat in the early part of the year which was to be expected, however, with summer here, an expanded buyer pool

from younger people working out of the home and all the factors listed above, we expect our market to remain “HOT” for the rest of this year. Today’s buyers are using technology heavily to purchase real estate. Typically they are doing a lot research and selection through the internet, but still have a need for guidance from a competent realtor. This many times includes virtual guidance as well as the traditional research and showings we are all familiar with. Handling a real estate transaction virtually can be even more stressful and more detailed than ever. MID-YEAR REVIEW

LAKE SINCLAIR Mid-year market update Here we are midway through 2022! The following market update is derived from the Lake Sinclair Multiple Listing Service (Navica) and includes all property types in Putnam , Baldwin and Hancock counties. So far in 2022, realtors have participated in a total sales volume of $102,282,092 with 388 properties sold and under contract. We are seeing an Average List price of $340,748, and an Average Sales price $326,780. Properties are on the market typically for 45 days. Compared to last year at this exact time, realtors had participated in a slightly increased sales volume of $109,017,912 with 457 properties sold and under contract. The average list price was $354,788. Market on days have remained about the same at 49 days. When comparing LAKEFRONT HOMES only realtors so far in 2022 have participated in $58,268,935 in total sales volume with 131 properties sold and under contract. Average list price $554,496 and an average final sales price of $539,527. Currently, lakefront properties remain on the market for about 47 days. Last year at this exact time, realtors had sold 188 properties for a total sales volume of $65,996,289. Lake properties were listed lower on average at $419,519 with final sales prices hovering

around $399,978. Properties sold at a quicker rate at 37 days on market. In both the “all home type” and “lakefront only” markets, sales volumes and number of properties sold slightly decreased in 2022. This could LARGELY be due to having very little supply on the market for buyers. Average days on market for ALL homes types have remained about the same , but for lakefront home types, average days on market have increased in 2022. While there are slight differences, we are still experiencing a very STRONG seller’s market. Prices have remained high, especially in the lakefront market where we have seen a BIG increase in average list prices. For example, so far in 2022, Lake Sinclair has seen 7 homes already listed ABOVE the 1 Million mark as compared to last year there were only 2 at this point. LAKE OCONEE Mid-year market update As we discussed in previous newsletters, COVID greatly accelerated several demographic and market trends that were already beginning to take place: a shift to working at home as opposed to going to an office, people wanting to escape the city and all the associated problems, greater desire to live in warmer climates, and people choosing where

they want to live based on lifestyle/amenities. All of these trends are still in place and have continued to lead buyers to our market in UNPRECEDENTED NUMBERS. As a result, inventory of available homes (supply) has continued to go down and the number of buyers (demand) has continued to go up. Consequently, there has been a dramatic increase


Because market reports and trends are most accurate when calculated over a period of time, we’ll be updating this information EVERY 6 MONTHS. Look for a new report in December 2022. Until then, we’ll keep this information here for those of you who haven’t yet checked it out.

in prices/home values. VERY EXCITING TIMES FOR HOME SELLERS! The lot market has also continued to be strong due to the declining housing inventory. On the building front, costs have been going up throughout the county and also in our market. Material costs have soared and there is a shortage of workers resulting in higher construction costs and longer building times. As you might expect, this has also made the cost and time to remodel go up as well. Current economic conditions that include rising interest rates and a more stagnant stock market, will no doubt have an effect on our market. However, we still feel the overall appeal of our market will more than offset any negative economic factors. As you can see from the statistics below, our market has continued to be “hot”. You can see that in some cases, the number of sales has actually gone down from last year reflecting the shortage of inventory, however, the average selling price has gone up dramatically reflecting a significant increase in property values. We often get asked if we think our market is “over-priced” and if we are at the “top”. While no one knows for sure, we do know if you

smooth out our market valuation over the past 30 years, our current valuations are not significantly above the 3-4% historical appreciation line for real estate. In other words, our values are in line with historical real estate appreciation and do not indicate we are over-priced. This is especially apparent if you compare our prices to other resort areas in the southeast. Bottom line = we still feel now is a great time for buyers and sellers alike in our market. If you are a seller - It is critical that you utilize someone who KNOWS the market and KNOWS HOW TO GET YOUR HOME SOLD for top dollar (LIKE US)!
