1. Structuring a Franchise System Franchise systems commonly have a business structure where the business founders own shares in a holding company. The holding company owns the rights to the business concept and should own all of the trade marks for the brand. This holding company also owns 100% of the shares in the operating companies of the franchise system. The operating company does the trading of the business, such as entering into contracts with franchisees and employees. Most retail franchise systems will have three operating companies: - X Franchising Pty Ltd; - X Leasing Pty Ltd; and - X Operations Pty Ltd.

2. Protecting Your Concept When setting up your new franchise system you need to protect your unique business concept using a trade mark. You can trademark your business name, logo, and slogan. Systemisation and Operations Thirdly, you need to turn your business concept into a system so that a potential franchisee can run a store and still provide the same quality of goods or services. Furthermore, because the core entrance cost of this technology has been so high - $15,000 AUD per year plus the cost of custom development - SMEs have been restricted from utilising it.

Geographical Information? “A picture speaks 1000 words”. A fact that is well known and has been reflected in the IT industry ever since the introduction of Graphical Interfaces back in the 1980s. Yet despite this, SME’s have struggled to truly embrace the principle in their daily operations and it is costing them.

Google knows this and on the 11th of June 2018 they introduced a modification to their product and pricing scheme. Rather than $15,000 a year for each business they charge once a month for every map load after the 28,000th. This has significantly increased the cost for corporate groups but also presented SMEs an opportunity to be empowered by the same technology. SMEs can now incorporate Google Maps into any of their geographical operations without worrying about a usage fee. The only issue is, they need to cover the cost of the solutions development.

Most businesses have embraced the use of charts and graphs for their financial information. Some have even adopted dashboards displays for quick business overviews. But almost none have truly embraced a visual interface for their core geographical operations, such as sales, services, deliveries and asset management. Instead they still rely on word and excel documents which can consume valuable hours to analyse. The question is why?

When it comes to mapping solutions you generally have two options. One is to use a standardised product which is typically charged at a monthly rate per user. There are a number of these available for sales teams and real estate agents but not much else. The other is to develop a custom solution for more unique and specific things like vehicle tracking or knowing when your vending machines need restocking. These will typically cost you 6 figures plus the cost of server maintenance, a price most SMEs would struggle with. It is due to this struggle for SME’s that CRM-Map was developed.

Understand Each Other? There is an assumption that, because we know another person, we understand them. The truth is that we probably don’t. As human beings, we think we understand people because we make judgments about them. The consequences of that judgment-making can be unhelpful, since our judgment may be incorrect. Often, we behave towards another person based on a flawed, primitive reaction. We may judge that someone behaves in a particular way based on what they wear, for example, and their appearance makes our judgment such that we immediately dislike the person. That is not helpful when trying to create a high-performing team. We shouldn’t strive to stop making judgments—we are designed to use that primitive part of our brain as a safety mechanism. However, we can manage what our judgment leads us to think or do.

Mounting Pressure In the workplace, when people don’t see eye-to-eye, the pressure mounts. There may be pressure from senior management for better performance, cuts in costs, increases in productivity, etc. This may manifest in verbal exchanges which are, at best, uncomfortable or, at worse, demanding and possibly threatening. Often, the pressure comes from an even more senior executive, which is then passed onto the individual team members. Cries of ‘you should try doing my job with the lack of help around here’ may be heard around the office. Accusations of people not supporting others and the business failing are discussed.

A Basic Knowledge of Colleagues is Not Enough Friction between colleagues is usually due to the two protagonists not understanding how to put their point across. Here is an example I witnessed recently.

Malcolm Dawes is the most sought-after authority on people performance and effectiveness for senior executives who are responsible for producing high-performing teams. Under pressure for improved performance, one manager (Zac) came up with what he thought was an improved method to measure sales people. Zac’s idea was presented as a done deal to another senior manager (Aaron) who had a vested interest in the productivity of the sales force. Aaron didn’t like the idea put forward by Zac. He thought that the existing system of measurement was fine and didn’t need any change. Zac, however, insisted that his idea was a better option, so much so he enrolled the assistance of his boss to get the new idea adopted. That was like a red rag to a bull. What do you think Aaron did? He went to his boss. That person happened to be Zac’s boss’s boss. Guess who won the battle? Aaron did. That situation arose simply because Zac’s behavioural approach did not appeal to Aaron. Zac wanted control, to exhibit the authority of his position. Aaron wanted to be respected for his expertise and attention to detail. Zac’s direct, fast-paced approach caused friction with Aaron’s more pragmatic, slower-paced and meticulous preferences.

Given a different communication style by each player in this scene, the outcome could have been beneficial to both, as well as the business. Instead the situation escalated, time and money were wasted; pride dented. This type of friction gets noticed by others in the team. People begin to talk behind closed doors about the way things are being handled. Conflict leads to confrontation in turn, reducing productivity. Left unchecked, this leads to ongoing conflict—people won’t work together; absenteeism increases and workload along with it. A Big Deal

Over the course of our meetings and the necessary background checks, I discovered that the credit card default had occurred more than two years ago. This opened up some additional possibilities and helped us leverage their credit status to qualify for a less expensive loan.

We suggested a specialist product at 85% LVR, rather than 90%, and straight off this gave them lower-risk fees and interest rates. Throughout this process it was important for me to explain what their options were, as well as how they would impact future financial decisions; after all, nobody wants to be overstretched with debt.

THE SCENARIO Over the course of this year, lending standards have changed dramatically, and many borrowers have found themselves locked out of a market they previously would have had no trouble accessing. Adding to the problems this has caused, more and more people have blemished credit histories and, while this has given rise to a surge in non-bank lending, it takes a broker to navigate the often-complicated and unfamiliar non-bank sector. I was approached by a Sydney-based couple who wanted to move into a larger home. However, due to their credit histories they required a specialist product to fund their purchase – they just didn’t know it yet. The wife saw their dream home at auction and paid the 10% deposit needed to secure the property, but they had not acquired pre-approval. Obviously this jeopardised their entire plan, but it was only the start of the problems. t soon transpired that the husband had a credit card default of more than $7,000 and they needed to borrow 90% of the property’s value, taking them into LMI territory. As the saying goes, life is full of surprises. As brokers, our clients often turn to us to mitigate some of life’s unforeseen developments, and this was a classic case. At our first meeting, I sat down with both the husband and wife to go through their credit histories and current financial position. This helped me to understand exactly how much they needed to borrow but, more importantly, how they planned to pay it back. As part of the due diligence in this process I also enquired about their ultimate financial goals, and this presented another opportunity for me to help them avoid any further surprises.

THE SOLUTION The priority was to ensure serviceability, which meant that we had to reduce the cost of repayments, as well as associated fees, as much as possible.

THE TAKEAWAY There was a huge educational curve for the clients in this deal, which placed pressure on us in two ways: first of all it meant we had to take additional time to investigate the options available within their current circumstances, and second, but more importantly, we had to manage expectations by ensuring we could secure the finance needed. Ultimately the clients were very happy with the outcome – they got the mortgage and the property, while also addressing their future goals and restructuring their finances in a way that would support achieving them. It was also a win for brokers as it demonstrated the value we bring, especially for clients who require the services of a nonmajor, or even non-bank, lender. The clients were aware that the product they needed wasn’t typically available at any of the major banks, but the specialist, professional knowledge needed to find the right loan could only come from an impartial professional, ie a broker. As the mortgage lending landscape continues to change in response to regulatory outcomes and factors beyond our control, deals like this really demonstrate the value brokers bring, not only to their clients but to competition across the industry. Without the expertise of a professional, this couple would not have been able to buy this property, or set themselves on the right track to secure their future financial goals. Meeting – and using – a broker has its value. My conclusion is that, as brokers, we need to know what’s available in the market, including alternative and specialist lending products that aren’t commonly available to clients who only talk to major banks.
