LETTERS FROM LANCE

The Market has been challenging to say the least – if you look at the numbers on our statistics pages that follow (Pages 18 &19) you will see that many of the trends in the Real Estate Market have shifted. I have always believed that when a shift happens like this, opportunities present themselves. Karen and I like to take challenges head on, so what did we do? – We challenged ourselves personally at the same time! We embarked on a journey called 75 Hard.

The Title does not lie! It should be called the “75 Day Extremely Difficult” challenge. But when you break it down I think it relates to the real estate market in so many ways. 75 Hard is a mental challenge – you push yourself to new limits and “reset” your daily routine and life. To be successful you have to have discipline, organization, and commitment. These same principles apply to successfully navigating this

market. I can tell you that we made it through the challenge, and it was amazing. Our focus and intensity helped our employees, our staff, and our clients. Personally, between Karen and I we lost over 50 lbs! We used the mental clarity to establish new initiatives within the company to better meet the needs of a shifting market. We used the extra reading time to research new ideas that we could apply to help our customers.

Spring represents a time of hope and growth. New flowers bloom and new lives begin. Enjoy this magical time and our take on these thoughts and trends in the following pages. Know that we are dedicated to helping you in your journey to blooming.

TEAM FLOWER CHALLENGE

We normally go for a full on food feature in this part of the magazine, but with a floral/garden theme for this quarter, Brett dropped the idea of a floral arrangement challenge! Any challenge in our office is met with an entertaining amount of smack talk, and a challenge accepted attitude. We purchased various bundles of flowers, plant food, floral tape, jars to use

as vases, and stood back while the team fought over stems for their arrangement. To make it a little easier, we prepped the jars with floral tape grids, and had the all of the stems cut down to bucket height for easy viewing. And then we featured the finished arrangements on Facebook and crowd sourced a winner for office bragging rights! 10/10 team building activity!

NEW INDUSTRY

FROM THE INTERNATIONAL BUILDERS SHOW 2023

It was another great year at the International Builders Show. This year the show was located in Las Vegas. I’m not sure if it is because it was easier to get to (the last show was in Orlando), or I am just partial to the West Coast, but I enjoyed the venue in Las Vegas far more. One of the great parts about attending these shows is to keep informed on the latest trends in the building industry to help our clients and customers make great decisions. It also helps us collaborate with our builders about where we think the trends are going so we can help them deliver products that the consumer wants.

Some of the biggest advancements and trends that we saw were in electrical. The management of whole house automation along with the flexibility

now to provide LED strip lighting in almost any application were almost overwhelming. From closet drawers that light up automatically as you pull them out, to embedded strip lighting in sheetrock – the possibilities were endless. We are starting to see these types of options show up in Tri-Cities, especially in our mid to high end new construction homes.

The second big trend that I noticed were color patterns starting to make a shift in the fixture market. The last 3 years brushed gold, or brass have been the trendy move. That is slowly starting to fade, and a few new choices have emerged. Vibrant titanium, and polished chrome were making the big splashes at this year’s show.

INDUSTRY TRENDS

If I had to pick one display at the show that was truly stunning it was Kohler. You are probably thinking of all the things – a bathroom supply company? Well, I have to tell you, I don’t know how much they spend on their booth (I scoured the internet to find out – nothing!) but it is truly stunning. They have rooms and rooms of operating showers, showing all the functionality and different setup you could have. The fixtures are all beautiful, and they operate their booth like a big party! I was very impressed.

One of the biggest treats of the show was visiting the “New American Home” in Henderson, NV. This was a very high end contemporary build outside of Vegas. It showcased many of the products and the companies from the show and was truly

mind-blowing. Many of the details and finishes were some of the best I have ever seen. We look forward to taking many of the ideas we saw at the show and helping our customers and builders integrate those into our local market. IT’S ALL NEGOTIABLE

If there is one thing we can count on in our industry, it is change. The housing market is yet again making a turn; this time it is in favor of the Buyer. The rising rates and higher than average inventory are resulting in the opportunity for Buyers’ to negotiate better terms.

In the traditional resale market, Sellers may reduce the price or provide some closing costs. Other options are home warranties, rate buydowns, and even personal property can be included.

New home purchases may offer better opportunities for negotiating. Buyers are now seeing builder incentives and/or price reductions. While some may offer to buy down the interest rate, the purchaser should consult with their mortgage specialist to ensure it makes sense for them. It may make more sense to utilize other incentives. Builders may be more inclined to include items that were not part of the original home in this market.

A very popular request is for window treatments. Numerous builders are already including them in their standing inventory. Window treatments are an item that is imperative for the new owner’s privacy from the very first moment they step foot into the home. They can be very expensive, and likely to make a big dent in a buyers move-in budget. Having them included is a huge win for the consumer.

Other high demand items are appliances. While construction companies may not offer these up front, they could be another add on or negotiation option. These can include a built-in microwave, kitchen refrigerator, and washer and

dryer. While the microwave is usually included in a new home, it is not guaranteed. Consumers can request it if that is the case.

Let’s continue to look at other options. With the Spring season coming in other possibilities have arrived. Some buyers are asking for backyard landscaping in their offers. Some buyers are asking for sod and sprinklers, others may be more interested in flower beds, rock, decorative curbing and irrigation. In todays day and age, builders are more eco-friendly, which allows for many other water and energy saving options to keep in mind. It’s important to know the HOA rules and regulations when making those requests.

The next request is for fencing or some type of enclosure for the back yard. The options can range from wood, aluminum, vinyl, steel, block and decorative wrought iron fencing materials. Consumers may request a combination of materials and specify the exact area. Make sure to obtain a plat map to map out that area and ensure both parties agree and initial the renderings.

Purchasers should keep in mind that no matter what they ask for in their initial offer, it is important to remain realistic and understand that those items can be costly for builders. Buyers should expect builders to counter offer for the simpler and lower cost choice that have already taken the HOA provisions into consideration. Consult your agent to help you take advantage of these opportunities!

CREATING THE ILLUSION OF SQUARE FOOTAGE WITH OUTDOOR LIVING SPACES

Getting the most money out of a property, in a reasonable amount of time, is the desire of most sellers of real estate. That is why it’s best to present a home in the best possible way. This is just as true when considering how to present the outside of a home. But what if you have a property with a small backyard space?

Here are a few ideas to help maximize your small outdoor space to help you get the most out of your property when selling.

CREATE SEPARATE SPACES: It can seem counter intuitive, but separating a small backyard into smaller spaces can actually make it appear larger than it actually is. Try creating a small sitting area, cooking area for the BBQ, or small vegetable garden.

FURNITURE: Using smaller furniture is another way to make a space feel larger. Look for chairs with open backs or slats. Tables with a glass top can also help.

DECREASE CLUTTER: Decluttering is just as important outside as it is inside. Move everything that’s not absolutely necessary to a side yard or shed. Try hanging baskets for plants and flowers in order to free up space but still get the benefits that these items offer.

OUTDOOR MIRROR: While not a typical outdoor feature, an outside mirror can draw in more light and make a space feel larger.

AGENT JEREMY ASMUS

This quarters Agent we are featuring is Jeremy Asmus, Managing Broker and Buyer Specialist for the Kenmore Team. He has been in the Tri-Cities since 1982 and he’s worked on homes in one way or another most of his life. He is a valuable member of the Kenmore Team as he is dedicated to his clients and finding them a home that fits their wants and needs, especially when it comes to first time buyers becoming homeowners. There is nothing quite like that perfect home for a client and making it become a reality. He enjoys helping other agents navigate the different aspects there is in Real Estate. He has a vast knowledge of the Real Estate market and is extremely attentive and responsive. In his free time, he is either spending time with his family or hitting the links at a golf course. I like to think of him as a man that’s always on a mission. In another life, I believe he could be a secret spy because of how sneaky and quiet he is coming in and out of the office. He is quick witted and always has something funny to say. Read on below to get to know Jeremy at little bit better!

Q: Why did you choose to go into real estate and how long have you been doing it?

A: Real Estate was a natural fit after working in construction most of my early years. My parents built their first home when I was four and I still remember helping where I could. In the hundreds of homes built since then, I learned about the different trades, what it means to do a job right, and how each phase of the home affects the next. Post military, I worked at a Window & Door company while going to school and did a lot more finish and remodel work. I experienced the different methods of construction over the years as well as gaining insight into different technologies involved in trying to limit heat loss and gain in a home. I have been selling real estate for over 15 years now. I’ve seen both buyers and sellers markets, and I’ve been able to witness a lot of growth in the community.

Q: How long have you lived in TriCities and what is your favorite part about living here?

A: We moved to the Tri-Cities in 1982. After High school, I spent four years with the Marine Corps

and lived in Southern California. The weather down there is great, but the Tri-Cities has lots of sunshine and is slightly more affordable. Even with all the growth here, we’re still holding on to a slower pace of life and I like that the Tri-Cities is still a relatively small town that experiences all four seasons.

Q: As a buyer’s agent, what do you think is most important for buyers to know when they start the home buying process?

A: Meeting with your agent to talk about your situation is first and foremost. Everyone’s situation is unique to them. Are you relocating, looking for a bigger home, or saving up for your first home? There will sometimes be more homes available, sometimes fewer. Having a trusted advisor will help turn your wants and goals into reality. Here at the Kenmore Team, we have recommendations for experienced contractors, lenders, title companies, home inspectors, movers, etc. to help make everything come together. Choosing the right time and place for you is what matters most.

Q: You’re granted three wishes. What are they?

A: I wish to be able to time travel, family trips to the past and the future would be awesome, or end in catastrophe, but still a wild ride. I would wish for a free unlimited energy source for the world that couldn’t also be used as a weapon. And I’d like to be able to fly, be invincible, etc. but you can do a lot with unlimited wealth, plus I think that’s a required wish.

Q: What advice would you give to someone who is thinking about getting their real estate license?

A: Talk to seasoned agents about real life expectations regarding income and your schedule. When I started, I was shown an article that the National Association of Relators did in the early 2000’s. It said the average Realtor was in business for four years and sold four homes per year. I would especially want to make sure someone was aware of the time commitments. A lot of work can happen during evenings and weekends leading to burnout or just plain incompatibility.

Q: You can only watch one movie for the rest of your life. What movie are you picking?

A: The Princess Bride

Q: Having shown many houses over the years, what’s the most interesting thing you’ve seen in a home? Did your clients buy it?

A: There was a home on the River that had a lot of potential, but the layout was so custom it was hard to comprehend. It had concrete stairs going this way and that way, sinks in the bedroom, a spiral staircase, what could have been a green room. You pretty much had to start over, and the price didn’t work for the buyers to do what they wanted, but the location was awesome and we really tried to make it work.

Q: Settle this debate. Do you think pineapple belongs on pizza?

A: Sure, fold it in half, eat it with a fork, dip it in ranch. Do what makes you happy.

Q: What do you think the future holds for Jeremy?

A: Hopefully a jetpack, but while waiting for technology to advance, I’ll continue helping people find the home they want, sneaking in a round of golf when I can, spending time with family and friends, and enriching others’ lives where I can.

I’M SO EXCITED FOR SPRING…I WET MY PLANTS!

Warmer weather is quickly approaching and with it – yard work (dreaded for many, but we see you, you green thumbs!).

Whether you are a tenant in a rental house or a homeowner, preventative maintenance for your yard is key and can save you a headache and a half throughout the growing seasons. A few tips we recommend are to:

• Start early with weed treatments – those pesky buggers can’t multiply as well if a healthy layer of weed-n-feed or spray is applied before they have a chance to sprout!

• Check and test irrigation systems – this recommendation is for the WHOLE system. Are the sprinkler heads spraying in the right direction and covering all the lawn and shrubbery? Are the heads in good repair? Is the timer set for an adequate amount of time at each station? Side note: This can change as well as the weather becomes increasingly hotter and cools down at the end of the season. If you are noticing a lack of pressure in your irrigation system, have you checked the irrigation filter? It may be dirty or clogged. Remember: We’re gonna know if you spray paint your dead lawn.. everyone’s gonna know. Please don’t use this weird internet “hack” and just water your dang grass!

• Get on the books early with your favorite landscaper (ours is Bumblebee) if you plan on hiring weekly lawncare maintenance. If you wait until later in the season, you might have better luck hiring someone with a fleet of goats to chow down on your greenery (we know

someone for this also…Brett I’m looking at you!) as landscaping companies get incredibly busy!

Now that we’re done with the basics, lets talk gardening and general landscaping for tenants and homeowners alike.

Gardens are a great addition to any yard but sometimes it’s easy to feel restricted or at a loss on how to bring gardening dreams to fruition. Perhaps you don’t have a designated space at your home or as a renter, you are unable to install garden beds in your rental’s yard? That’s no issue at all, as there are plenty of alternatives for growing some extra produce or flowers this season. We recommend items such as free standing flower/ garden beds, hanging pots, temporary fabric garden bed bags, or planter pots. We can see the seeds of gardening inspiration sprouting in your mind!

Making landscaping changes can also be intimidating and seem like a daunting task. If you want to change up some things in your yard, there are a few important things to remember! If you have an HOA, please refer to the Rules and Regulations to make sure your “large concrete frog statue that you bought for the front yard at your local gardening store because it was just so cute and you absolutely couldn’t turn it down plus it was on sale” is not against the CCandRs. If you’re currently in a rental and looking to make some changes to the yard, it is best to reach out to your landlord for permission as making unauthorized changes could be costly to you at move-out.
