I love how my team comes up with an idea for our quarterly magazine and it seems like things just drop in my lap to demonstrate these themes. In this issue, we look at the Tri-Cities “then and now” to show what our growth in the area looks like and celebrate our history and heritage. I absolutely love our area and what we have become in the last 75 years and it is fun to celebrate the growth, technology, and people that have made it so.

When you live everyday in a community it is easy to take things for granted sometimes. This was all demonstrated to me so perfectly when I recently had family visit. My Uncle and Aunt who now live in Tucson and own Real Estate brokerages in Breckenridge and Denver were here for a weekend visit. We started our Tri-Cities weekend off by hanging out at the river and spending some time on jet skis. As we went by the Richland Park, saw the riverboat cruises, went by the marina and all the new restaurants, when we returned to the dock my Aunt looked at my Uncle and simply said,

“Why did you ever leave here? I love this place!”

His response was priceless, “It wasn’t like this when I left!”

This truly became our theme for the weekend and made me appreciate how far we have come as a community.

As we were sitting on our patio that night talking about the day, they pointed out simple things like tongue and groove wood siding, irrigation water with real grass, and our cool desert nights –that made their stay so enjoyable and was distinctly different from where they live and spend time.

The next day we were able to show off our area more as we took them wine tasting at Red Mountain. A simple stop at Anelare Winery to showcase the views of Red Mountain was a great way to start with a local winery providing a world-class experience. Moving into Red Mountain we were able to showcase more local investors and winemakers changing our region. Then we stopped in at Antinori to show how our region attracts talent and partnerships from the international stage. Finish that off with dinner at Fiction by Bookwalter another local brand competing on the National stage and the theme was the same. Her response was as priceless as ever,

“Why did you ever leave here?”

The only defense left for my uncle was,

“Well if I had not left, I never would have met you” (Good save!)

We continue to evolve as a region and I am so happy and proud to be a part of it in a small way. Please enjoy the issue as we look at how the Tri-Cities has evolved and from a real estate perspective how we continue to change and grow. -Lance

My journey to real estate has been diverse, rooted in hard work and a deep understanding of various industries. From my beginnings growing up on a farm and operating heavy machinery to running my own business, I’ve developed a strong work ethic and a keen eye for detail. Working as I have on farms and ranches with many different people (and critters), I have gained invaluable skills in communication, problem solving, and customer service.

I am super excited to be able to serve and give back to the community of people who have given so much to me! The deep love I have for the community, I hope to show in my religious diligence to their needs.

My favorite area of the Tri-Cities is the farming community of north Pasco. The story of our farmers is one of resilience and love for the work. I am proud to have many family members in the heart of that community.

LET’S TALK ABOUT THE RICHLAND

ALPHABET HOMES

“In 1943 the Manhattan District of the U.S. Corps of Engineers selected Richland as the site of the World War II plutonium production plant. Maj. Gen. Leslie R. Groves was assigned the task of constructing the project. The towns of Richland, Hanford and White Bluffs were soon “acquired” to serve as headquarters for the 625-square-mile facility. DuPont Corporation was hired to construct both the plant and a new town to house the employees... Almost overnight, the village of 247 people developed into a federally owned town of 11,000 residents; nearly all were employed at the Hanford Project. Thousands of workers from across the nation converged on Richland to construct facilities to produce plutonium for the world’s first nuclear weapons. The ‘Alphabet Homes’ a set of 25 housing layouts from the office of G. Albin Pherson. Pherson was given less than two days to decide if he would accept the project and less than 90 days for the full completion of the

community plans. Planning was meant to be long term for a population of 16,000. The design incorporated curves, cul-de-sacs, and green areas to reduce the military look and give a respite from the strict military Hanford workdays. Higher cost homes were given more favorable locations, but also an even mixture of property types to avoid creating richer or poorer districts. The houses were also built with the same quality materials, and raised into place in a production line method. Production begain on March 20, 1943. The first house, a B house, was occupied by July 30, 1943. A total of 1,600 ‘Alphabet Homes’ were completed by early 1944. Monthly rents ranged from $33 for a B house to $70 for a larger home with furniture provided at a slightly higher rental cost. By 1950 Richland’s population increased to 21,800. NEW RULES ROCK REAL ESTATE

INDUSTRY STARTING AUGUST 17, 2024!

The industry has been changing so much in the past few months that it is hard to believe when I go back and read the articles that were written for our last quarterly magazine. When we talked last the National Association of Realtors had just announced a settlement agreement to handle the Billion-dollar lawsuit that they had lost.

In the last article, I outlined some of the major changes in our industry.

The three biggest being that buyers had to have an agreement with agents to be working with them, compensation had to be determined between the buyer and the seller, and sellers were not required to offer compensation to buyers agents.

Since I have reported those changes, one more major component has been debated at length in the last 3 months with major amounts of contention and controversy.

Starting August 17th, 2024, the MLS that covers Tri-Cities will no longer be able to list the amount of compensation that sellers are offering to the agent of the buyer.

I know for many this seems strange and appears to be the opposite of transparency but to understand it we have to look at the intent of the lawsuit. The goal of the commission lawsuits was to force the industry into a new model where buyers are responsible for paying

their own agent, and sellers are responsible for paying their own agent. In this instance the intent is to allow buyers to be able to negotiate their own commission they are paying their agent and not just rely on what a seller is willing to offer.

This does not change the fact that many sellers are still choosing to offer compensation to the agent of the buyer to entice them to show and sell their house vs others, but now the seller cannot say what that compensation is in the MLS. The new rules do allow agents to post these offers of compensation outside of the MLS – on their own website, flyers, etc, just not on the MLS. This probably does not make any sense to someone reading this at this point –but guess what? – we are just as confused as you are!!!

To make matters even more complicated. The Northwest MLS – which is not realtor-owned and operates primarily on the west side of the state (and in Walla Walla) did not participate in the settlement and they are choosing to still allow offers of compensation! We are members of both those MLS’s so you can imagine as an agent how confusing it can be when my listings in Walla Walla I can tell other agents what the seller is paying, but in Tri-Cities, I cannot?

The biggest takeaway from all of this is that as a consumer you need to be aware that your out-of-pocket expense when buying is solely dictated by the agreement you sign with your agent when you start looking for homes. You might have a seller who willing to pay part of your agent’s fee, but you should not count on it as you may have in the past. Have a consultation with your agent early in the process to make sure you 100% understand what you are signing.

FROM TRACTORS TO PODCASTS

A lot of people ask me how I ended up with a Radio Show and now a Real Estate Podcast. To answer that question, I have to go back quite a ways to growing up on a farm. There is a popular book called Outliers that was written by Malcolm Gladwell where he describes what is known as the 10,000-hour rule. It states that you can achieve professional-level proficiency when you practice something for 10,000 hours. I started running equipment in the summers on our family farm when I was 10 years old. Every summer from 10 to basically 22 years old I was in a tractor, combine, etc. When you run equipment like this any farm kid will tell you that the Radio is your lifeline! I spent hours listening to talk radio – I grew up on the likes of Dave Ramsey, Rush Limbaugh, Paul Harvey, Dr. Laura and several other talk show hosts. This allowed me exposure to 10,000 hours of listening to different styles, learning formats, language patterns, show ideas, etc. That time in the tractor and combine focused completely on how these shows worked and what made them great, which was a game changer for me. In today’s society, it would be hard to get that level of focus back again.

When I first went into Real Estate no one locally was using this medium to reach people. For me it made sense because a lot of people I knew and wanted to do business with were already listening to the

radio, if I could provide some information to help them make decisions, I wanted to do that. It took a few years to find the right format but when 870am KFLD offered me a show locally, I jumped on it.

As we move into the next generation of the show it has changed dramatically in the last few years. Now almost all of our episodes are filmed and put on YouTube. I used to make the joke to everyone that “Radio works well for me because I have a face for radio!” Now it just isn’t true anymore. I have to be concerned about what I’m wearing when I show up! The biggest difference that I see now is that we do have the ability to help, entertain, and inform more people than ever. Instead of talking to a few thousand people each week locally, our podcast and video can be seen anywhere. Selfishly though I have to say doing the Radio Show makes me a better agent. I approach every week with a higher level of knowledge and preparation that translates to me being better for my team and company. I hope to continue to bring value and information for many years to come. Thanks for listening and viewing!

Q1 - I would immediately send them to Ann’s Best Creole & Soul Food Café! The hours are limited but the food is unreal!! My personal go-to is the Cajun shrimp basket with remoulade sauce. 10/10

Q2- Telepathy would be incredibly useful for a Realtor. Being able to understand clients’ needs and desires without them explicitly stating them would allow for more personalized and efficient property recommendations, leading to quicker sales and happier clients.

Q3- I would tell someone to pack some hiking boots! Here in the PNW there are many amazing places to go hiking and explore nature. My favorite place close to Tri-Cities would have to be Palouse Falls!

Q4- In the main Tri-Cities there is Pasco, Richland, and Kennewick…but everyone in the area knows that there is much more. Including but not limited to West Richland, Benton City, Burbank, and Finley!

Q5- If I had the magic wand to bring something to Tri-Town, it would be Raising Cane’s Chicken Fingers…or indoor skydiving.

Q6-My personal favorite things to do outside are cliff jumping, swimming, hiking, and enjoying live music!

KIMBERLY ROSE

Q1- One of our hidden gems is the wine! Our Columbia Valley wine region covers just over 11 million acres, making it one of the largest (and most delicious) in the country. A few of my favorite wineries include Smasne Cellars in Prosser, Analare in Benton City and Bartholomew Winery in Kennewick.

Q2- I think mind-reading would be very helpful as a Realtor.

Q3- I would tell them to pack a hat (it can get a little breezy between seasons), sunscreen for our intense summer heat and sunshine, and clothing for hiking, being active outside and being on the Columbia River.

Q4- I include Kennewick, Pasco, Richland, West Richland, Burbank, Finley, and sometimes Benton City, as the gap between West Richland and Benton City is getting smaller and smaller!

Q5- My top choice would be a state-of-the-art Performing Arts Center to bring more culture, live music and theater to the area. My second choice would be Trader Joe’s – the Bird’s Nests are my go-to side dish!

Q6- I am taking a walk along the Columbia River in Richland, biking the many bike paths, kayaking the Columbia, or simply taking in a glass of wine at one of the local wineries while the sun goes down.

Q3- A swimsuit and sunglasses. It’s sunny year-round, and during the summer you are going to want to enjoy the river!

Q4- I consider it to be 4! West Richland, Richland, Kennewick, and Pasco.

Q5- HeyDay for sure! Oklahoma has these 3-story massive entertainment centers with laser tag, Mini-Golf, ropes courses, Bowling, and arcade. With full menu and bars throughout! (Often with large sections as adult only).

Q6- Camping by one of the many nearby lakes, or at the river enjoying good company and food.

Q2-It has to be mind reading, this would be quite helpful.

Q1- If you’re looking for something out of the ordinary for dinner, check out Dagupan Grill. They serve a variety of Filipino dishes like noodles, seafood and barbecue. Do you want a whole deboned milkfish marinated in garlic and vinegar? I do, and I don’t even know what a milkfish is.

Q2- It would be helpful to be able to snap my fingers and renovate any kitchen, bathroom, or popcorn ceiling. It would devastate the entire contractor industry, which wouldn’t be great. But hey. Sometimes choices have to be made.

The Hub - I would get the pulled pork and coleslaw from KC’s Biscuits and Barbecue.

Q4- The confusingly named area of the Tri-Cities is comprised of Pasco, Richland, and Kennewick, as well as West Richland, Finley and Burbank. On a Saturday afternoon, Costco serves as its own city, albeit without its own police force.

Q5- A 13th Disney park called Eastern Washington Odessey where guests can ride a Subaru on a highway avoiding tumbleweeds. There will also be wine, but not in the Subaru.

I am entering my tenth year as a realtor.

Q6- I am with my children at one of the many beautiful parks and playgrounds throughout the area. My favorite part of the Tri-Cities aside from the friendliness of the people is the myriad opportunities for recreation for my kids. I am very happy that they are growing up here.
