Charcuterie by definition is cold cooked meats collectively or a store selling those meats. To create a savory experience, we paired our meat choices with a range of soft and hard cheeses, fruits, olives, baguette, a few sweets, wine, and toasted apple turkey brie on baguette. Arrangement and presentation turn your ingredients into a beautiful feature piece.

We used black chalkboard paper to cover our surface and then added a sprinkling of fresh greens. Large clusters of grapes were put in the middle to add height and dimension. From there the wedges of cheese were placed around the grapes, spreading them out expands the display and invites your guests to try different cheeses as they explore the display. Olives and dried apricots were added to fill gaps and provide additional color. The meats were rolled or stacked to create pattern, and placed toward the front of the display. Bowls of sweets and bread were added to fill in additional gaps. Prepared items, like our toasted turkey apple brie on baguette, can be added right into the display as well! Add a few bottles of your favorite wine and enjoy!

We love getting to see our clients find the right home and work to make it their own. They painted the fireplace and the kitchen backsplash to bring in an updated aesthetic. New light fixtures in the living spaces also helped to bring in light and a more modern appearance. That bar space that they created is perfect for entertaining! It’s a great time to own a home in the Tri-Cities. So much so, that not having owned for the past couple of years will make it that much harder to get into the market. We've seen the median home price jump from $183,000 in 2015 to $251,100 in the 4th quarter of 2017. Home equities are growing and so is the Tri-Cities. And we know people are relocating here for all of the reasons we love: wine and agricultural industries, 300 days of sunshine, affordable cost of living, public support of school districts, and low crime rates to name a few. We added 4,660 people to our community in 2017 according to the Benton Franklin Trends Website. Our population was 184,000 in 1999 and with 100,000 new Tri-Citizens in less than 20 years, the growth doesn't look to be slowing down.
Now is the time to move because it will likely cost a lot more to wait. Interest rates are up to almost 5% and the days of the rates being in the 3's and 4's are likely over. Combine higher interest rates and home prices, and it could end up costing quite a bit more to wait to purchase.
Here's what is going on in the TriCities market. It's a seller’s market out there. In years past, a balanced market would have 1,400 homes available equaling a 6 month supply. The spring 2017 market was at an alltime low with just under 400 homes. And we are well on our way to a second round of low supply again this
year. With low inventory many are opting for new construction, making more work for local builders. Busy builders means higher prices and longer build times to accommodate the increase in demand. This is not just our local market either, permits are up nationally. This puts limitations on bringing in more builders and tradespeople to help meet our demand. With no short-term solution, we anticipate home prices will continue to rise.
Buyers are still finding homes, but with the lower inventory we are seeing multiple offer situations and homes quickly going under contract. If you are looking to sell your current home and purchase a new one, an added benefit of the current market is that you can generally count on your home selling in a shorter amount of time if it’s appropriately priced. If you are purchasing a home, contingent on the sale of your current home, the market sets you up for an easier time on the sale of your contingent home. But the other factor to take into account is a sale contingent on your current home sale, makes your offer on a new home less desirable and/or competitive in a multiple offer situation. Building a home has been the answer for many sellers, but if your goal is to find a home in an existing neighborhood, you have to be willing to patiently wait. People looking to sell a lower priced home and 'upsize' are the sellers who will benefit the most in the current market. These
homeowners are maximizing profit from their home sale and investing further into a larger home. If you’re thinking about moving into a larger or higher priced home and using a mortgage to pay for it, doing so sooner rather than later will help with affordability. New construction prices have been increasing as well as heightened demand. Another factor in the rise in construction prices is the increasing land prices, and the goods and services needed to build. This isn’t the market to wait if you are planning to move. It’s a good time to own a home. It’s an even better time to own multiple homes.
Speaking of property management, the rental market plays a crucial role in housing in the Tri-Cities. Not everyone is ready to purchase immediately upon relocating here. Potential new buyers are working their way into the housing market for the first time by renting and saving for a down payment or working on increasing their income. The combination of increasing home prices along with increasing mortgage rates are really putting a strain on first time buyers. The longer it takes to save and or improve credit scores, the price of the same home they are looking at will cost that much more in a year. Currently the rental market is 97% full and the cost to rent a home or apartment keeps going up due in part to the lack of homes for sale.
Growth is good! Gradual, sustainable growth is even better, and we don’t see the Tri-Cities slowing down anytime soon. One thing is for certain, the Tri-Cities used to be one of the best kept secrets, but that secret has been getting out.
Selling your home and moving into another can be a very exciting time. It can also be one of the most difficult and exhausting endeavors that we can undertake. Doing this with young children greatly compounds the situation. Over the last 13 years I have given countless people advice on how best to prepare their house to sell and make the move as easy as possible. My wife and I recently sold our house and moved our two young boys into another. Did I take my own advice?
One of first things I recommend to sellers is to try and take an objective look at your house. Try to see it through the eyes of a potential buyer. Go outside to see how it appears from the curb. Then go inside to assess the first impression walking through your front door. Make a list of all of the items that need attention and come up with a plan to either correct them or minimize their impact.
Did I follow this recommendation? I did! For us this was having the exterior of the house painted, fixing a gate, and having the interior trim painted (did I mention two young boys?).
Another recommendation I give my sellers is to get a storage unit so they can free up space in and around their homes. This can also make it much easier when moving day comes.
Did I get a storage unit? Definitely! Like most people, we realized we had too many things filling our house, closets, and garage. We rented a storage unit, and over the course of several weekends, we went through our house room by room. We got rid of, or donated quite a bit and the rest went to storage. Another part of this is to properly hide any medications, weapons, and jewelry. This meant putting together a couple boxes with these items. One was tucked away in the house and the other went to my parents’ house.
One of the single best things I believe owners can do when selling a house, is to have it thoroughly deep cleaned. Regardless of the type of property, a clean house always gets a favorable response from buyers. We scheduled to have our house, carpets, and windows all professionally cleaned just before we put the house on the market. Another tip is to put out new towels in the kitchen and bathrooms. We picked up some affordable new towels and put these out just for showings.
After all of this was done, we quickly found a buyer and before we knew it our closing date was upon us. I recommend that my clients, if possible, plan to be out of the house before the day of closing. Moving day is always hectic and almost
always takes longer than expected. With that in mind we scheduled to move two days before we needed to hand over keys. Even with all of the preparations we had made, I was still scrambling to fill boxes for the movers as they were loading up our furniture. By the end of the day I was wiped out, but still had more items I needed to come back for the next day.
So did I take my own advice? For the most part, Yes. I followed my own advice and found it useful for my own move. I was happy to know that what I’m telling my clients in preparation for their move can be valuable to them in their process.
What would I do different?
Purchasing and moving into a house can be a very exciting and enjoyable experience. Over time that house turns into a home. The one thing that we did not account for was to plan some time to stop and “Say Goodbye” to our home. This is the house that we brought our babies home from the hospital to. As I prepared to lock up and leave for the last time I was a bit overtaken by emotion. Unfortunately, we had not made a plan to be together at the house for the last time and so I did not have my wife there to share that experience with me. In the future this will be one more piece of advice that I plan to share with others.

As soon as you enter Alex Everett’s suite you get a clear picture of his style. His space is clean and comfortable with bold and vibrant art hanging on all the walls. The pieces are all significant to him and are a glimpse into what inspires Alex to create his own art on human canvas. Art has been in his blood. Then he was introduced to the art of tattooing in college and has been hooked ever since.
The new location in Richland has only been open since last fall, but Alex has been a tattoo artist for over seven years. He was working in a local shop when he was presented with the opportunity to purchase the business and he jumped on it. While his business was successful and he loved what he was doing with his fellow artists in his shop, his adventurous spirit pushed him to spend more time travelling the Pacific Northwest. He sold the shop and travelled the Pacific Northwest to snowboard and bike.
It didn't take long for his craft to draw him back. Alex was ready to focus on his own shop. Providing a comfortable private experience is important to him. He likes to get to know his clients not only to help create the perfect tattoo, but to establish friendships. His suite is in a building with a lot of medical offices and he felt that was a great fit for him. The methods and equipment used today are very advanced. In the last 5 to 10 years the equipment available is more ergonomic, efficient, and sanitary. The cartridge system that is used now allows quick change out of colors and needles. Alex stays current on all
the methods and tools, and upgrades much of his equipment annually.
Even with this new equipment, tattoos still take hours. Some of the smaller ones only take a couple hours, but many can take 8 hours or more. Alex loves to ink larger tattoos. He believes they hold up better on tissue and he finds them more visually stimulating. His favorite styles are evil black and grey, Hyper Realism, and blending hard and soft such as skulls and flowers. He is also inspired by American and Japanese Traditional, but he will work with each customer to design exactly what they want. The process is the most important aspect of creating the perfect tattoo for the client.
Tattoos today are much more artistic than 20 or 30 years ago. It used to be that a person would walk into a tattoo shop and pick a design "off the rack" or out of a book. The influx of technology like the Internet, social media, and television has opened people's eyes to art and what others are tattooing. Instead of a small object or picture, the modern tattoo is often more creative, artistic or abstract. Alex sets up a private one on one consultation with each client where he gets to know them and their vision of their tattoo. From there, he researches and then draws up his design. Sometimes the design portion is done on his phone, or iPad or computer. Once that is complete, he creates a stencil and goes to work inking the design, and hopefully a friendship, that will stand the test of time!

The commercial market in Tri-Cities is very active in the first quarter of 2018. Both leasing and sales transactions, in high traffic areas like Gage Boulevard and Clearwater Avenue, remain robust. The highest demand from commercial buyers is for buildings available under $1
million. The leasing market is vigorous in retail and office segments, with high demand for flex space with office in the front and warehouse space in back. Interest rates on commercial loans are up slightly but still remain available below 6%.

The company was not interested in pursuing her idea and she was burning out on network marketing. She quit and was without a job for several months.
We are often forced out of our comfort zones for one reason or another. Lindsey was unemployed but everything else was going well in her life. After listening to her ideas, her husband encouraged her to create her own business based on her vision. She was extremely reluctant because she didn’t see herself as a business owner. But her dream and his support moved her to create Sculpt.
It started only a little over one year ago with one machine and one woman. LED sculpting lights and Lindsey. She loves the lights because they are not killing, freezing, or cutting tissue. They simply stimulate your body to work more efficiently doing what it is already meant to do. Sculpt’s first customers were mostly other people that Lindsey shared her stories with. She used minimal
advertising on Spotted Fox but was able to build her business rapidly, with a 600% growth in clientele the first year.
Today Sculpt is in a beautiful new suite on Clearwater in Kennewick after outgrowing their original space. They have constructed a state-of-the-art bio hacking facility where innovation meets mind and body. Their office is equipped with nine treatment rooms and a fitness and yoga studio. In addition to their original LED light therapy, they now have infrared sauna, full body cryotherapy and localized Cryotherapy - including Cryo Facials. Sculpt also offers male and female rejuvenation therapy, aesthetics and massage.
Lindsey is passionate about what she and her staff of seven do each day. They pride themselves on investing in their clients as they invest in themselves, and keeping each client motivated and revitalized. When you are sick you go to a doctor. The culture is a little different from what customers might expect. Sculpt operates more like a health club with memberships and series of treatments verses one-time appointments. When you are at your peak you don’t need anything. That grey area in between sick and your best is where Sculpt fits in.

Market rates are on the rise as the TriCities continues to grow. Currently, supply is quite low while demand for tenancy continues to increase causing market rents to rise as well. New builds that are contracting for management are becoming very popular and finding tenants within a week. In the current market, a 2500 square foot house is seeing rent rates of about $2295 per month. We are also finding that smaller rental properties are not as actively persued and stay on the market longer than larger properties. Many investors are either building new rentals or building new homes for themselves and renting their previous residences.
