Since then I have been actively investing and remodeling properties in Georgia and Oregon. Due to my interest and experience on the investment side, I decided to become licensed real estate agent after moving to Sunriver in 2003. I have owned numerous vacation rental properties in Central Oregon over the last 22 years and are quite familiar with the intricacies of buying and selling property in the local market. How much rental income could I make if I owned a SR vacation rental?
It depends on many variables: Condition and location of home, how many people the home sleeps, amenities (hot tub, bikes, pool table etc) and who manages the property.
What do property management companies charge?
On average they charge a 30% -35% commission plus maid’s fees, monthly management fees and other maintenance fees (fixing things, plowing driveways etc). A good rule of thumb is that you will NET around 50-60% of the GROSS after commissions and fees are backed out.
If you do hire a property management company to manage all aspects of your vacation rental you can still rent the home yourself and you will be charged a reduced commission. This percentage will vary from company to company. There are several “new” rental companies to our market, which charge lower fees.
Can I rent the property myself? How?
You can market the property inexpensively on the internet (VRBO and AIRBNB) and manage reservations yourself. Many of the property management companies have an independent rental program. This program allows you to rent and collect all monies on the property. Guests check in/out at property management office. The property management companies handle cleaning fees, re-pairs as needed and you are charged a flat monthly fee for the rental program ($90 at Sunset Lodging) and are billed for all expenses (housekeeping etc.)
What do I need to do to allow guests access to SHARC
If you opt for a property management company to manage your home they will give you the option in participating in the large scale recreation access agreement (LSRAA). This agreement allows you and all of your guests access to the SHARC all year. The annual fee varies from company to company .
If you choose the independent rental program you will need to sign up for the Independent rental access program (IRAP). Costs for the passes are $315 each and provide unlimited access for all guests at your home *(per year). The number of passes you purchase is based on the # of bedrooms (how many the house sleeps) in the home 3 BD = 8 passes, 4 BD + 10 passes etc. As a home owner you will need to purchase homeowners ID cards on an annual basis. Cards are $75 per person. You will have access to all pools, SHARC fitness facility, tennis courts, tubing facility etc.
What can I do to maximize rental income?
Make sure the home is updated, in good shape and has updated furnishings and décor. Spend the money on extras such as good bikes, nice hot tub and other things that may appeal to people on vacation i.e. big screen TV’s, pool table, ping pong table. Add a hot tub if the home does not have one
What are average rental income figures for homes in Sunriver?
It’s difficult to provide averages as each home has a different feel, location and rental policies. I can easily provide rental history for a specific property.
Do most vacation rental homes pencil out (make a profit)?
Unless you are paying cash or putting down a very large down payment the answer is most likely no. One exception may be if you manage the property yourself and have a very desirable property (bikes, TV's Hot Tub, Location etc.).
Most Sunriver home owners decide to purchase in Sunriver for many reasons other than just rental potential: personal use/great vacation destination, tax benefits, and overall appreciation.
What do you think my monthly expenses would be for a Sunriver Home?
Variable Costs such as power, gas and water usage will differ from home to home. Utility companies will gladly provide avg. costs of home.
What are the HOA dues?
Current SROA homeowners dues are $154 per month. And may be paid annually at a discounted rate. There is a special assessment for the amphitheater and new aquatics facility which was implemented in Jan. 2012. The assessment of $4,395 and could be paid in a lump sum, over 5 years (annual payment of $928) or over 15 years (Annual payments of $380) or monthly payments of $32.00.
When purchasing you will be responsible for the remaining balance unless negotiated in the contract. Condos have an additional HOA for maintaining the complex. Quarterly condo dues range from $600— $1200. I have personally owned several Sunriver rental properties and can answer any of your questions re-garding my experience and how the overall rental home process works!
