A La Cañada Realtor® since 2000, Julie Milbrodt started her real estate career with her mom, Denise Johnson, a wellrespected La Cañada agent. Their award winning team quickly gained a reputation for expert local knowledge, tenacious negotiating skills, and unsurpassed customer service. Today, Julie’s team has grown to include her business partner Krista Nagan and an experienced staff who make sure transactions run like clockwork.

Julie truly loves the LCF community and all it has to offer. Julie and her husband Jeremy - both La Canada High School alumni - have raised their family in La Cañada. From Thanksgiving Day 5k’s and Fiesta Days 5k’s, cross country meets, track and field meets and soccer games, Julie and Jeremy can be found supporting their kids, Jaden and Jenna. The sale of our house was very complicated. Julie is the best. She recommended a price but I didn’t want a bidding war so I had her list it at a higher price (thinking we would negotiate and come down). No interest from any buyer. Then, we listed it at Julie’s price and it sold for over asking immediately. She staged the house beautifully with a mixture of her and my things. I had a lot of constraints for various reasons and we couldn’t have a sign, an open house, or all the assets of the house pictured. Even with those limitations, increasing interest rates, and our location on a hill and close to freeways, Julie sold our house. Her tenacity, persistence, expertise, and professionalism really paid off. I cannot recommend Julie more highly.

When my husband and I decided to sell our family home of many years, it was important to us that we make the right choice of Realtor. Having been in our home for 23 years, selling it was a huge endeavor. We needed a Realtor who could be there to help us through the entire process. Julie Milbrodt was an excellent agent for the sale of our house in La Cañada. She knows the market well and priced the home correctly to encourage multiple offers rather than pricing it higher. Our Negotiating Philosophy

Creating the most amount of leverage for our clients is our negotiating philosophy. For sellers this can be summed up with an acronym, CAPE - Condition, Accessibility, Price and Exposure.

CONDITION - We do our best with home staging or styling as well as managing small home repairs, painting, etc. that put the house in the best condition possible within any budget and time constraints.

ACCESSIBILITY - Buyers have to be able to see the home with relative ease. We mitigate any issues by discussing showing procedures, open houses and caravan times with the seller ahead of time. We provide the seller with a calendar of open houses and caravans and also find out any dates/times when the home cannot be shown and post them in the agent remarks in the MLS.

PRICE - This is definitely the most important component to getting the best leverage. When a home is priced correctly, buyers see all of the positives about the home and when the home is overpriced, buyers see all of the negatives.

EXPOSURE - This is Marketing! We do not leave any stone unturned when it comes to exposing your home to the market.

We are enthusiastic Door Knockers and Open House Hosts. Our database is updated daily and contains buyers actively looking in La Cañada and surrounding areas.
