SITE 1

SITE COMPARISONS

S

Located on a major node within the site. Predominant view corridors across five streets. adequate seating and shade. Close proximity to commercial district.

S

Located in the middle of an otherwise urban environment - the small vacant lot provides a green respite. Close proximity to cafes and restaurants.

S

Zoned as parkland, this site is strong where the previous was not. Providing the residents significant land for recreational activities.

W Heavily exposed to noise, thus, making it a short stay environment rather than long-term.

W No adequate shading on the actual grass. No wayfinding, and is what could be considered a sporadic site, whereby it was not intended to be used how it is, and has been adapted to its use by the public.

W inadequate shading and wayfinding make this park impractical as a transit or recreational area in warmer months. Inadequate lighting make this park unsafe after dark.

O

Addresses all predominant design issues when designing a public seating area situated on a node- shade, wayfinding, seating, orientation, transit and recognition.

O

Correct zoning and management of the lot, into preserving the spontaneous park, would provide a small green retreat in the middle of boundary street for surrounding businesses.

O

By addressing the weaknesses considered with CPTED and providing additional shading - this park could be a highly beneficial area to the local residents.

Redevelopment and zone changes in the suburb may cause the land the node is situated on to be developed and built on. Costing West End one of its predominant way finding installations.

T

Zoned for medium density development, with a commercial focus, the site is not likely to remain a park for more than a year having just been purchased by a private developer.

T

Again, inadequate shading, and CPTED principles implicaed run the risk of this park becoming unused and stale whereby little activity attracts no activity.

CONCLUSI ONS

STRENGTHS (DO’s)

WEAKNESSES (DONT’s)

THINGS TO CONSIDER (Q’s)

Shade - natural and physical. Whether it be a tree or awning shade greatly increases the usage of the site.

Wayfinding - being able to navigate through, around, or from the site will increase the likelihood people will use it as a centre point for navigation.

Safety by implementing CPTED principles into the design - the potential usage time is increased.

Neglect the current user - trying to force them in to a new method of movement or use may cause them to ignore the site completely.

Neglect any of the above DO’s. Failing to provide shade will render the site useless in summer, wayfinding means they wont find their way through or around the site.

Neglect the surrounding community input they will most likely end up being the end user. Creating a successful precinct strengthens community and interaction.

The future - is the site in a designated redevelopment area, or will it be rezoned?

Legislation relating to size, aesthetic and overall design of the site. Different loci may be subjected to multiple items of legislation, this will affect outcome.

Cost - will the economic cost of the redesigning and constructing a public precinct weigh in with the benefits of doing so, or is the current usage of the site suitable?

Location - correct location of the precinct, or seating area plays a large role. Aim for a node, or somewhere there is already a volume of interaction.
