JHP is uniquely qualified to provide design services for Housing projects. JHP has been providing master plan and design services for four decades. In doing so, we have had the opportunity to work within the exacting requirements of regulatory agencies and client goals to achieve designs that satisfy both.
COST CONTROL
JHP has a rich history in delivering projects within budget. We keep a data base of all of our built projects indicating total construction cost, net and gross cost per square foot, and cost per living unit (LU). With this data base we can provide schematic pricing based on cost escalation trending. As the design documents progress, we will assist the owner and contractor with estimating construction cost based on more detailed analysis of prevailing wages and materials costs per the scope of the design documents.
QUALITY OF WORK
The JHP design team proposes to develop and maintain a high standard of care and quality control through a project management approach which stresses:
• All key team members assigned to the project will have direct experience with housing, hospitality, and experiential design.
• The JHP team commits to Principal involvement throughout the project.
• The management team will take a “hands-on” approach to managing the process. They will remain involved from the onset of the project through final close-out of the project.
• Monthly progress reports and meetings
• Combined with our approach to having multiple review points and if required public outreach sessions ensures there are multiple and

SCHEDULE COMPLIANCE
The JHP team will develop and maintain a Project Schedule with Key Milestones and project deliverable dates after an initial Project Orientation meeting with the owner’s representative. This agreed upon schedule will be the bases upon which the design team operates. Monthly progress reports and billings will be based on the milestones established in the schedule.

During Carl’s thirty-year tenure with JHP, he has touched every aspect of the firm’s development. This was acknowledged with his elevation to President/CEO of JHP in 2021. Through Carl’s leadership, JHP has reinforced and expanded the firm’s community-based-design planning approach with an emphasis on “People over Places”. Carl is an expert on all housing typologies; from affordable/work force housing, to Mixed-Use developments, and senior living lifestyle communities.
Carl is moving the needle at JHP. His 2024 initiatives include the opening of a Denver office from which to serve the Mountain Region and West Coast clients, and the launch of a Hospitality & Highrise Design Studio as a new area of expertise for JHP; further delivering on JHP’s community-baseddesign mission.
Carl is a sensitive, insightful designer, and the soul of JHP. He leads by example, is a visionary, and (unique to this role) a building code enthusiast. In everything he does Carl looks for pathways to innovate and provide the greatest possible impact through analysis and thoughtful design, elevating the experience for those who dwell in and interact with JHP designs. Born, raised, and educated in Mexico, Monica is a well-traveled architect. Before joining JHP in 2005, she was active in the hospitality space delivering entertainment venues, restaurants, and high-profile MixedUse retail projects in Mexico, Central and South America, and Asia. This experience assisted JHP in transitioning into the Senior Living space.
JHP is fond of saying “our senior living communities are like land-locked cruise ships”. This experiential resort model drives customer service, programming, and design for the exterior and interior of the communities. The projects are large, multi-phased campuses comprised of 1,500+ units; rich in amenities, including multiple food and beverage venues, spas, chapel, wellness, and entertainment offerings.

Bob Bullis rejoined JHP to oversee the firm’s Hospitality & Highrise Design Studio. He is an accomplished Architect, his practice and place-making experience includes mid/high-rise hotels, resorts, residential of all densities, and senior housing lifestyle communities.
Between his two stints at JHP, Bob was with HKS, where he designed the Cordish “Live!” brand hotels in Arlington, TX and in St. Louis, MO. He also oversaw design on several high-profile international Resort properties in the UAE and in Mexico. Bob has a passion for master planning, he led the design effort on multiple hospitality sports masterplans in collaboration with professional sports franchises.
Bob thoroughly understands the subtleties of hotel design; from newbuilds, to repositioning of existing assets. His hands-on approach coupled with his extensive knowledge of design and construction bestpractice principles has produced highly refined, award-winning, marketdriven development solutions.

The Cielo Hotel - A Hybrid Hotel Case Study
Nashville, Tennessee
Client, Chartwell Residential, abandoned the development of The Gupton, a 14-story residential tower during the Covid-19 pandemic, leaving the future of the project uncertain. JHP realized the site and legacy design could perfectly lend itself to a hybrid hotel concept, and worked with the client to reimagine the project to include a community-based, boutique lifestyle hotel sharing the site and footprint with a residential tower. The development has two cojoined towers that share structured parking, a central plant, and essential service facilities, including elevators and exiting stairs. These towers are purposefully planned as separate stand-alone structures, ensuring both security and operational efficiency. Each tower features a market-leading amenity package, off ering unique, high-end services.

As masterplanner and architect, JHP updated the vision for a 25-acre mixed-use development in North Texas to include a 200-key urban business hotel. This addition reflects the district’s growing demand and marks a key milestone in its evolution. With ample flexible meeting space, the hotel will activate the development and deliver much-needed conference and event capacity for the city and local businesses. Positioned at the edge of the community’s green space, its landmark design strengthens the walkable urban fabric while enhancing the value of surrounding residential, retail, restaurant, and office uses.

Partnering with a city’s Economic Development Department, JHP explored redevelopment options for a 3-acre obsolete retail district anchored by two underutilized restaurant pads. While the City supported a hospitality-driven vision, existing zoning required 300 hotel keys — an unrealistic target for such a compact site. JHP responded with a 120-key hotel concept and zoning analysis that highlighted the gap between policy and market feasibility. Our findings helped staff reframe their development assumptions, leading to a November 2024 zoning amendment that reduced the minimum hotel key requirement to 200 and lowered parking ratios. This change unlocked the path for a developer-led dual-branded hotel project, creating new economic potential for both the site and the City.

Challenges of the project include working around the historic Highline Canal, which bisects the campus land bay. In doing so, the developer has committed to preserving natural habit adjacent to the canal channel, thereby turning a development obstacle into a campus amenity. The campus master plan includes over 1500 Independent Living Units (ILU) dispersed throughout three distinctly designed neighborhoods. Each neighborhood consists of 4 to 5 Residential Buildings (RB) and a supporting Community Building (CB) which provides services to residents. The build-out of the campus master plan includes 18 buildings and spreads nearly 2-Million SF.

These services may include multiple dining venues, medical facilities, fi tness, banking, pharmacy, library, and arts, crafts and dance facilities. Each of the three neighborhoods has its own unique Community Building with supporting program space. The build-out of the campus master plan includes 18 buildings, nearly 2 Million SF, and is anticipated to take 8 to 10 years for completion.

Woodleigh Chase is a Retirement Community located in Fairfax County, Virginia. The campus includes over 1,000 independent living units dispersed throughout 9 Residential Buildings and 2 supporting Community Buildings which will off er many services to residents. The site repurposes a dilapidated, abandoned state mental health hospital and transforms it into the high-quality senior housing Fairfax needs. Established trees and foliage that line the existing site will remain, maintaining the history of the property while creating a natural buff er. The buildings are designed in a transitional architectural style reflecting the urban sophistication of the area. The buildings initially embrace their urban environment, but as you move further back into the campus, the buildings develop more of a residential feel.

The Diriyah Project, which has significant historic, cultural, and political value for the KSA, includes the Turaif District UNESCO World Heritage Site. As part of the Kingdom’s 2030 Vision, eleven square kilometers of Diriyah (Riyadh) is being transformed into one of the world’s foremost historic tourism destinations. Baccarat Hotel is one of a select few global marquis brands providing 5-star hospitality services to the estimated 27 million visitors.
The Baccarat Hotel (SH Hotels & Resorts) will include 80 keys and nine luxury branded residential villas developed across two adjacent blocks with views to Heroes Plaza. The design was informed by regionally significant Najdi architectural planning and design principles, characterized by its dependence on passive cooling courtyard spaces to create intimate and refreshing spaces in the hot desert climate. Indigenous Najdi building materials will be incorporated; including mud adobe brick walls that are articulated, historically accurate, and triangular-shaped (which were originally used for defense and ventilation, while also protecting privacy), as well as monolithic stone columns, and doors and lintels painted with geometric motifs.

Carl joined JHP in 1994 after practicing in Colorado for several years in the senior housing and commercial sectors. He is most appreciated around the office for his unique ability to multi-task. He manages simultaneously many of the firm’s higher density, mixed-use, and senior housing projects. Elected President in 2021, Carl provides leadership and overall management of day operations of the firm. Arbour, AIA | Principal, Vice President
Mike joined JHP in 1988 after practicing in Dallas for four years. In recognition of Mike’s many successes he was elevated to the position of President in 2003. In that role for 18 years he oversaw the financial management and day-to-day operations of the firm. Although in a business-leadership role, Mike’s first love is Design. He is intimately involved with the design and execution of a variety of the firm’s highest-profile -design projects. In support of the firm’s stated goal of creating Whole Communities, Mike has devoted considerable time and talents to the betterment of the profession.
W. Brian Keith, AIA, AICP, LEED AP | Principal, Vice President
Brian is the Director of Urban Design and Planning for JHP. He brings to this position a passion for place-making and the visioning of community redevelopments that are rich in diversity and sustainable over time. Brian is an advocate for “good urbanism” endeavors to infuse these planning principles into all that he does. His professional experience having been centered on mixed-use redevelopment urban design and planning, leading to a desire to create livable communities and great urban spaces.
John Schrader, AIA, LEED AP | Principal, Vice President
John is responsible for project programming and the coordination of conceptual and schematic design across the studio. He is integrally involved the firm’s sustainable design research and implementation. His leadership in the studio is not limited to design. John is a team builder, seeking consensus while challenging the firm to perform at the highest possible level. Jonathan M. Brown, AIA, MACM | Principal, Vice President
As a Colorado Native with over two decades of experience, Jonathan has a broad portfolio of work in a myriad of sectors and project types. At JHP, Jonathan has led the design for many of the firm’s projects including Mid-Rise, Mixed-Use, Retail, Urban Infill, Transit-Oriented Development, Live-Work, and Sustainable Community Building. Jonathan focuses on developing the firm’s innovative design and manages the integration of digital design techniques into JHP’s workflow to help clients and stakeholders fully realize their project’s potential.
Sheila Kneifl, AIA | Principal, Vice President
Sheila joined JHP in 1999 upon graduation from the University of Texas, Arlington with a M. Arch. degree. With a decade of experience in many Housing and Mixed-use building typologies, Sheila is one of the firm’s most qualified and prolific project managers and now leads our JHP Denver office. Sheila is routinely assigned some of the firm’s largest accounts. In addition to her Project Management responsibilities, Sheila provides oversight to staff on issues related to Accessibility and Fair Housing requirements.
Monica Miranda, AIA | Principal, Vice President
Monica is an experienced project manager heavily involved with senior housing communities such as multiple Erickson projects as well as multiple commercial projects such as theaters and shopping centers. She also is the Principal of our Hospitality Studio.
Kirby Zengler, AIA | Principal, Vice President
Kirby joined JHP part time while completing his MArch degree at the University of Texas at Arlington. Upon graduation he joined the firm in a full-time capacity as an Intern Architect. He is actively involved in many of the firm’s mixed-use and higher density projects; and in addition to his project management assignments leads the Whole Community Design™ initiative on behalf of JHP.
