5 Variety of Activities for All Interests

Washington is one of the few states with no state income tax, making it especially appealing for those looking to keep more of their earnings whether you're a high-income professional, retiree, or business owner However, the state offsets this with higher sales taxes, property taxes, and various fees For example, Washington has one of the highest combined sales tax rates in the country, along with significant gas taxes and business taxes While the lack of income tax is a major draw, it’s important to consider the overall tax structure when planning a move
Washington’s property tax rate averages 0.92% of assessed value lower than the 1.11% national average and significantly less than high-tax states like New Jersey (~2%). While home values here are higher, tax rates remain relatively low
Unlike many states where property assessments reset upon sale, Washington uses a mass appraisal approach County assessors analyze market trends and recent sales data to update values annually, based on the prior 18 months of market conditions Though values typically rise, they can decrease in down markets Assessors also conduct visual inspections every 6–10 years, adjusting for major renovations or condition changes
Since we don’t have income tax the state has to make its money somewhere - so we do have sales tax In Gig Harbor currently the rate ranges from 8 9 to 9 2% depending on the zip code
In Washington State, Real Estate Excise Tax (REET) is a graduated tax paid by the seller when property is sold. The state rate starts at 1.1% for homes up to $525,000 and increases to 3% for portions of a sale over $3 03 million Gig Harbor also adds a 0 5% local REET, bringing the total tax to 1 6%–3 5% depending on the sale price These funds support state and local infrastructure, making it an important cost for sellers to factor in
.
Washington State ranks between the 3rd and 13th most expensive state, depending on the source
Gig Harbor is not the cheapest place to live, but highly desirable places rarely are
Main cost drivers: Housing, transportation, and healthcare
Cost-saving advantages: No state income tax & low utility costs.
Gig Harbor YTD median sale price: $840,000 (nearly double the national median of $439,000).
Washington State median home price: $658,000 (according to Redfin).
YTD average sale price in Gig Harbor: $995,000
View homes: Average $1 23M | Waterfront homes: Average $1 7M
Washington has some of the lowest home insurance rates in the U S (~1% per $1,000 of assessed value)
Comparison: Washington 1% vs Florida 2 3%+
Gig Harbor benefits:
Few natural disasters (rare wildfires, tornadoes, hurricanes, and hailstorms)
Earthquake insurance is optional with high deductibles (10-20%) and costs $3K-$5K per year for a $1M home
Flood insurance is usually not required unless in specific high-risk waterfront zones
Auto Insurance: Up to 20% lower than the national average (Washington drivers are generally less aggressive).
Gas Prices: Among the highest in the U.S. due to a $0.50 per gallon gas tax → Leading to more electric vehicles in the state
UTILITIES
Electricity: Among the cheapest in the country Gig Harbor benefits from a local co-op utility provider with some of the lowest rates in the state
Natural Gas: Average, but mild winters reduce overall usage
Water Costs:
City of Gig Harbor: ~$100/month for water/sewer
Pierce County: $35-$40 per month
GOODS
Vehicle Registration (Tabs): Base fee is $43.25, but varies.
Groceries & Everyday Goods:
Comparable to the national average.
Gig Harbor enjoys a mild, temperate climate highs and lows found in other parts of the c Sound, temperatures remain relatively mod
Winter: 35-45°F, occasional frost, minim
Spring: 50-60°F, lush greenery
Summer: 55-75°F, warm but rarely hot
Fall: 50-60°F, crisp air, colorful foliage
Gig Harbor gets about 40 inches of rain annually, which is less than many East Coast cities like New York (47 inches) or Miami (61 inches) The Pacific Northwest’s reputation for being constantly rainy is a bit misleading our rain is light and drizzly, spread over many days rather than heavy downpours Most rainfall occurs between November and March, while summers are dry and sunny with little to no rain for months This consistent moisture keeps the area lush and green, but it’s not as wet as people think!
Extreme Weather in Gig Harbor
Gig Harbor has mild, stable weather with few natural disasters Snowfall is rare, windstorms can cause brief power outages, and minor flooding may occur in low-lying areas While the region is in an earthquake zone, major quakes are infrequent No hurricanes or tornadoes, and wildfires are uncommon due to the wet climate Overall, it's a low-risk area for extreme weather compared to much of the country
Gig Harbor benefits from abundant freshwater sources thanks to its plentiful rainfall and the region's natural geography The area's water tables are well-maintained, providing reliable access to groundwater for homes, agriculture, and local water systems In the City of Gig Harbor, residents typically enjoy inexpensive water rates due to the sustainable management of these resources This reliable water supply helps ensure low-cost utilities and contributes to the area's overall livability. 13
The scenic waterfront is the heart of Gig Harbor, offering stunning views, marinas, boutique shops, and waterfront dining. The Harbor History Museum provides a deep dive into the city’s rich maritime past, making it a must-visit for history lovers.
