Most home owners often struggle with a series of questions and roadblocks when it comes to deciding to sell your home. After all, you ’ re about to sell the single biggest asset you own. You might have questions like, What’s my home worth? Should I use an agent or list my home myself? What type of liability does that open me up to? What can I do to make my home as attractive as possible? And of course, the big one: How do I get the most for my home? The best way to start answering those questions is to be informed. This guide will answer those questions for you.

All homeowners generally want to know the same thing… “what’s the value of my home?”

It's a simple enough question but the answer is anything but. The value (or worth) of your home is dictated solely by the market and is defined as the maximum price a reasonable buyer is willing to pay for the home.

In fact, the true accurate value of your home is only recorded at one time - when the title of your home is transferred. In order to do that, we need to know 1) who the buyer is 2) what date the title is transferred and 3) the exact amount paid. Even if we did, what happens the next day? The value changes again. These three things are unknown to us right now. So the truth of the matter is that no agent can honestly tell you the exact value of your home. It’s our job to position your home on the market to achieve the best results for you, our client.

Ensure the home is well lit. Open the blinds to maximize natural light. Have the lights on in every room.

Buyers are looking for their dream home, they don't want to see your real life messes! Ensure dishes, laundry, and any clutter is put away. Polish & shine!

Get everything in proper working order before showings begin to avoid deterring buyers from moving forward with the showing due to leaks/malfunctions.

Be sure to have the pets out of the way. A barking dog or a hissing cat can be a real turn off for buyers. Clean the kitty litter and put the food dishes away!

Be sure to take care of any potential offputting odours, such as pet smells, garbage, cooking smells, etc. It's best if things smell fresh and clean!

Now this is where things get exciting. You’ve got an offer or maybe two or three at once! In a lot of cases, your home’s list price may not be the selling price. When it comes to settling on that final magic number, we ’ re going to be negotiating. That’s something as your REALTOR® I am an expert at, but here are some key strategies for owners:

It’s a conversation. Don’t be offended by discussion of price and conditions. Think of it as a starting point to have a conversation. Price isn’t always the only thing. We can negotiate on price, offer conditions, assets in the home such as appliances or in some cases even furniture. Don’t get stuck on one thing. Remember, even 1% more for your home can mean thousands to your bottom line.

Momentum matters. Just the act of moving a deal forward helps make the deal happen.

Once we accept an offer, the buyer provides a deposit cheque to be held in trust until the conditions are met. The conditions usually have a set time for removal and usually include things like an inspection and financing. Once the conditions are met, the buyer signs a waiver and the deal is firm. If we ’ ve completed all these steps, then you are a successful home seller.

When I take your property to the market, my strategy is to sell it for the highest price in the shortest amount of time. This starts with preparing your listing to show in the best way possible. I put together a custom strategy for every single one of my listings that includes everything from prepping for showings to offer presentation.

A higher downpayment means less risk for the bank and a more favourable mortgage for you.

Although down payments of 20% are favoured by most lenders, there are ways to purchase a home with as little as 5% down.

Lower down payments are subject to mortgage insurance. An added cost designed to protect the bank incase the value of your home goes down.

If the other areas of your mortgage application are not strong (for example you are self-employed) a larger down payment can help bring it all together.

You can see your credit score online through Equifax.

Contrary to popular belief, checking your credit score does not negatively effect it. If your credit score is 650 or higher, you're more likely to have access to better lenders and financing.

When an agent is quick to discount, they themselves likely don't think they are worth it and are just trying to get a listing to put money in their pocket, or are hoping this listing will get them a buyer, and that will put money in their pocket. Any money. Really, with this "deal" you may have just scored, you didn't realize that this agent may be now investing less money into marketing, less effort, and less time. Where is the value in this? Do you want to pay $100 for a $200 value, or pay $80 for a $50 value?

Think of an agent whose best way to add value for you is to discount the commission. It points to low skill, low service, low effort, and low care. More importantly, will they be the best person to negotiate the sale price on your behalf, when they can't even negotiate their own value?
