Home Buying Checklist

DETERMINE BUDGET

Calculate your finances, including savings, income, and expenses Set a realistic budget for your home purchase, considering your down payment, monthly mortgage payments, and additional costs like closing fees and taxes.

02 GET PRE-APPROVED FOR A MORTGAGE

Contact a mortgage lender to get pre-approved for a mortgage If you don't know one, I can refer you to a trusted professional at your financial institution You'll need to provide financial documents like pay stubs, tax returns, and bank statements. The pre-approval letter will show the maximum mortgage amount you qualify for.

03 CREATE A WISHLIST

Together we will outline your preferences and priorities for your future home Consider factors such as location, neighbourhood amenities, property size, number of bedrooms, bathrooms, layout, style, and any specific features you desire.

04 CUSTOM EMAIL HOME SEARCH

You will be set you up to receive up to the minute listings from MLS including all new listings and price reductions that match your search criteria

05 VIEW PROPERTIES

When a property comes up you wish to view simply contact me and I will arrange an appointment to visit the property. Typically showings last between 30-45 minutes per house. If there are outside parties that will be helping in the decision making process it is best they attend all showings so they can be a part of the entire process At these showings we willl take note of each property's features, condition, and potential for customization or renovation

I will provide you with a comprehensive comparative market analysis to ensure that you make an informed decision. This will include properties in area with similar characteristics to help you make an informed decision when it comes to what price to offer.

However there's more to just price. Understanding the conditions of your offer is also a crucial component in the home buying process I will walk you through each condition and guide you on the necessary steps to fulfill them

I will prepare the offer and review all necessary paperwork with you before submitting the offer to purchase. At this point I will negotiate on your behalf to get the best price and most favourable terms

Once your offer is accepted we will need to provide a deposit cheque, this can be a personal cheque and will go towards your total down payment. This deposit is refundable until all conditions have been satisfied.

I will then assist you in satisfying the conditions outlined in your offer, such as home inspections, financing approvals, and any other contingencies. With over 18 years of expertise behind you, we can navigate this process smoothly and confidently.
