AFTER A THREE-YEAR HIATUS (THANKS, COVID-19), THE ARLINGTON MOD & MORE HOME TOUR AND SYMPOSIUM RETURNS OCTOBER 14 AND 15. This year’s event features several of Arlington’s most admired Mid-Century style houses. Enjoying something of a resurgence among younger homeowners, Mid-Century Modern architecture became popular after World War II through the 1970s. The minimalistic, functional style typically features open floor plans, clean lines, large windows and indoor-outdoor living spaces. Arlington, which was Jacksonville’s fastest

“This exciting event gives participants the opportunity to view several different residential architectural styles and the Arlington community while highlighting why the preservation of Old Arlington is very important,” says Arlington resident and 2023 Northeast Florida Association of Realtors president Diana Galavis. “This social event will bring residents and lovers of architecture and design a way to experience the wonderful history of the neighborhood.” Frank Lloyd Wright, considered the father of modern architecture, inspired a number of acclaimed local architects, including Robert Broward, George Fisher, Wil-

liam Marshall, Ted Pappas and William Morgan, whose inspired designs still grace the beautiful community east of Downtown Jax. Tour-goers will have the opportunity to visit at least six homes throughout Arlington including the quirky “Geodesica” and the landmark “Butterfly House” that transports one back to the 1950s. “The home tour and symposium offer a fun and informative view into the historic architecture of Arlington, showcases some of the city’s most iconic Mid-Century Modern houses, and supports the preservation efforts of Old Arlington, Inc.,” says Old Arlington committee

ONE OF RIVER CITY’S OLDEST NEIGHBORHOODS IS PREPARING TO SHOW ITSELF OFF IN AN ANNUAL CELEBRATION OF MUSIC AND COMMUNITY SPIRIT. The ninth annual Jacksonville PorchFest, a festival held on the front porches of Historic Springfield, will take place on Saturday, November 4, noon-8 PM. The free, family friendly event features musicians from a wide variety of genres. Afternoon entertainment includes more than 20 performers on porches throughout the neighborhood. Attendees are invited stroll from porch to porch and “camp out” on

front lawns and sidewalks as they enjoy local talent. In addition, there will be a variety of food, drink, and arts vendors to round out the experience in Jacksonville’s original front porch neighborhood. Springfield was the first neighborhood established outside of downtown Jacksonville and was the most desirable place to live in Jacksonville after the Great Fire of 1901 left much of the city center in ruins. The neighborhood still retains much of its historic character and contains some of the best examples of late 19th and early 20th century architecture in the city.

2023 PORCHFEST PERFORMERS: The area’s designated Historic District is just under one square mile and contains approximately 1,800 structures that are more than 75 years old. Springfield’s historic homes were built in a wide range of architectural styles including Colonial Revival, Queen Anne, Victorian, Prairie School, Mediterranean, and Bungalow. Like so many other urban neighborhoods in the United States, Springfield fell into a period of decline in the mid 20th century. After years of neglect, the neighborhood started to make a turn for the better in the 1980s and ‘90s. That momentum has carried forward into 2023 as many of the community’s “grand old ladies” (as Springfield’s historic homes are affectionately known) have been renovated. In addition, numerous new houses, built to match the charm and character of the existing properties, now pepper the neighborhood’s tree-lined streets. n Saturday, November 4, the Beaches Town Center Agency (BTCA) hosts the Sixth Annual Beaches Tour of Homes. BTCA works for the improvement of the Atlantic and Neptune Beaches central business district, protecting its unique character as a traditional neighborhood and enhancing its presence as an economic and cultural gather point.

to head-turning new construction and historic renovations, this year’s Tour of Homes is sure to have something to inspire everyone. The tour gets rolling at 9 AM, rain or shine. Homes can be visited in any order up until 5 PM. Volunteers will be on site—and maybe even some homeowners—to answer questions about each homes’ history and design.

A select group of residents of Neptune and Atlantic Beach have graciously volunteered to open their homes to showcase the historical and architectural elements that make their properties beautiful and unique. All proceeds from the Tour of Homes go directly Beaches Town Center community improvement projects.

Patrons can experience the event by way of driving from home to home. Riding bicycles is another transport option as the homes are all relatively close one another. Area businesses are offering a complimentary shuttle service and Jax Surf & Paddle is leading guided bike tours. VIP Ticket holders will receive a guided golf cart ride to and from each tour stop. In addition, VIP pass holders are invited to partake in an exclusive post-tour After Party.

Mandy and Ashton Hudson 631 BEACH AVENUE | ATLANTIC BEACH

M

andy and Ashton have three children and an Australian Labradoodle. “We like to be busy with our family, spending time outdoors and with friends,” Mandy says. Mandy was born and raised in Atlantic Beach, and Ashton is originally from North Carolina. He is a private equity investor and Mandy spends her days managing the hectic lives of three busy children. The house was built in 1923 and so is celebrating its 100th birthday this year. It’s one of the original cedar shake coastal homes in Atlantic Beach. The Hudson’s purchased the home in 2016 and are its fourth owners. Despite major renovations over the years, the home has retained its classic coastal aesthetic and character. “We undertook major exterior and interior renovations when we moved in,” says Mandy. On the exterior, they stripped the original cedar shakes off, waterproofed the building envelope and reapplied new shakes. In addition, they replaced the roof, added a new porch on the ocean side of the home, created a new walk-up entrance, renovated the courtyard and pool area and re-landscaped the entire property.

n the interior, they renovated the kitchen, converted the Florida room to a dining room and added a laundry room upstairs. “Our home had wonderful bones to work with,” Mandy adds. “We wanted to reconfigure some living spaces to work with our family and create a great home for entertaining, both inside and out.”

P

enny Pollock has lived in Atlantic Beach for three years, buying her home during the pandemic. “I fell in love with it the moment I saw it,” Penny recalls. The large rooftop deck and glass art studio overlook the ocean won her over immediately. “It stands as a happy home, white with wood shakes. Plus, the elevator and movie theater were bonuses,” she adds. Penny was raised in New York and California, and was a ballerina in a past life. She’s traveled to 132 countries, is an encaustic artist (painting with beeswax, pigments and fire), and was a fashion designer and merchandiser for Barbie.

She also has a mountain home in Highlands, North Carolina. Penny painted the exterior of the home “sea salt” with white trim and completely renovated the kitchen. She added a glass slider entrance to the backyard as well. “I love Atlantic Beach because it has a small town, friendly, beach vibe,” she says. “It’s a Norman Rockwell town, where everyone is friendly. A dog, bike or skateboard is compulsory. I feel as if I want to bottle Atlantic Beach up and sprinkle its kindness and beauty all over our country. I feel people who live at the beach honestly share the common bond of yearning for beauty and the sea. These elements connect us all.” *

estaurateur Greg Saig was born and raised in Jacksonville, growing up in Arlington and attending Terry Parker High School. After graduating from UNF, he started his first restaurant here in Jax. With a passion for restoring homes, Greg has renovated and developed 10 houses between Atlantic Beach and Neptune Beach. He bought this Neptune Beach property from a family that owned it for 30 years. “The home was very dated and old and hadn’t been renovated at all,” he shares. “I decided to gut the house

yet keep it in its natural beach character.” The home has many intricate and unique details, including custom doors and furniture, all created by a master carpenter out of old wood from Costa Rica. Greg moved to the beach when he was 19 years old for his other passions, surfing and fishing. “Atlantic and Neptune beaches offer great lifestyles with many wonderful families throughout both. B

rennen and Marilyn moved to Atlantic Beach eight years ago, originally hailing from Chicago and Dayton, Ohio. The couple work in technology sales and corporate training, and moved to the First Coast because of the intimate community, stunning ocean views and beautiful homes. “The sense of community and values remind us of Illinois and Ohio,” the owners share. “Plus, we love the two-block walk to the beach.” Their Craftsman home was originally built as a beach cottage in 1941 for in-town residents to use to escape the heat. In 2021, the home was restored and renovated by local builder Mike Phillips. The home boasts original heart pine flooring from Georgia dating back to the 1940s,

along with original three-piece tongue and groove walls. Board and batten replaced 80-year-old wood siding, and a new metal roof was added, along with a primary bedroom and en suite. “We decided to keep the charm of the original home with some modern amenities,” Marilyn says. “We removed three or four walls to create an open floor plan, which we love. We also updated the three bedrooms on the main floor with two new bathrooms, as well as a new half-bath and laundry area from the garage.” All the renovations were well worth it, according to the couple. “We would absolutely renovate the same way. Plus, we have 18 nieces and nephews who enjoy visiting, and we love hosting them.” *

aria Wilkes and Matt Riddleberger moved to Florida from Maryland. After 10 years in Ponte Vedra, they ended up in Atlantic Beach in 2012. “We were so excited to have a home in an amazing seaside community,” Maria says. Maria and Matt’s son is a high school junior and a Jacksonville Beach Ocean Rescue lifeguard. Matt is recently retired, and Maria is a luxury real estate advisor. They have two dogs, Charlie and Cocoa. The home was originally owned by a retired Navy Captain, complete with 1950s-era bathrooms and kitchen. “It was easy for us to connect with the home from our trips to the Eastern Shore,” Maria shares. The couple’s original intent was to modify the home, but they eventually opted to build. Working with builder Frank Gamel and architect David Mosby, the home was finished in 2016. The couple loves hosting dinners for family and friends, many of whom they’ve convinced to relocate to the area. “It was one of the main reasons for our dining room. My architect joked that he hadn’t designed one as big as King Arthur’s,” Maria says.

In 2021, they collaborated with local landscape architect, Rosalinde Trinnear, and Mosby again, to design the backyard. They built a cabana, outdoor kitchen and pool—all in time for Maria’s mother’s 90th birthday party. “Thanks to the wonderful professionals, we have been over-thetop pleased. The design is masterful and the backyard has truly transformed to a beautiful oasis.” *

elly and Mike have four children and have been married for 37 years. They moved to Jacksonville from Stuart, Florida in 1986. Kelly was a paralegal and stay-at-home mom and Mike was a CPA and CFO. Upon “his attempt to retire,” he started St. Augustine Distillery and City Gate Distillery. Almost empty-nesters and ready to downsize, the couple purchased the home on 5th Street. Built in 1932, the prior owners bought the house in the 1940s and made most of the interior glass doors and transoms themselves. Kelly had walked past the house for many years, and knew she had to look at it when it came on the market. “It was in pretty rough shape,” Kelly recalls. “The ceilings were 6to 6 ½-feet high and there was no ductwork and hardly a foundation. But all I saw was the beauty of the original

heart pine bead board walls and ceilings, cool transoms, five and six-panel heart pine doors, original glass doorknobs and heart pine floors.” Renovations started with raising the second floor and downstairs to add A/C and a higher ceiling and foundation. Insulation was next, as well as updating the electric and plumbing. They reinstalled all of the original heart pine and reproductions were made to match. Two bedrooms turned into a living room and kitchen, and the screened porch became a family room. Even with the extensive renovations, Kelly said she would do it all over again. “The thought of tearing down this amazing house just didn’t feel right, ever,” she says. “Atlantic and Neptune Beaches are great places to live. Raising our family here was one of the best decisions we ever made.” *

he Roskeins have been Atlantic Beach residents since the late 1990s. In 2012, they decided to sell their coastal home on the corner of East Coast and 12th and build something different. “Atlantic Beach and particularly 849 East Coast Drive is all about the lifestyle,” the couple says. They enjoy summer mornings in their saltwater pool and evenings on the porch taking in the ocean breezes. They also relish in the ability to walk to the Sunday farmers market or acoustic night in Bull Park. “Atlantic Beach is a gem of a location and one we feel lucky to call home.” With the help of architect James Dupree, they created their current residence. “Ten years ago, modern design was not as pronounced as it is today at our beaches,”

They were one of the first to share the sleek angular lines, floor-to-ceiling windows, open living spaces and flat and horizontal roof lines that speak to the Modern form of architecture. “It was a labor of love,” Jeff explains. “Lynne is an artist so she loved picking out the materials, like the marble flooring downstairs, the exterior Camaru wood detail and all of the lighting and plumbing fixtures.” Now, just over a decade later, they still love what they have created. The location is the perfect spot for a five-minute stroll to downtown or one of the best seats in town for the annual Donna Marathon. Their oversized, covered porch is where you will find them every year cheering on the runners. *

space to build a pool and pool house, which they enjoy on warm summer nights while entertaining friends and neighbors. “Our style is minimal coastal, and we love the energy of the indoor/outdoor spaces.” The couple especially appreciate how Atlantic and Neptune Beaches are considered hidden gems. “People who have lived in Jacksonville for a long length of time are surprised by the overall charm the corner brings,” Becky says. “There is always a friendly face, and we love the beachy chill vibe. Even the local business owners have become more like family friends, where we can shop while catching up on all things in life.” *

iranda, her husband, two sons, daughter and two French bulldogs live in this Atlantic Beach Country Club home. “We’re an active family who enjoys golf, bike riding, swimming and sports,” she says. “We love living at the beach and enjoy the Atlantic Beach community.” Miranda is an attorney, currently serving on a temporary tour of duty for the Florida National Guard as their Communications Director. She is also a part-time interior designer, running a small interior design business. The family relocated to Atlantic Beach in 2014 from Cincinnati, Ohio. The Atlantic Beach Country Club community and the coastal aesthetic attracted the family to the area. Their love of golf inspired their choice of lot, complete with

golf course views. The home, finished in 2019, backs up to the fourth fairway. “Because it faces west, we get to enjoy beautiful sunsets,” says Miranda. Outside they’ve created a fabulous outdoor oasis including a pool, fireplace and kitchen. The family enjoys all the Beaches have to offer. “We really enjoy many of the community events, such as Dancin’ in the Streets, the Turkey Trot, weekly farmer’s markets and holiday lights,” Miranda says. “We love that the beach is a short walk away, golf is in the backyard and restaurants and nightlife is just a quick bike ride or golf cart ride away.” *

ean and Hollie have two kids and a black lab/golden retriever mix. next task was to find a builder that understood the complexity of the project, but also someone with the level of professionalism and talent that the project required. “Not to mention we all were going to be spending a lot of time together,” recalls the homeowner. “I mean like years!” Carlton Construction was hired to bring the dream home to life. Owner Matt Carlton and his team were a perfect match, right down to the job site trailer with its organized time charts and schedules. Always bringing donuts to the weekly progress meetings was a nice touch, too. The homeowners knew family and friends would be frequent and welcome visitors. So, a guest house was on the “must-have” list. A separate guest space ensures those staying over will have a comfy place to relax and feel at home. “The outdoor porch is always a great gathering space especially on the cooler nights. We wanted it to have a feeling of island living where air conditioning is not always available. We had landscaping done by Ben Dinkins Landscape Design and he captured the tropical feeling we were hoping for,” says the homeowner. “All in all, it was a long journey. But it was well worth it and if we had to, we would do it all over again.” *

What challenges do you face the most when you are restoring a piece? Are there any recent restorations that stand out? One of the most fun challenges we run into is when an antique piece of furniture has been destroyed, whether it be because

it got crushed during a move or damaged in a flood. It takes a great deal of time and craftsmanship, but it is usually possible to restore most pieces very nearly to the point that you can’t even tell that it was ever damaged. Once, we had an Italian credenza that suffered a broken leg in a moving truck, fell over in the process, and broke into a million pieces. The process to restore it was incredibly tedious, but when we returned it to its owner, they were shocked that they couldn’t detect any signs it was ever damaged.

How often should I pressure wash my building? “In order to ensure the longevity of your building, we suggest completing an annual exterior cleaning to remove all mold and mildew” says Taylor Poindexter, executive administrative assistant and marketing for Krystal Klean. “If mold is left on the building surface for an extended period of time, the waterproofing system begins to breakdown.” What is the minimum distance in which landscape can be from the building façade? “In order to protect the coating/ waterproofing of your building, we suggest ensuring that all landscaping is at a minim of three feet away from the building at all times,” Poindexter explains. “When subject to Florida elements, such as wind, storms or hurricanes, branches and shrubs close to the building façade can scratch and compromise the coating system.”

What are some common mistakes homeowners make when it comes to outdoor lighting, and what advice do you have for avoiding them? There are three common mistakes that homeowners make when it comes to outdoor lighting. Planning, budgeting and maintenance. When it comes to planning, some events can’t be avoided like buying an existing home that does not have outdoor lighting and the new owner wants to have it installed. The outdoor lighting system should be professionally designed along with the home, renovations or landscape plans. The lighting equipment is powered by a low-voltage transformer positioned near a standard outlet. There needs to be outlets positioned in locations that are discreet and accessible. And, landscape lighting wire needs to be run from the transformer to various sections/areas of the yard that are covered by hardscape, concrete or other materials that can be difficult or impossible to go under after those elements are installed. The second mistake is budgeting for a quality system that is professionally installed. In Florida’s salt air environment, the fixture material matters. Plastic is inherently going to be a low-end product in quality and price. Painted aluminum will be better quality but will certainly not withstand the elements, in most cases for more than a year or two. Copper is high quality but also higher priced and will patina which is a look that you must desire. Brass is the best quality and value for landscape lighting in my opinion and there are even varying degrees of quality within brass fixtures. Lastly, a high quality landscape lighting system must still be maintained on a regular basis. You should never think that once you install your desired lighting system that it can just run forever. Most systems will be well served with only annual maintenance to clean lenses and fixtures, make adjustments for plant growth, check voltage throughout the system, and to rebury wires that may have been exposed due to erosion or other causes. Systems on homes that are near the ocean, have hard water from wells, or have active landscape updates, may need semi-annual or quarterly maintenance.

How do you help customers find pieces that resonate with their personal tastes and home decor? Are there any emerging artists or art movements you find noteworthy? It is such a joy to sell art. We have 15 different artists in the gallery and some have been with us for many years. I still get excited when I sell a piece of art and I really enjoy when they bring me new paintings to freshen their wall. I love many styles of art, but my favorite would be Impressionism. How an artist captures and transfers what they see onto paper or canvas is what “art” is for me. Everyone sees things differently and that is what makes it so interesting. I love to show the different styles of each artist when an interested client walks into the gallery for the first time. When I am out gallery hopping, I can spot many artists by their own style and that is what I like to show folks. When a client looks for that special piece it usually starts and ends with the color or hues created within the work. The artwork makes them feel something. Often, it is a feeling of calm or pleasure, but the color of the piece is the primary reason it is chosen for their space almost 100% of the time. I have even changed background colors on some of my own paintings to color coordinate into their space.

As far as misconceptions, we would like to remind our customers that not all pools are created equal. Have you ever heard someone say, that a house has good bones, yet it looks exactly the same as the house down the street that has ongoing issues? It’s not only the exterior that makes the house. As important as the exterior is, the foundation is what really matters. The same is true in pool construction. Oak Wells Aquatics goes the extra mile to ensure each pool has the absolute “best bones.” A couple of these extra steps we take is: 1) monitoring our concrete mix to ensure your interior finish is smooth and consistent; 2) taking three additional steps before tile installation to ensure good adhesion and waterproofing. *
