Dear Readers,

Welcome to the July edition of Homes & Estates Goa, where we continue our journey across the vibrant landscape of Goan real estate, design, and heritage living.

This month, we explore the spirit of monsoon in Goa —a season that doesn’t just transform the scenery but also the soul of its homes. From cozy caneaccented interiors to weather-smart investment insights, July brings us stories soaked in tradition, resilience, and reinvention.

We begin with, Amar Bernard, the 25-year-old founder of AB Realty, whose fresh, ethical, and curated approach to real estate is winning the trust of Goa’s new-age buyers and investors. His sharp vision is proof that age is no barrier to impact.

Nivasa Goa, led by Ninaad Kambli, a brand that is elevating the standards of premium living in Goa. With luxury villas steeped in Vastu principles and a philosophy rooted in legacy and innovation, Nivasa is redefining what holistic, client-first design looks like.

We also check back in with Raj and Mouli Mehta of Shree Ganesh Lands, whose business ethos continues to revolve around integrity,

operational efficiency, and customer happiness—a model that’s making them a pillar in North Goa’s real estate scene.

Crystal Village, a hidden gem in Nagoa managed by Joe and Erin Pereira, offers a different perspective on luxury—one that values sustainability, Goan charm, and heartfelt hospitality. Their Eco-conscious home stay exemplifies traveling with purpose.

This edition also celebrates Goa’s timeless heritage homes—living, breathing monuments that speak of ancestry, architecture, and identity. Preserving them is not just a trend, but a tribute to Goa’s soulful past.

And for those considering buying property during the monsoon, we shine a light on the unique advantages and potential pitfalls of rainy season purchases—where patience, inspection, and insight are your best tools.

Finally, we indulge in the design trends shaping monsoon interiors—from earthy tones and cane to breathable, cozy layers that make every home a comforting refuge during the rains.

This issue pays tribute to those pioneering a sustainable, community-driven approach to real estate, design, and hospitality in Goa. Each of these leaders is contributing not only to building spaces but to fostering a brighter, more sustainable future for the region.

Well, that’s all I have for you from my desk this month. I hope you enjoy reading this month’s issue of our magazine. Do share it with your friends all across the globe.

Until next month, cheers!

Introduction

Goa, the tiniest state on the western coast of India, boasts golden pristine beaches, palmfringed avenues, flavourful food, delicious Portuguese-influenced sweets, and warm, hospitable people. Also known as the Ibiza of India for its partying. A tropical paradise of flora and fauna, from the very famous 'almi' (mushrooms) endemic to its forests, that grow only on the red mud anthills, to the solar prawns that are fished immediately after the monsoons, Goa is unique. Tourists are also attracted to Goa for its cultural heritage - from the famous old Portuguese churches like Se Cathedral in Old Goa, the 16th Century Safa Masjid in Ponda and Shree Mangesha Temple in Mardol, the legendary Arvalem or Pandava Caves where the Pandavas of the Mahabharat fame lived, to its two unique festivals - Carnival and Shigmo. Goa plays host to many festivals - the International Film Festival of India that promotes cinema, the Serendipity Art Festival, Sunburn Music Festival, The Grape Escapade to name a few. To showcase this varied heritage of culture, art, tradition, food, and people, in 2015 ItsGoa was born. The main aim was to make it the premier portal for all things Goa. We were able to showcase Goa like never before. Soon our blogbased website transcended the virtual space, with the ItsGoa magazine – a sought-after resource for visitors to Goa from countries like Norway, Germany, UK, USA, UAE, etc.

AB Realty

At 25, Amar Bernard’s AB Realty is redefining Goa’s real estate with ethical, client-focused service, curated listings, and end-to-end support for discerning buyers and investors.

Article by: Team ItsGoa Images by: AB Realty cover feature

At just 25, Amar Bernard has carved a unique niche for himself in Goa’s competitive real estate landscape. Originally from London, Amar first set foot in Goa in 2004 during a family holiday, a trip that unexpectedly reshaped his life. What began as a vacation gradually transformed into a deeper connection with the region, eventually turning Goa into his permanent home. Today, he fondly refers to London as his “two-week holiday.”

In 2024, Amar made a pivotal decision: he dropped out of IUBH Berlin to follow his calling, real estate. With deep-rooted family ties to Goa’s property scene and an intuitive understanding of both land and people, he founded AB Realty, a boutique consultancy built on trust, clarity, and personalised service.

A Foundation Built on Experience

Real estate isn’t a newfound passion for Amar; it’s a legacy. Raised amidst Goa’s evolving property market, he spent his formative years shadowing his parents, both veterans in the business for over two decades. From inspecting sites to observing client meetings, Amar gained hands-on exposure to every facet of the field. These early experiences instilled in him not only a grasp of design and development but also a deep sensitivity to the needs of buyers.

Over time, Amar noticed a worrying pattern, friends and contacts from cities like Mumbai and Delhi repeatedly fell prey to murky deals and poor advice. Misinformation, unclear titles, and drawn-out legal disputes were all too common. Recognising the urgent need for a more ethical and client-focused alternative, he established AB Realty to fill that void.

AB Realty: Simpli ying the Complex

At its core, AB Realty is more than a real estate agency, it’s a consultancy that places people above profits. With a sharp focus on curated offerings and transparent processes, the firm is redefining the property-buying experience in Goa. Whether it's a luxury villa, a boutique apartment, or a strategic land investment, the goal remains the same to make real estate easier, safer, and smarter.

The firm’s values speak volumes about its approach Trust & Transparency: Every transaction is handled with honesty, ethical conduct, and clear communication.

What Makes AB Realty Stand Out

Amar’s dual identity is rooted in London and raised in Goa, giving him a distinctive edge. He understands both the mindset of global investors and the ground realities of Goa’s property market. This balance allows him to navigate deals with cultural sensitivity and business precision.

Clients working with AB Realty also gain off-market access, exclusive listings and private deals that aren’t visible on public portals. Every consultation is personalised; Amar places great importance on understanding who his clients are beyond their budgets, matching them with homes that align with their aspirations and lifestyle.

End-to-end support is another hallmark. From legal experts to architects and interior designers, clients are guided through every step. But more than transactions, Amar focuses on building long-term relationships often extending beyond business into Goa’s close-knit social circles.

AB Realty primarily caters to high-net-worth individuals (HNIs), NRIs, and design-driven end-users seeking truly exceptional properties. Their refined expectations are matched by AB Realty’s rigorous property vetting and tailored advisory approach. Referrals form the backbone of their client acquisition strategy, a testament to the firm’s reliability and service quality. Client feedback is continuously incorporated into internal improvements, underscoring Amar’s commitment to evolution and excellence.

Vision, Strategy, and the Road Ahead

Futu e Goals

While many rely heavily on aggressive marketing, AB Realty takes a more intentional path. The firm’s reputation, network, and high-quality content do the talking, complemented by thoughtful use of digital platforms and WhatsApp communication. Amar also keeps a close pulse on real estate trends and legal shifts, ensuring his clients receive the most current and relevant advice. In the face of a supply-heavy market, his selective approach, evaluating builder credibility, material quality, and project history, helps maintain a high standard.

Crystal Village Goa

Crystal Village, a luxurious homestay in Nagoa, Goa, offers comfortable accommodations with a local charm, eco-friendly practices, and excellent service, created by Joe and Erin Pereira.

Article by: Team ItsGoa Images by: Crystal Village Goa home rentals

Crystal Village, located in the peaceful area of Nagoa, Goa, offers a special place to stay that mixes luxury, comfort, and local charm. It was started by Jose (Joe) and Erin Pereira. Joe spent the last two decades working in Kuwait, while Erin was born and raised in Kuwait. Together, they created Crystal Village to give people a cosy and luxurious place to stay. This article shares the story of Crystal Village, what it offers, and what makes it different from other places.

The Journey Begins

Joe and Erin always dreamed of starting something in Goa. After working abroad, they decided to return to their hometown and start a new venture. They wanted to create something that would not only meet the needs of visitors but also have their personal touch. Their dream became Crystal Village, a set of home stay apartments in their village.

From Restaurant to Home Stays

Before starting this new project, Joe and Erin ran a popular restaurant called O Prato in Arpora. They often talked with guests about the weather in Goa, music, food, and where to stay. These talks showed them that guests wanted comfortable rooms that were not too far from the city but still peaceful. They wanted a place that was close to beaches, markets, and good restaurants but away from the busy city noise.

Seeing this need, Joe and Erin decided to switch from running a restaurant to creating luxurious and spacious home stays. They wanted to offer a place where guests could feel at home, even if they were far from their own homes.

In addition to the home stay rentals, Joe and Erin have expanded their hospitality business to include a

banquet hall for small parties, which is available for both in-house guests and outside visitors for celebrations. They also offer catering services within the banquet hall. Furthermore, the venue features a large open lawn where various events such as Christmas parties, dances, silver wedding anniversaries, and other functions are frequently hosted.

The Crystal Village Experience

At Crystal Village, each apartment is designed with care. Every unit has a living room, a small kitchen, a bedroom, and a bathroom, making sure guests have everything they need. The apartments offer beautiful views of green fields and the pool, adding to the relaxation experience.

The property is perfect for all kinds of stays, whether guests are alone, with a partner, or in groups. Crystal Village offers a cosy and luxurious environment that promises a memorable stay.

Commitment to Quality and Service

Crystal Village is known for its cleanliness and high standards. Joe and Erin make sure that everything is kept in top condition, and their reputation reflects this. The team at Crystal Village works hard to make sure every guest's needs are met and their stay is enjoyable.

The staff is always available to help with any issues or requests, ensuring guests have a great holiday. The focus on detail and guest satisfaction is clear in the positive feedback they receive.

Room interiors

Local Flavor and Sustainability

Crystal Village adds a touch of local Goan culture to its offerings. The team includes Goans and experts in their fields, ensuring that guests can enjoy authentic Goan food when requested. Local chefs prepare traditional dishes, giving guests a true taste of the region.

Joe and Erin take pride in the fact that although they had to close their restaurant during the pandemic, the same team of chefs is with them at Crystal Village, the kitchen still runs under the name O Prato and they manage the morning breakfast, in-house meals and catering for all occasions here.

Besides local culture, Crystal Village is committed to being eco-friendly. They sort and compost waste, using kitchen waste as fertiliser for their fields. Solar panels are used to save energy and heat water, showing their dedication to protecting the environment.

Adapting to Change

Initially, Joe and Erin planned to lease their rooms for long periods. However, the COVID-19 pandemic made it expensive to maintain the property. They

had to choose between waiting for long-term rentals or starting short-term stays. They decided to go with short-term stays, allowing them to continue offering great accommodations to guests.

Marketing and Engagement

Crystal Village promotes itself through various channels. They highlight their beautiful views, peaceful surroundings, and well-designed rooms. They offer special deals on social media and other platforms to keep people interested.

Joe and Erin present their property honestly, avoiding exaggeration. This genuine approach helps build trust and attract visitors.

Conclusion

Crystal Village is a home away from home, offering luxurious, comfortable, and well-placed accommodations. Started by Joe and Erin Pereira, this homestay combines local charm with excellent service and eco-friendliness. From their restaurant days to now, Crystal Village provides guests with a special experience. With their focus on quality and genuine hospitality, Crystal Village is a top choice for anyone visiting Goa.

Goa’s heritage homes blend architecture, ancestry, and emotion—living testaments of culture, climate-conscious design, and family stories, now being lovingly preserved to keep the soul of Goa alive.

More than just walls and windows, heritage homes in Goa whisper stories of generations, cultures, and craftsmanship. These houses are not just built, they are lived, loved, and layered with time.

Where Architecture Meets Ancestry

Scattered across sleepy villages and vibrant towns, Goa’s heritage homes are architectural time capsules. With balcaos (pillared sit-outs), high ceilings, Mangalore tiles, laterite stone walls, and sweeping staircases, these homes are a reminder of a slower, more graceful life, rooted in both IndoPortuguese and native Goan traditions. But their beauty lies not just in their design, but in the lives they’ve sheltered, and the stories etched into their walls.

Generations That Built a Legacy

Many of these homes are still occupied by descendants of the original families who built them, stretching back a century or more. Step inside and you’ll likely find sepia photographs, antique furniture shipped from Lisbon, or a hand-carved altar passed down through five generations. In Loutolim, for instance, the Figueiredo House, built in the 1500s, is still maintained by the family, hosting visitors curious about Goa’s colonial past. In Saligao or Chandor, ancestral homes stand tall amid coconut groves, housing stories of freedom fighters, musicians, seafarers, and spice traders.

Details that Speak

Every creak of an old wooden floor, every faded tile, and every brass door latch tells a story. The blueand-white azulejos, imported from Portugal, speak of a time when trade routes brought cultures together. The central courtyards once echoed with weddings, feasts, and family feuds. And the attics and storage rooms hide dusty trunks filled with dowry linens and forgotten letters. The soul of a Goan home is in these details, alive, imperfect, and real.

Homes That Breathe With Nature

These houses weren’t just designed for beauty, they were built to coexist with Goa’s climate. Thick

laterite walls kept the interiors cool; high ceilings allowed hot air to rise. Rainwater harvesting systems, wide verandahs, and inner courtyards made monsoon life both comfortable and poetic.

In many ways, these heritage homes were early examples of sustainable architecture, using local materials and passive design principles that modern green buildings are only now rediscovering.

The Fight to Preserve

Sadly, many of these homes now face decay. Some have been abandoned, others sold off to developers. But there is a rising movement, led by passionate families, conservationists, and boutique hospitality entrepreneurs, to preserve and repurpose them. Across Goa, you’ll find heritage homes being turned into homestays, cafes, art studios, and museums, allowing them to stay relevant while holding onto their soul. Families like the Menezes Braganza clan in Chandor or the D’Costas in Fontainhas are opening up their homes not just to guests, but to the storytelling of Goa’s past.

Final Thought

To step into a heritage home in Goa is to time travel, to a world where art, architecture, family, and nature lived in quiet harmony. These homes don’t just exist,

Buying a Home in Goa During the Rains: Pros and Pitfalls

Buying in Goa’s monsoon reveals hidden property flaws, offers better deals, and less competition—but demands patience, damp checks, and smart inspection to ensure a wise, weather-tested investment.

Article by: Renata Fernandes Images by: Freepik authored article

The rains in Goa are more than just a season, they’re a test. And for homebuyers, they offer both a unique opportunity and a hidden set of challenges. Here’s what you need to know if you’re house hunting in Goa during the monsoon months.

Why Consider Buying in Monsoon?

The monsoon season in Goa (typically from June to September) isn’t just about lush greenery and nostalgic romance—it’s also a strategic time to assess real estate. Properties reveal their true nature under pressure. You’ll get a front-row view of how a home holds up against heavy rain, humidity, drainage issues, and coastal weather.

The Pros

1. Re l Visibility of the Property’s Condition

Leaks, damp walls, poor drainage, water logging, and mold can't hide in the monsoon. What looks pictureperfect in December might show its flaws in July. Buying during the rains helps you spot long-term issues.

2. Negoti tion Adv nt ge

Goa’s property market sees a slight slowdown during monsoon due to lower footfall from tourists and NRIs. That can mean more room to negotiate on price or get better terms from sellers looking to close deals in the off-season.

3. Fewer Buyers, Less Competition

Most buyers wait until after the rains. With fewer people in the market, you get more personalized attention from agents, less pressure, and the chance to take your time.

4. Accur te Loc tion Check

Monsoon will reveal whether a neighborhood is prone to flooding, how accessible roads become, and how the environment behaves in Goa's tropical climate. This is especially important for properties in low-lying or coastal areas.

The Pitf lls

1. Slower Processing

Monsoon sometimes causes delays in legal

paperwork, property inspections, and site visits due to weather disruptions or holidays. Be patient and allow extra buffer time.

2. Property M y Look Less Appe ling

Lush gardens may look muddy, and sea-view homes might feel gloomy under overcast skies. It’s important to look beyond aesthetics and imagine the property in its full seasonal cycle.

3. Access Limit tions

Some interior or underdeveloped areas become hard to reach during heavy rains. This could restrict site visits or give a false sense of the area’s real connectivity.

4. Humidity Driven D m ges

If the home is poorly ventilated or unmaintained, the dampness may mask structural problems or indicate larger issues like termite infestation or seepage— professional inspection is a must.

Expert Tips for Monsoon Buyers in Go

Get a Professional Damp Check: Always inspect walls, ceilings, and basements for moisture damage

Visit Multiple Times: Visit the property at different times of day (and after rain) to assess lighting, water flow, and accessibility Talk to the Neighbors: Locals often know the real story behind a property, especially during monsoon

Check Drainage Systems: Ensure the area has working gutters, sewage lines, and storm water systems

Watch for Mold: Look behind furniture and wardrobes, monsoon mold hides in plain sight.

Fin l Thought

Buying a home in Goa during the rains isn’t for the faint hearted, but it’s one of the most revealing seasons to truly understand your future property. If you’re detail-oriented and patient, the monsoon can offer a rare advantage: the truth behind the brochure. So pack your umbrella, wear your boots, and go house-hunting with a sharper eye, because a home that passes the Goan monsoon test is likely to be a keeper.

Monsoon Interior Trends in Goa

Goan monsoon interiors embrace earthy tones, cane accents, cozy layers, and functional design, blending tradition with comfort to create warm, breathable spaces that reflect the season’s soulful charm.

Article by: Renata Fernandes Images by: Freepik authored article

As the first raindrops kiss the red soil of Goa, the landscape transforms into a lush, dreamy escape. But it’s not just the outdoors that undergo a seasonal shift, inside Goan homes, a quiet design revolution unfolds every monsoon. From earthy palettes and cane accents to layered coziness, Goan interiors are embracing a grounded, weather-aware aesthetic that speaks both to tradition and trend.

The Mood of the Monsoon

Goa’s monsoon isn’t just a season; it’s a feeling. It brings with it grey skies, rich green canopies, and the gentle sound of rain on tiled roofs. In homes, this translates into a desire for warmth, grounding, and softness. The trend this season? Design that responds to the rain, inviting it in without letting it disrupt the comfort of living.

Earthy Tones: Inspired by the Soil and Sky

This monsoon, the color palette of Goa’s homes is mirroring the land itself. Think terracotta, burnt sienna, ochre, moss green, charcoal, and muted clay. These colors not only reflect the monsoon landscape but also help in creating a visual warmth that offsets the grey outdoors.

Pro tip: Use these tones in soft furnishings, cushions, throws, table runners, or in statement ceramic pieces. Layering tones creates a cocoon-like effect that’s perfect for Goa’s drizzly days

Cane & Rattan: Tradition Re-imagined

No monsoon trend in Goa is complete without a nod to its Portuguese and local craftsmanship heritage, and this year it’s all about cane, rattan, and wicker. Lightweight, breathable, and visually textured, these materials are making a strong comeback in both vintage and contemporary forms. Cane armchairs, rattan pendant lamps, wicker baskets, and even bed headboards are finding space in Goan homes, not just for their aesthetic appeal but also their humidity-resistance and easy ventilation.

Why it works: These natural materials feel organic in Goa’s tropical environment and age beautifully over time, even in the face of salty air and high moisture.

Layers of Coziness: Textures for Rainy Days

Monsoon is the perfect time to bring out soft layers —cotton throws, linen drapes, wool blends, and jute rugs. These add visual interest and tactile comfort while helping absorb excess moisture. Low seating arrangements, floor cushions, poufs, and lounging corners are becoming popular in monsoon interior plans. Think reading nooks by the window, with a steaming cup of chai and a soft light casting shadows on rain-washed tiles.

Add-ons: Floor lamps with warm lighting, scented candles with earthy or woody tones, and indoor plants like ferns or peace lilies complete the look.

Breezy Functionality: Smart Design for Monsoon Living

Functionality isn’t forgotten. Monsoon interiors in Goa are being designed to breathe—with crossventilation, lightweight curtains, and furniture that doesn't trap dampness. Homes are incorporating mudrooms or small entryways with tile floors and cane benches to keep wet umbrellas and shoes in check. Dehumidifiers and indoor-friendly air purifiers are becoming essentials, often disguised in sleek design-forward devices.

Local Touches: Craft Meets Climate

Finally, no Goan monsoon interior is complete without the local touch. Azulejos (Portuguese-style tiles), handmade pottery, palm-leaf baskets, and brass artefacts from Mapusa and Panjim markets are not just decorative, they connect the space to its roots. Supporting Goan artisans and using local, sustainable materials is not just trendy, it’s essential. Especially during a season that reconnects us to nature and nurtures a slower, more mindful lifestyle.

Final Thought

As the monsoon lingers over Goa, homes are turning inward, toward warmth, beauty, and simplicity. Whether you’re sprucing up a beachfront apartment, a guesthouse in the paddy fields, or a Portugueseera villa, embracing this season’s earthy interior trends allows your space to breathe, live, and glow in the rain. After all, in Goa, the monsoon doesn’t just fall, it settles into the soul of the home.
